Temporary housing for insurance and displacement stays
When your home is being repaired, a whole furnished house keeps your family together, not a hotel room.
Florida families displaced by storm, fire, or water damage are often covered for Additional Living Expense (ALE), the cost of comparable temporary housing while repairs happen. A furnished single-family home is a natural fit: room for the whole family, a kitchen, and a sense of normal life. Libema works with families and adjusters on clear, documented monthly stays.

A week by week look at a displacement stay
Water damage, a fire, a fallen tree, a pipe that lets go inside a wall: the cause is different every time, but the first questions from a displaced family are almost always the same three. How fast can we move in? What will our adjuster need in writing? And how far will we end up from our own street, our kids' school, and our jobs? We answer those before anything else, because they decide whether the next few weeks feel manageable or not.
The process itself is short. You tell us your zip code, your household, and the general repair timeline your contractor or adjuster has given you, even if it is only a guess. We point you to two or three of the nine homes that fit, with real photos and the exact drive time back to your own address. You confirm the monthly rate, the deposit and the pet policy in writing, sign a monthly agreement, and get arrival notes with the door code a few days before you move in.
On the day itself, you let yourself in and the house is already set up: beds made, kitchen cabinets stocked with cookware and dishes, washer and dryer ready to run. There is no second trip to a big-box store for towels and a coffee maker before the first night. The first week is mostly about getting a routine back: the same school run if you can manage it, a kitchen to cook in instead of a cooler in a hotel room, somewhere to unpack a suitcase without living out of it.
Most families also spend part of that first week back at their own address, meeting contractors and checking on the work, which is a large part of why the drive time back to your own street matters as much as the house itself. After that, a displacement stay runs one of two ways. Repairs finish on schedule and you give notice to move back home, or the contractor's timeline slips and the agreement extends by the month, with no new application and no second deposit to negotiate. Both happen constantly, and either one is handled with a short email.
One thing worth saying plainly: these are modest, renovated single-family houses in working-class and established Orlando neighborhoods. They are older houses, not new construction and not an extended-stay hotel suite. Every home page has a section called 'worth knowing before you book' that lists the plain parts of that specific house, and we would rather a family read it before booking than be surprised on move-in day.
The homes set up for a displacement stay
Nine of the thirteen houses in the portfolio are tagged for insurance and displacement stays, spread across five Orlando neighborhoods, so there is almost always one within a short drive of wherever your own home sits.

For a household of two or three, the 25th Street House in Holden Heights is usually the first one we suggest if your own home is near downtown or the hospital corridor: three bedrooms, two bathrooms, a full-size washer and dryer, and the shortest drive of the nine, about 5 minutes to Orlando Health / ORMC and 6 to downtown. The Amelia House in Parramore is the other downtown-edge option, a renovated four-bedroom with a fenced backyard and two updated bathrooms, about 7 minutes from downtown and 9 from AdventHealth Orlando.
For a bigger household, the Head Avenue House in Pine Hills sleeps up to fifteen across six bedrooms and three bathrooms, with a desk for working from home and full-size laundry, about 11 minutes from downtown and 12 from AdventHealth Orlando. The Piedmont House, in Washington Shores, sleeps fourteen across four bedrooms with three bathrooms and a concrete parking pad that fits several vehicles. The Dollins House, also in Washington Shores, sleeps thirteen on a shaded lot of mature oaks, about 7 minutes from both downtown and Orlando Health / ORMC.
Three more sit together in Pine Hills, close to the Central Florida Fairgrounds: the Entertainment House and the Cozy House are three-bedroom homes with simple, open layouts, and the Londonderry House adds a bunk room with two sets of bunk beds, useful for a family with kids or a crowded household. The Katherine House in Lockhart rounds out the group: a three-bedroom with a screened porch and a private driveway, the closest of all nine to AdventHealth Altamonte, about 12 minutes away.
Every one of the nine carries the honesty flags you would expect from a modest, older house: a compact bedroom here, a lawn that could use work there, one bathroom shared across a few homes. None of that is hidden. Each home page lists the plain parts alongside the real photos, so the house you book is the house you actually walk into.
The drive back to your own neighborhood
For most displaced families, distance is not about theme parks or attractions, it is about staying close enough to check on the repair work, keep the same school run, and keep the same commute to a job. Downtown Orlando, Orlando Health / ORMC and AdventHealth Orlando sit near the middle of the city, and the nine homes cluster close to all three, by road, without traffic.
Across the nine homes, the drive to downtown Orlando runs from 6 to 14 minutes, the drive to Orlando Health / ORMC runs from 5 to 16 minutes, and the drive to AdventHealth Orlando runs from 8 to 14 minutes. Orlando's rush hours add to the longer end of every one of those ranges, so a route that reads as an 8-minute drive on a Sunday afternoon can run longer at 8 a.m. on a weekday. That matters most if you are still driving your kids to their usual school or crossing town for a job you kept through the whole displacement, rather than starting over somewhere new.
The map below places each of the nine homes in its true compass direction from downtown Orlando, with the distance from the centre showing drive minutes rather than miles.

