About Pine Hills
Pine Hills is one of northwest Orlando's largest residential communities, west of downtown off Silver Star Road, Pine Hills Road and the SR-408 East-West Expressway. It is residential and unhurried, with the practical advantage of quick expressway ramps that put AdventHealth Orlando, Universal and the downtown campuses within a straightforward 11-to-17-minute drive. The Central Florida Fairgrounds and the Orlando Amphitheater sit on its southern edge.
Four of our homes are here, which makes Pine Hills the easiest place to house a big group across more than one house. The Clue House is a six-bedroom ranch that sleeps fifteen, with an in-home workspace and full laundry; Entertainment Home and Cozy Home are neighbors near the Fairgrounds, one with a games room and one with a simple open plan; and Downtown & Stadium Cozy Retreat has a bunk room for a family or a team.
Where Pine Hills sits in Orlando
Pine Hills sits on the northwest side of Orlando, built out along Silver Star Road and Pine Hills Road with the SR-408 East-West Expressway forming its southern edge. The zip code out here is 32808. The neighborhood took shape well before downtown Orlando's high-rises went up a few miles east, and the street grid still shows it: single-story concrete-block houses on generous lots rather than a newer subdivision layout. It is one of the largest residential communities on this side of the city, spread wide instead of packed tight, which is part of why four of our thirteen homes ended up here rather than just one.

The expressway is what makes Pine Hills work as a place to actually live for a month, not just pass through. SR-408 runs along the neighborhood's southern edge, and from there it is a straight run east into downtown Orlando and the hospital and arena district, or west toward Ocoee and the SR-429 beltway. The Central Florida Fairgrounds and the Orlando Amphitheater, at 4603 West Colonial Drive, sit right on that same southern edge, close enough that the Central Florida Fair each spring and the concerts that follow through the rest of the year are a short drive rather than an outing.
Getting around from Pine Hills
Run the numbers home by home and the four homes land close together. The Clue House is 11 minutes from downtown Orlando, 12 from AdventHealth Orlando, 11 from Health Central in Ocoee, 14 from Universal and 8 from Camping World Stadium. Entertainment Home and Cozy Home post nearly identical times: 11 to downtown, 13 to AdventHealth, 10 to Health Central, 14 to Universal and 8 to the stadium. Downtown & Stadium Cozy Retreat runs a few minutes longer on most routes, since it sits a little deeper into the neighborhood: 14 to downtown, 14 to Health Central, 17 to Universal and 11 to the stadium. AdventHealth Orlando is the exception: Londonderry's 12 minutes ties The Clue House and is a minute quicker than the Entertainment and Cozy houses' 13, since that side of the neighborhood lines up well with the AdventHealth exit off SR-408.
If your reason for being here is AdventHealth's Altamonte Springs campus rather than the main downtown one, add a little more time: 22 minutes from the Head Avenue, Entertainment and Cozy houses, and 18 from Downtown & Stadium Cozy Retreat, which sits closer to that side of the metro. Orlando International Airport runs 33 minutes from three of the four homes and 36 from Downtown & Stadium Cozy Retreat, so plan extra time around an arrival or a departure day. It is not the longest regular drive from this cluster, though. Walt Disney World runs 40 minutes from The Clue House, 39 from the Entertainment and Cozy houses and 42 from Downtown & Stadium Cozy Retreat; Nemours Children's Hospital in Lake Nona runs 37, 36, 36 and 39; and KPMG Lakehouse, also in Lake Nona, runs 35, 35, 35 and 38. All three destinations take longer to reach than the airport from every one of the four homes, so a theme-park day, a children's hospital appointment or a meeting out at Lake Nona is a longer trip than the ride to catch a flight.

SR-408 carries most of this traffic, so a slow stretch during the morning or evening commute adds a few minutes to every one of these times, the short drives included.
Groceries and everyday shopping
The corner of Pine Hills Road and West Colonial Drive is a real food destination, not just a place with a grocery store nearby. Presidente Supermarket, a Latin grocer at 2722 North Pine Hills Road right at Silver Star Road, has a cafeteria and a juice counter built into the store, so a grocery run can double as lunch. A few blocks south on West Colonial, Caribbean Supercenter at 5111 West Colonial Drive has anchored the neighborhood's Caribbean shopping for about forty years, and Enson Market at 5132 West Colonial Drive is a large Asian supermarket in the same stretch, inside the Chinatown plaza. A 2024 local news feature named Pine Hills one of Orlando's best corners for Caribbean, Asian and Latin groceries, and a week or a month of cooking here will show you why.

