Housing near BNY Mellon | Pershing
A financial-services and clearing operation in Lake Mary, part of the corridor's cluster of banking employers.
01The employer
BNY Mellon's Pershing business runs operations in the Lake Mary corridor, employing roughly 800 people in the area across clearing and financial-services technology. As with the corridor's other banking employers, that means project teams, relocating staff and training cohorts on defined schedules.
Operations in the Lake Mary business corridor in Seminole County.
02Who needs housing here
A relocating employee, a technology team on a platform project, an onboarding cohort. Each needs documented monthly housing with a clear end date and corporate receipts.
- Operations and technology staff relocating in
- Project teams on clearing and platform work
- Training and onboarding cohorts
- Managers transferring between sites
03How our homes fit
WinterPark Home in Lockhart is the closest of our homes to the Lake Mary corridor; the table below shows the drive from every home. Each has private parking, a desk-friendly setup and a written monthly agreement.
04The drive from Lockhart, downtown and the west side
All thirteen of our homes reach the Lake Mary corridor by road, and the drive breaks into clear bands depending on which part of Orlando a home sits in. WinterPark Home in Lockhart runs 18 minutes to the corridor, on its own at the short end of the list. Fruit Tree Home in Holden Heights follows at 24 minutes, and Amelia’s Arena Retreat on the downtown edge of Parramore is close behind at 25 minutes. Those three are the homes we suggest first to a relocating BNY Mellon or Pershing employee, since each sits under half an hour from the corridor. The spread between WinterPark Home's 18 minutes and Piedmont's 30 is small enough that most of the thirteen homes are a reasonable fit for someone on this project, not just the closest three.
The rest of the thirteen spread out a little further. Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, both in Washington Shores on the west side, run 26 minutes each. Downtown & Stadium Cozy Retreat, in Pine Hills toward the northwest of the city, also runs 26 minutes. The Clue House, Meet. Play. Stay. and Wekiwa Home run 28 minutes. Entertainment Home and Cozy Home run 29, and Piedmont rounds out the list at 30. None of these figures account for traffic. They are typical road-routing times without traffic, and Orlando's morning and evening rush hours add the most time to the routes already running 28 minutes or more, while adding comparatively little to an 18-minute drive that spends less time on the highway to begin with.
05How the homes sit around the corridor
The map below places each of the thirteen homes around the Lake Mary corridor by compass bearing and drive time rather than by miles on a road. WinterPark Home in Lockhart and The Clue House in Pine Hills both sit in northwest Orlando, though WinterPark Home runs 18 minutes to the corridor and The Clue House runs 28. Amelia’s Arena Retreat in Parramore and Fruit Tree Home in Holden Heights, both on the downtown edge, run 25 and 24 minutes, putting them almost as close as Lockhart despite sitting in a different part of the city. The west-side cluster in Washington Shores and Malibu Groves fills in one side of the map, each between 26 and 30 minutes out, and Wekiwa Home further out in Hiawassee runs 28.
- 1 WinterPark Home 18 min
- 2 Fruit Tree Home 24 min
- 3 Amelia’s Arena Retreat 25 min
- 4 City and Stadium Sanctuary Vibes 26 min
- 5 Game Day Getaway-Downtown Orlando 26 min
- 6 Downtown & Stadium Cozy Retreat 26 min
- 7 Wekiwa Home 28 min
- 8 The Clue House 28 min
- 9 Meet. Play. Stay. 28 min
- 10 Entertainment Home 29 min
- 11 Cozy Home 29 min
- 12 BlueEarth 30 min
- 13 Piedmont 30 min
Two homes in different neighborhoods can land close to the same drive time even when they sit in different directions on the map, so it helps to read the spoke map together with the neighborhood pages themselves. Lockhart and Rosemont cover the closest cluster of homes to the corridor; Parramore and Holden Heights cover the downtown edge; and Washington Shores and Malibu Groves cover the west side, where four of the thirteen homes sit. A relocation coordinator booking for more than one employee at a time can use the map the same way we do, matching each person's preferred cluster to a specific home rather than guessing from an address alone.
