Corporate housing is a furnished home rented by the month, usually for a work assignment that lasts longer than a hotel stay makes sense. The people arranging it are often not the people living in it. An HR manager or relocation coordinator signs off on the booking, and a travel nurse, a transferred employee, or a family in a temporary displacement stay actually moves in. That gap is why a checklist helps. Something that reads fine on a listing can fall apart on the first day if nobody asked the right questions.
Here is a practical corporate housing checklist you can work through before you book, either to vet a property for a team or to choose a place for yourself. None of it is complicated. Most of it just needs to be confirmed in writing instead of assumed.
Furnished and move-in ready
"Furnished" covers a wide range, so ask what is actually included. A move-in ready home lets someone arrive with a suitcase and start living the same evening. Before you book, confirm the basics are there and in working order.
- Beds, seating, and a table you can eat or work at
- A kitchen that is ready to cook in: pots, pans, dishes, utensils, and small appliances
- Linens, towels, and pillows
- Which utilities are included, and whether water, power, and trash are already on
- Basic supplies to start, like toilet paper and a few cleaning items
Monthly terms
Corporate housing runs on monthly terms, not nightly rates and not a standard year-long lease. Assignments shift, so the terms should have some give. Ask about the minimum stay, how much notice you need to extend, and what happens if the assignment ends early or gets pushed back. Get the answer in writing so a change of plans does not turn into a dispute.
Documentation and billing
This is where HR and anyone getting reimbursed should slow down. The right paperwork up front prevents a mess at expense time.
- Itemized invoices that show rent, fees, and any taxes separately
- Whether the company can be billed directly, or the employee pays and submits for reimbursement
- A W-9 and a clear business name if your accounting team needs one
- What the quoted rate includes, so there are no surprise charges at checkout
Travel nurses, per-diem staff, and relocating employees sometimes need housing records to support a stipend or a tax home. Rules vary by situation, so confirm what you need with your employer, agency, or a tax advisor rather than guessing.
Location and commute
Distance to the worksite matters more than distance to anything else. A place that looks central can still mean a long drive at shift-change hours. Check the actual drive time between the home and the job at the times the person will travel, not just the midday number. For medical staff, closeness to the hospital or clinic is usually the whole point. For a relocating family, think about the daily route plus a grocery store and a pharmacy nearby.
Internet and space to work
Plenty of assignments involve charting, calls, or remote work after hours, so treat connectivity as a requirement rather than a bonus. Ask whether internet is already active on move-in, and roughly how fast it is. Then look for a real place to work: a desk, or at least a table and a chair in a quiet spot. A home with nowhere to sit and focus wears thin quickly.
Parking
Confirm parking before you arrive, especially for anyone driving to a job with fixed hours. Ask whether a space is included, whether it is assigned or shared, and how many vehicles the home can handle. A second worker or a visiting family member can change that answer.
Questions to ask before you sign
If you keep only one part of this corporate housing checklist, keep this short list and get each answer in writing:
- What exactly is furnished, and are all utilities and internet included?
- What is the minimum stay, and how do extensions or early move-outs work?
- Can you provide itemized invoices and bill the company directly?
- How long is the commute to the worksite at the hours I will drive it?
- Is there parking, and a quiet place to work?
Libema rents furnished, move-in ready homes in the Orlando area by the month, and we are used to working with HR teams, relocation coordinators, and the people who move in. If you are lining up a stay for an assignment or a transfer, tell us the dates and the worksite and we will help you check availability.
Seeing the checklist against real houses
A checklist reads fine in the abstract. It helps more once you can see it against an actual house. Six of our thirteen homes are tagged for corporate and business stays, and looking at three of them side by side shows what furnished and move-in ready mean once you get past a listing description. None of the three is large in the way a corporate apartment complex is large. Each is a whole single-family house with its own kitchen, its own laundry and its own front door, which is the trade Libema makes for a company or a relocating employee instead of a hotel suite.

