A week with the whole group under one roof
A reunion or a wedding weekend does not run on a single schedule. People land at different times, someone wants coffee before anyone else is awake, and by the second night the whole group usually ends up in the same room anyway. That is the case for booking one house instead of a block of hotel rooms: one front door, one kitchen, one living room big enough that the group ends up together without planning it.
The mechanics stay simple. You send us your dates and a headcount, we point you to the home that fits, and everyone gets a keyless entry or a lockbox code with arrival notes a few days before check-in. A guest who lands at 2 p.m. and one who lands at 11 p.m. both let themselves in without anyone waiting up. From there the house runs the way a family home runs: everyone unpacks into a real bedroom, more than one person can cook in the kitchen at once, and the bathrooms are shared the way they would be at home, not down a hotel corridor.
These are modest, renovated single-family houses on residential streets, not villas with a shared clubhouse. Three of the six sit in Pine Hills, two more in Washington Shores, established neighborhoods on Orlando's west and northwest edges, and the sixth is a few minutes further out in Malibu Groves. What you get in exchange for the plain streets is room: real bedrooms instead of a pull-out couch, and a yard instead of a shared deck.
A one-week reunion, a three-night wedding party, a long weekend for old friends: the written agreement covers exactly the dates you need, and if the trip runs a day longer than planned, extending it is a short message rather than a new search. For those days the house belongs to your group alone, with your own address and no other guests sharing it.

The Head Avenue House in Pine Hills is the largest of the thirteen: six bedrooms, three bathrooms, sleeping up to fifteen at 677 Head Ave. It was set up as a mystery-game house, with each bedroom styled after a character from a classic whodunit board game, which groups tend to enjoy from the first night. On a plain family reunion it works just as well as a big, quiet six-bedroom house, with an in-home workspace and full-size laundry.
The Piedmont House in Washington Shores sleeps fourteen across four bedrooms and three bathrooms, with an open living and dining area under a vaulted ceiling and a game corner holding a foosball table and an arcade basketball game. Its concrete parking pad out front fits several vehicles, useful when a reunion shows up in more than one car. The Dollins House, also in Washington Shores, sleeps thirteen across four bedrooms and two bathrooms on a shaded lot of mature oaks, with its own private driveway.
For mid-size groups, the Entertainment House in Pine Hills sleeps eleven across three bedrooms, one with two twin beds, plus a small bonus room, with a fireplace-facing sectional, a foosball table and table tennis. The Meet & Play House in Malibu Groves sleeps nine across three bedrooms and is the newest-built home in the portfolio, with a separate game room holding a full-size pool table and a dart board. The Londonderry House in Pine Hills sleeps eight across three bedrooms, one of them a bunk room with two sets of bunk beds, a fit for a family bringing kids or a small team.

The drive to Universal, Disney and the stadium
Most groups staying in these six homes are not commuting to a job, they are commuting to a park gate or a kickoff, and the drive works in your favor if you are staying outside the resort district itself. Camping World Stadium sits closest to this cluster: from 3 minutes at Game Day Getaway-Downtown Orlando to 11 minutes at Downtown & Stadium Cozy Retreat, by road and without traffic. Universal Orlando runs from 12 minutes at Meet. Play. Stay. to 17 at Downtown & Stadium Cozy Retreat. Walt Disney World is the longer leg from this side of the city, 36 minutes from Piedmont to 42 from Downtown & Stadium Cozy Retreat.
The route to the stadium and downtown from every one of these homes runs through SR-408, which is tolled by transponder or plate; a SunPass or E-PASS pays for itself across a weekend with a few trips into town. The Clue House and Meet. Play. Stay. are also close to the Central Florida Fairgrounds, 3 and 4 minutes away, useful if your group's trip lines up with a fair or a concert there instead of the theme parks.

Orlando's rush hours add to the longer routes, especially on I-4 toward Disney in the late afternoon, so a reunion planning a Magic Kingdom evening does better leaving with time to spare than cutting it close.
What a group this size gets in the house
A group this size needs more than beds. Every one of these homes comes with the same baseline, confirmed in writing when you book.

Beyond that baseline, the six group homes add the pieces that make a big stay work without everyone stepping on each other. The Meet & Play House has a separate game room with a full-size pool table and a dart board, so the game does not take over the living room.

