Housing near Full Sail University

Higher education (media and entertainment)17 to 27 min from our homesWinter Park

A media and entertainment university in Winter Park with about 2,650 employees and a year-round academic calendar.

01The employer

Full Sail University in Winter Park employs about 2,650 people and runs its programs year-round, which means faculty, staff and families arrive and depart on a rolling schedule rather than a traditional fall start.

A single campus on University Boulevard in Winter Park, northeast of downtown Orlando.

02Who needs housing here

Term-length furnished stays are the fit: an instructor on a defined contract, a staff member relocating, a family renting a house for a student's final term. Our homes on the north side of the city are the closer set.

  • Visiting instructors and industry guest faculty
  • Staff relocating to Winter Park
  • Families supporting a student for a term
  • Production contractors on campus projects

03How our homes fit

The downtown-edge homes are about 17 to 18 minutes from the campus by road; WinterPark Home in Lockhart is about 19; the farthest of our homes is 27. Each has private parking and a written monthly agreement.

04The drive to Full Sail from each home

Full Sail's campus sits on University Boulevard, and every one of our thirteen homes reaches it in under thirty minutes by road. Game Day Getaway-Downtown Orlando, Fruit Tree Home and City and Stadium Sanctuary Vibes are the closest, each about 17 minutes away. Amelia’s Arena Retreat is about 18 minutes, WinterPark Home about 19, and Meet. Play. Stay. about 20. The Clue House, Entertainment Home and Cozy Home run about 21 minutes each, Piedmont about 22, Downtown & Stadium Cozy Retreat about 24, and Wekiwa Home, the farthest of the thirteen, about 27.

Minutes by road without traffic, from the drive-time matrix.

These are typical road-routing times without traffic, and Orlando's rush hours add time to the longer ones. The west-side and downtown-edge homes already lean on SR-408 and I-4 for their other trips across the metro, and The Clue House and WinterPark Home sit close to the same I-4 corridor that Rosemont and Lockhart use to reach downtown or Altamonte Springs.

Not every guest makes this drive every day. A guest instructor teaching two or three sessions a week feels 17 versus 27 minutes far less than a staff member commuting five days a week does, which is worth weighing against the space and the setting of a home further from campus. A commute in the high teens or low twenties each way still leaves room to go home for lunch on a long project day, and it keeps the campus and the house from feeling like the same space. A staff member who drives in each morning and back each evening feels the round trip twice a day, which makes the tie at 17 minutes among the three closest homes more than a rounding difference.

Each home is placed in its true compass direction from Full Sail University; distance from the centre is the drive time by road, not miles.
The map places each home in its true compass direction from the campus, with the distance from the centre showing the drive time by road rather than miles. Two homes in different directions can land on the same number, and that is exactly what happens here: Game Day Getaway-Downtown Orlando, City and Stadium Sanctuary Vibes and Fruit Tree Home tie at 17 minutes, even though Fruit Tree Home sits across town in Holden Heights while the other two share a neighborhood in Washington Shores.

The three closest homes split across two clusters. Two, Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, are in Washington Shores on the west side; the third, Fruit Tree Home, is in Holden Heights closer to downtown. A guest choosing among the three closest homes is choosing a neighborhood, since all three land on the same 17 minutes to campus. Meet. Play. Stay. in Malibu Groves sits between these two clusters and the northwest homes, at about 20 minutes, which puts it on the map as a middle option, not at either edge.

The Washington Shores and Holden Heights neighborhood pages cover the closest three homes. The Parramore, Pine Hills, Rosemont, Lockhart and Malibu Groves pages cover the rest of the portfolio, all under 25 minutes from campus except Wekiwa Home out in Hiawassee.

06The drive in practice

For the 25th Street House and the Amelia House, there is an alternative to driving the whole way. Both sit close to downtown's two SunRail stations, LYNX Central and Church Street, and the regional SunRail line runs toward Winter Park. Neither home is a walk from a station, so a trip to campus by rail still needs a ride or a car at the Winter Park end, but it is an option on a day you would rather not drive the whole route.

The Dollins House and the Sunset Lake House reach the campus by SR-408 or I-4, the same routes that already carry these homes to downtown and the stadium district. Homes further out in Pine Hills and Hiawassee add the SR-408 East-West Expressway and, from Hiawassee, the SR-429 beltway; both are tolled by transponder or by plate, so a SunPass or E-PASS is worth having over a term-length stay. None of this stretch of northwest and west Orlando has rail transit, so plan on a car.

Parking is part of the commute too, especially for anyone hauling gear. Game Day Getaway-Downtown Orlando has a private concrete driveway with off-street parking, Fruit Tree Home has its own private concrete driveway, and City and Stadium Sanctuary Vibes has a carport under a live oak. None of the three asks a guest to park on the street or share a lot with another unit. LYNX's main hub, LYNX Central, is a short drive from the downtown-edge homes, but reaching a campus this far northeast by bus would mean at least one transfer we have not timed, so we do not offer it as a practical alternative to driving or the SunRail option above.

