How a longer stay here actually works

Most guests who choose us over an extended-stay hotel are not on vacation. They are in Orlando for a stretch of work, a corporate relocation, a stay near a hospital, a convention, or a longer visit built around Universal or the rest of the parks, and what they want is a front door of their own rather than a room down a hotel corridor. The process is close to the same no matter which of those brought you here. You tell us your dates and roughly which part of Orlando you need to be near, downtown, a hospital campus, the convention center or Universal, and we point you to two or three houses that make sense for that spot, with a drive time from each to the destination that matters to you.

Once you are ready to commit, the agreement is a written monthly document naming the home, the dates and the rate, with the first month paid up front. You get arrival notes a few days before check-in with the code or the lockbox location, so there is no front desk to find and nobody to wait on. From there the house is yours for as long as the stay runs: your own kitchen, your own laundry, your own driveway, and no shared hallway or elevator between you and the front door. If the stay stretches past the first month, tell us as soon as you know and we extend the written agreement month by month at the same terms.

The houses themselves are straightforward: modest, renovated single-family homes on residential streets across the west, northwest and downtown edges of Orlando, not new-construction apartments or a wing of a hotel. A few show their age around the edges, a cracked driveway here, a patchy lawn there, and we say so plainly on each home's own page rather than dressing up the photos. What you get in exchange is real space: bedrooms that close with a door, a living room that belongs to your stay alone, and in most cases a yard, more room for the money than a single hotel room built for one or two nights at a time.

The homes that fit this kind of stay

Seven of our thirteen homes are a good match for a stay built around work, a hospital campus, a convention or simply a longer visit to the city. Three of them do the most work for guests who want to be close to downtown and Orlando Health.

The 25th Street House in Holden Heights is the closest of the three to downtown, about 6 minutes away, and about 5 minutes from Orlando Health / ORMC. It is a three-bedroom, two-bath bungalow with a full-size washer and dryer on site, a screened front porch and a fenced backyard, and 142 reviews on Airbnb at a 4.83 rating. The Amelia House in Parramore sits about 7 minutes from downtown and 9 from Orlando Health / ORMC, a four-bedroom, two-bath house with a freshly renovated white-cabinet kitchen and a bedroom that has its own attached bathroom, useful for two guests keeping different schedules under one roof. The Meet & Play House in Malibu Groves is the newest-built home in the portfolio, three bedrooms and two bathrooms with a desk and office chair in two of them, a laundry room, and an attached garage, about 9 minutes from downtown and 12 from Universal.

Beyond those three, the Dollins House in Washington Shores is a four-bedroom, two-bath house on a shaded lot of mature oaks, about 7 minutes from both downtown and Orlando Health / ORMC, with blackout curtains in its furnished bedrooms for anyone working irregular hours. The Katherine House in Lockhart is the pick if your work or a family member's care runs through the AdventHealth system to the north: a three-bedroom, one-bath home with a screened porch and a private driveway, closer to AdventHealth Altamonte Springs and AdventHealth Winter Park than any of our other homes. The Head Avenue House in Pine Hills has six bedrooms, three bathrooms, an in-home desk and full-size laundry, room for a project team or an extended family to share one address instead of several hotel rooms. The Wekiwa House on the far west side is the smallest and simplest of the group, two bedrooms and two full bathrooms, a fit for one or two people who do not need six bedrooms of space for a season.

By road and without traffic, every one of our homes reaches downtown Orlando in 6 to 17 minutes, and Orlando Health / ORMC in 5 to 18 minutes. Wekiwa Home on the far west side takes the longest at 17 minutes. Most of the rest fall between 9 and 14 minutes, which is the range that makes a house here a realistic stand-in for a downtown hotel room without downtown parking or a downtown room rate.

What's already in the house

An extended-stay hotel room usually means a mini-fridge, a two-burner cooktop or a microwave, and a laundry room down the hall you share with every other guest on the floor. Every Libema house works differently: a full kitchen with a stove, an oven and a full-size refrigerator, your own washer and dryer inside the house, and parking that is yours alone, a driveway, a carport, a parking pad or a garage depending on the home. We confirm the exact list for the home you book in writing before you move in.