06The roads and the rush hour
Getting to the corridor is a highway drive from every cluster we have, and the route depends on where you start. From Lockhart, WinterPark Home sits just off US-441, a short run to I-4 heading north toward Seminole County, with no toll roads on that route. From Parramore, Amelia’s Arena Retreat has quick I-4 and SR-408 access, and SR-408 is a toll road collected by transponder or by plate, so a SunPass or E-PASS is worth setting up for a month-long stay. From Holden Heights, Fruit Tree Home reaches I-4 just as directly, without needing SR-408 at all. From the west side, Piedmont, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes all sit close to the SR-408 and I-4 junction in Washington Shores, so the same toll consideration applies to those three.
Every drive time on this page is a typical road-routing time without traffic. Orlando's morning and evening rush hours add the most time to the routes already running toward the high end of the range, and add comparatively little to an 18-minute drive that spends less time on the highway to begin with. A shift or a workday that starts or ends outside the peak windows will run closer to the numbers on this page than one that starts in the middle of rush hour. Parking once you arrive is between you and the employer; what we can promise is a private driveway, carport or parking pad waiting back at the house every night. That holds across the whole portfolio, not only the three homes closest to this corridor.
07A month living near the corridor
An operations employee relocating in, a clearing project team working a platform build, or a training cohort rotating through in waves end up living the same way during a stay: cooking most nights, doing the laundry at home, and driving the same road every morning. Where that month actually happens depends on which of the three closest homes you land in, because the daily errands differ by neighborhood even though the commute doesn't.
Near WinterPark Home
The closest full grocery run from Lockhart is the Publix at Metro West Village on South Hiawassee Road, and the international grocers of Pine Hills, among them a Latin market and a large Asian supermarket, are a short drive away for anyone who wants to cook something a chain supermarket doesn't stock. A community park with a playground and courts sits a short walk from the house, useful if a manager has brought a family along for the transfer, and Barnett Park, a 159-acre county park with a splash pad, walking trails and sports courts, is a further drive. Pharmacies are easy to find along Silver Star Road and Pine Hills Road, plus the Walmart on West Princeton Street. The Central Florida Fairgrounds and the Orlando Amphitheater sit on the southern edge of the same area, hosting the Central Florida Fair each spring and concerts through the rest of the year.
Near the Amelia and 25th Street houses
Downtown Orlando is close enough to both homes to change the daily pattern. The Publix at The Paramount on Lake Eola is the walkable grocery option, and Lake Eola Park's roughly one-mile loop is a reasonable stand-in for a gym on a morning before the drive north. The Downtown Orlando YMCA on North Mills Avenue is a full-service gym with pools, a sauna and a deep class schedule, open for the whole length of a stay. Pharmacies sit downtown at the Publix on Lake Eola and at the CVS and Walgreens within a few blocks. A project team based at either house can put in a full day in Lake Mary and come back to a kitchen of their own. College Park's Edgewater Drive, a short drive north of both homes, is where the neighborhood's independent kitchens and cafes sit, Adriatico Trattoria and Foxtail Coffee among them.
08Around the Lake Mary corridor
BNY Mellon's Pershing business is one of several financial and business-service employers along the same stretch of the Lake Mary corridor in Seminole County. Chase Card Services, Bank of America, Liberty Mutual and Concentrix all keep offices in Lake Mary, Verizon does as well, and JPMorgan Chase and Deloitte sit close by in neighboring Heathrow. None of that means these companies share staff, housing or any other arrangement with each other or with us. It means a relocating employee, a project contractor or a training cohort headed to any one of them is driving toward the same corridor and can compare the same thirteen homes listed on this page.

