Whole-house crew housing in Orlando, one rate for the house

Four-to-six-bedroom houses with parking for work trucks: one monthly agreement, one rate, and a kitchen so a crew can eat at home.

Construction, utility, disaster-recovery and installation crews come to Orlando in groups and stay for the length of the job. Hotels charge them per room per night; we rent them a whole house per month. The Clue House sleeps up to fifteen across six bedrooms, Piedmont sleeps fourteen and has a parking pad for several vehicles, and every home has a full kitchen and a washer and dryer.

What a crew stay looks like here

A crew stay starts with a phone call from a foreman, an office manager or a project coordinator who has a job in Orlando starting in two weeks and six people to house for the length of it. The hotel quote is six rooms a night for eight weeks. We quote one house, one monthly rate, and send the drive time from the front door to the job site. The crew arrives in two trucks on a Sunday evening, parks in the driveway, and eats a cooked meal at the dining table that night instead of standing in a lobby.

From there the house runs like a house. Somebody cooks, somebody does laundry, somebody claims the recliner. Boots come off at the door, lunches get packed in the kitchen at 5 a.m., and nobody is sharing a wall with a family on vacation. When the job runs long, the agreement extends by the month. When it wraps early, you give notice and settle up. When a second crew rotates in behind the first, the agreement stays with the house and the names change.

Our houses are modest, renovated single-family homes on residential streets in working-class and established neighborhoods on the west and northwest sides of Orlando. That is what makes them right for this. Nobody minds a work truck in the driveway, the neighbors are working people too, and the homes were set up to take a full house of adults: four to six bedrooms in the biggest, sleeping eight to fifteen, with full kitchens, washers and dryers and private parking at every one.

The crew houses, and how many they sleep

Seven homes are tagged for crews, and three of them do most of the work.

The Head Avenue House in Pine Hills is the largest house in the portfolio: six bedrooms, three bathrooms, seven beds, sleeping up to fifteen. It has a renovated kitchen with stainless appliances, a bathroom with a double-sink vanity and a tiled walk-in shower, tile floors throughout, a full-size washer and dryer, and a private driveway. It carries 61 Airbnb reviews at a 4.86 rating. A crew of eight to twelve takes it as one house.

The Piedmont House in Washington Shores sleeps up to fourteen across four bedrooms with three bathrooms, one of them a walk-in glass shower, and it has the thing crews ask about first: a large parking pad for several vehicles, plus side parking behind the fence. The open living and dining area has a vaulted ceiling, and there is a game room on site. Camping World Stadium is about 7 minutes away and downtown about 11.

The Dollins House, also in Washington Shores, sleeps up to thirteen across four bedrooms and two bathrooms, with nine beds, blackout curtains in the bedrooms, a leather sectional and a shaded lot under mature oaks. It is about 7 minutes from downtown and Orlando Health.

Behind the big three, the Entertainment House in Pine Hills sleeps up to eleven across three bedrooms and a bonus room, with two bathrooms and an attached one-car garage. The Londonderry House has a bunk room with two sets of bunk beds and sleeps eight, with one full bathroom and a half bath. The Cozy House and the Sunset Lake House each sleep eight across three bedrooms with one bathroom, which is fine for a crew of four or five and tight for eight; we say so on their pages.

Parking for trucks and trailers

Every home has private off-street parking, a driveway, a carport or a parking pad, so no crew is feeding a garage meter or hunting street space at 5 a.m. The difference between homes is how much. Piedmont has the largest parking pad in the portfolio, with room for several vehicles and side parking through the gate, and it is the first home we suggest for a crew with a trailer. The Clue House has a private driveway plus room on the lot. Entertainment Home has an attached one-car garage for tools that should not sit outside. Game Day Getaway-Downtown Orlando has a concrete driveway and a front yard under the oaks.

Two plain notes. And these are residential streets: work vehicles in the driveway are normal, but overnight parking of a large trailer on the street is something to ask us about before you arrive, so we can tell you what the block will and will not take.

One agreement, one rate, one job file

The agreement is written to the company, with the crew as occupants, for the house rather than per person. One monthly rate covers the whole house; there are no nightly resort fees, marketplace service fees or parking charges on a monthly stay booked directly with us. Invoices are monthly and itemized, so the job file has one clean line per month. We provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy, and we will complete a vendor form if your office uses one.

For established companies we bill on net-30 terms under a signed agreement or a purchase order; the first booking is paid up front. The rate, the deposit and the pet policy are confirmed in writing when you inquire, before anyone signs, because rates vary by home and season and we do not publish them. Extensions run month by month at the same terms: tell us when the schedule slips and we will hold the following month where we can, and if the house is committed to another guest we say so early.