Exact inclusions vary a little by home and are confirmed in writing when you book.

A stocked kitchen matters more than it sounds like it should once a stay runs past a week or two. Cooking three meals a day from a hotel kitchenette is close to impossible; every one of our homes comes with cookware and dishes already in the cabinets, so the first meal you make is dinner the night you arrive, not a grocery run followed by a trip to buy pots and pans. The Katherine House keeps its kitchen stocked with a coffee maker as well, on top of the cookware and dishes.

If the stay is built around work rather than just sleeping somewhere, two of the homes are set up with that in mind. The Head Avenue House has a desk for working from home alongside its full-size laundry, and the Meet & Play House has a desk and an office chair in two of its three bedrooms, useful if two people on the same stay both need somewhere to sit for a call. Every other home still has a kitchen counter and steady Wi-Fi, which covers most of what a laptop needs for the odd call during the day.

Parking is private at every home. The Piedmont House has a concrete parking pad that fits several vehicles, and Meet. Play. Stay. has an attached garage instead of a driveway.

Paying for a stay that runs a month or more

However your stay is being paid for, the mechanics stay the same: a written monthly agreement naming the home, the dates, the rate and the deposit, plus itemized receipts you can hand to whoever is covering the cost. If you are paying for yourself out of pocket or on a personal card, that is the whole process from here. If your employer, a relocation coordinator, an agency or an insurer is the one settling the bill instead, we can write the agreement in their name with you as the occupant, and invoice monthly rather than collecting from you directly.

For established companies, agencies and insurers, we offer net-30 terms on a signed agreement or a purchase order, with the first booking paid up front while the relationship is new. We provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy, and we will complete a standard vendor-onboarding form if the organization you work with uses one. None of this applies to an individual guest booking their own stay: net-30 and purchase-order terms are for companies, agencies and insurers, not for someone paying their own way.

One detail worth knowing before you book: six of our thirteen homes publish a full street address on the site, and the other six publish only the neighborhood and zip code, with the exact address shared once you book. Both groups are real, furnished, whole houses; the difference is only which ones we list publicly. Rates themselves are never posted online, since they vary by home and by season. The way to get a number is to send your dates, and we confirm the monthly rate, the deposit and the pet policy in writing the same day we hear from you.

Daily life once you have settled in

Groceries and food depend on which cluster your home sits in, and each of our local area guides covers it in more detail than we can here. From Amelia’s Arena Retreat and Fruit Tree Home on the downtown edge, the Publix at The Paramount on Lake Eola is the closest full grocery store, a compact spot you can walk to from either home. From Game Day Getaway-Downtown Orlando on the west side, the nearest big-box groceries are the Walmart Supercenter on West Princeton Street and Presidente Supermarket, with that same Paramount Publix a short drive east downtown. From Meet. Play. Stay. in Malibu Groves, the Publix at Metro West Village on South Hiawassee Road is the everyday stop. From WinterPark Home and The Clue House in the northwest, Presidente Supermarket and the Caribbean Supercenter on West Colonial Drive put some of the most varied grocery shopping in the city a short drive from the front door. From Wekiwa Home, that same Metro West Village Publix is the nearest full store.

For eating out, downtown Orlando and College Park hold the widest range within a short drive of Amelia’s Arena Retreat and Fruit Tree Home, from the Vietnamese kitchens of the Mills 50 district to the sit-down restaurants along Edgewater Drive. The Pine Hills corridor around West Colonial Drive and Pine Hills Road, close to WinterPark Home and The Clue House, runs on Caribbean and Latin cooking, with Island Jam Caribbean Cuisine and Golden Krust among the standouts. Near Game Day Getaway-Downtown Orlando, the everyday meal is soul food: Nikki's Place on South Orange Blossom Trail has served it since 1999, and downtown and Church Street, a short drive east, add the wider restaurant range already covered above. West of the stadium, near Meet. Play. Stay., the Hiawassee Road restaurant row in MetroWest covers birria, Lebanese shawarma and a proper sushi bar, and that same strip is the closest sit-down dining to Wekiwa Home as well.

