Whole-house family vacation rentals in Orlando
A real house for a theme-park trip: bedrooms for everyone, a kitchen, a yard and free parking, 12 to 26 minutes from Universal and 34 to 47 from Disney, at a lower price than the resort district.
Families come to Orlando for the parks and end up paying resort prices for two hotel rooms and a parking fee. Our homes are the other way to do it: a whole house on the city side of Orlando, with two to six bedrooms, a full kitchen for breakfast before rope drop, a washer and dryer for the park clothes, and a driveway. Universal is 12 to 26 minutes away by road, SeaWorld 23 to 36, and Walt Disney World 34 to 47. Several homes have game rooms, and two were set up with themed rooms and games for group stays.
Bedrooms for everyone

Honest about the drive
We are on the city side of Orlando, not next to the parks. That is why the price is lower and the house is bigger; the parks are a 12-to-47-minute drive.
What a theme-park week looks like from one of our homes
A family week usually starts on a Sunday or Monday: you pull into your own driveway, let yourselves in, and unpack into real bedrooms instead of one hotel room split between the kids and the adults. The next morning the kitchen does the work a park hotel would otherwise charge you for. Cereal, eggs or a quick sandwich before the drive to rope drop, and a cooler packed for the day so lunch inside the gates doesn't eat the whole budget. Nobody is waiting on a shared lobby coffee station.
The evening runs the other way. Wet swimsuits, sweaty park shirts and a pair of sandy shoes go straight into the washer instead of a suitcase, and with two or more bathrooms in most of our homes, nobody is queuing for a shower at 8 p.m. A tired kid can go to bed in a room with a door that actually closes, while the adults stay up in the living room. Building in one rest day partway through the trip, cooking a real dinner at the house instead of a park meal, tends to reset the whole group for the day that follows.
The trade for all of this is the drive. Our homes sit on the west, northwest and downtown edges of Orlando rather than inside the resort district, which is why the price is lower and the house is bigger. Universal's newer Epic Universe park runs 14 to 26 minutes from our homes, about the same range as Universal Studios itself. Every home's own page lists its exact drive time to each park, so you can line up the house against the parks that are actually on your itinerary before you book.

The Head Avenue House in Pine Hills is the biggest option for a family trip: six bedrooms, three bathrooms, and room for fifteen, with a desk for working from home if a parent needs to check email between park days. The Piedmont House in Washington Shores sleeps fourteen across four bedrooms and has a foosball table and arcade basketball in the living area for the evenings you stay in, plus a parking pad big enough for several vehicles if you're renting a minivan for the trip. The Meet & Play House in Malibu Groves is the newest build in the portfolio, with a pool table, a dart board, and a portable crib for the youngest member of the group.
Beyond those three, the Dollins House sleeps thirteen on a shaded lot of mature oaks; the Katherine House, up in the quieter Lockhart area, has a community park with a playground and courts a short walk from the door; the 25th Street House and Amelia House are a few minutes from downtown, good for a family who wants a Kia Center event or a walk around Lake Eola mixed into the trip. The Entertainment House, also in Pine Hills, has a foosball table and table tennis in the living area, and the nearby Londonderry House has a bunk room with two sets of bunk beds instead of a fourth full bedroom. The Sunset Lake House, just as close to downtown as Game Day Getaway-Downtown Orlando, and the Cozy House round out the smaller end for a family of four or five who don't need six bedrooms, each with a full kitchen and laundry of its own rather than a shared one down the hall.
The drive to the parks
Universal Orlando sits closest to our homes because Interstate 4 and Kirkman Road connect the west side of the city to the resort corridor in a fairly direct line. SeaWorld and ICON Park, on International Drive, sit a little further along that same corridor, and Walt Disney World is at the far end of it, which is why it's our longest drive. EPCOT runs 25 to 38 minutes from our homes and Disney Springs, no park ticket required, runs 22 to 35, both a shade closer than Magic Kingdom because they sit nearer the front of the Walt Disney World property; the table further down breaks out SeaWorld and ICON Park home by home. Orlando's rush hours add time to the longer of these routes, especially on I-4 through the tourist corridor in the late afternoon.

Homes on the west side reach the parks by I-4; homes further north, like WinterPark Home, add extra minutes on I-4 before they reach the resort corridor.

What's in the house for a family stay

Three parts of that list matter more to a family than they would to a solo business traveler. The kitchen is stocked with cookware and dishes in every home, so the parent who wants to skip one overpriced park breakfast can make eggs and toast at the house instead; the Katherine House also has a coffee maker built into its kitchen. The washer and dryer are full-size and inside the house rather than a coin machine down a hallway, useful after a day of sweat, sunscreen and one spilled Icee. And private parking, a driveway, carport or parking pad, is already part of the rate, so there's no separate valet or self-park charge added to your bill the way there would be at a resort.