What is already in the house
When your own kitchen has been torn out for repairs, or water damage has taken the laundry room with it, the last thing a family needs is to furnish a second household from scratch. Every home in the portfolio comes with the same baseline, confirmed in writing when you book:
Exact inclusions vary a little by home and are confirmed in writing when you book.
The kitchen matters more than people expect on a displacement stay. Weeks of takeout add up, in cost and in how a household feels by the third week, and every home has a full kitchen: a stove, an oven, a full-size refrigerator, and cookware and dishes already in the cabinets. The washer and dryer sit in the house itself rather than down a hallway or across a parking lot, so laundry becomes part of a normal week again instead of its own errand. Wi-Fi is on from the day you arrive, which matters for kids finishing homework or logging into the same school portal they used before, and for anyone working from home while the repairs at your own address run their course.

Parking is a private driveway, carport or parking pad at every home, included at no extra charge, which matters if your household now has a second car, a contractor stopping by, or a moving pod sitting at the curb for a week. Bed and bath counts are the counts published in each home's own listing, and a sofa is never counted as a bed, so what you are told a house sleeps is what it actually sleeps.
Paperwork, billing and your insurance adjuster
A displacement claim runs on paperwork, and our agreement is built to slot into that process rather than fight it. It is a plain, written monthly contract that names the home, the dates, the rate and the deposit, so there is nothing to reconstruct from memory when an adjuster asks a question in month three of a claim.
The agreement can be written in different names depending on how your claim is structured: to you as the policyholder, to a relocation coordinator handling the case, or directly to the insurance company or a third-party adjusting firm, with your household named as the occupant. We invoice monthly and itemize every receipt, so it drops straight into a claim file without a follow-up email asking for a breakdown. For established insurers and adjusting firms, we can bill on net-30 terms under a signed agreement or a purchase order, with the first month paid up front, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. The first month is paid up front on every stay; net-30 billing applies to the months after that once the agreement or purchase order is signed.
What we do not do is publish a rate on the website. Every displacement stay is quoted individually, in writing, once we know the home, the household and the length of stay, so the figure your adjuster sees is the one actually confirmed, not an estimate pulled off a listing page. When a repair estimate slips and a stay needs to run longer than planned, the update is a short revision to the agreement, not a new application from scratch.
Groceries, parks and daily errands near these homes
Amelia’s Arena Retreat and Fruit Tree Home sit on the downtown edge, in Parramore and Holden Heights. The Publix at The Paramount on Lake Eola, at 400 East Central Boulevard, is the downtown grocery store, and there is a second Publix on South Orange Avenue closer to Holden Heights. Lake Eola Park, with its roughly one-mile sidewalk loop and a Sunday farmers market from 10 a.m. to 3 p.m., is a few minutes away, and the Downtown Orlando YMCA on North Mills Avenue has two pools if you want a normal gym routine while repairs are underway.