The Amelia House sits on the Parramore edge of downtown, about 7 minutes from both downtown Orlando and Creative Village by road, with a fenced backyard, a private concrete driveway and a dining area that seats four, a fit for one employee or a couple on a relocation. The Head Avenue House in Pine Hills is the largest of the six, six bedrooms and three bathrooms that sleep up to fifteen, with full-size laundry and a desk built into one bedroom, which suits a project team that needs separate rooms under one roof and one agreement. The Meet & Play House in Malibu Groves is the newest build in the portfolio, with desks in two bedrooms, an attached garage and a game room, a fit for a small remote team or a single employee who wants a quieter, newer house.
None of that is guesswork on our end. We track a fenced yard, a full-size washer and dryer, a garage or a carport, a desk, a screened porch and several other details for each of the thirteen homes individually, because a corporate stay matched to the wrong house on a general description is exactly the kind of problem a checklist is supposed to prevent. Tell us the worksite and how many people are coming, and we point you to the specific homes that fit.
Amenities that differ from house to house
Furnished and move-in ready is a portfolio-wide promise. The specific amenities behind it are not, and a coordinator vetting a house for a colleague should ask about the exact one, since it does not carry across all thirteen. A fenced yard is documented at eight of the homes, among them Amelia’s Arena Retreat, The Clue House, Piedmont and WinterPark Home, which matters if the employee is bringing a dog. Full-size, in-unit laundry is documented at four: The Clue House, Fruit Tree Home, Cozy Home and Wekiwa Home. Elsewhere the washer and dryer are still on site, just not necessarily full-size.
Parking follows the same pattern. Meet. Play. Stay. and Entertainment Home have an attached garage; City and Stadium Sanctuary Vibes has a carport under a live oak; Piedmont has a concrete parking pad that fits several vehicles, useful for a crew or a team that arrives in more than one car. A desk is built into a bedroom at only two homes, The Clue House and Meet. Play. Stay., both also tagged for remote work. A game room shows up at three: Piedmont, Meet. Play. Stay. and Entertainment Home. Ceiling fans are documented at eleven of the thirteen homes, missing only from Meet. Play. Stay.. A screened porch is documented at one, WinterPark Home, worth asking about if the plan includes eating outside without the bugs.
What does stay constant, whichever of the thirteen you book, is the baseline every home is set up with before a guest arrives.
Exact inclusions vary a little by home and are confirmed in writing when you book.
Ask us to confirm which specific items apply to the house you are considering, in writing, before the employee packs a car. It costs nothing and it is the fastest way to avoid a surprise on move-in day.
Matching the house to the worksite
Orlando's corporate geography is not one office park, it is several clusters spread across the metro, and a house that is a short drive from one can be a much longer drive from another. Downtown Orlando and Creative Village, home to UCF's downtown campus and the EA game studio, sit close together on the edge of the city core. The Sand Lake Road corridor, where Lockheed Martin sits, is a separate cluster. The Orange County Convention Center, the destination for a trade show or convention team, is a further drive again. Ask which of these the employee's office or event sits in before you pick a home, not after.
Here is how the drive works out from every one of our thirteen homes to three of the clusters companies book us for most: downtown Orlando itself, Creative Village, and the Lockheed Martin campus on Sand Lake Road.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.
For a trade show or convention team, the drive that matters is the one to the Orange County Convention Center, a separate trip from downtown. It runs longer than the downtown drive from every home in the portfolio, which is worth knowing before a team assumes a house near downtown also puts them near the convention floor.
Setting up a workspace that actually works
Wi-Fi active on move-in day is the baseline; every home has it from day one as part of the standard booking terms. A real workspace is the part worth checking before you assume a kitchen table will do for a month of video calls. Two of the thirteen homes build a desk into a bedroom: The Clue House, where the desk sits in a bedroom furnished with two beds, and Meet. Play. Stay., where two separate bedrooms each have their own desk and office chair.

That distinction matters for a hybrid role or a remote employee sent to Orlando for a full season of video calls. A desk in a shared living room works for an evening; it wears thin across thirty days of calls at different hours than whoever else is in the house. If the stay is for a single employee working remotely part of the week, or a small team that will each be on calls at the same time, ask specifically whether the bedrooms have a desk or only a table, and how many of them do.
