A semester, a summer internship, a residency year or a clinical rotation: a furnished house with a monthly agreement and a clear end date.

Orlando is a university town as much as a tourist town: UCF, Valencia College, Full Sail, Rollins, the UCF College of Medicine, and the internship programs at the parks and the region's headquarters companies. All of them bring people to town for a term rather than a year. Our homes rent by the month, come furnished, and can be shared by two to six people on one agreement, which is usually cheaper than an apartment lease plus furniture.

What a semester or an internship term looks like here

Orlando's internship and clinical-rotation calendar runs on a handful of standard windows: a fall or spring semester, a summer term, or a full residency year. The pattern of moving in is the same either way. You inquire with your program dates and the campus or worksite you have been assigned to, and we point you to the two or three homes that make the commute work. The monthly rate, deposit and pet policy are confirmed in writing before you commit, you sign a written monthly agreement, and you get arrival notes with the entry code or lockbox location a few days before your start date.

On move-in day the house is already set up: beds made, a kitchen stocked with cookware and dishes, Wi-Fi live for the first night of orientation reading or a call home. You are not signing a year-long lease, and you are not furnishing an apartment from scratch for a stay that might only run a few months. If your assignment extends into a second term, tell us as soon as you know and we extend the agreement by the month rather than asking you to reapply or move house.

Most stays here are shared. Two roommates on the same program, four interns splitting a house, or a group of clinical students on the same rotation, all book on one agreement for one address, usually cheaper than separate apartment leases with separate deposits and furniture.

The houses are modest, renovated single-family homes on residential streets in working-class and established Orlando neighborhoods, not new-build apartment complexes or purpose-built student housing towers. Every home page has a 'worth knowing before you book' section listing the plain parts of that house, an older kitchen, a single bathroom in some homes, a yard that is more functional than manicured, and we would rather a group read it before booking than be surprised on arrival.

The homes that work for a shared term

Three of our thirteen homes come up most often for a shared student or intern stay, for three different reasons: location, desks, and room count.

The Amelia House in Parramore sits on the downtown edge, close to the classrooms that actually sit downtown. Creative Village, home to UCF Downtown and Valencia College's Downtown Campus, is about 7 minutes away by road, and downtown Orlando itself is about 7 minutes too. The 25th Street House, also on the downtown edge, is a minute closer on both counts, about 6 minutes to Creative Village and to downtown Orlando. Amelia is a four-bedroom, two-bathroom house with a furnished bedroom that has its own attached bathroom, useful when two roommates keep different schedules, plus a fenced backyard and a private driveway. Because both homes sit on the downtown edge, they are the two homes in the portfolio where you can lean on the LYNX Central and Church Street SunRail stations and the free LYMMO bus instead of driving every day.

The Meet & Play House in Malibu Groves is the newest-built home in the portfolio and the one with a real study setup: two of its three bedrooms have a desk and an office chair, on top of a kitchen island with seating and a dining table for six. It is about 7 minutes from Valencia College's West Campus, tied with Piedmont for the shortest run in the portfolio to that campus, and about 9 minutes from downtown. It sleeps up to nine, which works for four or five roommates splitting one agreement, and has a separate game room with a pool table for downtime between classes.

For a bigger group, the Head Avenue House in Pine Hills has six bedrooms, three bathrooms and its own in-home workspace with a desk, enough for five or six students or interns on the same program to share one house and one bill. It is about 9 minutes from Valencia West and about 12 minutes from AdventHealth Orlando, useful if one roommate is in a nursing or allied-health program with clinical hours at the hospital while everyone else is downtown or at Valencia.

The rest of the portfolio can work too. The Dollins House sits close to downtown and Orlando Health, a commute similar to Amelia’s Arena Retreat's without the downtown-edge SunRail access. The Entertainment House, the Cozy House and the Londonderry House share The Clue House's Pine Hills zip code and are close to Valencia West, and any of the three can pair with The Clue House for a program housing more than six roommates across two houses in the same neighborhood. The drive to UCF, Valencia, Full Sail and Rollins

Central Florida's college map is spread wide. UCF's main campus sits farther from every one of our homes than the other three schools in this guide, which shows up clearly in the numbers below. Valencia College runs several campuses across the metro, including a West Campus off Kirkman Road. Full Sail University, a specialized media and entertainment school, is in Winter Park, and Rollins College sits by Lake Virginia, also in Winter Park. None of our homes sit on any of these campuses; all of them sit closer to the city center and the west side, which changes which commute makes sense depending on where your term is based.