The Piedmont and Dollins Houses sit in Washington Shores, southwest of downtown. Nikki's Place, a soul food kitchen on South Orange Blossom Trail that has been open since 1999, is close by, and Lake Lorna Doone Park, rebuilt in 2021 just north of Camping World Stadium, has a walking loop, outdoor fitness stations, a splash pad and an inclusive, barrier-free playground.
The Head Avenue, Entertainment, Cozy, Londonderry and Katherine Houses cluster in Pine Hills, Rosemont and Lockhart in northwest Orlando. Presidente Supermarket on North Pine Hills Road and the Caribbean Supercenter on West Colonial Drive cover Latin and Caribbean groceries a few minutes from any of the five, and the Walmart Supercenter on West Princeton Street is the nearest full-size big box. Barnett Park, 159 acres on West Colonial Drive, has a free splash pad, playgrounds, walking trails and a recreation center, all open to the public at no charge. For a quick Caribbean meal on a night nobody wants to cook, Golden Krust at West Colonial and North Kirkman does Jamaican beef patties, jerk chicken and oxtail, a few minutes from the Pine Hills cluster.
What guests said about these homes
The reviews below are real, pulled verbatim from the homes' own Airbnb listings, with the reviewer's name and the month they stayed.
"I enjoyed our stay at Michelle's. Everything was clean and nicely decorated."
"Everything was great during our stay! Accommodated a large group of people and had no issues."
"It was a great place to stay. Beds were confortable and there was enough room for all of us"
"It was convenient and affordable. Great host!"
Angella, who stayed at The Clue House in August 2026, wrote: 'My stay was very good. Close to everywhere without the traffic. My family and I was safe and felt at home.' Staying close to the city while still feeling settled is what most of the families we house during a displacement are actually looking for, more than any single amenity.
Before you book, a short checklist
The families who have the easiest move-ins tend to sort these out before they inquire.
- The repair timeline. Even a rough one from your contractor or adjuster tells us whether to book one month or plan for an extension from the start.
- Your household size and any pets. The nine homes range from a compact three-bedroom to a six-bedroom that sleeps fifteen, and the pet policy and any deposit are confirmed in writing before you commit.
- How close you need to stay. Give us the zip code of your own address, your kids' school, or your job, and we will match the drive time.
- Who is paying and how. You directly, a relocation coordinator, or your insurance company. It changes whose name goes on the agreement and where the itemized receipts go.
- A car. Every home has private parking, but outside the downtown edge you will want your own vehicle for groceries, school runs and work.
- Your adjuster's contact details, if you have them. A claim number or an adjuster's name is not required to book, but it lets us reference it directly on the agreement from the start rather than adding it later.
- The plain parts. Read the 'worth knowing before you book' section on each home page. These are older, renovated houses in working-class neighborhoods, not new builds, and we describe them as they are.
Send us that list with your zip code and we usually come back the same day with two or three homes, real photos, and the exact drive time back to your own street.

Common questions.
Do you work with insurance adjusters?
Yes. We provide the documentation an adjuster needs and can coordinate directly on the details of the stay.
What is ALE / Loss of Use?
It's the part of a homeowner or renter policy that can cover comparable temporary housing while your home is uninhabitable. Check your policy or ask your adjuster what you're eligible for.
Can we extend if repairs take longer?
Yes. Extending a monthly stay is straightforward, which matters when construction timelines slip.
Are pets okay?
Tell us about your household, including pets, and we'll match you with a home that works.
Can the insurance company or a relocation coordinator pay you directly for the stay?
Yes. We can write the monthly agreement in the name of the insurer, a third-party adjusting firm or a relocation coordinator, with your household as the occupant, and invoice monthly. Established insurers and adjusting firms can be billed on net-30 terms under a signed agreement or purchase order once the first month is paid. We provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy.
What paperwork will we have for our ALE claim file?
A written monthly agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts you can hand straight to your adjuster. Nothing about the stay is verbal. If your policy or adjuster needs a specific format, tell us early and we will match it before the first month closes out.
Do we have to sign a full year lease like an apartment complex would ask for?
No. Our agreement is month to month, not a year-long lease, so you are not locked into paying past the day repairs finish and your adjuster closes the claim. You commit to the first month, then extend by the month for as long as the work runs, with no new application each time.
Which of the nine homes would fit a family of five or six?
The Clue House sleeps up to fifteen across six bedrooms, Piedmont sleeps fourteen across four bedrooms, and Game Day Getaway-Downtown Orlando sleeps thirteen across four bedrooms on a shaded lot of mature oaks. Tell us your household size and we will point to the two or three homes that make sense.
Our own house is near downtown Orlando. How close can we stay while it's repaired?
Fruit Tree Home in Holden Heights is about 5 minutes from Orlando Health / ORMC and 6 from downtown, the closest of the nine. Amelia’s Arena Retreat in Parramore and Game Day Getaway-Downtown Orlando in Washington Shores are both about 7 minutes from downtown too, so your kids' school and your own commute stay close to normal.
Is there room to park a second vehicle or a contractor's trailer while work is underway at our house?
Every home has private parking, a driveway, carport or parking pad, included at no extra charge. Piedmont has a large concrete parking pad that fits several vehicles, which is the one we point families to when there is a work truck or a trailer involved along with the family car.
Tell us your dates and what brings you to Orlando.
We'll point you to the homes that fit, usually the same day. Nights, weeks or months.
