Orlando area

Furnished homes in Downtown Orlando.

The business and hospital core: Orlando Health / ORMC, the courts, Creative Village, the Kia Center, and the 408/I-4 crossroads. Our Downtown Orlando homes are furnished whole houses, available by the night, the week or the month.

Where these four homes sit

The four homes on this side of Orlando cluster into three neighborhoods that share one advantage: sitting close to the offices, courts and hospitals of the city core without paying for a room inside it. The Amelia House sits in Parramore, the historic district on downtown's western edge, separated from the office towers only by I-4. The 25th Street House is just south in Holden Heights, tucked between Orange Blossom Trail and Orange Avenue. The Dollins House and the Sunset Lake House both sit a few minutes further southwest in Washington Shores, a long-established residential area around Lake Mann, Sunset Lake and Camping World Stadium.

What ties the three neighborhoods together is the SR-408 and I-4 crossroads. Every one of these homes sits a short hop from that interchange, which keeps the Orlando Health campus, AdventHealth Orlando, Creative Village and the stadium district a short drive away for anyone staying here. A guest working downtown, a nurse on a hospital rotation and a family in town for a game at the Kia Center can all book on this side of the city and get a similarly short commute, even when their reasons for being here have nothing to do with each other.

Each home on this side of downtown

Amelia’s Arena Retreat is a four-bedroom, two-bathroom home in Parramore that sleeps eight, recently renovated with white shaker cabinets, stainless appliances and wood-look plank floors, plus a fenced backyard with mature shade trees. One of its bedrooms has its own attached bathroom, useful for two working adults who keep different schedules. Game Day Getaway-Downtown Orlando, also four bedrooms, sleeps up to thirteen on a shaded lot of mature oaks, with blackout curtains in the bedrooms and a private concrete driveway. Fruit Tree Home in Holden Heights is a three-bedroom, two-bathroom bungalow that sleeps ten, with full-size laundry on site and fruit trees in the yard. City and Stadium Sanctuary Vibes is the smallest of the four, a three-bedroom, one-bathroom bungalow that sleeps eight under a big live oak, with a carport out front.

Six of Libema's thirteen homes publish a street address on the site, and the other six publish a neighborhood and zip code only. Three of the four homes on this side of the city, Amelia’s Arena Retreat, Game Day Getaway-Downtown Orlando and Fruit Tree Home, are in the first group. City and Stadium Sanctuary Vibes is in the second, with its exact address shared once you book. All four come with the basics every Libema home includes: furniture, beds and linens, a stocked kitchen, a washer and dryer, Wi-Fi and private parking, with the exact list confirmed in writing when you inquire.

Getting to the hospitals and downtown

By road and without traffic, all four homes are 6 to 7 minutes from downtown Orlando. Fruit Tree Home is closest to Orlando Health / ORMC at 5 minutes, with Arnold Palmer and Winnie Palmer 4 minutes away. Game Day Getaway-Downtown Orlando follows at 7 minutes to ORMC, City and Stadium Sanctuary Vibes at 8, and Amelia’s Arena Retreat at 9. AdventHealth Orlando runs a little longer from this cluster: 8 minutes from Fruit Tree Home, 9 from Amelia’s Arena Retreat, and 10 from both Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes.

Minutes by road without traffic, from the drive-time matrix.

The map below places each home by compass direction and drive time around downtown Orlando rather than by miles, a better way to see how tightly this cluster sits around the SR-408 and I-4 interchange.

For anyone commuting to the Kia Center, Inter.co Stadium or Camping World Stadium instead of a hospital, the numbers run even shorter. City and Stadium Sanctuary Vibes is 2 minutes from Camping World Stadium and 5 from Inter.co Stadium. Game Day Getaway-Downtown Orlando is 3 minutes from Camping World Stadium. Amelia’s Arena Retreat runs 6 to 7 minutes to the Kia Center and Inter.co Stadium, and Fruit Tree Home is 6 minutes from all three venues.

The drive to Universal and the airport

Universal Orlando and the airport come up often for guests here, whether it is a family adding a park day to a work trip or a traveler flying in before a long assignment. From this cluster, Universal runs 13 minutes from Fruit Tree Home, 15 from City and Stadium Sanctuary Vibes, and 16 from both Amelia’s Arena Retreat and Game Day Getaway-Downtown Orlando. Orlando International Airport is farther, as it is from most of the portfolio: 26 minutes from Fruit Tree Home, 29 from Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, and 30 from Amelia’s Arena Retreat.