Valencia West is the closest of the four for most of the portfolio. By road, without traffic, the drive runs from about 7 minutes from Meet. Play. Stay. and Piedmont to about 21 minutes from WinterPark Home, with most homes between 7 and 13 minutes. UCF's main campus is the longest of these four campuses from our homes, 26 to 36 minutes by road. Full Sail University runs 17 to 27 minutes across the portfolio, and Rollins College runs about 11 to 22 minutes. Orlando's rush hours add time to the longer end of any of these ranges.

What's already in the house

A house rented by the month for a school term needs to work like a home, not a rental with folding chairs and an air mattress, and every one of our thirteen comes the same basic way: furnished bedrooms with beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi from day one, and private parking in a driveway, carport or parking pad. The exact list for the home you book is confirmed in writing at booking.

Exact inclusions vary a little by home and are confirmed in writing when you book.

For a study term specifically, a few things matter more than they might for a weekend trip. Wi-Fi has to be live from the first night, for online coursework, a telehealth appointment, or a call home while you settle in. A working kitchen matters more over a semester than a weekend: eating out for months adds up fast, and every home has a full kitchen with a stove, oven, full-size refrigerator, and enough cookware and dishes to cook real meals and split the grocery bill. Parking matters on a daily commute too: every home has its own driveway, carport or parking pad, so there is no campus permit and no circling the block after a late class.

A few homes go further on workspace specifically. Meet. Play. Stay. has a desk and an office chair built into two of its three bedrooms, and The Clue House has an in-home desk as well, useful if your coursework or internship expects a quiet spot for reading or a laptop beyond what a kitchen table gives you.

The washer and dryer in each home means laundry happens between classes instead of on a weekend trip to a laundromat.

Booking on one agreement, billing a program or a parent

Most students and interns pay for their own housing, sometimes with help from a stipend, a housing allowance built into a program, or a parent. Whichever it is, the paperwork is the same: one written monthly agreement that names the home, the dates, the rate and the deposit, and itemized receipts each month if you need to show them to a financial-aid office, a program coordinator or a parent covering the cost. If a university program, an internship employer, or a parent wants to be the party who signs and pays, we can write the agreement that way, with the student or students named as the occupants.

For a university program or an internship employer placing more than one student in Orlando over a year, we can set up monthly invoicing. Established institutions and employers are billed on net-30 terms under a signed agreement or purchase order, with the first booking paid up front; we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy.

When several roommates share one house, we write a single agreement for the address, one rate for the whole house rather than by the room, and can split the monthly receipt by person if each of you needs a copy for a parent or a program. The deposit, the pet policy if one of you has an animal, and the exact monthly rate are all confirmed in writing before anyone commits; we do not publish rates on the site because they vary by home and by season. Life around the house for a term

Where you shop and eat during a semester depends on which of the three homes you land in, and our local area guides go deeper on each cluster. From Amelia’s Arena Retreat in Parramore, the compact Publix at The Paramount on Lake Eola (400 East Central Boulevard) is the downtown grocery, an easy stop between classes at Creative Village.

College Park's Edgewater Drive, a short drive or SunRail ride north, is the walkable strip worth knowing for a study break: Foxtail Coffee is the roomy, laptop-friendly cafe, and Christo's Cafe is the plain, reliable breakfast-and-lunch stop.

From Meet. Play. Stay. and The Clue House on the west and northwest sides, the grocery run is different. The Walmart Supercenter on West Princeton Street and Presidente Supermarket on North Pine Hills Road cover the basics, and the corner of Pine Hills Road and West Colonial Drive, with Presidente, Caribbean Supercenter and Enson Market a few blocks apart, is one of the better corners in Orlando to cook from on a student budget. For a sit-down meal between classes, Island Jam Caribbean Cuisine on North Pine Hills Road and Golden Krust at West Colonial and Kirkman cover Haitian and Jamaican food without a long drive.

