About Holden Heights
Holden Heights is a close-in Orlando neighborhood just south of downtown, tucked between Orange Blossom Trail and Orange Avenue. Its selling point for a stay is simple: you are about five minutes from Orlando Health / ORMC, Arnold Palmer and Winnie Palmer, and six from the downtown core, with quick I-4 access when you need to get across the metro.
Fruit Tree Home is our home here: a furnished three-bedroom bungalow with a mint-and-white exterior, fruit trees in the yard, keyless entry and full-size laundry on site, an easy fit for a solo nurse or a family who want to be close to the downtown hospital campus without paying for a downtown high-rise.
Where Holden Heights sits
Holden Heights is a modest, older residential neighborhood just south of downtown Orlando, set between Orange Blossom Trail and Orange Avenue in the 32805 zip code, the same zip Parramore carries. Parramore is the city's sports and events district, home to the Kia Center arena and Inter.co Stadium; Holden Heights itself carries none of that, just residential streets around the 25th Street House. Our downtown & close-in area guide groups the neighborhood with two others: Parramore, where our Amelia House sits, and College Park, a leafy neighborhood just northwest of downtown where we do not currently keep a home.

Together, those three neighborhoods make up what our guide calls the walkable side of the portfolio, a stretch of the city where the hospitals, the arena district and a grocery store sit close enough that a car can spend more of the week parked in the driveway than out on the road. The drive from Fruit Tree Home to Orlando Health / ORMC runs about 5 minutes, shorter than the roughly 9-minute drive from Amelia’s Arena Retreat in Parramore.
Holden Heights carries fast I-4 access, one of the highlights our own area guide gives the neighborhood. That quick highway access, alongside the short local drive to the hospitals, is why a stay in Holden Heights suits both a hospital assignment and a longer family stay that wants to stay close to downtown.
Getting to the hospitals, downtown and beyond
Fruit Tree Home sits close to all three of the downtown hospital campuses: about 4 minutes from Arnold Palmer and Winnie Palmer, 8 minutes from AdventHealth Orlando on Rollins Street, and 5 minutes from Orlando Health / ORMC. Downtown Orlando's core and Creative Village, where UCF and Valencia's downtown campus sit, are both about 6 minutes away, and Inter.co Stadium and the Kia Center, both in Parramore, are the same 6 minutes. Those are short drives across the board, which is part of why nurses and families headed to the downtown campuses look at this house first.

Orlando International Airport is about 26 minutes away, and Walt Disney World runs longer still at 34 minutes. Orlando's rush hours add to both of those longer routes, so a trip out to either one is worth timing around the busiest stretch of the day, even though the short hospital and downtown drives from Fruit Tree Home barely feel it.
Groceries and everyday food
Holden Heights is residential, so the closest grocery run is a short drive. There is a Publix on South Orange Avenue just north of the neighborhood, and the compact Publix at The Paramount on Lake Eola, at 400 East Central Boulevard, covers the downtown core a few minutes farther on. College Park has its own Publix on Edgewater Drive, a bit farther northwest. For a bigger weekly shop, the Walmart Supercenter and the international grocers on Orlando's west side are worth the extra drive; our northwest area guide covers those in full.

For a sit-down meal, College Park's Edgewater Drive holds the closest concentration of independent restaurants: Adriatico Trattoria for old-school Italian, Zeytin at 4439 Edgewater Drive for Turkish food, and Christo's Cafe for a plain, good breakfast or lunch. East of downtown, the Mills 50 district is home to the largest Vietnamese-American community in Florida, and the pho and banh mi along Mills Avenue are the real thing; Z Asian there has earned a Michelin Bib Gourmand. Downtown proper and Church Street add everything from a quick lunch counter to a night out, and the soul-food kitchens on the west side, a short drive from Holden Heights, are covered in our Washington Shores area guide.
College Park is also where the coffee is. Foxtail Coffee at 3405 Edgewater Drive is the roomy, laptop-friendly stop, Cups & Pups Coffee at 2413 Edgewater Drive is dog-friendly and pours locally roasted Lineage beans, and Tartine at 2445 Edgewater Drive is a small French cafe built around pastries. Downtown has its own scattering of independent cafes within a short walk or a ride on the free LYMMO bus.
Lake Eola, Loch Haven and the outdoors

