No home matches every filter. Loosen one, or call us and we'll match you by hand.
How the filters sort the homes
The filter bar above sorts the same thirteen homes three different ways, and each one is worth understanding before you start clicking. The first row, who you are, tags every home to one or more of fourteen categories grouped under three buttons: here to work, between homes, and here to play. Nine of the thirteen homes carry all three tags, since a real kitchen, a washer and dryer and a written agreement work as well for a nurse on assignment as for a family on a park trip. The other three lean narrower. Meet. Play. Stay. and City and Stadium Sanctuary Vibes are tagged for work and for play but not for the between-homes group, and Wekiwa Home is tagged for work and for between-homes but not for play, since Libema describes it as the smallest home in the portfolio, best for one to four people. See the full set of fourteen categories on our who we host page.
The sleeps filter narrows by capacity. Eleven of the thirteen homes clear the 8+ button; only Wekiwa Home, which sleeps six, drops out. Set the filter to 10+ and five homes remain. Set it to 13+ and three do: The Clue House, Piedmont and Game Day Getaway-Downtown Orlando, the only homes in the portfolio built for a group that size.
The area filter mirrors the three parts of the city named above. Two homes, Amelia’s Arena Retreat and Fruit Tree Home, sit on the downtown edge. Five sit west of downtown around Camping World Stadium, Malibu Groves and Hiawassee, and five sit northwest around Pine Hills and Lockhart; the full set of nine neighborhoods behind those three areas is on our Orlando neighborhoods page. Combine two filters at once, say between-homes and 13+, and the list narrows to whichever homes clear both bars, usually the fastest way to get from twelve options down to two or three worth a closer look. A stay that needs both room for a crowd and a quick drive to Camping World Stadium, for instance, narrows fast once you set sleeps to 13+ and area to west: the Piedmont and Dollins Houses both clear that combination.
Reading the numbers on a home card
Each card states three numbers before you click through: bedrooms, bathrooms and how many people the home sleeps. Bedrooms and total beds are not the same figure, since several homes fit two beds into one room, and a sofa is never counted toward either number. Game Day Getaway-Downtown Orlando, for instance, has four bedrooms and nine beds among them, which is how it sleeps thirteen. Bathroom counts run from one full bath at the smallest homes up to three at the largest, and Downtown & Stadium Cozy Retreat sits in between with one full bathroom and a half bath.
Half of the thirteen homes publish a street address directly on the site: the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street Houses. The other six, the Meet & Play, Entertainment, Londonderry, Cozy, Sunset Lake and Wekiwa Houses, publish a neighborhood and zip code and share the exact address once you book. Both groups are the same kind of furnished house; it is a publishing choice rather than a difference in what you get.
Each card also carries the home's own Airbnb rating and review count. Ratings across the portfolio run from the low 4s up to a perfect 5.0, and review counts range from a handful of stays into the hundreds for the listings that have hosted the longest. Reading a few of the actual reviews before choosing between two similar homes usually tells you more than the number does on its own.
Comparing sleeping capacity across the portfolio
Laid out by how many people each house sleeps, the chart below makes the range easy to see in one look.
At one end sits Wekiwa Home, a two-bedroom, two-bathroom house in Hiawassee that Libema describes as best for one to four people even though its listing sleeps up to six. In the middle of the range sits Fruit Tree Home, a three-bedroom bungalow in Holden Heights that sleeps ten and carries the most reviews of any home in the portfolio. At the top of the range sits The Clue House, a six-bedroom home in Pine Hills that sleeps fifteen across three bathrooms, with an in-home desk and full-size laundry built in.

Most stays land somewhere between those three. Eight of the thirteen homes sleep from eight to eleven, a range that covers a family of five or six, a couple of colleagues sharing an assignment, or a small crew with room to spare.
What every home has waiting when you arrive
Every one of the thirteen homes is furnished and stocked the same basic way before you ever request a date: a made-up bed in every bedroom, a full kitchen, a washer and dryer, working Wi-Fi and a place to park that is yours alone. None of the thirteen has a pool.
Exact inclusions vary a little by home and are confirmed in writing when you book.
What varies is the extra that comes with a particular house. Meet. Play. Stay. has a separate game room with a pool table, plus two bedrooms each set up with a desk and an office chair. Piedmont has its own game corner with a foosball table and arcade basketball off the living room, shown below, plus a concrete parking pad that fits several vehicles. The 25th Street, Head Avenue, Cozy and Wekiwa Houses all have full-size laundry rather than a compact stacked unit, and WinterPark Home has a screened porch with patio seating and a grill. Downtown & Stadium Cozy Retreat adds a bunk room with two sets of bunk beds, for a family or a team that wants built-in bunks rather than an air mattress on the floor.

Access at every home is by keyless entry or a lockbox, with the code or key location sent a few days ahead, so there is no office to find on move-in day.
