Orlando's monthly rental market is mostly apartments with 12-month leases, or vacation listings priced by the night with a 28-day discount bolted on. We do it a third way: whole single-family houses, furnished, priced by the month from the start, with a written agreement and simple extensions. Thirteen homes from two to six bedrooms, on the city side of Orlando near the hospitals, downtown and Universal.

A month in one of these houses
Most people who book a month with us are not planning a vacation. They are relocating for a job, waiting on a house repair, starting a new work assignment, or spending a season in Central Florida and want a real house instead of a hotel room. The process starts the same way for everyone. You tell us your dates and roughly where you need to be, near a hospital, near an employer, or just on a particular side of Orlando, and we point you to two or three homes that make sense. We confirm the monthly rate, the deposit and the pet policy in writing before you commit to anything.
Once you choose a home, you sign a written monthly agreement, pay the first month, and get arrival notes a few days before check-in with the entry code or the lockbox location. From there, the house is yours to run: cook in your own kitchen, do laundry without a machine down the hall, park in your own driveway or carport, and come and go on your own schedule. There is no lobby and no shared entrance with other guests. Every home on this site has its own kitchen, laundry and parking, whether it publishes a street address or a neighborhood and zip code.
When the month is up, you have a choice, not a deadline. If your plans run long, tell us and we extend the agreement by the month at the same terms, as long as the house is not already committed to the following guest. If your plans change, you give notice under the agreement and move on. Two things are worth saying up front: these are modest, renovated single-family houses in working-class and established Orlando neighborhoods, not new construction or hotel suites, and each home's own page lists the specific, plain details worth knowing before you book.

The thirteen homes span two to six bedrooms and one to three bathrooms across three pockets of the city: the downtown edge, the west side by Camping World Stadium, and the Pine Hills and Lockhart corridor to the northwest. For a month-long stay, the question is less about theme and more about fit, how many people, how many bedrooms and bathrooms, and which side of town keeps your commute short.

The 25th Street House in Holden Heights is a three-bedroom, two-bathroom bungalow with full-size laundry on site and a fenced backyard, a straightforward fit for one or two people or a small family. The Dollins House in Washington Shores has four bedrooms and two bathrooms on a shaded lot of mature oaks, room enough for a family or for two people sharing a lease who each want a room of their own. The Wekiwa House in Hiawassee is the smallest home in the portfolio, best for one to four people, two bedrooms and two full bathrooms built for one person or a couple who do not need much space for a month.
More bedrooms for a family or a shared lease
The Head Avenue House in Pine Hills has six bedrooms and three bathrooms, an in-home desk and full-size laundry, the largest single house in the portfolio by bedroom count. The Piedmont House in Washington Shores has four bedrooms, three bathrooms and a concrete parking pad that fits several vehicles. The Amelia House on the downtown edge in Parramore has four bedrooms and two bathrooms, one with its own attached bathroom, close to Orlando Health / ORMC and the Kia Center. The Katherine House in Lockhart has three bedrooms, one bathroom, a screened porch and a private driveway, and it is the closest of our homes to AdventHealth Altamonte Springs.
The Pine Hills cluster and the rest
Three more homes sit together in Pine Hills: the Entertainment House and the Cozy House, both three bedrooms, and the Londonderry House, with a bunk room built for a family of up to eight. The Sunset Lake House is a small three-bedroom bungalow on the west side, two minutes from Camping World Stadium under a live oak. The Meet & Play House in Malibu Groves is the newest-built home in the portfolio, three bedrooms with desks in two of them, an attached garage and a game room, a fit for a remote worker or a small team who want a newer house between downtown and Universal.
Getting to downtown, the hospitals and Universal
All thirteen homes sit on the west, northwest or downtown edge of Orlando, inside the same practical triangle: downtown's business and hospital core, the Pine Hills and Lockhart corridor to the northwest, and the Camping World Stadium area to the west. That geography puts every home within reach of downtown Orlando, Orlando Health / ORMC, AdventHealth Orlando on Rollins Street, and Universal Orlando. The longer drives, to Walt Disney World, Lake Nona and the airport, sit farther out, and those exact minutes are listed on every home page.
By road and without traffic, the drive to downtown Orlando runs from 6 minutes at Fruit Tree Home to 17 minutes at Wekiwa Home. Orlando Health / ORMC runs from 5 minutes at Fruit Tree Home to 18 minutes at Wekiwa Home, and AdventHealth Orlando runs from 8 minutes at Fruit Tree Home to 16 minutes, also at Wekiwa Home. Universal Orlando has the widest spread of the four: from 12 minutes at Meet. Play. Stay. to 26 minutes at WinterPark Home. Orlando's rush hours add to the longer end of every one of these ranges.

What's already set up in the house
Every home comes with furniture, beds and linens already in place, a kitchen stocked with cookware and dishes, a washer and dryer, Wi-Fi from day one, and private parking in a driveway, carport or parking pad. None of that is an add-on. It is what a month-long stay needs to work, and we confirm the exact list in writing when you book.