We don't track a street address, a building name, or the floor plan of any single Lake Mary office, and we're careful not to guess at details a company hasn't published on its own. What we can tell you, in detail, is what the drive looks like from each of our thirteen homes and what a month living in one of them is actually like for the operations staff, project teams, training cohorts and transferring managers who make up most of this corridor's temporary housing search.

The Katherine House in Lockhart runs 18 minutes to the corridor. It's a three-bedroom, one-bathroom block home with a renovated kitchen, a tiled walk-in shower, a keypad lock on the front door, a screened porch and a private driveway, and it sleeps 8. That's enough room for a manager relocating with a partner and kids, or two or three colleagues on the same project who don't mind sharing one bathroom. It's an older home on a close-set block, so the bedrooms run on the compact side, worth knowing before you commit to a longer stay.

The 25th Street House in Holden Heights runs 24 minutes and carries more Airbnb reviews than any other home we have, 142 of them at a 4.83 rating. It has three bedrooms, two bathrooms, keyless entry and full-size laundry on site, plus a fenced backyard with mature shade trees. The extra bathroom makes it an easier fit for a small project team than the drive time alone would suggest.
The Amelia House in Parramore runs 25 minutes and has four bedrooms, including one with its own attached bathroom, plus a fenced backyard with mature shade trees. Four bedrooms give it the most room of the three for a bigger relocating household, and the attached bathroom suits two people on different schedules who would rather not cross paths in a shared one. It also sits 6 to 8 minutes from the Kia Center and Inter.co Stadium, an easy way to spend a first free weekend after the boxes are unpacked. All three homes sit on residential streets with their own off-street parking, so a car left overnight while its owner works a late shift in Lake Mary is never a concern.
10Billing for a relocation, a project team or a training cohort
Every one of these stays runs on the same written agreement we use across corporate and business housing, whether the person signing it is an individual employee, a relocation coordinator, or an accounts-payable contact at the company itself. That agreement covers:
- The home, the dates, the rate and the deposit
- A monthly invoice with an itemized receipt for expense processing
- A W-9 on request
- A certificate of insurance on request, since Libema carries a commercial landlord liability policy
Established companies, staffing agencies and insurers can move to net-30 terms on a signed agreement or a purchase order, though the first booking is always paid up front before those terms start. For a training cohort that rotates people through the same house every few weeks, or a project team that isn't sure yet whether the platform work runs eight weeks or sixteen, the extension policy works the same way for everyone: month by month, on notice, at the terms already on the agreement. There's no separate process for a company-billed stay versus a personal one once the agreement is signed, and a relocation coordinator booking on behalf of several transferring employees can put each one on its own agreement under the same company name. The same billing terms apply whether a stay starts with one relocating employee and later grows into a small team, or the other way around. Two of our guides go into the paperwork side in more detail.

All three of the closest homes come furnished the way every Libema home does: beds and linens ready, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi from day one, and private parking at the door. Exact inclusions are confirmed in writing when you book. The list below covers what's standard across the portfolio.
Exact inclusions vary a little by home and are confirmed in writing when you book.
One detail worth knowing before a relocation packet goes out: WinterPark Home, Fruit Tree Home and Amelia’s Arena Retreat all publish a street address on the site, which saves a step when you need one for a visa file, an expense report or a moving company's paperwork. Six of our thirteen homes publish an address this way; the other six share the exact address at booking instead. None of the three homes near this corridor has a pool. Bedroom and bathroom counts match each home's own listing, and we don't count a sofa as a bed. Several of our homes accept pets, with the policy and any deposit confirmed in writing before you commit. Guests let themselves in with keyless entry or a lockbox, and arrival instructions with the code or the key location arrive a few days before check-in.

14Common questions
Which home is closest to Lake Mary?
WinterPark Home in Lockhart; the table on this page shows the drive from all thirteen homes.
Do you provide a W-9 and receipts?
Yes. A W-9 on request and itemized monthly receipts for expense processing.
Are you affiliated with BNY Mellon or Pershing?
No. Libema Properties is independent and not affiliated with or endorsed by BNY Mellon or Pershing.
Can the housing agreement be billed directly to my employer?
Yes. The written agreement can name the company, a relocation coordinator, or an accounts-payable contact instead of the employee, and we invoice monthly under whichever name is on the agreement. The first booking is paid up front either way; net-30 terms are available afterward for an established company, agency or insurer on a signed agreement or purchase order.
Can we book one of these homes for just a two-week training session?
Yes. Monthly stays are booked directly with us on a written agreement, but a shorter training session or onboarding week can run through the home's own Airbnb or Vrbo listing instead, or by a direct inquiry. Either way you get the same furnished house, kitchen and private parking; the only difference is which booking path fits the length of the stay.
Can a project team hold more than one of the three closest homes at the same time?
Yes. Each home is booked on its own agreement, so a team that needs two or three houses at once, for example a platform project bringing several people in together, can hold WinterPark Home, Fruit Tree Home and Amelia’s Arena Retreat on separate agreements with matching start dates.
Does the extension policy work differently for a company-billed stay than for a personal one?
No. Extensions run month by month for every stay, whichever name is on the agreement. If a platform project or a training rotation runs longer than planned, tell us before the current month ends and we'll hold the following month where we can, at the terms already on the agreement.
Which of the three closest homes has the most room for a manager relocating with family?
Amelia’s Arena Retreat has four bedrooms and two bathrooms, including one bedroom with its own attached bathroom, and sleeps 8. Fruit Tree Home sleeps 10 across three bedrooms and two bathrooms. Both give a family more room to spread out than WinterPark Home's three bedrooms and single bathroom.
Is there private parking at the homes for a daily commute to Lake Mary?
Yes. WinterPark Home, Fruit Tree Home and Amelia’s Arena Retreat each have a private concrete driveway, so a car sits at the house overnight, off the street. Every Libema home has a driveway, carport or parking pad; the exact setup for each house is confirmed when you book.
