Washington Shores is a long-established residential neighborhood on Orlando's west side, southwest of downtown around Lake Mann, Sunset Lake and Camping World Stadium. The streets are calm and shaded, the lots are generous, and downtown is only a few minutes away by SR-408 or I-4. Three of our homes sit here and a fourth, the Meet & Play House, is a little west in Malibu Groves near Kirkman Road and MetroWest. It is a practical base that trades a downtown high-rise for space, parking and a fast commute - and it puts you right in the stadium and arena district.
Groceries and everyday shopping
Washington Shores itself is residential, so the full-size supermarkets are a short drive out. The nearest big boxes are the Walmart Supercenter on West Princeton Street and Presidente Supermarket on Pine Hills Road to the northwest, and the compact Publix at The Paramount on Lake Eola (400 East Central Boulevard) a few minutes east downtown. From the Meet & Play House in Malibu Groves the pick is the newer Publix at Metro West Village (2435 South Hiawassee Road) or the Publix on South Kirkman Road, both close by. Between them you are never far from a grocery run.
Where to eat
The signature meal on this side of town is soul food. Nikki's Place (1018 South Orange Blossom Trail) has been serving it since 1999, less than a mile from the stadium, and is a genuine Orlando institution - smothered rib tips, the works. Downtown and Church Street, five to ten minutes east, open up the wider range of restaurants and bars covered in our downtown guide. From the Malibu Groves side, the MetroWest restaurant corridor on South Hiawassee Road is the everyday go-to: Tacos Don Andres for birria, Habibi Lebanese Grill for shawarma, Marco's Pizza, a sushi spot, and Teak Neighborhood Grill off Kirkman for craft beer and burgers with a weekend brunch.
Coffee
For a sit-down cafe, Mecatos Bakery & Cafe on South Hiawassee Road does Colombian coffee and pastries and is the closest good one to the Malibu Groves home; downtown's cafes are a few minutes east of the Washington Shores homes. The rest of the west side leans on drive-through chains along Colonial and Orange Blossom Trail.
Parks and the outdoors
The standout is Lake Lorna Doone Park (1519 West Church Street), a twelve-acre city park just north of Camping World Stadium that reopened in 2021 after an eight-million-dollar rebuild. It has a walking loop, outdoor fitness stations, a splash pad, an inclusive barrier-free playground, basketball courts, a community garden and a lakeside pavilion - and from the Sunset Lake House, two minutes from the stadium, it is essentially your front yard. Washington Shores Park on Columbia Street adds a neighborhood green space, and Barnett Park (4801 West Colonial Drive), with its big splash pad and trails, is a short drive northwest. Gyms and fitness
The chain gyms (Planet Fitness, EOS, LA Fitness) line West Colonial and Orange Blossom Trail. The Downtown Orlando YMCA (433 North Mills Avenue), a full family center with pools, is a few minutes east. Lake Lorna Doone's fitness stations and walking loop cover a free daily workout close to home.
Pharmacies and everyday errands
Pharmacies sit along Orange Blossom Trail and West Colonial (Walmart, CVS, Walgreens). The closest hospital is Orlando Health / ORMC, the downtown Level I trauma center, only minutes east - which is part of why nurses like these homes. Each home page lists the exact drive time.
Getting around
This is one of the easiest commutes in the portfolio. SR-408 and I-4 put you downtown, at the hospitals and in the stadium district within minutes, and Universal is a straight run southwest via Kirkman Road, especially from the Malibu Groves home. Orange Blossom Trail (US-441) and West Colonial handle the local errands. You will want a car, but the trips are short. Here is the drive from each home in this cluster:

Washington Shores holds three of the homes in this guide: the Piedmont House, the Dollins House and the Sunset Lake House. The fourth, the Meet & Play House, sits a short drive west in Malibu Groves, near Kirkman Road. All four are furnished, single-family houses rented by the night, the week or the month, and none of them is a shared listing or an apartment inside a bigger building.

Piedmont and Game Day Getaway-Downtown Orlando are the two bigger houses in the cluster. Piedmont has four bedrooms and three bathrooms and sleeps up to 14, with a large concrete parking pad out front that fits several vehicles and a fenced backyard behind it; the driveway and parking pad show some cracking and age, and the backyard grass runs long in the photos, the plain trade for a lot this size. Game Day Getaway-Downtown Orlando has four bedrooms and two bathrooms and sleeps up to 13, on a shaded lot of mature oak trees with a private driveway; the bedrooms have blackout curtains and wall-mounted TVs, and the yard is natural and a little unkempt rather than manicured.
City and Stadium Sanctuary Vibes is the small one: three bedrooms, one bathroom, sleeping up to eight, a bungalow under a live oak with a carport out front instead of a driveway. Its backyard is currently being refreshed and is for walking a pet only for now, and one bathroom for three bedrooms is worth knowing before you book a full house of guests. Meet. Play. Stay., the newest-built home in the whole portfolio, has three bedrooms and two bathrooms, sleeps up to nine, and comes with an attached garage, a fenced yard and a covered patio; two of its bedrooms have a desk and an office chair, and the open living room has a fireplace TV wall.
The drive to the stadium, downtown and the hospital
All four homes measure well against the same landmark: Camping World Stadium and the streets around it. By road and without traffic, City and Stadium Sanctuary Vibes is 2 minutes from the stadium, Game Day Getaway-Downtown Orlando is 3, Meet. Play. Stay. is 6, and Piedmont is 7. The Kia Center, a few blocks over in the arena district, adds a little to each figure: 8 minutes from the Dollins and Sunset Lake houses, 10 from Meet. Play. Stay., and 12 from Piedmont.
Downtown Orlando runs a similar spread: 7 minutes from the Dollins and Sunset Lake houses, 9 from Meet. Play. Stay., and 11 from Piedmont. Orlando Health / ORMC, the downtown Level I trauma center, is 7 minutes from Game Day Getaway-Downtown Orlando, 8 from City and Stadium Sanctuary Vibes, 10 from Meet. Play. Stay. and 11 from Piedmont; Arnold Palmer and Winnie Palmer, on the same downtown campus, run a minute or two longer at 9, 9, 11 and 12 in that same order. Universal is the longer haul of the group: 12 minutes from Meet. Play. Stay., 13 from Piedmont, 15 from City and Stadium Sanctuary Vibes and 16 from Game Day Getaway-Downtown Orlando, and Orlando International Airport runs 29 to 33 minutes from all four.

