About College Park
College Park is a leafy, walkable neighborhood just northwest of downtown Orlando, built along Edgewater Drive with streets named for the colleges: Princeton, Harvard, Yale. Its little village of shops and restaurants, the Ivanhoe and Loch Haven cultural district next door, and its short hop to AdventHealth Orlando's main campus make it one of the most sought-after places to stay near the city center.
We do not currently keep a home inside College Park itself, but several of our furnished homes sit only a short drive away, on the downtown edge in Parramore and across northwest Orlando. Where College Park sits
College Park sits in zip code 32804, one of the more established, close-in addresses on the northwest edge of downtown Orlando. It is also the one neighborhood in our whole lineup where we do not keep a home of our own, and we would rather say that plainly here than have you find out after you have already picked out the neighborhood.
What sits around College Park is worth knowing anyway, because it shapes what a stay near here looks like. AdventHealth Orlando's main campus is the hospital this whole area is built around, and it is the reason most people ask about College Park by name in the first place. North of the neighborhood, Loch Haven Park gathers several of the city's cultural institutions on one set of grounds: the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage, with the Mennello Museum of American Art next door. A little farther out, Harry P. Leu Gardens is a fifty-acre botanical garden built around a lake, a different kind of afternoon than anything downtown offers.

None of that comes with a Libema address attached to it. What we can offer instead is proximity: three of our homes, on the downtown edge and across northwest Orlando, put College Park's shops, cafes and museums within a short drive. The next section works out exactly how short.
Getting to AdventHealth Orlando and around town
AdventHealth Orlando is the hospital College Park sits closest to, and it is the reference point for most of the driving math in this guide. From the Amelia House, the drive to AdventHealth Orlando runs about 9 minutes by road without traffic. From the Head Avenue House it is about 12 minutes, and from the Katherine House it is about 10. Across our whole portfolio, the drive to AdventHealth Orlando runs from 8 to 16 minutes, so all three of these sit inside that band rather than out at either edge.
The map below sets AdventHealth Orlando at the center and places each of our thirteen homes around it by compass direction and drive time. Amelia’s Arena Retreat sits to the south, on the downtown edge, reached off I-4 or SR-408. The Clue House and WinterPark Home both sit to the northwest, in Pine Hills and Lockhart, and come in off US-441 or the interstate depending on which side of that cluster you start from.

Downtown Orlando itself, just south of College Park, is about 7 minutes from Amelia’s Arena Retreat, 11 from The Clue House, and 13 from WinterPark Home, against a portfolio-wide range of 6 to 17 minutes. Camping World Stadium and the event district on the west side of downtown run 4 minutes from Amelia’s Arena Retreat and 8 from The Clue House, shorter than each home's drive to downtown. WinterPark Home sits farther out from that side of downtown: 15 minutes to Camping World Stadium, a couple minutes more than her 13-minute run to downtown Orlando itself. Universal Orlando runs from 14 minutes from The Clue House to 26 from WinterPark Home, with Amelia’s Arena Retreat at 16 in between, inside the portfolio's 12-to-26-minute band for that drive.
Groceries, food and coffee on Edgewater Drive
Edgewater Drive is College Park's main street, and it carries the neighborhood's own Publix, most of its restaurants, and nearly all of its coffee shops in one walkable run. If you are staying at one of the three closest homes and want a College Park evening, this is where you drive.

For dinner, Adriatico Trattoria on Edgewater Drive does old-school Italian, and Zeytin, at 4439 Edgewater Drive, is the Turkish kitchen in the same stretch. Christo's Cafe is the plain, dependable stop for breakfast and lunch. For more range on a given night, downtown proper and Church Street are a short drive south with a wider mix of restaurants and bars, and the Mills 50 district east of downtown holds the largest Vietnamese-American community in Florida. The pho and banh mi along Mills Avenue are the real thing, and Z Asian there has earned a Michelin Bib Gourmand.
College Park is also where the coffee shops cluster. Foxtail Coffee, at 3405 Edgewater Drive, is the roomy, laptop-friendly one. Cups & Pups Coffee, at 2413 Edgewater Drive, is dog-friendly and pours locally roasted Lineage beans. Tartine, at 2445 Edgewater Drive, is a small French cafe built around pastries. Downtown itself has its own scattering of independent cafes within a short walk or a ride on the free LYMMO bus.
For a bigger weekly shop, the Publix at The Paramount on Lake Eola, at 400 East Central Boulevard, is the compact downtown grocery, and there is another Publix on South Orange Avenue near Holden Heights. Every one of our homes has a full kitchen and stocked cookware, which is why groceries matter here in a way they would not on a two-night hotel stay: a month at WinterPark Home or The Clue House means real cooking, not takeout every night.
Parks, culture and the gym
Lake Eola Park is downtown's signature green space and the closest thing to a daily park for the three homes near College Park: a fountain, the resident swans, pedal-powered swan boats you can rent for about $15 a half hour Tuesday through Sunday, an amphitheater, and a sidewalk loop that runs roughly a mile around the water. Its Sunday farmers market runs from 10 a.m. to 3 p.m. on the southeast corner, with food stalls, local makers, a beer garden and live music.
North of downtown, Loch Haven Park is the cultural cluster College Park sits beside. The Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage share the grounds, with the Mennello Museum of American Art next door.

