03How our homes fit

Our homes are 18 to 30 minutes north of International Drive by road. Fruit Tree Home, Amelia’s Arena Retreat and Piedmont are the closest. The trade for the commute is a whole house at a residential-neighborhood price.

04The drive to the corridor from each cluster

Rosen Hotels & Resorts runs its properties along International Drive and Universal Boulevard. The drive from any of our thirteen homes to this corridor runs longer than the drive to downtown Orlando or to Orlando Health / ORMC, the two closer-in stops for most of our homes, so it helps to see the minutes home by home, beyond the single published range. It is not the longest drive on our list, though: Walt Disney World, the USTA National Campus and Nemours Children's Hospital in Lake Nona all run longer than Rosen for every one of our thirteen homes. From Fruit Tree Home in Holden Heights it is about 17 minutes to Rosen Centre and 18 to Rosen Shingle Creek. Amelia’s Arena Retreat in Parramore and Piedmont in Washington Shores both run about 19 minutes to either property, and City and Stadium Sanctuary Vibes, also in Washington Shores, is close behind at 18 and 19. Out in the northwest, The Clue House, Entertainment Home and Cozy Home run 20 to 22 minutes, Downtown & Stadium Cozy Retreat about 23 to 24, and WinterPark Home and Wekiwa Home run about 25 to 30.

I-4 and SR-408 carry most of this drive, the same two roads that connect our homes to downtown and the hospitals on their shorter trips. SR-408 is tolled by transponder or by plate, so anyone driving the corridor several days a week for a few months does better setting up a SunPass or E-PASS in the first week than paying the plate rate on every trip.

Hotels run around the clock, so a shift on this corridor is not always a nine-to-five drive. A morning start out to the corridor runs against the heavier flow of commuters coming into downtown and the residential neighborhoods, and an evening drive home runs against the flow leaving the tourist corridor for the day. A closing shift or an overnight changeover meets lighter traffic in both directions. None of that changes the minutes above, which are typical road-routing times without traffic, but it is worth building a few extra minutes into a first week on a new schedule until you know how your own shift plays against the corridor's rush.

05Where the homes sit around the corridor

The map places each of the thirteen homes by its drive time from the corridor, with the distance from the center scaled to those same minutes. The homes cluster in two bands: a closer-in group on the downtown edge and the west side, and a farther-out group in the northwest, matching the ranges in the table and the chart on this page. The Holden Heights and Parramore homes, just south of downtown and on its western edge, sit closer to the center than the cluster out in the northwest. The Washington Shores homes and Meet. Play. Stay. in Malibu Groves, on the west side, run a similar distance to Holden Heights and Parramore. The Pine Hills, Rosemont and Lockhart homes are out to the northwest, and WinterPark Home, in Rosemont, and Wekiwa Home, in Hiawassee, run 25 minutes or more to both properties.

The two numbers track each other closely for every home in the portfolio. Nowhere in the twelve does the gap between the two destinations run more than about two minutes, so a reassignment from one property to the other on the corridor should not change which home makes the most sense for you. It is also a useful reference for a relocation coordinator or an HR contact comparing homes before booking, since the same table covers both destinations without pulling up two separate pages. Rosen Plaza sits on the same stretch of International Drive as the other two properties, so a look at either destination in the table gives a fair sense of the commute to any Rosen hotel on the corridor.

07A month of hospitality work near the corridor

Rosen Hotels & Resorts is Orlando's largest independent hotel company, with about 4,000 people across its properties. A company that size generates a steady run of guests who need housing for a month at a stretch: management trainees and hospitality interns coming through a training program, convention and event staff brought on for a seasonal stretch, corporate and project staff assigned to the corridor for weeks at a time, and contractors working a renovation cycle at one of the hotels.

Each of those stays has a different shape but the same practical need: a place to land for a defined stretch of weeks or months without signing an apartment lease or living out of a hotel room on a corporate card. A pair of interns on the same program can share a bedroom-heavy house and split one rate; a solo project employee can take a smaller home and work from the kitchen table in the evenings; a renovation crew can park its trucks in a driveway or on a parking pad and cook dinner together after a long day on site. The written agreement runs by the month, and if a project or a training rotation runs longer than planned, extending is a matter of telling us before the current month ends.