A few homes go further for a specific kind of month. The 25th Street House, the Head Avenue House, the Cozy House and the Wekiwa House each have a full-size washer and dryer rather than a stacked or compact unit. The Clue House has an in-home desk, and both bedrooms with desks at the Meet & Play House suit a month spent working from the house. Meet. Play. Stay. and the Entertainment House each have a kitchen island with seating, and the Piedmont House has a concrete parking pad big enough for several vehicles.
For a stay measured in weeks rather than days, the kitchen does more work than anything else in the house. Every home has a stove, a refrigerator, and dishes and cookware already in the cabinets, so groceries can start the day you arrive. The Amelia House, the Dollins House and WinterPark Home were all renovated with stainless appliances and granite or quartz-look counters, and Wekiwa Home's cabinets come stocked with glasses, plates and cookware from the day you check in.
Booking and paying for a month
A monthly stay is booked directly with us on a written agreement, not through a nightly listing site. The agreement names the home, the dates, the rate and the deposit, and we confirm all three in writing before you commit to anything; rates are not published on the site because they vary by home and by season. Payment is one clear rate for the whole house rather than a per-room charge, and you get itemized receipts, useful whether you are covering the cost yourself or submitting it to an employer, an insurer or an agency.
If a company, staffing agency, insurer or relocation coordinator is the one paying, we can write the agreement in their name with you as the occupant, invoice monthly, and provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front. That arrangement is for companies, agencies and insurers. A family, a reunion or another leisure group pays the normal way, with the rate and deposit confirmed in writing before the stay.
Extensions run by the month. If your plans stretch past the date on the agreement, tell us as soon as you know and we extend at the same terms, as long as the home is not already booked for the following month. If it is, we say so early rather than let you find out at the end of your stay. Several homes accept pets, and the policy and any pet deposit are confirmed in writing before you commit.
Living here for a month
Daily life depends on which part of the portfolio you land in, and each of our local area guides covers its own cluster in detail. In broad terms, the downtown-edge homes put you closest to a walkable grocery and the city's parks, the west-side homes put you closest to the stadium district, and the Pine Hills, Lockhart and Hiawassee homes put you closest to the widest range of everyday groceries.
From the Amelia House and the 25th Street House on the downtown edge, the Publix at The Paramount on Lake Eola is the walkable grocery, and Lake Eola Park itself has a roughly one-mile sidewalk loop and a Sunday farmers market from 10 a.m. to 3 p.m. From the Pine Hills and Lockhart homes, Presidente Supermarket on Pine Hills Road and the Caribbean Supercenter on West Colonial Drive are a few minutes away, and Barnett Park adds a free splash pad and walking trails. From Wekiwa Home, the Publix at Metro West Village is the everyday stop, and Wekiwa Springs State Park is about 18 minutes north.

From the Washington Shores homes, Nikki's Place on South Orange Blossom Trail is a soul food restaurant that has been serving the area since 1999, less than a mile from Camping World Stadium, and Lake Lorna Doone Park, just north of the stadium, has a walking loop, outdoor fitness stations and a splash pad. Getting around is by car everywhere except the downtown edge, where the LYNX Central and Church Street SunRail stations and the free LYMMO bus put Amelia’s Arena Retreat and Fruit Tree Home within reach of transit.

A short checklist before you book
The guests who move in with the least friction tend to sort out the same handful of things before they inquire.
- Your dates and how firm they are. A start date tied to a job or a closing is different from an open-ended season. Tell us which, and whether an extension is likely.
- Who is paying. You directly, or a company, agency or insurer. It changes whose name goes on the agreement and where the receipts go.
- How many people and how many bedrooms. A couple in Wekiwa Home needs a different home than a family of five or two colleagues splitting a lease.
- A pet, if one is coming. Several homes accept pets, and the policy and any deposit are confirmed in writing before you commit.
- A car. Outside the downtown edge you will want one. Every home has private parking, so the only added cost is tolls on SR-408 or I-4.
- The plain parts. Read the 'worth knowing before you book' section on the home page: an older house, a single bathroom in some homes, a working-class street rather than a resort district. We describe them as they are.

Can I see the house before I book?
We'll walk you through the photos and details of each home, and we can arrange a viewing for a longer stay when the house is vacant.
Can I extend a monthly stay if my plans change?
Yes. Extensions run by the month, not by the day or the week. Tell us as soon as you know your plans are stretching and we extend the written agreement at the same terms, as long as the home is not already booked for the following month. If it is, we tell you as soon as we know too, so you have time to plan the next stretch instead of finding out on your last night.

We can write the agreement in the company's, agency's or insurer's name with you as the occupant, invoice monthly, and provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front. This billing arrangement is for companies, agencies and insurers, not for families or leisure groups.
Which neighborhoods are the monthly rental homes in?
Six homes publish a street address, on Amelia Street, Head Avenue, Piedmont Street, Dollins Avenue, Katherine Avenue and 25th Street, in Parramore, Pine Hills, Washington Shores, Lockhart and Holden Heights. The other six, the Meet & Play, Entertainment, Londonderry, Cozy, Sunset Lake and Wekiwa houses, publish a neighborhood and zip code, with the exact address shared once you book. All thirteen sit on the west, northwest or downtown edge of Orlando.
Are pets allowed in the monthly rental homes?
Several of the thirteen homes accept pets. The policy, and any pet deposit, are specific to each home and confirmed in writing before you commit to a booking. Tell us when you inquire that a pet is coming, along with the type and size, and we will point you to the homes that work and lay out the terms in the agreement itself.
How far are the homes from Universal Orlando and Walt Disney World?
Universal Orlando runs from 12 minutes at the Meet & Play House to 26 minutes at WinterPark Home, by road and without traffic. Walt Disney World is farther for every home, from 34 minutes to 47 minutes depending on which house you book. If a theme park matters to your month, ask us which home keeps that particular drive shortest for your plans.
Do I need a car for a monthly stay?
Outside the downtown edge, yes. Amelia’s Arena Retreat and Fruit Tree Home are a short drive from the LYNX Central and Church Street SunRail stations and the free LYMMO bus, so those two can work without a car for some guests. Everywhere else in the portfolio is a drive-everywhere part of Orlando, and every home has its own private parking, so the only added cost on a longer stay is tolls on SR-408 or I-4.