Here is how all four line up against the rest of the portfolio for AdventHealth Orlando, Universal and the airport.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.

Homes further west and northwest post shorter times to some destinations and longer times to others. What holds for this cluster is consistency: every road out of Parramore, Holden Heights and Washington Shores runs through the same SR-408 and I-4 crossroads, which keeps the range across all four homes narrow.

Groceries, food and coffee near downtown

From Amelia’s Arena Retreat and Fruit Tree Home, the closest supermarket is the Publix at The Paramount on Lake Eola, at 400 East Central Boulevard, a compact urban store and about the only one you can walk to in the city core. There is also a Publix on South Orange Avenue near Holden Heights, and College Park's own Publix on Edgewater Drive is a short drive north. For a bigger weekly shop, the Walmart Supercenter and the international grocers on the west side are a short drive further out.

From Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, the nearest full-size stores are the Walmart Supercenter on West Princeton Street and Presidente Supermarket on Pine Hills Road to the northwest, or the same Paramount Publix a few minutes east downtown. The signature meal on this side of town is soul food: Nikki's Place, on South Orange Blossom Trail, has served it since 1999 from less than a mile off Camping World Stadium.

Downtown and College Park carry the bulk of the sit-down restaurants and cafes in this cluster. College Park's Edgewater Drive is a walkable strip of neighborhood kitchens: Adriatico Trattoria for Italian, Zeytin for Turkish, Christo's Cafe for a plain breakfast or lunch. East of downtown, the Mills 50 district holds the largest Vietnamese-American community in Florida, with pho and banh mi along Mills Avenue. For coffee, Foxtail Coffee on Edgewater Drive is the roomy, laptop-friendly option, Cups & Pups Coffee up the street is dog-friendly and pours locally roasted beans, and Tartine is a small French cafe for pastries. Downtown itself has its own scattering of independent cafes within a short walk or a LYMMO ride.

Parks, culture and the game-day district

Lake Eola Park is the signature green space for Amelia’s Arena Retreat and Fruit Tree Home: a fountain, the resident swans, pedal-powered swan boats to rent for about $15 a half-hour Tuesday through Sunday, an amphitheater, and a roughly one-mile sidewalk loop. Its Sunday farmers market runs 10 a.m. to 3 p.m. on the southeast corner, with food stalls, local makers and live music. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage in one place, with the Mennello Museum of American Art next door, and Harry P. Leu Gardens, a fifty-acre botanical garden on the lake, sits a little further out.

For Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, the standout is Lake Lorna Doone Park on West Church Street, a twelve-acre city park just north of Camping World Stadium that reopened in 2021 after an eight-million-dollar rebuild, with a walking loop, outdoor fitness stations, a splash pad, an inclusive barrier-free playground, basketball courts, a community garden and a lakeside pavilion. From City and Stadium Sanctuary Vibes, two minutes from the stadium, it sits close enough to use as an everyday park rather than an occasional outing. Washington Shores Park on Columbia Street adds a smaller neighborhood green space nearby.

The Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools and has served the community since the 1960s, a few minutes from Amelia’s Arena Retreat and Fruit Tree Home. Chain gyms line West Colonial Drive and Orange Blossom Trail for the Washington Shores side, and Lake Lorna Doone's fitness stations and walking loop cover a free workout close to City and Stadium Sanctuary Vibes.

Who books this side of the city

All four of these homes are tagged for travel nurses and medical staff, which fits the numbers above: none of them is more than 10 minutes from AdventHealth Orlando or Orlando Health / ORMC. All four are also tagged for event and game-day stays, since Camping World Stadium, the Kia Center and Inter.co Stadium sit within a few minutes of each one. Beyond those two threads, each home leans a little differently.

Amelia’s Arena Retreat and Game Day Getaway-Downtown Orlando both suit corporate stays and relocations. Amelia’s Arena Retreat sits close to Creative Village and the downtown offices, a fit for a project team or a family taking a month to learn a neighborhood before committing to one. Game Day Getaway-Downtown Orlando gives a family or a project team more room, four bedrooms on a quiet, shaded block. Fruit Tree Home is also tagged for government and per-diem travelers and for families of a patient at a downtown hospital, since it is closest of the four to Orlando Health / ORMC. Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes both work for contractor crews, who use the driveway or carport for a work truck and the kitchen to cook after a long day.