The three homes closest to this corridor sit in two of our more established clusters, and both have their own places to shop and eat over a longer stay. Near Amelia’s Arena Retreat and Fruit Tree Home, the Publix at The Paramount on Lake Eola is the compact downtown grocery store, and College Park's Edgewater Drive, a short drive north, has Foxtail Coffee and Cups & Pups for a laptop-friendly cafe or a dog-friendly one. Near Piedmont in Washington Shores, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, and the Walmart Supercenter on West Princeton Street covers a bigger weekly shop.

Lake Eola Park downtown and Lake Lorna Doone Park by Camping World Stadium both have a walking loop, and Lake Eola adds a Sunday farmers market, an easy way to spend an evening off between shifts. The Downtown Orlando YMCA on North Mills Avenue has two pools and a full class schedule, and the closest hospital, Orlando Health / ORMC, sits minutes from both the Amelia and 25th Street houses if a health need comes up during a longer stay.

08The homes that work best for this drive

Three of our homes are the ones we point most hospitality guests toward for this corridor. The 25th Street House in Holden Heights runs about 17 minutes to Rosen Centre and 18 to Rosen Shingle Creek. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site, a screened front porch and keyless entry, and it carries 142 Airbnb reviews at a 4.83 rating. Its bedrooms are small, which fits a solo trainee or two colleagues sharing well, and works for a family of four without much extra room. The kitchen has been updated with quartz-look counters and stainless appliances, so cooking a full meal after a closing shift is straightforward.

The Amelia House in Parramore runs about 19 minutes to either property. It has four bedrooms, one paired with its own attached bathroom, a fenced backyard with mature shade trees, and a private driveway, a workable setup for two people on different shifts. The Piedmont House in Washington Shores is also about 19 minutes out; it has four bedrooms, three bathrooms, a large concrete parking pad that fits several vehicles, and a game corner with a foosball table, an easy fit for a crew of contractors or a group of trainees who want a common room after work.

Any of the thirteen can work for a smaller party willing to add a few minutes to the drive. The Dollins House and the Sunset Lake House, both also in Washington Shores, run about the same 18 to 20 minutes as the three above; the table and the chart earlier on this page cover the rest of the thirteen.

09Billing a hospitality assignment

Billing follows the same written agreement we use for every monthly stay: one clear rate, a signed agreement naming the home and the dates, and itemized receipts. If a training program, a staffing agency or the hotel company itself is arranging and paying for the housing, we can invoice that organization directly, write a monthly invoice in its name, and provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy. Net-30 terms on a signed agreement or purchase order are available to an established company, agency or insurer, with the first booking paid up front. An individual trainee or intern paying their own way books the same way any guest does, with the rate and deposit confirmed in writing before arrival.

Renovation contractors booking a crew house pay the same way a corporate team does: one flat rate for the whole house, covering everyone staying under it. Extensions run by the month; if a project, a rotation or a seasonal assignment on the corridor stretches past its planned end date, tell us before the current month is up and we will hold the following month where we can.

10Around Rosen's corridor

Rosen Shingle Creek, Rosen Centre and Rosen Plaza sit along International Drive and Universal Boulevard. Can a hospitality intern or trainee extend their stay if the program runs longer than planned?

Yes. Extensions run by the month. If a training rotation, a seasonal assignment or a renovation project on the corridor stretches past its planned end date, let us know before the current month ends and we will hold the following month for you where we can, on the same written agreement you started with. This is the same policy we use across every assignment we house, not a special case for the hospitality industry.

Are any of the homes near this corridor pet-friendly?

Several of our homes accept pets. The policy and any deposit are confirmed in writing before you commit, and pet-friendly availability varies from house to house. Tell us when you inquire that you are traveling with a pet, along with the corridor or campus you need to be near, and we will point you to a pet-friendly home that also fits your assignment.