The rain-day setup varies by house. The Meet & Play House has a pool table and a dart board, plus a portable crib for the youngest guest and desks in two bedrooms if a parent is squeezing in a half day of work. The Entertainment House has a foosball table and table tennis in the living area. The Londonderry House has a bunk room with two sets of bunk beds, useful for two or three kids sharing a room while the adults take the king or queen bedroom down the hall. None of it is required reading before you book, but it's usually the detail that decides which house fits your family best.
Booking a family trip, night by night or by the week
For a week at the parks, you inquire with your dates and the size of your group, and we send back two or three homes that fit, with real photos and the drive time from each to the parks on your list. Nightly and weekly stays run through each home's own Airbnb or Vrbo listing, or you can inquire with us directly for the same dates. Either way, the house is the same one you see on the page.
The rate, the deposit and the pet policy are confirmed in writing when you inquire; we don't publish rates on the site because they vary by home, by season and by how many nights you book. What we can tell you is that the rate covers the whole house, not one room, so a family of six or eight is not paying for a second room the way they would at a hotel. If your family is traveling with a dog, several of our homes accept pets. Tell us when you inquire and we'll confirm which homes and what, if any, deposit applies.
Families who come back for a longer stretch, a full month over the summer or the winter holidays, book the same way a snowbird would: a written monthly agreement, one clear rate, and the option to extend by the month if the trip runs long. For a single week at the parks, though, the Airbnb or Vrbo listing is usually the fastest way to lock in your dates, and either route ends with the same keyless entry or lockbox waiting for you on arrival day. Booked directly with us, billing is one clear rate against a written agreement with itemized receipts, so if a workplace or a group is splitting the cost of a reunion week, there's a paper trail everyone can check.
A day away from the parks
Every itinerary works better with at least one day that isn't a theme park, and the neighborhoods around our homes have real options for it. Lake Eola Park, 8 to 15 minutes from our homes, has a roughly one-mile sidewalk loop, the resident swans, pedal-powered swan boats to rent, and a Sunday farmers market from 10 a.m. to 3 p.m. with food stalls and live music. Loch Haven Park, just north of downtown, gathers the Orlando Science Center, the Orlando Museum of Art, Orlando Shakes and Orlando Family Stage in one place, which covers a rained-out afternoon better than another gift shop inside the parks.
Closer to the Pine Hills and Washington Shores homes, Barnett Park has a free splash pad that runs in timed sessions through the warm months, along with playgrounds, walking trails and disc golf. City and Stadium Sanctuary Vibes sits two minutes from Camping World Stadium, and Lake Lorna Doone Park, just north of the stadium, adds its own splash pad plus a barrier-free inclusive playground close by. For a swim in clear water instead of a pool, Wekiwa Springs State Park is 19 to 29 minutes from our homes and holds a steady 72-degree spring you can swim or snorkel in; nearby, Kelly Park and Rock Springs let you float the spring itself on a rented tube. Downtown, Harry P. Leu Gardens is a fifty-acre botanical garden on the lake, a slower option for the day after a long park day, and the Mennello Museum of American Art sits right beside Loch Haven Park if the group wants to split up for an afternoon.
None of it requires a grocery run you haven't planned for. The Publix at The Paramount on Lake Eola covers the downtown-edge homes, the Walmart Supercenter on West Princeton Street and Presidente Supermarket on North Pine Hills Road cover the Pine Hills cluster, and the newer Publix at Metro West Village is the closest stop for Meet. Play. Stay.. Stock the fridge on arrival day, and breakfast before rope drop stops being a line at the parks.

Before you book, a short checklist
The families who have the smoothest booking tend to have these answers ready before they inquire.
- How many bedrooms you actually need. Our family-friendly homes run from three bedrooms sleeping eight up to six bedrooms sleeping fifteen. Tell us the headcount and ages and we'll match the size.
- Which park matters most. Universal, Disney, SeaWorld and ICON Park all sit different distances from each home; say which one anchors your trip and we'll point you to the closest fit.
- Ages in the group. A portable crib, a bunk room, or a bedroom with its own attached bathroom for a teenager each point to a different house.
- A car. Every home has private parking, driveway, carport or parking pad, so plan on driving between the house and the parks; a SunPass or E-PASS covers the tolled expressways.
- Pets. Several homes accept them; tell us up front so we can confirm the policy and any deposit in writing.
- A rest day. Building one non-park day into the middle of the trip, for the springs, a museum, or just the kitchen, tends to make the whole week easier on everyone.

Most of the homes we recommend for family stays, including the two biggest, are single-story houses with no stairs between the driveway and the bedrooms. The Clue House sleeps fifteen across six bedrooms and Piedmont sleeps fourteen across four, both single-story in their own listings. Ask us directly about a specific home if stairs are a concern.
How far are the homes from ICON Park and International Drive?
By road and without traffic, ICON Park and International Drive run 15 to 27 minutes from our homes. Fruit Tree Home is the closest at 15 minutes, and WinterPark Home, our home farthest to the north, is the longest drive at 27. Which of the homes is closest to SeaWorld?
Fruit Tree Home is closest at 23 minutes by road. Amelia’s Arena Retreat, Piedmont House, Dollins House and Meet & Play House are all around 25 minutes, and WinterPark Home, our farthest home to the north, is 36. SeaWorld runs 23 to 36 minutes across the eleven homes we recommend for family stays.
What are the neighborhoods around the homes like?
Our homes sit in established, working-class residential neighborhoods on the west, northwest and downtown edges of Orlando, in Pine Hills, Washington Shores, Lockhart and Parramore or Holden Heights, not in the resort district by the parks. They're quiet residential streets of older single-family houses, which is also part of why the price is lower than staying near International Drive.
Is there a place for older kids or teenagers to have their own room?
Amelia’s Arena Retreat has one furnished bedroom with its own attached bathroom, good for a teenager who wants privacy. The bigger homes give everyone more room to spread out: The Clue House has six bedrooms, and Piedmont and Dollins House each have four, so a family with older kids can split into separate rooms instead of sharing a pull-out sofa.
