Thirteen furnished houses sit across Orlando, and four local area guides cover the ground around them. Each guide is built around a real cluster of our homes, not a map line drawn for its own sake. The Downtown & Close-In guide covers the Amelia and 25th Street Houses, both close to Orlando Health and to downtown itself. The Pine Hills & Northwest Orlando guide covers five homes in northwest Orlando. The Washington Shores & West Orlando guide covers four homes near Camping World Stadium. The Hiawassee & West-Side guide covers the one home furthest from downtown. Between the four, every one of the thirteen homes belongs to exactly one guide, and every guide answers the same handful of questions for its own cluster: where to buy groceries, where to eat, where the parks and gyms are, and how the roads actually work once you are living there instead of just visiting.
Before you pick a guide, it helps to see the range you are choosing from. Bedrooms across the portfolio run from two up to six, bathrooms from one up to three, and the homes themselves sleep as few as six people and as many as fifteen. Here is every home in one table, before you narrow it down by guide or neighborhood.

None of that range is accidental. A house built for two people and a house built for fifteen need different guides in practice: a couple renting Wekiwa Home cares about a quiet street and a short drive to the springs, while a reunion filling The Clue House cares more about parking for several cars and a kitchen that can feed a crowd. The rest of this page walks through how to use that range, guide by guide.
Guides, areas and neighborhoods use different lines
The site also groups the same thirteen homes by neighborhood and by three broader areas on the Orlando areas page: Downtown Orlando, Northwest Orlando and West Orlando. That page and this one answer different questions, and the two do not draw their lines in quite the same place. Downtown Orlando and West Orlando line up with two of the local guides directly. Parramore and Holden Heights make up Downtown Orlando and the two home neighborhoods behind the Downtown & Close-In guide. Washington Shores and Malibu Groves make up West Orlando and match the Washington Shores & West Orlando guide exactly.
Northwest Orlando is the area that splits. On the Orlando areas page it holds five neighborhoods: Pine Hills, Rosemont, Lockhart, Hiawassee and College Park. The local guides split those same five neighborhoods differently. Pine Hills, Rosemont and Lockhart share the Pine Hills & Northwest Orlando guide. Hiawassee, even though it sits inside the Northwest Orlando area on the neighborhood pages, gets a guide of its own, because its groceries, its restaurants and its drive times run on their own logic out there: 17 minutes from downtown Orlando, 18 minutes from Wekiwa Springs State Park, and built around the SR-429 beltway rather than the Pine Hills corridor. College Park, which has no Libema home of its own, is folded into the Downtown & Close-In guide instead, since its daily life on Edgewater Drive plays out closer to downtown than to Pine Hills.
Neither map is wrong. They are built for different moments: start on the Orlando areas page if you already know the neighborhood you want, and start here if you know what kind of day you want to have once you have moved in.
What's inside each guide
Every guide answers the same set of questions, groceries, food, coffee, parks and gyms, and getting around, but the answers differ block by block. The Downtown & Close-In guide is the walkable one: the compact Publix at The Paramount on Lake Eola, College Park's Italian and Turkish kitchens on Edgewater Drive, the Vietnamese kitchens of Mills 50, and the two SunRail stations plus the free LYMMO bus that let a downtown stay run without a car most days.
The Pine Hills & Northwest Orlando guide covers some of the most international grocery shopping in the metro: Presidente Supermarket on North Pine Hills Road at Silver Star Road and Caribbean Supercenter on West Colonial Drive, Golden Krust for Jamaican patties and jerk chicken, and Barnett Park's 159 acres with a free splash pad, trails and courts. The Washington Shores & West Orlando guide centers on Nikki's Place, a soul food kitchen that has served the neighborhood since 1999, and on Lake Lorna Doone Park, a twelve-acre park by Camping World Stadium that reopened in 2021 with a splash pad and a walking loop; from Malibu Groves the same guide covers the restaurant row on South Hiawassee Road. The Hiawassee & West-Side guide is the outdoor one, built around Wekiwa Springs State Park and Kelly Park's Rock Springs, both a short drive north, plus the Publix at Metro West Village and West Oaks Mall in Ocoee for everyday shopping.
Pharmacies and gyms follow the same pattern in every guide. Walgreens and CVS sit along the main road in each cluster, and each guide names the closest place to work out, from the Downtown Orlando YMCA near the close-in homes to the Planet Fitness locations on the west side. None of the four guides tries to cover the whole city; each one sticks to what is reachable from the homes in its own cluster, so a restaurant or a park mentioned in a guide is one you can get to without planning your day around the drive.
Picking a guide by what brought you to Orlando
A hospital assignment, a family reunion and a week near the parks pull you toward different parts of the portfolio, and the drive times back that up. Every one of the thirteen homes runs between 6 and 17 minutes from downtown Orlando and between 5 and 18 minutes from Orlando Health / ORMC, so the guide that matters most for a downtown hospital assignment is usually the Downtown & Close-In guide or the Pine Hills guide, both within 8 to 13 minutes of AdventHealth Orlando. A reunion, a work crew or a youth sports team that needs several bedrooms and easy parking tends to land in Pine Hills, home to four of our thirteen houses and the only cluster where a group can spread across more than one house on the same street. A game day or a trip built around Camping World Stadium or Universal, 2 to 15 minutes and 12 to 26 minutes from the portfolio, fits the Washington Shores & West Orlando guide best, and our stadium page and Universal page carry the exact ranges. If the trip is really about slowing down, a season near the springs, or just fewer people around, the Hiawassee & West-Side guide and its one home, 18 minutes from Wekiwa Springs State Park, is the quietest of the four. Our snowbird and seasonal page and remote worker page both point the same direction. A trade-show or convention trip that centers on the Orange County Convention Center, 18 to 31 minutes across the portfolio, sits outside all four guides' core ground and is better served by our dedicated convention stays page.
Choosing the home once you've picked a guide
Once a guide points you to the right part of Orlando, the choice narrows to which of its homes fits the group. Bedrooms run from two at the Wekiwa House to six at the Head Avenue House, and sleeping capacity runs from six to fifteen across those same two homes. Six of the thirteen, the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street Houses, publish a street address directly on the site, and the other six publish a neighborhood and zip code and share the exact address once you book. The two groups are the same kind of furnished house; only the listing is different.
Sleeping capacity is the detail that trips people up fastest, since a bedroom count and a bed count are not always the same figure. Game Day Getaway-Downtown Orlando lists four bedrooms but nine beds among them, which is how it reaches a sleeps count of thirteen. Here is how all thirteen homes compare on that one number.

