Meet. Play. Stay. is the newest-built home in the portfolio, and the layout shows it: one open living, kitchen and dining space, three bedrooms down a short hall, and a separate game room that earns the name on its own door. The living room centers on a fireplace TV wall behind a large sectional, with cream walls, gray trim and black-framed windows that let in a lot of daylight. The kitchen picks up from there with an island that has its own seating facing the living room, and a dining table for six sits a few steps away, so a family or a small group can cook, eat and watch a game without splitting into separate rooms.

Off the kitchen, the game room is a full room, not a corner of one: a full-size pool table anchors it, a dart board hangs on one wall, and a second table sits ready for cards or a laptop. The space uses colored LED cove lighting as a game-room touch, brighter and more playful than the plainer finish through the rest of the house. Two of the three bedrooms have a desk and an office chair, useful when two people staying together both need to log on during the day. Both bathrooms have walk-in tile showers, and a laundry room off the kitchen holds the washer and dryer, so a month of scrubs, work clothes or kids' uniforms goes straight into the machine at home.

Outside, a covered front porch and a covered back patio with wicker seating give you two places to sit besides the living room, and the fenced backyard already has a cornhole set out on the grass. The lawn is plain and a little young, since the house itself is newer construction, so plan on grass for cornhole and games, not a finished garden. A portable crib is available on request, and the attached garage adds covered parking on top of the porch and the patio for anyone who wants a car out of the weather.

The third bedroom is furnished more simply, without a desk, which makes it the natural room for a guest who is here to rest rather than to log on. Closet space is built into each bedroom, and the dining area sits under its own light fixture a few steps from the kitchen island, close enough that setting the table does not interrupt whoever is cooking. Between the three bedrooms there are four beds in total, and the house sleeps up to nine altogether once the whole group is in for the night.

07Who this house suits

Sleeping up to nine across three bedrooms and two bathrooms, Meet. Play. Stay. fits a family with kids, a small group of friends, or two or three working adults sharing for a month. The pair of desk bedrooms makes it a genuine option for remote workers who need to be online during the day, and the attached garage and in-house laundry keep a longer stay workable instead of makeshift. Corporate teams of two or three land here for the same reason: each person can claim a bedroom with a desk, and the game room gives the evenings somewhere to go besides a hotel bar.

On the leisure side, this is one of the homes we point groups and reunions toward when the group wants a house to spend time in, not just sleep in, and it is a regular pick for family theme-park trips built around Universal, since a pool table and a dart board give kids something to do back at the house after a park day. Smaller traveling teams and families booking around a tournament fit too, though three bedrooms suits a smaller party than the four- and six-bedroom homes elsewhere in the portfolio.

The three points worth weighing before you book: the yard is young grass since the build is newer, the game room's colored lighting is a style choice built into the room, and the furnishings across the house lean practical over dressed up. Guests who come back for a second stay, which happens here, tend to be the ones who came for the game room and the desks in the first place. 08Around the Meet & Play House

Meet. Play. Stay. sits in Malibu Groves, a residential pocket of west Orlando between Kirkman Road and Pine Hills Road, south of the Central Florida Fairgrounds and Old Winter Garden Road. It is one of the six homes in the portfolio where we publish the neighborhood and zip code instead of the street address; the exact address arrives with your booking confirmation. Position is the point of this location: downtown Orlando is about 9 minutes away on SR-408, Universal is about 12, and Valencia College's West Campus and the MetroWest office corridor are each about 7 minutes south on Kirkman Road.

For groceries, the pick from this house is the newer Publix at Metro West Village on South Hiawassee Road or the Publix on South Kirkman Road, both close by. For dinner, the MetroWest restaurant corridor on South Hiawassee Road covers a lot of ground: Tacos Don Andres for birria, Habibi Lebanese Grill for shawarma, a sushi spot, Marco's Pizza, and Teak Neighborhood Grill off Kirkman Road for a burger and a weekend brunch. Mecatos Bakery & Cafe on South Hiawassee is the closest sit-down coffee, doing Colombian pastries alongside the coffee.

Camping World Stadium is about 6 minutes away, and the Central Florida Fairgrounds, which hosts the Central Florida Fair each spring and a concert calendar through the year, is about 4. Downtown's Lake Eola Park, with its sidewalk loop and Sunday farmers market, is about 11 minutes east. Kirkman Road and SR-408 handle most of these trips, and Universal is a straight run southwest on Kirkman from this particular house. You will want a car for the stay, though the trips themselves are short. SR-408 is a toll road collected by transponder or by plate, and a SunPass or E-PASS is worth setting up if you are here long enough to make more than a handful of runs downtown.

