How it works

Simple from the first call to the day you move in.

Two ways to book, one kind of house. Nights and weeks run through Airbnb, Vrbo or a direct inquiry; months run on a written agreement with us. Either way you get a whole furnished house with parking.

Nights and weeks

A weekend, a park week, a tournament

Each home is listed on Airbnb and Vrbo, linked from its page, with the platform's payment and protection. Or inquire with us and we'll quote your dates directly.

Months

A contract, a relocation, a season

Booked directly with us on a written monthly agreement, one rate for the house, itemized receipts, and extensions by the month. No marketplace fees.

Tell us the basics

Call or send the form with your dates, what brings you to Orlando, how many people, and anything that matters: pets, a work truck, a desk, a budget. No account to create.

We match you to a home

We point you to the homes that fit your commute, length of stay and budget, with real photos, the plain facts and drive times. Most people hear back the same day.

Straightforward paperwork

For a monthly stay, a clear agreement and receipts formatted for a stipend, an employer, a relocation coordinator or an insurance claim. For a short stay, the listing's booking flow.

Move in and settle

Keyless entry or a lockbox, arrival notes before the day, a furnished house with a stocked kitchen, and a phone number a person answers.

How the thirteen homes are organized on this site

With thirteen houses across nine neighborhoods, the site gives you three ways in, and any of them gets you to the same thirteen homes.

The first is by who you are and why you're coming. Who We Host sorts every stay into fourteen categories under three broader groups:

  • Here to work: assignments, projects, contracts and rotations, covering travel nurses, corporate travel, government and per-diem staff, contractor crews and remote workers.
  • Between homes: relocations, repairs, treatment, terms and seasons, covering relocation and long-stay guests, insurance and displacement housing, families near a hospital, students and interns, and snowbirds.
  • Here to play: park trips, game days, reunions and tournaments, covering family vacations, groups and reunions, sports teams, and game-day or concert weekends.

The second way in is by place. Our Orlando hub splits the portfolio into three areas: two homes sit in Downtown Orlando (Parramore and Holden Heights), five sit in Northwest Orlando (Pine Hills, Rosemont and Lockhart), and five sit in West Orlando (Washington Shores, Malibu Groves and Hiawassee). The four local area guides underneath that hub go further into daily life in each cluster than a category page has room for.

The third way in is size and layout, which the rest of this page covers in detail: bedrooms, bathrooms, and how many people a house actually sleeps. Whichever door you came through, the full set of twelve is always one click away on our homes page, with a photo, the specs and the drive times for each.

Nights and weeks through the listings, months on our agreement

The two ways to book run on different systems, not just two price points for the same house. Book a night or a week and you're inside that home's own Airbnb or Vrbo listing: the platform's calendar, its payment processing and its cancellation policy apply, the same as any short-term rental. You can also reach us directly by phone or email for the same short stay, and we'll either quote it ourselves or point you to the listing, whichever is faster.

Book a month or longer and the platform steps out of it entirely. You deal with us directly on a written agreement naming the home, the dates, the rate and the deposit, paid outside any marketplace. That agreement is what a stipend, an employer or an insurance adjuster wants to see, and it's what lets us write the paperwork to a company or an agency instead of an individual guest, something a short-stay listing can't do. Our monthly rentals and weekly rentals pages go further into each length, and our extended-stay alternative page compares the monthly route against a hotel directly.

If your plans sit on the line between the two, three weeks that might stretch to three months, say so when you inquire. We'll tell you plainly whether the listing or the direct agreement fits your dates better, rather than steering you toward whichever is easier for us to write.

Counts as published in each home's own listing; sofas are not counted as beds.

Bedrooms run from two to six across the portfolio, bathrooms from one to three, and sleeping capacity from six people up to fifteen. Every number above is exactly what each home's own Airbnb and Vrbo listing publishes; a sofa is never counted as a bed. The chart below shows the same sleeping-capacity numbers side by side, which is often the fastest way to see where your group fits.

Sleeping capacity as published in each home's listing.

