06The kitchen and living room

Fruit Tree Home was renovated top to bottom rather than just in the kitchen: light gray walls and wood-look plank flooring run from the front door straight back through the living room and into the galley kitchen, so the character does not change room to room. The kitchen itself is one run of quartz-look counters with stainless steel appliances, an electric range, a French-door refrigerator and a dishwasher.

The living room holds a sectional sofa under a ceiling fan, and the dining area is a glass-top table that seats four, close enough to the kitchen that a plate does not sit cooling on the counter on the walk over. None of it is dressed up. It is furnished plainly and kept clean, which matters more on a stay that runs weeks than it would for one night: a floor that wipes down easily and a couch that holds up to daily use beat a decorative touch every time.

For a month-long stay, that kitchen is most of the reason people choose this house over a hotel room. With a full set of cookware and appliances, dinner can be a real dinner most nights, and a grocery run stretches a lot further than takeout would over four weeks. With three bedrooms sometimes filled by more than one traveling group, a dishwasher that runs after every meal keeps the kitchen from turning into the household's constant chore.

07The bedrooms and the bathrooms

Three bedrooms hold four beds between them, one more bed than there are rooms: one bedroom doubles up so a family, or two colleagues who would rather not share a bed, both have somewhere to sleep. Every bed comes made up with fresh linens from the first night, so there is nothing to set up beyond unpacking a suitcase.

The rooms themselves are on the smaller side, which is the honest trade for a house this size and this close to downtown. A couple or a solo guest has plenty of space here, without the extra elbow room a bigger house farther from the city core would give you. The second bedroom's daybed is the detail worth knowing before you book: it is the fourth bed in the house, giving that one bedroom a second sleeping spot, useful for a visiting grandparent, a teenager, or a colleague who joins a shift-sharing pair partway through a longer stay. Two bathrooms serve the three bedrooms, so a morning with every bed filled does not turn into a wait at one sink.

08The porch, the yard and the driveway

You come in through a screened front porch, which does the job a screen porch is supposed to do in Florida: it keeps the bugs out of the doorway while you find your keyless entry code, and it gives you a shaded spot to sit that is not the living room and not the backyard.

The house sits mint-and-white on a quiet residential block in Holden Heights, close enough to its neighbors that the porch and the fenced backyard are what actually give you outdoor space of your own. Out back, mature shade trees cover part of the yard, including the fruit trees that gave the house its old Airbnb name, Fruit Tree Home; some of that same foliage looks dead or browning in a few of the photos, and the grass runs long between mowings, which we would rather tell you here than let you discover at check-in.

Out front, a private concrete driveway keeps a car off the street, so unloading groceries or a suitcase does not mean carrying them past a neighbor's window after a late shift. The block itself sits a few streets off Orange Blossom Trail, an ordinary residential street. That is part of the trade for being this close to downtown and the hospital campus.

09Who this house suits best

The location does most of the work here: close enough to Orlando Health and downtown that a travel nurse or medical staffer on a monthly contract can be at the hospital in minutes, and quiet enough on its own residential block that a family here for an insurance displacement after a home repair can settle in without feeling like they are camping in someone else's routine. A government or per-diem traveler on assignment downtown gets the same short commute, and anyone relocating to Orlando and still choosing a neighborhood can use it as a base while they look around downtown and the west side both.

It also works for families with a reason to be near a hospital that has nothing to do with a job. Our page for patients' families near the hospitals points people to this house first because of how close it sits to Orlando Health. Justin, from Gainesville, wrote in October 2025 after a stay with six people: 'We had a great stay at Michelle's place. It was very spacious, more than enough room to fit our 6 people. I would definitely come back again.' Sleeping up to ten across three bedrooms, it works for a group that size, for a family in town for the parks, for a weekend near the stadium district, or for a snowbird settling in for a Florida winter. A reunion or a two-family trip usually does better in one of our larger houses; this one suits a tighter group that wants to be close to the hospitals and downtown in a smaller footprint.

10What's around the house

Holden Heights is a close-in neighborhood tucked between Orange Blossom Trail and Orange Avenue, just south of the downtown core. It does not have a commercial strip of its own; what it has instead is position, a few minutes from Orlando Health, Arnold Palmer and Winnie Palmer, with fast I-4 access into the rest of the metro. Parramore, home to our Amelia Street House, is another close-in neighborhood, on the western edge of downtown and separated from the office towers by I-4.

For groceries, there is a Publix on South Orange Avenue close to Holden Heights, and the compact Publix at The Paramount on Lake Eola covers the downtown core a bit farther north. Lake Eola Park itself, pictured above, is the closest real green space: a roughly one-mile sidewalk loop, swan boats to rent, an amphitheater, and a Sunday farmers market. The Downtown Orlando YMCA on North Mills Avenue has two pools and a full class schedule, useful if a stay is long enough to want a regular gym.