Lake Eola Park is the signature outdoor space for this part of the portfolio: a fountain, the resident swans, pedal-powered swan boats to rent for about $15 a half hour Tuesday through Sunday, an amphitheater, and a roughly one-mile sidewalk loop that many guests use as a daily walk or run. Its Sunday farmers market runs from 10 a.m. to 3 p.m. on the southeast corner of the park, with food stalls, local makers, a beer garden and live music.
North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage in one place, with the Mennello Museum of American Art next door. A little farther on, Harry P. Leu Gardens is a fifty-acre botanical garden on the lake. For a stay of a month or longer, that is a real amount of culture within a short drive of Fruit Tree Home.
None of it requires a long drive. Lake Eola Park is about 8 minutes from Fruit Tree Home, and downtown's cultural anchors sit inside that same short run, which is part of why daily life in this cluster reads differently from the more spread-out west and northwest sides of the portfolio.
Gyms, pharmacies and everyday errands
The Downtown Orlando YMCA, at 433 North Mills Avenue, has been the community's full-service gym since the 1960s, with two pools, a sauna, courts and a deep class schedule. Boutique studios and chain gyms are scattered through downtown and the Mills 50 edge as well, and the Lake Eola loop itself is a free everyday option on a morning when a gym membership is not part of the plan.
Pharmacies are easy to reach from here: downtown has a Publix pharmacy at Lake Eola plus CVS and Walgreens within a few blocks. The hospitals themselves sit close by too, with Orlando Health / ORMC and Arnold Palmer and Winnie Palmer minutes away and AdventHealth Orlando a short run north on Rollins Street.
That is the general shape of daily life in this part of the portfolio: the grocery, the gym, the park and the hospital all sit inside a compact stretch of the city, instead of spread across a wider, car-dependent area the way our west and northwest clusters are. A small, older house here sits close to the middle of the city, and that is the trade Holden Heights offers over the more spacious west-side lots.
Fruit Tree Home
Holden Heights carries one Libema home, and it does a lot of the work for guests headed to the downtown hospitals.
Inside, the house was freshly renovated with light gray walls and wood-look plank flooring running through the whole home. The galley kitchen has quartz-look counters, an electric range, a French-door refrigerator and a dishwasher, and the glass-top dining table seats four. Two bathrooms serve the three bedrooms, and the house sleeps up to ten total, room enough for a family, a couple with visitors, or two clinicians on the same contract who want separate bedrooms under one shared kitchen.
The house sits on a private concrete driveway with off-street parking, and the fenced backyard has mature shade trees, even if it runs overgrown between visits instead of neatly kept. It is a modest older bungalow, not a large one, and the bedrooms are compact; the laundry is set up in an unfinished porch and utility area next to the water heater, not a dedicated laundry room. We list those details on the home's own page because they are true, not because they cause problems for the guests who book it.

Who books a stay here
Because the drive to the three downtown hospitals runs a handful of minutes rather than half an hour, Holden Heights draws a specific mix of guests. Travel nurses and medical staff on assignment at Orlando Health or AdventHealth often book the house first, since it keeps the commute short after a run of shifts; our travel nurse and medical housing page covers what that stay looks like in full. Families of a patient at Arnold Palmer or Winnie Palmer, in town for a NICU stay or a longer treatment, use the same house through our patients and families page, since three bedrooms and a full kitchen keep a household running while someone is admitted nearby.
Outside of medical stays, the house also works for relocation, when someone is moving to Orlando and wants a month to learn the city before signing a lease, and for insurance displacement, when a family's own home is being repaired and a whole house keeps everyone together instead of splitting into hotel rooms. Government and per-diem travelers on orders downtown book it for the same reason. On the leisure side, the short run to Camping World Stadium and the Kia Center makes it a fit for a game weekend or a downtown event, and a handful of guests each year book it for a full winter season rather than a week.

Tolls, rush hour and getting around
Holden Heights sits close enough to downtown that a car is optional for some trips, though it is still worth having for the hospitals and anything west of the city. The neighborhood has fast I-4 access, and SR-408 is in the mix too for trips across the wider metro; SR-408 is tolled by transponder or license plate, so a SunPass or E-PASS is worth carrying if you expect to use it more than a couple of times over a longer stay.
Two SunRail stations, LYNX Central and Church Street, are a short drive away and put you on the regional rail line toward Winter Park, Sanford and Kissimmee, and the free LYMMO bus circulates the downtown core all day; LYNX Central doubles as the main hub for the wider LYNX bus network. For a guest working downtown or at one of the hospital campuses, that means some days do not require the car at all.
Orlando's rush hours add to the longer routes more than the short ones, so the drives out to Universal or the airport feel it more than the quick run to the downtown hospitals. It is worth building in a few extra minutes if a shift starts during one of the busier stretches of the day, or if the trip continues on past the hospitals toward Universal or the airport.