Housing more than one person on the same assignment
A corporate stay is not always one employee. Relocation packages sometimes cover a couple or a family, and a project or an install crew can run three or four people on the same job for a month. The agreement and the rate are for the whole house, not per person or per room, which is worth knowing when you compare our monthly rate against a per-diem hotel rate that gets quoted per head. The Head Avenue House sleeps up to fifteen across six bedrooms, the Dollins House sleeps thirteen across four, and the Meet & Play House sleeps nine across three. The Londonderry House sleeps up to eight across three bedrooms, with a bunk room that holds two sets of bunk beds for a crew that does not mind sharing a room.
On the paperwork side, the agreement can be written to the company, a staffing or relocation agency, or an insurer, with the employee named as the occupant rather than the party paying. We invoice monthly in the company's name, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy, a document some corporate vendor files ask for that a standard rental listing will not have ready. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front while that paperwork gets set up.
If your company uses a vendor-onboarding form or a standard W-9 template, send it with the inquiry and we will complete it, which is faster than leaving your team to chase us for it later.
One of the reviews on our site describes almost exactly this kind of trip. Carolyn, who stayed at the Katherine House in March 2025, wrote: 'A few of my colleagues and I had the pleasure of staying here for a work trip to the Orlando area. The location was perfect for us. The place was beautiful and just what we needed for our short stay. Michelle was amazing as well. She goes above and beyond in regard to communication to ensure our stay went smoothly from check-in to check-out.' WinterPark Home carries 59 reviews at a 4.79 rating; the full set for every home is on our reviews page.
Extensions and a change of plans
Corporate timelines shift more than a listing calendar accounts for. A project gets extended, a start date slips two weeks, or a relocating employee needs a second month while they close on a house. Extensions run by the month here: tell us as soon as you know a stay is running long, and we will extend the written agreement for another month.
If the assignment moves the employee to a different part of the metro partway through, tell us and we will tell you which of our homes near the new location are available for the following month. It will not always be possible on short notice across a thirteen-home portfolio, which is exactly why flagging a change as soon as you hear about it matters more than waiting for the calendar to force the question.
None of this requires a new application. A short email with the new dates, or the new worksite, is enough for us to tell you what is available, the same paperwork you would have used to book the stay in the first place.
Daily life during the stay
A relocation coordinator booking on someone else's behalf usually gets one question back: what is actually around the house. From Amelia’s Arena Retreat and Fruit Tree Home on the downtown edge, the answer includes two SunRail stations, LYNX Central and Church Street, and the free LYMMO bus that circulates the core, which means a downtown-based employee can leave the car parked more days than not. The compact Publix at The Paramount on Lake Eola is the closest grocery store to that cluster, and the Downtown Orlando YMCA on North Mills Avenue is the closest full gym with pools.

From Meet. Play. Stay. in Malibu Groves, daily life runs differently. It is a drive-everywhere part of west Orlando, with the MetroWest restaurant corridor on South Hiawassee Road and Valencia College's West Campus a few minutes south on Kirkman Road. SR-408 is tolled, so a SunPass or E-PASS transponder is worth having for a stay of a month or longer instead of paying a higher rate by plate every time. Our local area guides cover each cluster of homes in more depth than a single paragraph can.
More questions worth adding to the list
The five questions already on this page cover the basics. A few more come up specifically on corporate and relocation bookings, and they are worth asking early, before the paperwork is finalized.
- Is the exact address available before travel? Six of our thirteen homes publish a street address; the other six publish the neighborhood and zip code, with the exact address shared at booking. Either way, whoever is named on the agreement, the coordinator or the employee, gets the address in time to arrange a badge, a delivery or a moving truck.
- Who gets the door code? Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or the key location go out a few days before check-in. Tell us if that note should go to the traveling employee directly rather than to whoever booked the stay.
- What is the deposit, and when is it due? The monthly rate, the deposit and the pet policy are all confirmed in writing when you inquire; we do not publish them because they vary by home and season.
None of these questions is complicated on its own. Taken together with the checklist above, they are the difference between booking a house that happens to be available and booking the one that actually fits the assignment, the team and the paperwork your company already runs on. Two of our other guides go deeper on adjacent parts of this: a coordinator's checklist for booking on someone else's behalf, and a full rundown of what a furnished monthly rental usually includes.