How far the whole portfolio sits from downtown and the parks
Each card already states a home's own drive time to downtown and to Universal. Lined up across all thirteen at once, a wider pattern shows: by road and without traffic, every home in the portfolio sits between 6 and 17 minutes from downtown Orlando and between 12 and 26 minutes from Universal Orlando. The Magic Kingdom at Walt Disney World is farther for the entire portfolio: every house sits between 34 and 47 minutes away, since all thirteen are on the city side of Orlando rather than near the resort corridor. The hospital campuses sit in between: Orlando Health / ORMC is between 5 and 18 minutes from every home, and AdventHealth Orlando is between 8 and 16.
Camping World Stadium sits at the other end of the range. The table below lines up every home against the stadium and against the Magic Kingdom side by side, so the full spread is visible in one place.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.
Orlando's rush hours add time to the longer of these routes, particularly the Disney runs on I-4, so check a home's own page for its specific range rather than assuming the shortest number in the table holds on a Friday afternoon.
Matching a home to the size of your group
Five of the thirteen homes, the Amelia, Katherine, Londonderry, Sunset Lake and Cozy Houses, sleep exactly eight, which is often the practical ceiling for two families traveling together or a small crew on a job. Meet. Play. Stay. sleeps nine and adds desks and a pool table to the mix, a common pick for a small remote-work team or a couple of families who want some play space built in. Fruit Tree Home sleeps ten and Entertainment Home sleeps eleven, both a step up without moving into six-bedroom territory.
For a reunion, a team or a big crew, the Dollins, Piedmont and Head Avenue Houses are the three built for it, at thirteen, fourteen and fifteen people. Angella, who stayed at The Clue House in August 2026, wrote: 'My stay was very good. Close to everywhere without the traffic. My family and I was safe and felt at home.' That is what these larger homes are built around: enough bedrooms that a family does not have to split up, and one kitchen and one rate for the whole group.
If your group falls between two sizes, tell us the exact headcount. We would rather point you to a home with a little extra room than one that is exactly full.
Booking a night, a week or a month from this page
Every home on this page can be booked three ways, and the length of your stay decides which one applies. A night or a week runs through that home's own Airbnb or Vrbo listing, linked from its own page, priced and paid the way any short-term rental works. A month or longer is booked directly with us on a written agreement instead, with the rate, the deposit and the pet policy confirmed in writing before you pay anything. We do not publish monthly rates on the site, since they vary by home and by season.
The steps are the same regardless of which length you pick.
Tell us the basics
Your dates, what brings you to Orlando, how many people, and anything that matters: pets, a work truck, a desk, a budget.
We match a home
We point you to the homes that fit your commute, length of stay and budget, with real photos and drive times, usually the same day.
Book the way you like
Nights and weeks through Airbnb, Vrbo or us directly; months on a written agreement with receipts.
Move in and settle
The house is furnished, stocked and ready. Bring a suitcase.
Billing can be written to more than the guest. A company, a staffing agency, an insurer or a relocation coordinator can be the party that signs and pays, with a monthly invoice, and a W-9 and a certificate of insurance available on request, since Libema carries a commercial landlord liability policy; our corporate housing page covers employer-specific detail. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or purchase order once the first booking is paid. If an assignment or a project runs long, extensions are handled by the month: tell us as soon as you know, and we extend the same agreement at the agreed terms instead of starting the paperwork over.
What guests say across the portfolio
The reviews on every home page are pulled verbatim from that home's own Airbnb listing, with the guest's name and the month they stayed attached to each one. Two examples from opposite corners of the portfolio, a six-bedroom group house in Pine Hills and a three-bedroom home near AdventHealth Altamonte:
"The house was great and clean would recommend"
"Great Stay! Thank you for hosting! Would definitely book again!"
"Súper recomendable para familias grande yo lugar muy acogedor Tranquilo limpio y seguro"
"Michelle war immer erreichbar und hat unser Problem gelöst, wenn wir eins hatten. Das Haus liegt in einer ruhigen Nachbarschaft und ist komfortabel ausgestattet. Die Unterkunft hat alle Erwartungen erfüllt! Das Preis-Leistungverhältnis ist hervorragend."
A pattern across most of the reviews, whichever home they come from, is less about the furniture and more about how quickly a question gets answered: a host who fixed something the same day, or who let a guest check in early before a long drive. That is the part of the operation a card on this page cannot show, a small, local owner behind every one of the thirteen homes rather than a call center. The full set for every home is on our reviews page.
If none of the thirteen homes is an exact fit
Not every trip lines up neatly with one of the fourteen categories or one of the size bands above. If you need something the current filters do not surface, such as the quietest possible house for two people, or parking for several work trucks, tell us the specifics instead of trying to match them to a card. We match stays by hand every day and often land on a home that would not have come up first from the filters alone. The fourteen category pages, the nine neighborhood pages and our four local area guides cover these same thirteen homes from a different angle, and one of them may answer your specific question faster than a filter can.
A few details help us move fast once you reach out: your dates, whether the stay might extend, how many people and any pets, and whether you are paying yourself or a company, agency or insurer is covering it. With that in hand we usually come back the same day with two or three homes, their real photos, and the drive time from each to wherever you need to be. Our how it works page and our guide to picking a home both go further into the matching process, and our four local area guides cover daily life around each cluster of homes.
Call (954) 793-1171 or email libemapropertiesllc@gmail.com, and expect an answer the same day.
