Where the thirteen homes sit in the city

The thirteen houses are not clustered in one subdivision. They sit in nine neighborhoods across three parts of the city, Downtown Orlando, Northwest Orlando and West Orlando, and before you settle on one of the fourteen categories above, it helps to know where those neighborhoods actually are. A house on the downtown edge and a house in Pine Hills serve very different trips even when the category on the card is the same.

Two homes sit in Downtown Orlando: the Amelia House in Parramore, on the western edge of the core, and the 25th Street House in Holden Heights, just south of it. Six sit in Northwest Orlando: the Head Avenue, Entertainment, Londonderry and Cozy Houses in Pine Hills, WinterPark Home between Lockhart and Rosemont, and Wekiwa Home in Hiawassee. The remaining four sit in West Orlando: the Piedmont, Dollins and Sunset Lake Houses in Washington Shores, and Meet. Play. Stay. in Malibu Groves. A ninth neighborhood, College Park, has no Libema home of its own, though several of our homes sit a short drive from it.

Each neighborhood page lists its own drive times and what's nearby, and says plainly which of our homes fits it best. If you already know the part of town you need to be near, start there. If you don't, the categories above and the sections below will get you to the same answer from a different angle.

One house often fits more than one category

The fourteen cards above are a useful starting point, but most of the thirteen homes are not built for a single kind of guest. The Amelia House is tagged for travel nurses and medical staff, insurance and displacement stays, relocation and long-stay guests, corporate and business travel, game-day and event weekends, family vacations, and students and interns, seven of the fourteen categories on this page. The Head Avenue House covers travel nurses, insurance and displacement, relocation, corporate stays, groups and reunions, sports teams, family vacations, contractor crews and remote work, nine of the fourteen. Even the smallest home in the portfolio, the Wekiwa House, is tagged for four categories: travel nurses, remote workers, corporate stays and relocations.

That overlap is not an accident. A real kitchen, private parking, a washer and dryer, a written agreement and a person who answers the phone work for a three-month medical assignment and a two-week family vacation the same way they work for a work crew or a relocation. The category pages exist to answer the specific questions each kind of guest asks first, not to draw a hard line around who is allowed to book which house. If your trip touches two or three of the categories at once, tell us all of it; we will match you to a home that covers the whole list, not just the closest label.

Matching the house to the group

The thirteen homes range from two bedrooms to six, and from sleeping six people to sleeping fifteen. The table below is the fastest way to compare bedrooms, bathrooms and sleeping capacity across all of them; the counts are exactly as published in each home's own listing, and a sofa is never counted as a bed.

At the larger end, three homes sleep thirteen or more. The Head Avenue House has six bedrooms and three bathrooms and sleeps fifteen. The Piedmont House has four bedrooms, three bathrooms, sleeps fourteen, and has a concrete parking pad that fits several vehicles. The Dollins House has four bedrooms, two bathrooms and sleeps thirteen on a shaded lot of mature oaks. These are the three homes we point reunions, sports teams and work crews to first.

In between, eight homes sleep from eight to eleven. The Amelia, Katherine, Londonderry, Sunset Lake and Cozy Houses each sleep eight; Meet. Play. Stay. sleeps nine; Fruit Tree Home sleeps ten; and Entertainment Home sleeps eleven. That range covers most families, a work crew of three or four, or a couple of colleagues on the same assignment sharing one monthly agreement.

For a solo traveler or a couple, the Wekiwa House is the smallest, with two bedrooms, two full bathrooms and a king bed, and several of the three-bedroom homes suit one or two people just as well when the extra space is worth it. If a group is too large for one house, Pine Hills is worth a second look: four of the thirteen homes sit there, more than in any other single neighborhood on our list, which makes it the simplest place to book two houses for one gathering.

What's already in the house when you arrive

Every one of the thirteen homes comes furnished the same basic way: beds made up with linens, a kitchen stocked with cookware and dishes, a washer and dryer in the house, working Wi-Fi, and private parking in a driveway, carport or parking pad. None of the thirteen has a pool. A couple of specifics vary by home, so the exact list is confirmed in writing when you book, but the grid below is the baseline every stay starts from.

Exact inclusions vary a little by home and are confirmed in writing when you book.

Laundry is worth calling out on its own, since it matters more the longer you stay. The 25th Street House, the Head Avenue House, the Cozy House and the Wekiwa House have full-size washers and dryers; the other eight have a washer and dryer sized to the house.

Access at every home is by keyless entry or a lockbox, with the code or key location sent a few days before you arrive. There is no office to find and no key exchange to schedule around a flight, a shift change or a moving truck.

