Orlando Health is the region's other anchor health system, with almost 29,000 employees and a downtown campus that includes ORMC, the Level I trauma center, Arnold Palmer Hospital for Children and Winnie Palmer Hospital for Women and Babies. Because the campus sits just south of downtown, housing on the city's west and south edges puts a clinician five to ten minutes from the door.

For Health Central in Ocoee, the Pine Hills and Hiawassee homes are the closer set.

03How our homes fit

Nurses tell us the same three things matter: private parking after a night shift, a real kitchen, and a quiet bedroom with blackout curtains. Every home has the first two; most have the third. The monthly agreement and receipts are formatted for a housing stipend.

04Getting to the downtown campus

Across our thirteen homes, the drive to Orlando Regional Medical Center runs from about 5 minutes to about 18, and the drive to Arnold Palmer Hospital and Winnie Palmer Hospital runs from about 4 minutes to about 19, all by road and without traffic. The three homes on this page sit at the short end of both ranges: Fruit Tree Home in Holden Heights, and Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes in Washington Shores. Two corridors carry most of that traffic. SR-408 runs east into downtown from the west side of the metro, and I-4 is the other route in, useful when a trip continues past downtown to another part of the metro, so a trip from a west Orlando home usually picks up one road and connects to the other.

From Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes in Washington Shores, the run into downtown by SR-408 or I-4 typically takes seven to twelve minutes, and both homes on this page in that cluster sit at the shorter end of that range. From Fruit Tree Home in Holden Heights the drive is short enough that surface streets do the job as well as the expressway does, and I-4 access from that side of downtown is already quick if a shift or an errand takes you further across the metro.

05Health Central and Dr. P. Phillips Hospital

Orlando Health also runs community hospitals away from the downtown campus, and a rotation or a per-diem shift can land at one of them instead. Health Central, in Ocoee, sits closer to our northwest and west Orlando homes than to Holden Heights: Entertainment Home, Cozy Home and Meet. Play. Stay. are each about 10 minutes away, The Clue House about 11, and Wekiwa Home about 12. Piedmont and Game Day Getaway-Downtown Orlando run 13 to 15 minutes, Amelia’s Arena Retreat about 12, and Fruit Tree Home about 16.

Dr. P. Phillips Hospital runs on its own set of numbers, from about 16 minutes to about 28 across the portfolio. Fruit Tree Home is about 16 minutes away, and Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes are both about 18. Each of the three homes on this page keeps the drive to both the downtown campus and Dr. P. Phillips Hospital under 20 minutes, useful if an assignment or a rotation splits time between the two.

None of this changes which home suits a downtown-only assignment. It matters most for residents and fellows whose rotations move between sites, and for allied-health travelers picking up per-diem shifts at more than one Orlando Health location in the same month. 06The homes closest to the downtown campus

Three of our thirteen homes are inside eight minutes of Orlando Regional Medical Center by road: Fruit Tree Home at about 5 minutes, Game Day Getaway-Downtown Orlando at about 7, and City and Stadium Sanctuary Vibes at about 8. All three are furnished and ready from the first night, and all three run on the same monthly agreement we use for every assignment or rotation.

Fruit Tree Home

The 25th Street House in Holden Heights is a three-bedroom, two-bathroom bungalow that sleeps up to 10, with keyless entry, full-size laundry on site, and a fenced backyard with mature shade trees. The kitchen has a French-door refrigerator, an electric range and a dishwasher, and the living room has a sectional sofa and a ceiling fan. It carries 142 Airbnb reviews at a 4.83 rating. It is a modest older bungalow with small bedrooms and a laundry area set up on an unfinished back porch next to the water heater, which we tell every guest before they book.

Game Day Getaway-Downtown Orlando

The Dollins House in Washington Shores is about 7 minutes from ORMC and 9 from Arnold Palmer and Winnie Palmer. It is a four-bedroom, two-bathroom house that sleeps up to 13, with granite countertops, stainless steel appliances, blackout curtains and wall-mounted TVs in the bedrooms, and a leather sectional in the living room. It sits on a shaded lot under mature oaks with a private driveway. The driveway shows some algae staining and surface cracks, and the backyard is natural and a little unkempt rather than manicured, which we note on its own page.

City and Stadium Sanctuary Vibes

The Sunset Lake House, also in Washington Shores, is about 8 minutes from ORMC. It publishes a neighborhood and zip code rather than a street address; the exact address comes at booking. It is a small three-bedroom, one-bathroom bungalow that sleeps up to 8, with a carport under a live oak, a white kitchen with a breakfast bar, and a washer and dryer. One bathroom serves all three bedrooms, and the backyard is currently being refreshed and is for walking pets only for now. The house sits about two minutes from Camping World Stadium, so expect stadium traffic on event days.