If a group falls between two sizes, give us the exact headcount so we can match it with confidence. We work through this by hand every day, and we would rather put a group in a home with a little extra room than one that is exactly full.
Booking and what's included
Booking works the same way no matter which guide or home you land on. A night or a week runs through that home's own Airbnb or Vrbo listing, linked from its own page. A month or longer is booked directly with us on a written agreement, with the rate, the deposit and the pet policy confirmed in writing before you pay anything; we do not publish monthly rates on the site since they vary by home and by season. Extensions are handled by the month: tell us as soon as an assignment, a repair or a house search runs long, and we extend the same agreement at the agreed terms.
Every home arrives the same basic way, whichever guide it sits in.

The agreement does not have to be in the guest's own name. A company, a staffing agency, an insurer or a relocation coordinator can sign and pay instead, with a monthly invoice and a W-9 and certificate of insurance available on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or purchase order once the first booking is paid. Settling into daily life near your home
The four guides earn their keep once you have moved in. From the two downtown-edge homes, the Sunday farmers market at Lake Eola runs from 10 a.m. to 3 p.m., and the park's roughly one-mile sidewalk loop sits about 8 minutes away from both the Amelia House and the 25th Street House.

Every home comes with a stocked kitchen, so the everyday grocery run matters more than it would checking into a hotel. At the Katherine House, in the Pine Hills guide's cluster, the cabinets and drawers are stocked with dishes and cookware before you arrive, the same standard that applies across all thirteen homes.

From the Sunset Lake House, about 2 minutes from Camping World Stadium, Lake Lorna Doone Park's splash pad and walking loop sit close enough to use most afternoons. Getting around the rest of the portfolio is mostly by car. The exception is the two downtown-edge homes, where the LYNX Central and Church Street SunRail stations and the free LYMMO bus put a downtown stay on transit for whole days at a time. Everywhere else, private parking comes with every home, so plan on a car and, for the tolled expressways, a SunPass or E-PASS if the stay runs a month or more.

The reviews on every home page are pulled verbatim from that home's own Airbnb listing, with the guest's name and the month attached. Fruit Tree Home, in the Downtown & Close-In guide's cluster, carries the most reviews of any home in the portfolio, 142 of them at a 4.83 rating.
