06Inside Cozy Home

Cozy Home is a plain, single-story bungalow: three bedrooms and one bathroom, built around a living room, a breakfast bar and a kitchen that all run into each other without a door between them. The floors are wood-look plank throughout, the walls run light gray and white, and the one dark accent wall behind the living-room TV is about as far as the decor goes toward a statement. A sectional faces the wall-mounted TV, and from the couch you can see straight past the breakfast bar into the kitchen. It reads like an ordinary family house because that is what it is, set up for a household or a small crew rather than staged for a photo.

The kitchen is finished in white cabinets with a stainless range, microwave and refrigerator, and the counters leave enough clear space to actually cook a meal rather than reheat one.

The three bedrooms sit off a short hallway: one holds a king bed, a second has two full beds, and the third has a single full, which is how the house sleeps eight without anyone using the sectional as a bed.

07Who this house suits

At three bedrooms, one bathroom and eight sleeping spots, Cozy Home is sized for a household rather than a crowd, and that shapes who gets the most from it. A family riding out an insurance displacement while their own home is repaired gets a full kitchen, a dining table and real bedrooms instead of two connecting hotel rooms, with a monthly agreement that can run as long as the repair does. A household in the middle of a relocation to Orlando gets a quiet Pine Hills street to land on for a month while they figure out which neighborhood they actually want, without signing a lease before they know the city.

A small work crew can use the same three bedrooms a family would, splitting the beds among the crew and sharing the one bathroom, with the kitchen and the dining table doing double duty as a place to plan the next day over dinner instead of eating out of a truck every night. A family on a theme-park trip gets the same layout for a week or two: bedrooms for the kids and the adults, a kitchen for the mornings nobody wants to load everyone into a car before breakfast, and a yard to burn off some energy before bedtime.

This is not the house for a reunion or a multi-family group that needs two bathrooms or a second living area; several of our other Pine Hills and Washington Shores homes carry more bedrooms and more bathrooms under one roof for that kind of stay. Cozy Home earns its place on price and location rather than extra square footage, a plain single-story house a short drive from downtown and the Fairgrounds, for guests who would rather keep a stay simple than pay for room they will not use.

A couple or a single professional settling in for a month gets more space here than the eight-person capacity suggests they need, with a spare bedroom free for a home-office setup or a visiting relative, and the third bedroom's single full bed left open for exactly that kind of use. It is the same math in reverse from a big group's point of view: Cozy Home works because the space fits the stay, not because it is trying to be the biggest house on the list.

08What's around the house

Cozy Home sits in Pine Hills, a short drive from Presidente Supermarket, a Latin grocer on North Pine Hills Road with a cafeteria and juice counter inside, and from Caribbean Supercenter and Enson Market, an Asian supermarket, both on West Colonial Drive. Between the three, most of a week's cooking is covered without a long drive. The Walmart Supercenter on West Princeton Street is the closest full-size American grocery for a bigger shop, and the nearest Publix is a short drive south at Metro West Village or west toward Ocoee.

For dinner, Island Jam Caribbean Cuisine on North Pine Hills Road runs a well-reviewed Haitian menu of griot and fried plantains, and Golden Krust, at West Colonial and Kirkman, is the reliable stop for Jamaican beef patties, jerk chicken and oxtail. Pine Hills Road and West Colonial carry a long run of smaller Caribbean, Latin and West African kitchens beyond those two, worth trying a few of over a longer stay. For a sit-down cafe rather than a bakery counter, the closest good one is Mecatos Bakery & Cafe on South Hiawassee Road, a short drive south, for Colombian coffee and pastries.

Barnett Park, on West Colonial Drive, is the big outdoor option: 159 acres with a free seasonal splash pad, walking trails, disc golf, basketball and volleyball courts, playgrounds and a recreation center with a fitness room, all free to use. The Central Florida Fairgrounds and Orlando Amphitheater sit on Pine Hills' southern edge, home to the Central Florida Fair each spring and concerts through the rest of the year, close enough from this house to treat as a regular stop rather than a special trip. A 24-hour Planet Fitness sits out on Silver Star Road toward Ocoee, and pharmacies are easy along Silver Star Road and Pine Hills Road, plus the Walmart on Princeton Street, so a prescription pickup does not mean crossing town.