A little farther out, Harry P. Leu Gardens is worth an afternoon if what you want is quiet rather than a museum floor. For a workout, the Downtown Orlando YMCA, at 433 North Mills Avenue, has been the area's full-service gym since the 1960s, with two pools, a sauna, courts and a full class schedule. Boutique studios and chain gyms are scattered through downtown and the Mills 50 edge, and Lake Eola's loop is the free everyday option if a formal gym membership is not what you want for a short stay. For pharmacies, downtown carries a Publix pharmacy at Lake Eola along with a CVS and a Walgreens within a few blocks.

The Amelia House, on the Parramore edge of downtown, is a four-bedroom, two-bathroom house that sleeps 8. It has a fenced backyard with mature shade trees, a private concrete driveway, and one bedroom with its own attached bathroom. Of the three, it sits nearest downtown and Camping World Stadium, at 7 and 4 minutes. Like the other two homes in this cluster, it publishes a street address rather than a neighborhood-and-zip listing: 3013 W Amelia St.
The Head Avenue House, in Pine Hills at 677 Head Ave, is the largest of the three: six bedrooms, three bathrooms, and room to sleep 15. It has full-size in-unit laundry, ceiling fans in every room, and a desk for working from home, which suits a crew or a family that needs more than one or two rooms. It started out as a themed mystery-game house for group stays, with bedrooms styled after characters from a classic whodunit board game, but on a work or relocation stay it works as a big, quiet six-bedroom house.
The Katherine House, in Lockhart at 518 Katherine Ave, is a three-bedroom, one-bathroom home that sleeps 8, with a screened porch, a private concrete driveway, and a community park with a playground and courts a short walk away. It is the closest of our homes to AdventHealth Altamonte Springs, worth knowing if your assignment has you floating between AdventHealth campuses instead of staying at the Orlando flagship.
Each of these three is a modest, older Orlando house, and we would rather you know that going in. Amelia’s Arena Retreat has a compact galley kitchen and one bedroom furnished plainly, with an exposed bed foundation; its exterior stucco shows some patching, and the yard is grassy but a little overgrown in spots. The Clue House is an older concrete-block home in a modest northwest-Orlando neighborhood, and a few bedrooms still carry novelty escape-room wall decor left over from its mystery-game days. WinterPark Home sits on an older, close-set block where homes stand near each other, and its exterior roof trim shows some peeling paint. Every home page has its own list of the plain parts, so you can see exactly what you are getting before you book.
Who ends up staying near here
The three homes nearest College Park attract a similar mix of guests, and it comes down to AdventHealth Orlando more than anything else. Travel nurses and other clinicians on assignment are the largest group; all three homes are tagged for travel nurse and medical stays, and the driving math above explains why: each one lands inside a 9-to-12-minute run to the campus.
Behind them are families and professionals in the middle of a move. All three homes are also tagged for relocation and long stays, useful if a month near College Park is how you plan to find a permanent address before you sign a lease you have never seen in person. WinterPark Home is additionally tagged for insurance and displacement housing and for families with someone in treatment nearby, which fits a location this close to a major hospital system. The Clue House, with its six bedrooms, is the one crews and bigger groups book when a project or a family reunion needs more than a couple of rooms, and its desk and full-size laundry suit a longer corporate stay just as well.

At Amelia’s Arena Retreat, Daniel, who stayed in April 2026, wrote: 'Very good location and access to house was perfect. Only qualm was the blankets were a bit too thin and scarce for us so make sure to bring something warm. Other than that it was super clean and the perfect stay we were expecting.' At The Clue House, Angella, who stayed in August 2026, wrote: 'My stay was very good. Close to everywhere without the traffic. My family and I was safe and felt at home.' Both point at the same thing this cluster is built around: a short, predictable drive without downtown traffic.

Tolls, rush hour and getting around without a car
I-4 and SR-408 are the two roads that matter for any of these three homes, and both are tolled by transponder or license plate, so a SunPass or E-PASS is worth having if your stay runs more than a week or two. Orlando's rush hours add time to the longer routes on this list, Universal Orlando and Orlando International Airport among them, more than they add to the short hospital run.
If you would rather leave the car at the house for a downtown evening, the Amelia House is close enough to lean on transit for that trip: two SunRail stations, LYNX Central and Church Street, plus the free LYMMO bus that circulates the downtown core all day. College Park itself is a further drive up Edgewater Drive from either station, so plan on a car or a short rideshare for that last stretch. The Clue House and WinterPark Home, both in northwest Orlando, are a drive-everywhere proposition; there is no rail line out that way, though LYNX buses run the main roads.