For downtime, Lake Eola Park downtown has a roughly one-mile sidewalk loop and a Sunday farmers market from 10 a.m. to 3 p.m., an easy study break from Amelia’s Arena Retreat. Barnett Park on West Colonial Drive, near the Pine Hills homes, is 159 acres with walking trails, courts and a splash pad that runs through the warm months. The Downtown Orlando YMCA on North Mills Avenue has two pools and a full gym.

Before the term starts, a checklist

Students, interns and residents who move in with the least friction tend to sort out the same handful of things before they inquire.

  • Which campus or worksite, and how many roommates. UCF, Valencia West, Full Sail, Rollins, a downtown hospital rotation, or a corporate internship site each point to a different home; tell us the address if you have it and how many people are splitting the house.
  • Your program dates, with any extension in mind. A semester, a summer term or a full residency year all book the same way, one written agreement by the month. If there is a real chance the program runs long, say so early so we can try to hold the following month.
  • Who is paying. A student directly, a parent, or a university program or employer. It decides whose name goes on the agreement and where the monthly receipt goes.
  • A car, or not. Only Amelia’s Arena Retreat and Fruit Tree Home sit close enough to the SunRail stations and the LYMMO bus to skip a car day to day; everywhere else in the portfolio you will want one, and every home has private parking.
  • Whether anyone needs a real desk. If your coursework or internship needs a quiet workspace beyond a kitchen table, Meet. Play. Stay. and The Clue House both have one built in.
  • A pet, if you have one. Several homes accept pets; the policy and any deposit are confirmed in writing before you commit.
  • The plain parts of the house. Read the 'worth knowing before you book' section on the home page. These are older, modest houses in working residential neighborhoods, not a dorm or a new apartment complex, and we would rather you know that going in.

Do you rent to students?

Yes, to students, interns and residents on term-length stays. The agreement is a furnished monthly rental, not a lease, and the booking guest must be an adult.

Can a group of interns share?

Yes. One agreement can cover a house shared by several people.

How far are you from UCF's main campus?

About 26 to 36 minutes by road. We are much closer to UCF Downtown, Valencia West and the downtown hospitals.

Can a program or employer pay?

Yes. We can write the agreement to an institution or an employer and provide itemized receipts.

How far are Full Sail University and Rollins College from the homes?

Full Sail University in Winter Park runs 17 to 27 minutes by road across the portfolio, and Rollins College, also in Winter Park, runs about 11 to 22 minutes. Wekiwa Home, on the far west side, sits at the long end of the Full Sail range; the downtown-edge and west-side homes sit closer to the middle. Can I visit before my semester or internship starts?

Yes. If you are in Orlando for orientation, a campus tour or a program check-in before your official start date, you can book a night or two through the home's Airbnb or Vrbo listing, or ask us directly. If the home you want for the term is already booked that week, we can point you to a comparable one to look at.

Is there a desk or workspace for coursework, or do I need to bring my own?

The Meet & Play House has a desk and an office chair built into two of its three bedrooms, and The Clue House has an in-home workspace as well. Every home has a kitchen or dining table that works for a laptop, and Wi-Fi is on from day one. If a desk matters to your stay, tell us and we will point you to one of those two homes first.

How does billing work if several roommates are splitting one house?

We write one monthly agreement for the address and one rate for the whole house, not per room. We can split the monthly receipt by person if each of you needs your own copy for a parent or a program, and the deposit and any pet policy are confirmed in writing before anyone commits. The first month is paid up front unless a program or employer has a signed net-30 agreement with us.

Can I bring a pet for a semester-long stay?

Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit. Tell us the type of pet and its size when you inquire so we can point you to a home that works, and we will have the pet terms in your written agreement before you pay anything.

What happens if my internship or rotation is shortened or extended after I've already booked?

Tell us as soon as you know either way. If your program shortens, the cancellation and notice terms are set out in the written agreement you sign before you pay. If it extends, we extend the same agreement by the month and try to keep the house available rather than asking you to move.