09Getting to work, the hospitals and the parks

All the figures below are typical road-routing times without traffic; Orlando's rush hours add to the longer routes, especially anything that runs through I-4 or SR-408. These numbers are specific to Cozy Home rather than a portfolio-wide range.

The closest hospital is Orlando Health Health Central in Ocoee, about 10 minutes away. Orlando Health / ORMC and AdventHealth Orlando are both about 12 to 13 minutes, and Arnold Palmer and Winnie Palmer, sharing the downtown campus, are about 13 as well. AdventHealth Altamonte runs about 22 minutes and AdventHealth Apopka about 24, both worth padding for a shift that starts against the afternoon build-up of traffic.

For a corporate stay or a relocation, several of the metro's larger employers sit inside a straightforward drive. Hilton Grand Vacations' MetroWest offices and Valencia College's West Campus are both about 8 minutes away, and the Orange County Public Schools headquarters is about 10. Westgate Resorts' headquarters and Orange County's administration offices both run about 11 minutes, and Lockheed Martin's Sand Lake Road site is about 17. Darden Restaurants' headquarters is about 20 minutes, and the Orange County Convention Center, for a trade-show team, is about 21.

For time off, the Central Florida Fairgrounds are about 4 minutes away, Lake Eola Park downtown is about 12, and Universal Orlando and Epic Universe are 14 and 17. Walt Disney World is farther out at about 39 minutes, and Wekiwa Springs State Park, for a swim in spring-fed water, is about 24 minutes north. Full Sail University in Winter Park runs about 21 minutes and UCF's main campus is about 30. Nemours Children's Hospital and the Orlando VA Medical Center, both in Lake Nona, run about 36 and 37 minutes from Cozy Home; the Orlando VA Healthcare System's Lake Baldwin location is closer, about 22, and the HCA Lake Monroe campus to the north runs longer still, about 40.

10A typical stay here

A weekday at Cozy Home tends to start at the breakfast bar rather than the dining table: coffee, then a short drive, about 10 minutes to Orlando Health Health Central or 12 to 13 to AdventHealth Orlando or Orlando Health / ORMC downtown. Groceries come from Presidente Supermarket or the Walmart on Princeton Street, and the full-size washer and dryer mean laundry happens on your own schedule instead of a trip to a laundromat between shifts or workdays.

Evenings settle onto the sectional in front of the TV, or out to Island Jam or Golden Krust for dinner instead of cooking. On a weekend, the Central Florida Fairgrounds are about 4 minutes away for the Central Florida Fair each spring or a concert the rest of the year, and Barnett Park is close enough for an afternoon of trails and a splash pad without planning a whole day around the drive. Camping World Stadium is about 8 minutes if a stay lines up with a game, and downtown's Lake Eola is about 12 for a Sunday market visit. A car is the practical way to get around this part of Orlando; there is no rail transit out here, and while LYNX buses run the main roads, most days here run on the SR-408 East-West Expressway and the local surface streets, with a SunPass or E-PASS worth having if the stay runs more than a couple of weeks.

Nightly and weekly stays run through the house's own Airbnb and Vrbo listings or a direct inquiry to us; a monthly stay is booked directly with Libema on a written agreement naming the home, the dates, the rate and the deposit. We publish the neighborhood and zip code for this house, 32808, rather than the street address, and share the exact address once your dates and rate are confirmed in writing. Rates, the deposit and the pet policy are all confirmed in writing when you inquire and never posted on the site; several of our homes do accept pets, so ask us directly about this one before you commit.

You let yourself in with the entry instructions we send a few days before arrival, whether that is a door code or a lockbox, so there is no key hand-off to schedule on either end. Every stay includes furniture, beds and linens, the stocked kitchen, the washer and dryer and Wi-Fi, with the exact setup confirmed in writing at booking. A monthly stay extends by the month if a repair, an assignment or a house search runs long; tell us before the current month ends and we will hold the following one where we can.
