It is a different part of the metro than the downtown Orlando Health campus and AdventHealth Orlando, and a different drive for our guests: our closest homes run about 16 to 18 minutes away by road, longer than the runs to the hospitals nearer downtown, because our thirteen houses sit on the west, northwest and downtown edges of the city while this hospital sits on the opposite, southwest side.
A hospital in this part of Orlando still means the two kinds of stay we see everywhere in this city: a clinician on a travel contract who needs a furnished house near the shift, and a family staying close while someone they love is a patient. Both end up choosing from the same short list of homes, for the same plain reason: a whole house with a kitchen and laundry costs less over a month than a hotel room near the tourist corridor, and it gives a family more room to spread out than a single room ever could.
Because the hospital sits closer to the parks than to downtown, a fair number of the people who end up in these three homes are driving past Universal and ICON Park to get to a shift or a bedside, not past office towers. That is worth knowing before you book: the same roads that carry you to work also carry you to the parks on a day off, which is a small consolation on a long assignment or a hard week. The 25th Street House in Holden Heights is about 16 minutes from Dr. P. Phillips Hospital. It sits on a block where the houses stand close together, in a modest, older part of downtown's edge. Piedmont is bigger: four bedrooms, three bathrooms, sleeping 14, with a large concrete parking pad that fits several vehicles and a game corner with a foosball table for anyone bringing kids along.
Where the homes sit relative to the campus
The map places each home in its true compass bearing from the hospital, with the distance from the centre standing in for the drive time by road rather than miles. Dr. P. Phillips Hospital sits in the southwest of the metro, and our thirteen homes cluster on the opposite side of the city, on the west, northwest and downtown edges, which is the plain reason none of them counts as a quick trip. Fruit Tree Home, in Holden Heights south of downtown, is the nearest at 16 minutes. Amelia’s Arena Retreat in Parramore and Piedmont in Washington Shores follow at 18, tied with the Dollins House, also in Washington Shores, and the Sunset Lake House on the Sunset Lake side of the same neighborhood.
The chart lines up all thirteen houses by minutes to the hospital, and the same pattern shows up here as everywhere else: homes with a short run to the downtown Orlando Health and AdventHealth campuses post a longer number for this one, and the other way around. Six of the thirteen homes come in under 20 minutes, five of them bunched between 16 and 18 minutes and the sixth, the Meet & Play House in Malibu Groves, at 19; WinterPark Home in Lockhart posts the longest number here at 28 minutes, and Wekiwa Home in Hiawassee comes in a little closer at 26. SR-408 and the stretch of I-4 nearest the tourist corridor are toll roads, collected by transponder or by plate. Over a run of shifts spread across weeks, a SunPass or E-PASS transponder pays for itself quickly compared with paying by plate on every trip. None of that affects parking once you're home: every one of our houses comes with a private driveway, carport or parking pad, so a clinician finishing a night shift pulls straight in without circling the block, and a second car for a partner or a visiting relative has somewhere to sit.
The same drive works two ways for clinicians here. Fruit Tree Home is also about 13 minutes from Universal and 15 from ICON Park, Amelia’s Arena Retreat is about 16 minutes from Universal, and Piedmont is about 13 minutes from Universal too, so a day off between shifts can go straight to the parks without adding much to the week's driving.

Every kitchen is a full kitchen with cookware and dishes, so one grocery run on day one covers the rest of the assignment. Wi-Fi is live from the first night in all three, and the beds come made up with linens already on them, which matters after a late flight into an assignment that starts the next morning.

A house a short drive away changes that. Relatives can take turns without booking a second room, someone can cook instead of living out of takeout containers, and the person doing the overnight sit at the hospital has a quiet bed to come home to during the day rather than a chair in a waiting room.

All three of these homes are also among the six on the site with a published street address: Fruit Tree Home at 1010 25th St, Amelia’s Arena Retreat at 3013 W Amelia St, and Piedmont at 4445 Piedmont St. Every one of them comes with private parking. Fruit Tree Home has a driveway, Amelia’s Arena Retreat a driveway with a covered front entry, and Piedmont the largest of the three, a concrete parking pad big enough for several vehicles, useful if a family arrives in more than one car for a hospital stay.
Living near the homes
The Amelia and 25th Street houses sit on the downtown side of the portfolio, in Parramore and Holden Heights, where a Publix at The Paramount on Lake Eola covers a downtown grocery run and the international grocers and the Walmart Supercenter to the northwest handle a bigger weekly shop.

Lake Eola Park has a roughly one-mile sidewalk loop, swan boats to rent, and a Sunday farmers market from 10 a.m. to 3 p.m., an easy way to spend a morning off between visits or shifts. The Downtown Orlando YMCA on North Mills Avenue is a full gym with two pools, and College Park's Edgewater Drive, a short drive north, has the area's independent coffee shops, Foxtail Coffee and Cups & Pups among them.
Piedmont sits in Washington Shores, minutes from Camping World Stadium, where Nikki's Place on South Orange Blossom Trail has served soul food since 1999. Lake Lorna Doone Park, a twelve-acre park just north of the stadium that reopened in 2021 after a rebuild, has a walking loop, outdoor fitness stations, a splash pad and a lakeside pavilion, close enough to Piedmont to use often over a longer stay. Pharmacies sit along Orange Blossom Trail and West Colonial in both directions, so picking up a prescription rarely means a special trip.
The Amelia and 25th Street houses sit in the one part of the portfolio where you can lean on transit day to day: two SunRail stations, LYNX Central and Church Street, put you on the regional line, and the free LYMMO bus circulates the downtown core, so plenty of errands and a morning off don't need the car at all. None of that reaches this far southwest, though, so the drive to the hospital itself still means a car either way. Piedmont sits in Washington Shores, a residential neighborhood where the big supermarkets are a short drive out and most days call for the car, though SR-408 and I-4 keep those trips quick. From all three homes, a grocery run, a pharmacy stop or an errand across town rarely eats up more time than the drive to the hospital itself, which helps on a week when there isn't much time to spare between shifts or visits.