For a walk or a day off, Lake Eola Park is downtown's anchor, with a roughly one-mile sidewalk loop and a Sunday farmers market from 10 a.m. to 3 p.m., a short drive from Amelia’s Arena Retreat and Fruit Tree Home.

Barnett Park in Pine Hills has a free splash pad and walking trails near WinterPark Home and The Clue House, and Wekiwa Springs State Park, about 18 minutes from Wekiwa Home, is a clear spring you can swim or paddle in. Getting around is by car almost everywhere in the portfolio; the exception is the downtown edge, where the LYNX Central and Church Street SunRail stations and the free LYMMO bus put Amelia’s Arena Retreat and Fruit Tree Home within reach of the regional rail line without a car at all.

Before you book, a short checklist

The guests who have the easiest move-ins tend to sort out the same handful of things before they inquire.

  • Your dates, with room to extend. If there is a real chance the stay runs past the first month, say so up front; we will try to keep the following month open on the same home.
  • Where in Orlando you need to be. Downtown, a hospital campus, the convention center and Universal are different drives from different homes; tell us which one matters most and we will match the house to it.
  • Who is paying. Yourself, a company, an agency or an insurer. It changes whose name goes on the agreement and whether net-30 terms apply.
  • A desk, if you need one. Only The Clue House and Meet. Play. Stay. have a dedicated desk built in; every other home still has a kitchen counter and steady Wi-Fi.
  • A pet, if one is coming. Several homes accept pets; the policy and any deposit are confirmed in writing before you commit.
  • A car. Outside the downtown edge you will want one; every home has private parking, so the only added cost is the toll on SR-408 or I-4.
  • The plain parts. Each home page has a section on what to expect: an older house, a compact kitchen, one bathroom in some homes, a neighborhood that is residential rather than polished. We would rather you read it first than be surprised at check-in.

How long is a typical stay?

Our homes are set up for stays of about a month or longer, which suits extended assignments, relocations, and insurance stays. Share your dates and we'll confirm.

Is a house really cheaper than an extended-stay hotel?

For 30 or more nights, a whole furnished house is usually better value than a comparable hotel room once nightly rates and fees add up, and you get far more space. We'll give you a straight monthly figure to compare.

Is everything included, like a hotel?

The homes are furnished and set up for daily living: kitchen, linens, Wi-Fi and laundry. We'll confirm exactly what each home includes when you inquire.

Can my employer or agency pay for the stay directly?

Yes. We can write the monthly agreement in your employer's, agency's or insurer's name with you as the occupant, and invoice monthly instead of billing you directly. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front while the relationship is new. We provide a W-9 and a certificate of insurance on request.

How does check-in work without a front desk?

You let yourself in with keyless entry or a lockbox. Arrival notes with the code or the key location come a few days before your stay starts, so there is nothing to pick up in person and no line to wait in. If access needs to change for any reason, a message usually sorts it the same day.

What happens if my stay runs longer than planned?

Tell us as soon as you know. Extensions run by the month: give notice when a work assignment, a repair or a house hunt is taking longer than the dates you first gave us, and we extend the written agreement at the same terms for as long as the stay continues. The earlier you tell us, the better the odds of keeping you in the same home for the next month too.

Is parking included, and is it private?

Yes. Every home has its own driveway, carport, parking pad or garage, at no added cost and with no permit to arrange. Piedmont has a concrete parking pad that fits several vehicles, useful if more than one car is coming with the stay; the Meet & Play House has an attached garage instead.

Can I bring a pet for a month-long stay?

Several of our homes accept pets. The policy and any pet deposit are confirmed in writing before you commit, home by home, since not every house allows them. Tell us when you inquire and we will point you to a home that takes pets, or confirm the one you already have in mind.

Which homes are closest to downtown and the convention center?

Fruit Tree Home is about 6 minutes from downtown Orlando and 18 from the Orange County Convention Center, the tightest pair of drive times among our thirteen homes for those two stops. Amelia’s Arena Retreat and City and Stadium Sanctuary Vibes are close behind, each about 7 minutes from downtown Orlando.