The Entertainment House and the Piedmont House both have a foosball table; Entertainment Home adds table tennis and Piedmont adds an arcade basketball game. The Head Avenue House has a desk set up for working from home, useful if someone in the group has to check in with a job while everyone else is at the parks. Parking is private at every home, a driveway, a carport or, at Piedmont, a concrete pad big enough for several vehicles, so a group arriving in several cars is not hunting for street parking on a residential block.
The kitchens are stocked for a group rather than a single traveler: a full-size refrigerator, a stove, cookware and dishes for more than one cook at a time. A crowd that wants breakfast together before a park day can eat at the house instead of splitting up to find a table for twelve.
A few of these homes are still finishing small projects, and we would rather you read that here than be surprised at check-in. Downtown & Stadium Cozy Retreat's backyard is being refreshed and is for walking pets only for now, and the yards at a few of the others are plain grass rather than manicured landscaping. Booking one house, one rate, for the group
A reunion or a wedding party usually has one person organizing it, and the booking is built around that. You send us the dates and the group size, we confirm which house fits and the rate in writing, and one written agreement covers the whole house for the whole group. Splitting the cost among family or friends is handled within the group; we bill the one name on the agreement and can provide an itemized receipt if the organizer wants to show everyone what was paid.
The deposit and the exact rate are confirmed in writing when you inquire; rates are not published on the site because they change by home and season. Nightly and weekly stays for a reunion or a weekend trip run through each home's Airbnb or Vrbo listing or a direct inquiry with us, and a monthly stay, for a longer gathering or a slow-season visit, is booked directly on a written agreement.
One person usually books the house for the group and the others settle up with them; the monthly rate, the deposit and the pet policy are confirmed in writing when you inquire, and we can put an itemized receipt in the booker's name for the group to split.
If the group wants an extra night once everyone has arrived, tell us as soon as you know; we will confirm whether the house is open for the added time, and we would rather hear early than have someone pack a car on the last morning because plans changed.
Groceries, meals and a day outside the parks
Five of the six group homes sit in Pine Hills and Washington Shores on Orlando's west side, and the sixth, Meet. Play. Stay., is a few minutes further west in Malibu Groves; our local area guides cover both clusters in detail. For a big grocery run, the Walmart Supercenter on West Princeton Street and Presidente Supermarket on North Pine Hills Road are the closest big stores to the Pine Hills homes, and those same two stores plus the Publix at The Paramount on Lake Eola downtown are the nearest big boxes from the Piedmont and Dollins houses. From Meet. Play. Stay. in Malibu Groves, the newer Publix at Metro West Village on South Hiawassee Road is the pick.

For a group that wants a day outside the parks, Lake Lorna Doone Park, a twelve-acre city park just north of Camping World Stadium, has a walking loop, outdoor fitness stations and a splash pad, close to the Dollins and Piedmont houses. Barnett Park on West Colonial Drive, near the Pine Hills homes, covers 159 acres with a free splash pad, playgrounds, walking trails and basketball and volleyball courts, room enough for a group to spread out for an afternoon. Downtown, Lake Eola Park has a roughly one-mile sidewalk loop, the swan boats, and a Sunday farmers market from 10 a.m. to 3 p.m.
For a sit-down meal as a group, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, less than a mile from the stadium, and Island Jam Caribbean Cuisine on North Pine Hills Road is a well-reviewed Haitian kitchen near the Pine Hills homes. Golden Krust at West Colonial and North Kirkman covers Jamaican patties and jerk chicken for a group that wants something quick between park days.
Getting around this cluster is by car. SR-408 and I-4 connect the homes to downtown, the stadium district and Universal within the minutes already listed above, and both roads are tolled by transponder or license plate, so a SunPass or E-PASS is worth having if the group is making more than one or two trips into town.

- Final headcount, or close to it. Sleeps eight, nine, eleven, thirteen, fourteen and fifteen are the six numbers to choose from; tell us the range and we will point you to the house that fits with room to spare.
- Ages in the group. A bunk room at Downtown & Stadium Cozy Retreat or a bedroom with two twin beds at Entertainment Home changes which house works best for a mixed group of adults and kids.
- How many cars are coming. Every home has private parking; Piedmont has the largest pad, big enough for several vehicles.
- Whether you want games on site. The pool table is at Meet. Play. Stay.; the foosball tables are at Entertainment Home and Piedmont.
- Arrival and departure times. If your group is landing across a few hours or a couple of days, say so; keyless entry and a shared code make staggered arrivals easy to manage.
- Who is paying, and how the cost will split. One written agreement covers the house; dividing it among the group is between you and the people coming.

Can we book two homes together?
Yes. Several homes are minutes apart; tell us your group size and we'll suggest a pair.
Are events or parties allowed?
No. The homes are in residential neighborhoods and are for the registered guests only: no events, parties or extra overnight visitors.
Do you host wedding parties?
Yes, as lodging for the wedding party and family. The house is not an event venue.
Can our group split the cost among everyone coming?
The house is booked under one written agreement and one name, so we do not divide billing across separate guests. The organizer pays us directly and gets an itemized receipt, and how the cost is split among family or friends is handled within the group. Many reunion organizers use a shared spreadsheet or a payment app for that part; we are glad to send the total early so there is time to collect it.
Which house has a pool table, and which has foosball?
The Meet & Play House in Malibu Groves has a separate game room with a full-size pool table and a dart board. Entertainment Home in Pine Hills has a foosball table and table tennis, and Piedmont in Washington Shores has a foosball table and an arcade basketball game in its game corner. Is there enough parking for a group with several cars?
Yes. Every home has private parking, a driveway, a carport or a dedicated pad, and none of it is shared with other units. Piedmont in Washington Shores has the largest capacity, a concrete parking pad in front big enough for several vehicles, which is why it is a common pick for groups arriving in more than one car.
Can kids come, and is there a bunk room?
Yes, several of the group homes suit a mixed group of adults and kids. Downtown & Stadium Cozy Retreat has a bunk room with two sets of bunk beds alongside a king and a queen bedroom, and Entertainment Home has a bedroom with two twin beds. The Meet & Play House keeps a portable crib on hand for the youngest guests.
What happens if people in our group arrive at different times?
That is normal for a reunion or a wedding weekend, and the house is set up for it. You get keyless entry or a lockbox code in your arrival notes before check-in, so the first person to land can let themselves in without anyone else present, and everyone who follows uses the same code. Tell us your expected arrival window and we will make sure it is ready.
Do the group homes accept pets?
Several of them do. Pet policy and any deposit are confirmed in writing before you commit, so tell us if a dog is coming when you inquire. One of the homes, Downtown & Stadium Cozy Retreat, has a backyard that is currently being refreshed and is for walking pets only rather than off-leash time, so ask about the specific house if that matters to your group.