Students and interns at Creative Village's UCF and Valencia downtown campuses, or at the EA studio there, also book Amelia’s Arena Retreat for a semester or a summer.

Booking one of these four homes

A one-night or one-week stay at any of these four homes runs through Airbnb or Vrbo, the same as the rest of the portfolio. A stay of a month or longer is booked directly with us on a written agreement that names the home, the dates, the rate and the deposit. The exact monthly rate, deposit and pet policy are confirmed in writing once you tell us your dates, since none of it is published on the site. If an assignment or a stay runs long, extensions are handled by the month: tell us as soon as you know and we will try to keep the following month open.

Each of these homes is a modest, older house that has been renovated; none of them is a new build. Each home page has a section that lays out the plain parts before you book. Amelia’s Arena Retreat has one bedroom furnished simply with an exposed bed foundation and a compact galley kitchen. Game Day Getaway-Downtown Orlando has a driveway with some algae staining and a backyard that is natural and a little unkempt. Fruit Tree Home has small bedrooms and a laundry area set in an unfinished utility space next to the water heater. City and Stadium Sanctuary Vibes has one bathroom for three bedrooms, and its backyard is currently being refreshed, so it is for walking pets only for now. None of the four has a pool; no home in the portfolio does.

What guests said

Fruit Tree Home carries more Airbnb reviews than any other home in the portfolio, 142 at a 4.83 rating, and a sample of them is below with the reviewer's name and the month they stayed.

"I enjoyed our stay at Michelle's. Everything was clean and nicely decorated."
Jaelene M.June 2026 · Stayed via Airbnb
"Everything was great during our stay! Accommodated a large group of people and had no issues."
Chase C.March 2026 · Stayed via Airbnb
"It was a great place to stay. Beds were confortable and there was enough room for all of us"
Veronica G.March 2026 · Stayed via Airbnb

Guests at the other three homes describe the same convenience from different angles. Isiah, who stayed at Game Day Getaway-Downtown Orlando in May 2026, wrote: "We stayed at Michelle’s place for an event at the camping world stadium. This is a perfect spot location wise for it. It’s about a 15 minute walk and a 2 minute drive to the stadium. It has a private feel to it and is very solid for big groups." Daniel, who stayed at Amelia’s Arena Retreat in April 2026, wrote: "Very good location and access to house was perfect. Only qualm was the blankets were a bit too thin and scarce for us so make sure to bring something warm. Other than that it was super clean and the perfect stay we were expecting." Nadia, who stayed at City and Stadium Sanctuary Vibes in April 2025, wrote: "Stayed for one night for a festival in town. Home close to the venue and was convenient for low Uber and/or Lyft prices. Neighborhood isn’t the best but I never felt unsafe. Affordable prices for a big group."

Tolls, transit and where you park

This is one part of the portfolio where you can lean on transit some of the time. Two SunRail stations, LYNX Central and Church Street, put Amelia’s Arena Retreat and Fruit Tree Home on the regional rail line toward Winter Park, Sanford and Kissimmee, and the free LYMMO bus circulates the downtown core all day. Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes sit a few minutes further from the rail stations and are best treated as a car stay, like most of the portfolio.

SR-408 is tolled, and it is the road you will use most from this cluster, so a SunPass or E-PASS transponder pays for itself over anything longer than a short visit. Orlando's rush hours add time to the longer routes listed above; the short in-cluster drives to downtown and the hospitals hold up better through traffic than the runs out to Universal or the airport. On a Camping World Stadium, Kia Center or Inter.co Stadium event day, expect extra traffic near the venues, especially from City and Stadium Sanctuary Vibes, two minutes from the stadium gates.

Parking is private at every home in the portfolio: a driveway at Amelia’s Arena Retreat, Game Day Getaway-Downtown Orlando and Fruit Tree Home, and a carport under a live oak at City and Stadium Sanctuary Vibes. None of the four has a garage. Private parking is one of the items that comes standard with every Libema home, the same as the furniture, linens and Wi-Fi.