09The drive to work, the hospitals and the parks

These are typical road-routing times without traffic; Orlando's rush hours add to the longer routes, especially anything that touches I-4. From Meet. Play. Stay., Orlando Health / ORMC is about 10 minutes, Arnold Palmer and Winnie Palmer are about 11, and AdventHealth Orlando is about 12, so a clinician on assignment at any of the three downtown hospital campuses has a short, mostly SR-408 commute. Health Central in Ocoee is also about 10 minutes, and AdventHealth Altamonte is about 22.

Outside healthcare, Valencia College's West Campus and the MetroWest office corridor are each about 7 minutes, Orange County's administration building and the Orange County Public Schools headquarters are each about 10, and Westgate Resorts' headquarters is also about 10. Darden Restaurants' headquarters and the Rosen Centre offices on International Drive both run about 18 minutes, Rosen Shingle Creek is about 20, and Travel + Leisure Co.'s headquarters is about 20 as well. Lockheed Martin on Sand Lake Road is about 15 minutes.

For time off, Universal Studios is about 12 minutes and Epic Universe is about 16, while Walt Disney World is about 38, which makes this a house on the city side of Orlando with a shorter everyday drive and a longer trip on the days you actually go to the resort parks. Wekiwa Springs State Park is about 24 minutes north, the Orange County Convention Center is about 19 for anyone in town for a trade show, and Orlando International Airport is about 31.

A few more for context: The Mall at Millenia is about 13 minutes, ICON Park and International Drive are about 16, SeaWorld Orlando is about 25, and the Orlando Vineland Premium Outlets are about 24. Winter Park's Park Avenue is about 15 minutes, and Rollins College is about 18. Full Sail University in Winter Park is about 20 minutes, useful for anyone visiting a student there, and Nemours Children's Hospital in Lake Nona, on the far side of the metro, is about 35.

10A typical stay here

A day usually starts in the kitchen. The island has enough counter and seating that breakfast does not need the dining table, though the table for six is there once the whole house sits down together. If you are working, one of the two desk bedrooms gets claimed early and stays that way for the length of the stay; the other becomes the quiet spot for a call or a deadline. The rest of the house is built for the hours after the laptop closes.

The game room is where an evening actually happens. A pool table, a dart board and a second table for cards mean the house does not need a plan for a Tuesday night, and the room's colored LED cove lighting is part of that look once the sun goes down. Outside, the covered back patio with its wicker seating works for a coffee in the morning or a drink once the kids are down, and the fenced yard with its cornhole set covers the daylight hours when the weather cooperates.

For a family with a theme-park trip on the calendar, the pattern tends to be an early start for Universal or Epic Universe, about 12 and 16 minutes away, and an evening back at the house instead of a long dinner wait on International Drive. For a small work team or two remote workers, the desks and the 7-minute run to the MetroWest offices or Valencia West keep the middle of the day simple, with the game room taking over once the workday ends. For a group in town for something at Camping World Stadium or Inter.co Stadium, 6 and 9 minutes away, the trip runs the same way in reverse: a short drive out, then back to the pool table to talk it over.

Grocery runs settle into a rhythm too: the Publix at Metro West Village or the one on South Kirkman Road covers most weeks, with the MetroWest restaurant row on South Hiawassee Road standing in for the nights nobody wants to cook. Laundry stays simple since the machine is in the house, so towels and everyday clothes get washed the same day without a trip to a coin-op machine somewhere else.

12Booking the Meet & Play House

This house books three ways. A stay of a month or longer runs on a written agreement directly with Libema, naming the home, the dates, the rate and the deposit, with itemized monthly receipts; the agreement can be written to a company, agency or relocation coordinator if that is who is paying, with net-30 terms available to established companies, agencies and insurers on a signed agreement or purchase order (the first booking is paid up front). A shorter stay, a week or a handful of nights, runs through the house's Airbnb or Vrbo listing, or you can reach us directly at (954) 793-1171 or libemapropertiesllc@gmail.com.

The monthly rate, the deposit and the pet policy are confirmed in writing when you inquire; rates are never published, since what a month costs depends on the dates and the length of stay. Several of our homes take pets, and whether this one does, and on what terms, is part of that same written confirmation before you commit. Extensions run month by month: if a project, an assignment or a house search runs long, tell us before the current month ends and we will hold the following month where we can.

Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or key location arrive a few days before check-in.