At the small end, the Wekiwa House in Hiawassee is a two-bedroom, two-bathroom house that sleeps six, built for one or two people who want the extra bathroom without extra bedrooms to heat, cool and furnish. In the middle of the range, four of the thirteen homes sleep exactly eight across three bedrooms, the Katherine, Londonderry, Sunset Lake and Cozy Houses, which covers most families and small crews comfortably. The Amelia House also sleeps eight, but spreads that same capacity across four bedrooms instead of three, which suits a group that would rather have an extra room to split up in than extra floor space in fewer rooms. At the large end, the Head Avenue House has six bedrooms, three bathrooms and sleeps fifteen, while the Piedmont and Dollins Houses sleep into the low teens as well, with a parking pad and a shaded lot respectively for the extra vehicles a big group brings.

Six of the thirteen homes publish a street address on their own page: the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street Houses. The other six, the Meet & Play, Entertainment, Londonderry, Sunset Lake, Cozy and Wekiwa Houses, publish a neighborhood and zip code instead, with the exact address shared once you book. Both groups are the same kind of furnished house; which list a home sits on comes down to how it was originally set up, not anything about the house itself. Across the nine neighborhoods, that's Parramore, Washington Shores, Pine Hills, Rosemont, Lockhart, Holden Heights, Malibu Groves and Hiawassee holding a home each or in a small cluster, plus College Park next door to several of them without a Libema home of its own.

Exact inclusions vary a little by home and are confirmed in writing when you book.

Every one of the thirteen starts from that same baseline: beds made up with linens, a kitchen stocked with cookware and dishes, a washer and dryer in the house, working Wi-Fi, and your own parking in a driveway, carport, garage or parking pad depending on the home. None of the thirteen has a pool.

A handful of specifics vary by house rather than applying across the board. Full-size laundry, as opposed to a washer and dryer sized to the house, is documented at the Head Avenue, 25th Street, Cozy and Wekiwa Houses. A desk for working from home is documented at The Clue House and Meet. Play. Stay., which also has a game room with a pool table. Those specifics, along with anything else particular to the home you're considering, are confirmed in writing when you book rather than assumed from the grid above.

Getting in on day one is by keyless entry or a lockbox, with the code or key location sent a few days ahead of your arrival. Fruit Tree Home, for one, uses keyless entry specifically. Either way there's no office to find and no key exchange to schedule around a flight, a shift change or a moving truck.

Steps from a phone call to move-in

Tell us the basics

Your dates, what brings you to Orlando, how many people, and anything that matters: pets, a work truck, a desk, a budget.

We match a home

We point you to the homes that fit your commute, length of stay and budget, with real photos and drive times, usually the same day.

Book the way you like

Nights and weeks through Airbnb, Vrbo or us directly; months on a written agreement with receipts.

Move in and settle

The house is furnished, stocked and ready. Bring a suitcase.

Behind those four steps, a few things are worth knowing in more detail. The first call or form doesn't commit you to anything: tell us your dates, your group, and what matters to you (a pet, a work truck, a desk, a budget) and we come back with homes that actually fit, rather than a list of everything we have available.

Most inquiries hear back the same day, whether that's a quick phone answer or an email with photos and a drive-time table attached. Anthony, from Johnston, Rhode Island, who stayed at WinterPark Home in November 2024, put it plainly: 'We needed a place quickly and later in the day, and Michelle was quick to respond and met all our needs. Great stay.' That kind of turnaround is normal on both short stays and long ones, not the exception.

The paperwork step looks different depending on who's paying, which the next section covers in full, but the shape of it is the same either way: a written document, a clear rate, and a receipt you can hand to whoever needs one. Move-in itself is usually the shortest of the four steps. Arrival notes with your access code or key location land in your inbox a few days ahead, so by the time you pull into the driveway there's nothing left to figure out.

Billing that matches who's paying

A family booking a week and a company booking a colleague for three months both end up in the same house, but the paperwork behind each is different, and we build it around whoever is actually paying.

For a family, a reunion or any leisure group, it works the way any vacation rental does: a rate confirmed in writing, a deposit, and an itemized receipt once you've paid. For a company, a staffing agency, an insurer or a relocation coordinator, the agreement can be written directly to that organization instead of the traveler, with a monthly invoice, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can move to net-30 terms under a signed agreement or a purchase order, with the first booking paid up front. A company or agency placing several travelers in Orlando across a year can keep that same net-30 arrangement running from one booking to the next, instead of resetting the paperwork every time a new employee or traveler needs a home.

