Our homes are 23 to 36 minutes north of the SeaWorld campus by road via I-4; Fruit Tree Home, City and Stadium Sanctuary Vibes and Amelia’s Arena Retreat are the closest. What you give up in proximity you get back in price and space: a house with a driveway and a yard in a residential neighborhood.
04The drive to SeaWorld from the homes
SeaWorld's corporate offices and its three Orlando parks sit south of the city, off Central Florida Parkway near I-4, in the same tourist corridor that holds the Orange County Convention Center and International Drive. All thirteen of Libema's homes sit north of that stretch, in residential neighborhoods on the west, northwest and downtown edges of Orlando, so the commute runs the same road for nearly everyone who works there: I-4, south toward the park gates in the morning and north back to the house in the evening.
The 25th Street House in Holden Heights is about 23 minutes from the campus, the shortest drive of the thirteen homes we manage. The Sunset Lake House in Washington Shores is about 24 minutes, and the Amelia House on the Parramore edge of downtown is about 25 minutes, tied with the Piedmont, Dollins and Meet & Play houses further out in West Orlando. WinterPark Home in Lockhart runs about 36 minutes, the longest drive on this chart, and Wekiwa Home out in Hiawassee is about 32.
None of these figures include traffic. The route runs the length of I-4, so Orlando's rush hours slow the drive at both ends of a workday, whether the schedule is a corporate nine-to-five or hours tied to when the parks open and close. Build a little extra time into the first week of any new schedule until the pattern is familiar.

The three homes closest by drive time come from three different neighborhoods, not one cluster. Fruit Tree Home sits south of downtown in Holden Heights, City and Stadium Sanctuary Vibes sits on the west side in Washington Shores, and Amelia’s Arena Retreat sits on the downtown edge in Parramore. None of the three sit on the same street or in the same subdivision, so the map spreads them apart even though their drive times land within two minutes of each other.
If two homes land within a minute or two of each other on the chart, the difference that actually matters is neighborhood character rather than the clock. The homes farther from the campus follow the same general pattern as the rest of the portfolio: the Pine Hills, Rosemont and Lockhart homes cluster to the northwest, and Wekiwa Home sits out in Hiawassee, the neighborhood farthest west of the thirteen.
06A month near SeaWorld for these roles
A relocating headquarters employee, an animal-care or veterinary specialist on a temporary rotation, a project team standing up a park opening, and a contractor's crew building or maintaining ride infrastructure all need the same basic thing from housing: a front door of their own and a kitchen to cook in, not a hotel suite priced by the night. A monthly agreement gets you that from the first night, with a bed made up before you arrive, a kitchen stocked with cookware and dishes, a washer and dryer in the house, and parking at the door instead of a hotel garage.

The first days matter more than people expect on a rotation that starts on a compressed timeline. Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or the key location go out a few days before check-in, so a flight that lands late at night or a start date that moves by a day does not turn into a problem at the front door.

Fruit Tree Home in Holden Heights is about 23 minutes from the SeaWorld campus. It is a three-bedroom, two-bathroom bungalow that sleeps 10, with full-size laundry on site, keyless entry and a screened front porch, and it carries 142 Airbnb reviews at a 4.83 rating. Its simple layout and easy self-check-in make it a fit for a single relocating employee or a solo specialist starting a rotation on short notice.