East of downtown, the Mills 50 district holds the largest Vietnamese-American community in Florida, and the pho and banh mi along Mills Avenue are the real thing. Two SunRail stations, LYNX Central and Church Street, put you on the regional line toward Winter Park, Sanford and Kissimmee, and the free LYMMO bus circulates the downtown core all day; neither station is walkable from the house, but both are a short drive, so a night downtown does not have to mean parking twice. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center and Orlando Shakes in one place, with the Mennello Museum of American Art beside it. A little farther is Harry P. Leu Gardens, a fifty-acre botanical garden on the lake. Both are a short drive from Holden Heights, close enough to fill a free afternoon without planning a whole day around the trip. 11Getting to work, the hospitals and the parks

All of the figures below are typical road-routing times without traffic; Orlando's rush hours add real time to anything that touches I-4 or SR-408.

For a hospital assignment or a family keeping a bedside vigil, the drive from this house is short across the board: Orlando Health / ORMC is about 5 minutes, Arnold Palmer and Winnie Palmer about 4, and AdventHealth Orlando about 8. Health Central in Ocoee and Dr. P. Phillips Hospital both run about 16 minutes, AdventHealth Altamonte is about 18, and AdventHealth Winter Park about 12. The Lake Nona medical campuses are the outliers from this side of the city: Nemours Children's Hospital and the Orlando VA Medical Center both run about 32 minutes, and UCF Lake Nona Hospital about 30.

Downtown Orlando and Creative Village are both about 6 minutes away, close enough that a downtown job or a city government office barely counts as a commute; OCPS headquarters is about 5 minutes and the Orange County administration building about 7. Lockheed Martin's Sand Lake Road campus is about 11 minutes, and UCF's main campus and Central Florida Research Park both run about 26. Valencia's West Campus is about 15 minutes and Full Sail University, in Winter Park, about 17. Orlando International Airport is about 26 minutes and the Orange County Convention Center about 18.

For time off, Universal Orlando is about 13 minutes, Walt Disney World about 34, and SeaWorld about 23. Lake Eola Park is about 8 minutes, Winter Park's Park Avenue about 11, and Wekiwa Springs State Park about 28. Camping World Stadium, the Kia Center and Inter.co Stadium are all about 6 minutes, which is why a game or a concert downtown does not swallow the whole evening from here. The Mall at Millenia is about 9 minutes and ICON Park about 15.

12A typical stay here

Most stays here run by the month, and the days settle into a routine fast: coffee in the kitchen before a shift at Orlando Health, five minutes down the road, a load of laundry worked into whatever the week looks like since the washer and dryer are full-size and on site, and groceries from the Publix on South Orange Avenue put away in a kitchen built for real cooking.

On a day off, the screened porch is where the morning coffee moves outside, and the fenced backyard is enough space for a chair and a cooler once the trees have shaded it through the afternoon. For a family staying near the hospital for a different reason, the same routine takes a different shape: someone home during the day while another family member covers the overnight vigil, a real kitchen for actual meals, and a bedroom of their own for a child. Evenings downtown, or a walk around Lake Eola on a slower day, fit around a hospital schedule without crowding it. Either way, the block itself stays quiet, a modest, older residential street south of downtown where not much happens after dark. Guests often mention the same thing about arrival: Theresa Marie wrote in November 2025, 'Beautiful home! Host was extremely detailed & accommodating! The house was clean and spotless and had complimentary beverages that were GREATLY appreciated!' That kind of first impression matters more on a month-long stay than a two-night one, since you are looking at the same rooms every single day, week after week.

14Booking this house

A stay of a month or longer is booked directly with us on a written agreement naming the house, the dates, the rate and the deposit, with itemized receipts every month after that. A shorter trip, a weekend visiting family or a week around a park trip, runs through the house's own Airbnb or Vrbo listing, or a direct inquiry if you would rather skip the platform. Keyless entry means you let yourself in without coordinating a key handoff; the door code or lockbox details arrive a few days before you check in.

If a hospital system, a staffing agency, a relocation coordinator or an insurer is placing you here, the agreement can be written to that organization's name, with a monthly invoice, a W-9 and a certificate of insurance on request, and net-30 terms once the first month is paid. A family or a group booking for a trip pays the way any leisure guest does: the rate and the deposit confirmed in writing before you commit, with no purchase order or net-30 terms attached. Pets are welcome at several of our homes, and whether this one can take a pet, along with any pet deposit, is confirmed in writing at the same time as the rate.