For a full-line American supermarket, the Walmart Supercenter at 3101 West Princeton Street is the closest big box to all four homes. The nearest Publix is a short drive south to Metro West Village at 2435 South Hiawassee Road, or west on Colonial toward Ocoee. Between the four stores, a month of cooking here is covered without leaving the immediate area.
Where to eat and get coffee
Eating well here means Caribbean and Latin food, and it is worth seeking out rather than treating as a fallback. Island Jam Caribbean Cuisine, at 2615 North Pine Hills Road, is a well-reviewed Haitian kitchen known for its griot and fried plantains. Golden Krust, at 5503 West Colonial Drive near North Kirkman, is the reliable stop for Jamaican beef patties, jerk chicken and oxtail. Beyond those two, Pine Hills Road and West Colonial hold a string of small independent Caribbean, Latin and West African kitchens, enough to work through several over a month-long stay.
For a wider menu, Brazilian food, Lebanese food, sushi or Colombian cooking, the restaurant row on South Hiawassee Road in MetroWest is about ten minutes south. Coffee is the one thing Pine Hills is light on: there is no real sit-down cafe scene here, and the local habit is a strong cup at one of the Caribbean bakeries along West Colonial, alongside a patty. If you want the laptop-and-latte kind of cafe, Mecatos Bakery & Cafe on South Hiawassee Road does Colombian coffee and pastries, and the independents on Edgewater Drive in College Park are a similar drive in the other direction.
Parks, gyms and pharmacies
Barnett Park, at 4801 West Colonial Drive, is the big park for this side of town: 159 acres run by Orange County, with a free splash pad that runs on a timed schedule through the warm months, playgrounds, walking trails, disc golf, and basketball and volleyball courts, plus a recreation center. It costs nothing to use and it is built with families in mind, not just joggers. The Silver Star Recreation Center adds a second public option nearby, with its own programs and a workout room.
For a gym membership, there is a 24-hour Planet Fitness on Silver Star Road toward Ocoee, and the usual chains, LA Fitness and EOS, run along West Colonial. If you would rather keep it simple and free for a month, both Barnett Park's recreation center and the Silver Star Recreation Center have fitness rooms and drop-in programs. Rene's Dynamic Sports Center, also on Silver Star Road, covers boxing and martial arts.
Pharmacies are easy to reach: the Walmart on Princeton Street, plus CVS and Walgreens along Silver Star Road and Pine Hills Road. If you need an emergency room, AdventHealth Orlando is the closer option to the east and Orlando Health Health Central in Ocoee is the option to the west; each home's own page lists the exact drive time from that house.

The Clue House earns its size. Six bedrooms and three bathrooms across a single story, renovated with a gray shaker kitchen, stone counters and a double-sink vanity bathroom, tile floors throughout, and a desk if someone in the group needs to work while everyone else is out. It used to run as a themed mystery-game house for groups, and a few bedrooms still carry that whodunit decor; on a quieter stay it reads as a big, plain house with room to spread out. The exterior paint and driveway show their age, typical for the block.
Entertainment Home is smaller, three bedrooms and two bathrooms, but built for downtime: a white sectional faces an electric fireplace TV wall, the kitchen island has its own seating, and a foosball table and table tennis sit in the living space. Counting the small bonus room, it sleeps up to eleven, and it has the only attached one-car garage among the four. The front lawn is patchy and the furnishings are plain, in keeping with the rest of the portfolio.
Downtown & Stadium Cozy Retreat is built to sleep more people than its bedroom count suggests: a king room, a queen room, and a bunk room with two sets of bunk beds, eight people in total behind one full bathroom with a marble-look walk-in shower and a half bath. The backyard there is still being worked on, so for now it is fine for walking a pet but not for hanging out in. It does not carry a review history on our site yet, unlike the other three Pine Hills homes.
Cozy Home keeps things straightforward: three bedrooms, a king, a room with two full beds, and a full bed, plus one bathroom, a white kitchen with a breakfast bar, and a dining table for four. The exterior is navy blue with white trim, photographed at dusk in the listing photos. One bathroom for three bedrooms suits a single family more comfortably than three separate travelers, and the home's own page says so plainly.
Who books a Pine Hills home
All four Pine Hills homes are tagged for family vacations, for insurance and displacement stays, and for contractor and work crews, which tells you most of what you need to know about who ends up here. A family on a theme-park week wants bedrooms and a kitchen more than a view. A household displaced by a home repair wants the same thing for longer, plus a washer and dryer that is actually in the house rather than down the hall. A work crew wants enough beds under one roof and parking that does not require a permit.
Three of the four, The Clue House, Entertainment Home and Downtown & Stadium Cozy Retreat, also work for group reunions, since between them they cover six, three and three bedrooms. Two of them, The Clue House and Downtown & Stadium Cozy Retreat, are set up for traveling sports teams, with the bunk room at Londonderry and the sheer bedroom count at Head Avenue doing the work. The Clue House is also the one home in this cluster tagged for a longer corporate stay or a remote worker who wants a desk, since it is the only one of the four with a dedicated workspace. Cozy Home is tagged for a relocation stay as well, so a household moving to the area without a home office to set up has two options here, not one.

Guests at Cozy Home say similar things about the location. Miriam, who stayed in February 2026, wrote: 'The home is in a good spot right in the middle of restaurants and stores. Good distance from Universal Volcano Bay.' That lines up with the groceries and restaurants described above: close to the everyday shopping and food, and still a reasonable drive to the parks.
Tolls, rush hour and getting around without a car
This is a drive-everywhere part of Orlando. LYNX buses run along Silver Star Road, Pine Hills Road and West Colonial Drive, but there is no SunRail station out here and no other rail option, so plan on having a car for the length of your stay.
SR-408 is tolled, on both the main lanes and the express lanes that continue through downtown, and Orlando's expressways bill by transponder or license plate rather than a toll booth. A SunPass or E-PASS transponder is worth setting up for a month-long stay, since it is the cheaper way to pay and it works on every toll road in the state, not just this one.
Rush hour adds more time to the longer routes than the short ones. The drive to Universal or to AdventHealth's Altamonte Springs campus, both already toward the longer end of the range for this cluster, is where you will notice the difference; the run to downtown or the stadium district rarely changes by more than a few minutes even at the worst part of the day. If your plans depend on a specific arrival time, build in extra room for SR-408 during the morning and evening commute.