That corporate and institutional side has its own pages if you want the fuller picture. Housing for companies and insurers walks through the documentation end to end, and corporate housing lists the drive time from every home to 59 of Orlando's largest employers, from Walt Disney World and AdventHealth down to smaller local employers. Government and per-diem travelers on orders use the same documentation path, and teams in town for a trade show or a conference at the Orange County Convention Center use it too, just attached to a shorter stay.

None of that paperwork changes what you walk into. The house, the kitchen and the washer and dryer are the same whether an individual or an accounting department is holding the invoice.

Where the homes sit and how you'll get around

Ten of the thirteen homes are set up for a car: the five in Northwest Orlando and the five in West Orlando. Both areas are drive-everywhere parts of the city, built around SR-408, I-4, US-441 and local roads like Pine Hills Road and Hiawassee Road, and there's no rail transit reaching that far out. The two downtown-edge homes are the exception: the Amelia House and the 25th Street House sit close enough to the LYNX Central and Church Street SunRail stations, and the free LYMMO bus, that a stay there can lean on transit more than a car.

For a hospital assignment, eight of our thirteen homes are already tagged for travel nurse and medical housing, and every home's own page lists its exact drive time to each campus rather than a range. Across the portfolio, Orlando Health / ORMC runs 5 to 18 minutes by road, AdventHealth Orlando 8 to 16, and Health Central in Ocoee 10 to 23; Nemours and the Orlando VA out in Lake Nona are the outliers at 32 to 42. Each campus has its own page: Orlando Health / ORMC, AdventHealth Orlando, Arnold Palmer and Winnie Palmer, AdventHealth Altamonte Springs, AdventHealth Winter Park, Health Central in Ocoee, Dr. P. Phillips Hospital and Nemours and the Orlando VA.

SR-408 and the SR-429 beltway are tolled, so a SunPass or E-PASS transponder is worth having if your stay runs long enough to put you on the expressways daily. Drive times on every page are typical road-routing figures without traffic; Orlando's rush hours add time to the longer routes, so read the specific number for your home rather than the fastest one you've seen elsewhere. If you'd rather start from the map than the road names, Downtown Orlando, Northwest Orlando and West Orlando are the three area pages, each linking down to its own neighborhoods.

What guests say about booking with us

The reviews on every home page are pulled verbatim from that home's own Airbnb listing, with the guest's name and the month they stayed attached. The 25th Street House carries more of them than any other home in the portfolio, 142 at a 4.83 rating, and its Holden Heights location near Orlando Health makes it a common first booking for travel clinicians.

"I enjoyed our stay at Michelle's. Everything was clean and nicely decorated."
Jaelene M.June 2026 · Stayed via Airbnb
"Everything was great during our stay! Accommodated a large group of people and had no issues."
Chase C.March 2026 · Stayed via Airbnb

The pattern that shows up across many of the thirteen homes, not just this one, is guests commenting on how quickly we answer a question or a request, before booking and during a stay alike. The full set of reviews for every home, and the picture across all thirteen together, is on our reviews page.

Guides that go deeper on one part of this

This page covers the mechanics across the whole portfolio; a few of our guides go further into one piece of it.

cover matching yourself to one of the thirteen homes, what's actually included in a furnished monthly rental beyond the grid above, and what an HR or relocation coordinator should have ready before booking for an employee.

If your question isn't answered here, our full FAQ page covers more ground in short form, and About Libema has the background on who runs the homes. Good to know

Common questions.

What's the minimum stay?

Monthly stays are our core, and they extend by the month. Nightly and weekly stays are also available through our Airbnb and Vrbo listings or by inquiring directly; the minimum for a short stay varies by home and season.

What's included?

Furniture, beds and linens, a stocked kitchen, a washer and dryer, Wi-Fi, and private parking. Exact inclusions vary by home and are confirmed in writing when you book.

How is billing handled?

One clear rate with a written agreement and receipts. We can work with a travel agency, an employer or relocation coordinator, or an insurance adjuster on documentation.

Do you allow pets?

Several homes do. Tell us about your pet and we'll confirm the policy and any deposit in writing before you commit.

Can I extend my stay?

Yes. Extending a monthly stay is straightforward, which matters when an assignment, a repair or a house-hunt runs long.

Are the addresses published?

For the homes photographed by our MLS photographer, yes. For the others we publish the neighborhood and zip code, and share the exact address when you book.

Do the homes have pools?

No. They are residential houses without pools.

Are the bed and bath counts real?

Yes. They are the counts published in each home's own listing, and sofas are not counted as beds.
