Most furnished rentals in Orlando are apartments or hotel-style suites. Libema is different: every one of our thirteen homes is a whole single-family house, with its own front door, its own kitchen, its own driveway and yard, furnished and rented by the month. For a work assignment, a relocation, a season or an insurance stay, a house gives you privacy and room to actually live that a downtown box can't.

A weekend, a week or a month in one of these houses

Some guests need a house for a week, others for six months, and the house itself doesn't change, only the paperwork does. A night, a weekend or a week runs through the home's own Airbnb or Vrbo listing, or a direct message to us, and you get a normal short-stay confirmation and a check-in code. A month or longer works differently: we send a written agreement naming the home, the dates, the monthly rate and the deposit, you sign it and pay the first month, and arrival notes with the door code or lockbox location land in your inbox a few days before you drive up. Either way, you let yourself in. There's no front desk to check past and no lobby to walk through.

Once you're inside, the house runs the way your own house would. The kitchen has a stove, an oven, a full-size refrigerator and cabinets stocked with cookware and dishes, so a grocery run on day one replaces the drive-through. Every home has a washer and dryer in the house, not down a hall or across a parking lot, and every home has its own driveway, carport or parking pad, so there's no permit to buy and no garage fee to argue about. Wi-Fi is live before you arrive. None of the thirteen homes has a pool; the yards are for parking, grilling or letting a dog out.

We're plain about what these houses are and aren't. Eleven of the thirteen are older, single-story homes in working-class Orlando neighborhoods, renovated inside but showing their age outside: a driveway with a hairline crack here, a lawn that's more patchy than manicured there, furniture that's practical rather than styled for a photo shoot. The twelfth, the Meet & Play House, is the only new build in the portfolio, though its landscaping is still young. None of that is hidden. Every home's own page lists what to expect before you book, and we'd rather you read it ahead of time than find it as a surprise.

Sizes, layouts and who each house suits

Line the thirteen houses up by size and the spread is wide. The smallest sleeps six, the largest sleeps fifteen, and the difference is more than bedroom count: it's whether you want a compact two-bedroom for one or two people, a mid-size house for a family, or a place big enough that a crew or a wedding party doesn't split across two addresses. Three examples show the range.

The Wekiwa House in Hiawassee is the smallest and simplest: two bedrooms, two full bathrooms, a king bed and a room with two full beds, a vaulted living room, and a kitchen already stocked with glasses, plates and cookware. It suits one person or a couple who don't need extra rooms to close doors on.

The Amelia House in Parramore, on the downtown edge, is the mid-size pick: four bedrooms, two updated bathrooms, one bedroom with its own attached bathroom, and a fenced backyard with mature shade trees. The Head Avenue House in Pine Hills is the biggest house we have: six bedrooms, three bathrooms, room for fifteen, a desk for working from home, and full-size laundry built into the unit. Between those three you can see the shape of the whole portfolio.

Six of the thirteen homes publish a street address on the site: the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street houses. The other six, the Meet & Play, Entertainment, Londonderry, Cozy, Sunset Lake and Wekiwa houses, list a neighborhood and zip code, and we share the exact address once you book. Both groups come with the same furnished house, the same stocked kitchen and the same private parking; the address policy is a listing detail, not a difference in what you get.

A few more worth knowing by name. The Piedmont House, in Washington Shores, has a concrete parking pad that fits several vehicles; the Dollins House nearby sits on a shaded lot of mature oaks with its own driveway. The Meet & Play House, in Malibu Groves, is the newest build we have, with a pool table, a dart board and desks in two of its three bedrooms. The Entertainment House and the Londonderry House, both in Pine Hills, add a foosball table and table tennis in one and a bunk room with two sets of bunk beds in the other. And the Katherine House, in Lockhart, is the closest of our homes to AdventHealth Altamonte Springs, with a screened porch and a playground within walking distance.

The drive to downtown, the hospitals and Universal

Our homes sit on three sides of Orlando: the downtown edge in Parramore and Holden Heights, the northwest side around Pine Hills, Rosemont, Lockhart and Hiawassee, and the west side around Washington Shores and Malibu Groves. All three lean on the same two roads, SR-408 and I-4, which is why a house that's ten minutes from downtown tends to be ten to fifteen minutes from the hospitals too. These are road-routing times without traffic. Orlando's rush hours add more time to the longer routes than the short ones, and SR-408 is a tolled expressway, so a SunPass or E-PASS transponder is worth having if you'll be driving it most days for a month.

Exact inclusions vary a little by home and are confirmed in writing when you book.

A few things do vary by home, and it's worth knowing which. The Head Avenue House has an in-home desk and full-size, in-unit laundry; the 25th Street House, the Cozy House and the Wekiwa House also have full-size washers and dryers on site. The Meet & Play House goes further, with a laundry room, desks with office chairs in two bedrooms and a fireplace-wall living room, on top of the pool table and dart board in its own game room.

The Entertainment House has a fireplace-wall living room too, plus a foosball table, table tennis and an attached one-car garage; the Piedmont House has its own foosball table and an arcade basketball game in the living space. The Dollins House, the Londonderry House and Cozy Home all have blackout curtains in the bedrooms. If a desk, full-size laundry or a second bathroom is what makes or breaks a stay for you, say so when you inquire, and we'll point you to the home that actually has it.