City and Stadium Sanctuary Vibes, about 24 minutes away in Washington Shores, is a smaller three-bedroom, one-bathroom bungalow that sleeps 8, with a carport parked under a live oak. It suits one or two people who do not need much space, and the carport is the kind of everyday parking a contractor with a personal truck, or a solo employee, actually wants: right at the house instead of on the street.
Amelia’s Arena Retreat, about 25 minutes away on the Parramore edge of downtown, is a four-bedroom, two-bathroom house that sleeps 8, with a fenced backyard and a private driveway. One bedroom has its own attached bathroom, which works well when two colleagues from the same project team are sharing the house but keeping different schedules.
08Bringing a pet along
Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit, which matters if a relocation, a rotation or a project assignment comes with a dog or a cat in tow. Fruit Tree Home, City and Stadium Sanctuary Vibes and Amelia’s Arena Retreat, the three homes closest to the SeaWorld campus, all have a fenced yard, which makes them a practical short list if a pet is part of the move.
None of the three yards is described as pristine, and we would rather tell you plainly than let you find out at check-in. Fruit Tree Home's backyard is fenced but a little overgrown under its shade trees, and City and Stadium Sanctuary Vibes's yard is currently being refreshed and is set up for walking a pet rather than letting one loose to play. Ask about the current state of a specific yard when you inquire, and if a pet is coming with a longer rotation, mention it at the same time as the dates so the deposit and any breed or size questions are settled before you travel.
09Billing for a company, an agency or a family
Most guests headed to a SeaWorld assignment are backed by an employer, a staffing agency or a relocation coordinator, and Libema bills that way as routine business. The agreement can be written to the company, the agency or the individual traveler, whichever the payer prefers, and the monthly invoice can carry the company's name for internal processing and expense reports.
Established companies, staffing agencies and insurers can arrange Net-30 terms on a signed agreement or a purchase order. A W-9 and a certificate of insurance are available on request; Libema carries a commercial landlord liability policy. The first booking is paid up front regardless of the billing arrangement that follows for later months. None of this applies to a family or a leisure group traveling on its own for a park visit; those stays are booked and paid the normal way, with the rate and deposit confirmed in writing and an itemized receipt kept for the record.
Extensions run month by month rather than by the day or the week. If a rotation lengthens, a park-opening timeline slips, or a contractor's job runs past the original schedule, tell us as early as you can and we will hold the following month at the same home where it is open.

10What's in the house

None of the thirteen homes has a pool; they are residential houses, not resort properties. Bed and bath counts are the counts published on each home's own listing, and a sofa is never counted as a bed. Amelia’s Arena Retreat and Fruit Tree Home both publish a street address on the site; City and Stadium Sanctuary Vibes is one of six homes that publish only the neighborhood and zip code, with the exact address shared once you book. A washer and dryer are in the house at all three, so a rotation that starts with one suitcase does not mean a trip to a laundromat in an unfamiliar part of the city.
11Life near the homes
Fruit Tree Home and Amelia’s Arena Retreat both sit in the stretch covered by our downtown and close-in area guide, on the edge of downtown Orlando. From Amelia’s Arena Retreat in Parramore, the Kia Center arena and Inter.co Stadium are close enough to fit an evening out around a work stay, and Camping World Stadium sits just to the southwest; Creative Village, with its UCF and Valencia downtown campuses and the EA studio, is a short hop for anyone whose work leans technical. The Publix at The Paramount on Lake Eola is the downtown grocery store, a compact shop you can walk to from either home if you are staying close in.

City and Stadium Sanctuary Vibes sits a few streets over in Washington Shores, a quieter, more residential pocket around Lake Mann and Sunset Lake with generous lots and shaded streets. Camping World Stadium is about two minutes away, which matters on an event weekend, and downtown runs seven to twelve minutes away by SR-408 or I-4. Nikki's Place, a soul food kitchen on South Orange Blossom Trail serving since 1999, is the long-running restaurant on this side of town.
All three homes put you within a few minutes of the Downtown Orlando YMCA on North Mills Avenue, a full-service gym with two pools, and Lake Eola Park's roughly one-mile sidewalk loop downtown. SR-408 is tolled by transponder or by plate; a SunPass or E-PASS transponder is worth setting up if a rotation or an assignment runs a few months.
For time off during a longer stay, Lake Eola Park downtown adds pedal-powered swan boats and a Sunday farmers market on its southeast corner, and Loch Haven Park to the north gathers the Orlando Museum of Art, the Orlando Science Center and Orlando Shakes in one place, with Harry P. Leu Gardens, a fifty-acre botanical garden on the lake, close by. College Park's Edgewater Drive, a short drive from either Amelia’s Arena Retreat or Fruit Tree Home, is where the independent cafes are: Foxtail Coffee for a laptop-friendly spot and Cups & Pups for a dog-friendly one.