The practical effect is that none of these four routes fights heavy traffic for long. SR-408, the East-West Expressway, carries the Washington Shores homes into downtown and back out toward the airport. Kirkman Road, which runs past Meet. Play. Stay., is the more direct line toward Universal and toward Valencia College's West Campus, about 7 minutes from that house on its own.
Who books this corner of the west side
This cluster draws a mix of stays because the four houses are built for different jobs. A crew or a big family books the Piedmont House or the Dollins House for the parking and the extra bedrooms; a solo travel nurse or a couple books City and Stadium Sanctuary Vibes for an affordable base a couple of minutes from the stadium and a short run from Orlando Health; and a remote worker or a small project team books Meet. Play. Stay. for the desks and the newer build.
Game days and concerts at Camping World Stadium and the Kia Center are the other steady draw. Guests booking around an event weekend tend to take whichever of the four homes has an open date rather than chase one address, since all four land inside a 12-minute drive of both venues. For a longer work assignment the calculation flips: clinicians gravitate to Game Day Getaway-Downtown Orlando for its blackout curtains and its 7-minute run to Orlando Health, while a company sending one or two employees for a month often prefers Meet. Play. Stay. for the desks and the quieter, newer street.
Stadium event days and parking
Camping World Stadium and the Kia Center between them host football bowl games, Orlando City soccer next door at Inter.co Stadium, concerts and conventions through the year, and on a game night the blocks immediately around the stadium fill with parked cars and slow traffic for an hour or two before kickoff. None of our four homes sits inside that walkable radius, so you are not stepping over tailgaters to reach your own front door, but you will notice the extra traffic on SR-408 and the surface streets if your drive happens to cross the stadium district right at that time.

Parking at the homes themselves is unaffected by any of it. Piedmont's large concrete parking pad is the one built for a crowd, fitting several vehicles for a group that arrives in more than one car; Game Day Getaway-Downtown Orlando has a private driveway, City and Stadium Sanctuary Vibes has a carport under its live oak, and Meet. Play. Stay. has an attached garage. Nobody in this cluster is circling the block for street parking on an event night. The Central Florida Fairgrounds, host to the spring fair and concerts through the year, adds a second reason this corner sees event traffic: it runs 4 minutes from Meet. Play. Stay., 7 from Piedmont and City and Stadium Sanctuary Vibes, and 8 from Game Day Getaway-Downtown Orlando.
Life inside the houses
Two of the four houses have a dedicated game space, and they are not the same kind of room. Piedmont's living area opens into a corner with a foosball table and an arcade basketball game, part of a garden-and-riddle treasure-hunt theme the house was originally set up with for group stays; on a work or family stay it sits there as extra entertainment. Meet. Play. Stay. goes further with a separate room built around a full-size pool table, a dart board and a second table, plus desks and office chairs in two of its three bedrooms.

The other two houses are plainer and smaller by design. Game Day Getaway-Downtown Orlando runs gray shaker cabinets, granite counters and marble-look tile through an open living area with a leather sectional, and the kitchen comes stocked with cookware and dishes so a stay can start with a real meal the first night. City and Stadium Sanctuary Vibes keeps it simple: a white kitchen with a breakfast bar, a dining table for four, and a blue-gray sectional in the living room, all under wood-look floors and ceiling fans, in a bungalow small enough that one bathroom serves all three bedrooms.

Tolls and rush hour
SR-408 is tolled by transponder or license plate, so a SunPass or E-PASS is worth setting up if your stay runs more than a week or two. The untolled alternative for local errands is Orange Blossom Trail (US-441) or West Colonial Drive, both a few minutes from any of the four homes.
Rush hour adds the most time to the longer drives in this guide. The runs to Universal and the airport, 12 to 16 minutes and 29 to 33 minutes respectively without traffic, stretch out at the typical morning and evening commute windows, while the short hops to the stadium and downtown from the Washington Shores homes barely change. Kirkman Road, the route out of Meet. Play. Stay. in Malibu Groves, sees its own slowdown near the MetroWest intersections in the evening. LYNX bus routes run along Orange Blossom Trail and West Colonial Drive for local trips, though most guests in this cluster rely on a car for anything beyond a short walk from the house.