Paying for a night, a week or a company's month

A night, a weekend or a week runs through the home's own Airbnb or Vrbo listing, priced and paid the way any short-term rental is: a nightly rate, a deposit and a cancellation policy set by that listing. It's the right route for a visit before a longer stay starts, a weekend for a game or a wedding, or a family's theme-park week.

A month or longer is booked directly with us instead. The monthly rate, the deposit and the pet policy are confirmed in writing when you inquire; we don't publish monthly rates on the site because they move by home and season. What we can say is that the rate covers the whole house, not a room, and it comes with a written agreement and an itemized receipt, so there's a paper trail for an employer, an agency or an adjuster to work from.

For an established company, staffing agency or insurer, we can write the agreement in the company's name, invoice monthly, and bill on net-30 terms under a signed agreement or purchase order once the first booking is paid. We provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy. That billing setup is for companies, agencies and insurers specifically. A family on vacation, a reunion group or a team parent pays the way any guest does: a rate confirmed in writing, a deposit and an itemized receipt, with no purchase order involved.

Extensions run by the month. If an assignment, a repair or a house-hunt runs long, tell us as soon as you know your stay is going to run past its original end date, and we'll work out the extension with you from there.

Groceries, food and parks near each cluster

The Amelia House and the 25th Street House sit closest to downtown, and it shows in how you'd run errands. The Publix at The Paramount on Lake Eola, 400 East Central Boulevard, is the compact downtown grocery, with a second Publix on South Orange Avenue near Holden Heights. Lake Eola Park has a roughly one-mile sidewalk loop, the resident swans, pedal-powered swan boats and a Sunday farmers market from 10 a.m. to 3 p.m. These two homes are also the only ones where you could get by without a car most days, thanks to the LYNX Central and Church Street SunRail stations and the free downtown LYMMO bus.

Around Pine Hills and Lockhart, the closest full grocers are Presidente Supermarket, a Latin market on North Pine Hills Road, and Caribbean Supercenter and Enson Market along West Colonial Drive, three of the more international grocery stops in the city; the Walmart Supercenter on West Princeton Street is the closest big box. Barnett Park, off West Colonial Drive, has a free splash pad through the warm months, playgrounds, trails and courts, a short drive from all four Pine Hills homes. The Central Florida Fairgrounds sits on the neighborhood's southern edge, 4 minutes from both Entertainment Home and Cozy Home.

On the west side, the Piedmont, Dollins and Sunset Lake houses are all in Washington Shores, and Meet. Play. Stay. is a few minutes further out in Malibu Groves. The nearest full grocery for Meet. Play. Stay. is the Publix at Metro West Village on South Hiawassee Road; for the other three it's the same downtown Publix or the Walmart on Princeton Street. Lake Lorna Doone Park, a twelve-acre park with a walking loop and a splash pad just north of Camping World Stadium, sits close enough to City and Stadium Sanctuary Vibes to be an extension of its own yard.

The Wekiwa House, out in Hiawassee, leans hardest on a car of any home in the portfolio: Wekiwa Springs State Park is about 18 minutes north, and the Publix at Metro West Village is the everyday stop. Outside the two downtown-edge homes, plan on driving everywhere, and each of our local area guides goes deeper on a specific cluster.

Are these houses or apartments?

Houses. Every Libema home is a whole single-family house with its own entrance, kitchen, and parking, never a shared apartment or a hotel suite.

Are the houses furnished?

Yes. Each home is furnished and set up for daily living, ready for a monthly stay. We'll confirm exactly what each home includes when you inquire.

What's the minimum stay?

Monthly stays are our core; nightly and weekly stays are also available through Airbnb and Vrbo or by inquiry. Tell us your dates and we'll confirm.

Where in Orlando are the houses?

Across the west, northwest, and downtown edges of Orlando, close to the hospitals, downtown, Universal and the stadium district. Browse them by neighborhood or see every home.

What happens if I need to extend my stay?

Extensions run by the month. If an assignment, a repair or a house-hunt is running long, tell us as soon as you know and we'll work out the extension with you. The sooner you give notice, the easier it is to keep you in the same house without a gap.

Do the houses have pools?

No. None of the thirteen homes has a pool. Several have a fenced yard for grilling, parking or a dog, and a few have a game room or a covered patio instead. If a pool is what you're after, tell us and we'll say so plainly rather than let you assume.

Will I know the exact address before I book?

Six of our homes, the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street houses, publish their street address on the site. The other six list a neighborhood and zip code, and we share the exact address once you commit to a booking.

Do you allow pets?

Several of our homes accept pets. The policy and any pet deposit are confirmed in writing before you commit, since they can vary by home. Tell us what kind of pet and how many when you inquire, and we'll let you know which homes work.

Is parking included?

Yes. Every home has its own private driveway, carport or parking pad, so there's no permit to buy and no garage fee added to the bill. Piedmont has a parking pad big enough for several vehicles, which matters for a crew or a work truck.

How do I know which house is right for me?