Crew rotations are common and simple. The agreement stays with the house for the period; you tell us who is arriving and when so the arrival notes reach the right phone, and occupancy stays within the sleeping capacity listed for the home. Deposits and any damage are handled by the terms in the agreement, which is why we would rather the foreman read it than skim it.

The drive to the job sites

Where the work is decides which cluster fits. For downtown jobs, every home is 6 to 17 minutes from the city core by road. For Universal and the Epic Universe site, the west-side homes are closest: 12 to 26 minutes across the portfolio. The Orange County Convention Center is 18 to 31 minutes, the airport 26 to 39, the Lake Nona area 30 to 40, and the Walt Disney World property 34 to 47. Siemens Energy's campus is 26 to 35 minutes and Lockheed Martin's Sand Lake Road campus 11 to 24. Those are typical road-routing times without traffic; a crew leaving at 5:30 a.m. beats the worst of it, and a crew leaving at 7:30 does not.

SR-408, SR-429 and the I-4 express lanes are tolled by transponder or plate. On a crew job with several vehicles, a transponder in each truck in the first week saves money over plate tolling for the rest of the stay. Here is every home against three of the sites crews most often work.

Feeding and running a full house

A crew eating out three meals a day for six weeks is the biggest hidden cost of hotel housing, and the kitchen is where a house pays for itself. Every home has a full kitchen with a stove, an oven, a full-size refrigerator, cookware and dishes. The Clue House has stocked drawers and cabinets and a renovated kitchen big enough for two people cooking at once; Piedmont has an open dining area off the kitchen; Downtown & Stadium Cozy Retreat has a breakfast counter and a glass dining table for six.

Laundry is in the house at every home, which is the other thing a crew notices by the second week: work clothes go straight into the machine, not into a bag for a laundromat on a Sunday. Wi-Fi is on from day one for timesheets, plans and the evening's football. Bedrooms are furnished with made-up beds; the bunk room at Downtown & Stadium Cozy Retreat and the seven beds at The Clue House are what make the higher sleeping counts real rather than a sofa count. Sofas are not counted as beds anywhere on the site.

Exact inclusions vary a little by home and are confirmed in writing when you book.

For groceries, the Pine Hills homes are a few minutes from the Walmart Supercenter on West Princeton Street and from Presidente Supermarket on North Pine Hills Road, and the Washington Shores homes are a short drive from the same Walmart or the Publix at The Paramount on Lake Eola downtown. The Caribbean kitchens along Pine Hills Road and West Colonial, Island Jam and Golden Krust among them, and Nikki's Place soul food on South Orange Blossom Trail near the stadium are the everyday lunch stops on this side of town. Housing a bigger crew across two or three houses

When a crew is too big for one house, the answer is two or three houses in the same neighborhood, with one point of contact and an agreement per house. Pine Hills is built for it: The Clue House, Entertainment Home, Cozy Home and Downtown & Stadium Cozy Retreat are all there, and together they sleep more than forty. Washington Shores holds Piedmont, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes within a few minutes of each other, a short run from downtown and the stadium district.

Splitting a crew this way also solves the bathroom question. A crew of twelve in one house with three bathrooms works; the same crew across two houses with five bathrooms between them works better, and the morning goes faster. The neighborhoods a crew stays in

Two parts of Orlando hold the homes that suit a crew, and both were chosen for the same reasons a working team cares about: room to park, quiet residential streets, and quick expressway access to a job site.

Pine Hills, in northwest Orlando, holds four of the crew homes: the Head Avenue House, the Entertainment House, the Cozy House and the Londonderry House. It is one of the area's largest residential communities, off Silver Star Road and Pine Hills Road, with the SR-408 East-West Expressway on its southern edge for a fast run downtown or out toward the west-side sites. The Central Florida Fairgrounds sit right at that southern edge. Because four homes are clustered here, Pine Hills is the easiest place to split a large crew across more than one house on the same side of town.

Washington Shores, on the west side southwest of downtown, holds three: the Piedmont House, the Dollins House and the Sunset Lake House, all around Camping World Stadium and Lake Mann. The streets are calm and shaded, the lots are generous, and SR-408 and I-4 put downtown, the hospitals and the stadium district a few minutes away. Piedmont is the one with the large parking pad, which is why a crew arriving with a trailer usually lands here.

The brief we need from a foreman or an office

Send these and we usually come back the same day with a house or a split of houses, the drive time to the site and the plain facts.

  • Headcount and the rotation, if the crew changes over during the job.
  • The job site, so we match the home to the drive and the toll roads.
  • Start date and expected length, with the extension risk if there is one.
  • Vehicles: how many trucks, and whether there is a trailer.
  • Who signs and who pays: the company, a subcontractor, or the crew lead.
  • Paperwork: W-9, certificate of insurance, vendor form, purchase order, net-30.
  • Anything else: a garage for tools, a pet coming along, a quiet room for the foreman.