Nightly, weekly or monthly

All thirteen homes work at any length of stay, but the rental itself works differently depending which one you pick. A night or a week runs through the home's own Airbnb or Vrbo listing, priced and booked the way any short-term rental is, with the platform handling the calendar and the payment. A month or longer is booked directly with us on a written agreement, with the rate, the deposit and the pet policy confirmed in writing before you pay anything; we do not publish rates on the site because they vary by home and by season. Our monthly rentals and weekly rentals pages go through each length on its own.

The difference is not only paperwork. A monthly stay gets you the whole house at one clear rate with itemized receipts, rather than a nightly rate booked through a platform. It also opens the door to billing set up for a company, an agency, an insurer or a relocation coordinator instead of an individual guest, the arrangement most travel nurses, relocating employees and displaced homeowners end up using. If a stay might run past its original end date, extensions are handled by the month: tell us as early as you know, and we extend the same written agreement at the agreed terms instead of starting new paperwork.

The process is the same regardless of which of the fourteen categories above best describes your trip.

Move in and settle

The house is furnished, stocked and ready. Bring a suitcase.

The paperwork changes more than the process does. A family or a leisure group pays the way any vacation rental works: a rate confirmed in writing, a deposit and an itemized receipt. A company, a staffing agency or an insurer can be the party that signs and pays instead of the traveler, with the agreement written in that organization's name, a monthly invoice, and a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or purchase order, with the first booking paid up front. Getting around while you're here

Most of the portfolio sits in a drive-everywhere part of Orlando. Northwest Orlando and West Orlando rely on SR-408, I-4, US-441 and local roads like Pine Hills Road, Kirkman Road and Hiawassee Road for the daily errands, and there is no rail transit reaching that far out; a car is worth having. The exceptions are the two downtown-edge homes: the Amelia House and the 25th Street House sit close enough to the LYNX Central and Church Street SunRail stations and the free LYMMO bus that a stay there can lean on transit more than a car.

SR-408 and the SR-429 beltway are tolled, so a SunPass or E-PASS transponder is worth carrying if your stay runs a month or longer and puts you on the expressways daily. Orlando's rush hours add time to the longer routes on any home's drive-time table, so read the table for the specific home you are considering rather than assuming the fastest posted number.

Living in the house for a season

For anyone staying a month or a season, the difference between a hotel and one of these houses is mostly in the kitchen and the calendar. You are shopping and cooking instead of eating out every night, doing your own laundry instead of a folded stack from housekeeping, and parking in your own driveway instead of a garage with a daily fee. Groceries are close by wherever you land: the compact Publix at The Paramount on Lake Eola serves the downtown-edge homes, the Walmart Supercenter on West Princeton Street and Presidente Supermarket on North Pine Hills Road cover the northwest cluster, and the Publix at Metro West Village on South Hiawassee Road is the everyday stop for the west-side homes.

Cristina, who spent thirty days at the Meet & Play House in July 2026, put it plainly: 'Absolute great stay. The place was clean. I had everything I needed to make it a long-term stay. I was in this Airbnb for 30 days.' That is what a monthly stay is built around: everything you need is already in the house, so the month is about the work or the reason you came, not about setting up a household from nothing.

For time off, Lake Eola Park's Sunday farmers market and swan boats sit a short drive from the downtown-edge homes, Wekiwa Springs State Park is about 18 minutes from Wekiwa Home, and Barnett Park's splash pad and trails sit close to the Pine Hills cluster. Pharmacies and everyday errands follow the same clusters. Walgreens and CVS line Silver Star Road and Pine Hills Road for the northwest homes, and the Publix pharmacy at Lake Eola covers the downtown edge. For a workout, the Downtown Orlando YMCA on North Mills Avenue has two pools and a full class schedule for the downtown-edge homes, while the chain gyms along West Colonial Drive and Orange Blossom Trail serve the rest of the portfolio.

What guests say across the homes

The reviews on every home page are real, pulled verbatim from that home's own Airbnb listing with the guest's name and the month they stayed. Ratings across the portfolio run from 4.15 to a perfect 5.0 depending on the home, and several listings carry well over fifty reviews each. Yes. Nightly and weekly stays are available on Airbnb and Vrbo, linked from each home page, or by inquiring directly. Monthly stays are booked with us on a written agreement.

What if my stay doesn't fit one of these categories?

Can a company, agency or insurer be the one paying?

Yes. We write the agreement to whoever is paying and provide itemized receipts.

Do all the homes suit every kind of stay?