07A month of shifts near the downtown campus

A 13-week contract or a residency rotation runs long enough that the small things matter more than they would on a week's trip. Every one of these three homes gives you a private bedroom to sleep in during the day after a night shift, off-street parking so you are not circling the block at 7 a.m., and a full kitchen stocked with cookware and dishes so a meal after a 12-hour shift does not depend on takeout. Fruit Tree Home is the only one of the three with full-size laundry on site; at Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes the washer and dryer are the standard in-house set rather than a dedicated laundry room.

Allied-health travelers and clinical project staff tend to stay for the length of a system rollout or a contract renewal rather than a fixed 13 weeks, and the same monthly terms apply either way. If two colleagues share a house on opposite shifts, Game Day Getaway-Downtown Orlando's blackout curtains help the one sleeping through the afternoon, and its four bedrooms give each person a door that closes. Families keeping a long vigil at Arnold Palmer or Winnie Palmer end up in the same houses for a different reason: a kitchen to cook in instead of hospital cafeteria food, and a yard where a child who came along for the stay has somewhere to be outside.

Parking at the house is never a question mark: Fruit Tree Home and Game Day Getaway-Downtown Orlando each have a private driveway, and City and Stadium Sanctuary Vibes has a carport under a live oak, so a night-shift arrival at odd hours does not mean hunting for a spot on the street. Parking on the hospital side is set by Orlando Health, not by us, so ask your unit or agency what applies to travelers before your first shift. 08Billing for an agency, a system or an insurer

A written agreement is the core of how we work with a hospital contract, a residency stipend or a relocation package. It names the home, the dates, the monthly rate and the deposit, all confirmed in writing before you commit, since we never publish rates in advance. If your agency or the health system prefers to be the party on the agreement rather than you personally, we write it that way, and the monthly invoice can carry the company's or agency's name for a stipend claim or a reimbursement. Itemized receipts come with every payment, which most housing stipend programs ask for.

For an established company, staffing agency or insurer, we offer net-30 terms on a signed agreement or a purchase order, with a W-9 and a certificate of insurance available on request; Libema carries a commercial landlord liability policy. The first booking under a new relationship is paid up front, and net-30 follows on the ones after. None of this applies to a family covering their own stay, which runs on the same booking as any guest: rate and deposit confirmed in writing, one itemized receipt, no purchase order involved.

09When a rotation or a contract runs long

Assignments change. A 13-week contract becomes 26, a rehab stay outlasts the first discharge estimate, or a relocation coordinator needs another month while a house closing slips. Extensions here run month by month at the same terms as the original agreement; there is no separate short extension by the week or the day. Tell us as soon as a longer stay looks likely and we will try to hold the following month at the same home, rather than moving you somewhere else partway through an assignment.

This is the same policy whether the extension comes from a hospital contract, a relocation that is taking longer to close, or a family whose patient's treatment runs past the date anyone expected. One agreement, extended in place, instead of a new booking each time the timeline moves.

10Around Holden Heights and Washington Shores

Holden Heights sits close enough to downtown that the Publix on South Orange Avenue and the compact Publix at The Paramount on Lake Eola both work for a normal grocery run, and the Walmart Supercenter on West Princeton Street covers a bigger monthly stock-up. In Washington Shores the same Walmart and the downtown Publix are the closest full supermarkets, since the neighborhood itself is residential. For food, Washington Shores is a few minutes from Nikki's Place on South Orange Blossom Trail, a soul food kitchen that has been serving the area since 1999; downtown and the Church Street district, a short drive from Holden Heights, open up a wider range of restaurants and bars.

Lake Lorna Doone Park, a twelve-acre city park just north of Camping World Stadium, reopened in 2021 after an eight-million-dollar rebuild and has a walking loop, outdoor fitness stations, a splash pad, a barrier-free playground, basketball courts, a community garden and a lakeside pavilion, a short drive from the Dollins and Sunset Lake houses. Washington Shores Park on Columbia Street adds a smaller neighborhood green space nearby. From Holden Heights, Lake Eola Park downtown has a roughly one-mile sidewalk loop, rentable swan boats, and a Sunday farmers market. The Downtown Orlando YMCA on North Mills Avenue is a full family gym with two pools, a short drive from either cluster.

Pharmacies sit along Orange Blossom Trail and West Colonial Drive, plus the Publix pharmacy at Lake Eola and the CVS and Walgreens downtown. A car covers all of these trips easily; the LYNX Central and Church Street SunRail stops sit a few minutes from Holden Heights if you want to leave the car parked for part of a downtown day.