07A stay for each of the roles Full Sail brings

Visiting instructors and guest faculty

A guest instructor on a defined teaching contract needs a home ready for the term's exact dates. We write the agreement to match those dates, and if the contract shifts by a few weeks on either end, we update it without a new negotiation.

Staff relocating to Winter Park

A staff hire moving to the area for good still needs a base while house-hunting. A month or two in one of our homes, extended by the month if the search runs long, keeps the move from turning into a series of short-notice hotel bookings. A relocation coordinator handling the move can be the one who books and pays, with the agreement written in the coordinator's or the company's name instead of the employee's, and our corporate housing checklist guide lays out what to settle before booking. Our relocation and long-stay housing page covers more of how that works.

Families supporting a student

A family renting a house for a student's final term, or for a semester of hands-on production work, is booking for someone else's schedule. The agreement can name the student as the resident guest while a parent handles the booking and the deposit; our student and intern housing page has more on how that is set up.

Production contractors on campus projects

A production or crew contract tied to a campus project usually lasts a few weeks. It often means more than one person needs a bed, so a three- or four-bedroom home with a real kitchen and a driveway for gear keeps a small crew together and fed without a per-diem meal budget. For a bigger crew than three homes near campus can hold, our contractor and work-crew housing page covers the four-to-six-bedroom homes elsewhere in the portfolio.

08The homes closest to campus

The Dollins House in Washington Shores is about 17 minutes from campus: four bedrooms and two bathrooms on a shaded lot of mature oaks, with blackout curtains and wall-mounted TVs in the bedrooms, a private driveway, and a partially fenced backyard. It sleeps up to thirteen, which makes it a fit for a family joined by grandparents for a student's term, or for a small crew sharing a house during a production stretch.

The 25th Street House in Holden Heights is also about 17 minutes away: a three-bedroom, two-bathroom bungalow with full-size laundry on site, keyless entry, and a screened front porch, carrying 142 Airbnb reviews at a 4.83 rating. Its small bedrooms suit one guest instructor well and a family of four adequately, which we say plainly on its own page.

Photo of City and Stadium Sanctuary Vibes
City and Stadium Sanctuary Vibes
City and Stadium Sanctuary Vibes, the third home tied at about 17 minutes, is a small three-bedroom, one-bathroom bungalow under a live oak with a carport, a white kitchen with a breakfast bar, and a fenced backyard that is currently being refreshed for pet walking only. Its single bathroom makes it a better fit for one guest or a couple than a big family. Fruit Tree Home sleeps up to ten and City and Stadium Sanctuary Vibes up to eight, so a bigger family or a full crew fits Game Day Getaway-Downtown Orlando better, while a solo guest or a couple has more choice between the other two.

09Billing for this stay

Every stay starts with a written agreement naming the home, the dates, the rate and the deposit, whatever kind of payer is behind it; the rate itself is confirmed in writing when you inquire.

A production or contracting company with an established billing department can be the party on the agreement: a monthly invoice in the company's name, net-30 terms on a signed agreement or purchase order, and a W-9 and a certificate of insurance on request, since we carry a commercial landlord liability policy. The first booking is paid up front regardless of the terms that follow.

A family booking a home for a student's term pays under the same terms as any leisure stay: the rate and deposit confirmed in writing, an itemized receipt, and an extension by the month if the term runs long. We do not offer net-30 or purchase-order terms on a family booking; those terms are for companies, agencies and insurers with their own accounts payable process.

A staffing or relocation agency arranging housing for an instructor or a staff hire can use the same net-30 structure as a production company, with the invoice addressed to the agency instead of the individual. The deposit itself is set per home and per stay length, and it is always spelled out in the same written agreement, never billed separately after the fact.

10Winter Park beyond the campus

Full Sail's campus sits on University Boulevard in Winter Park. If you also want to see more of the city while you are here, Winter Park's Park Avenue district is a separate destination the site tracks on its own: about 11 minutes from Fruit Tree Home, and about 13 minutes from Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes. Amelia’s Arena Retreat, about 18 minutes from campus itself, is about 12 minutes from the same Park Avenue district, if a stop there fits a downtown-edge stay better.

The campus and the Park Avenue district are two separate points in Winter Park, and the site tracks their drive times separately. A short drive to one does not tell you the drive time to the other, since we have not measured the distance between them.

11What's in the house

Every home comes furnished and ready from the first night, whether you are booking for one term or an open-ended relocation. The exact inclusions vary a little by home and are confirmed in writing when you book.

Exact inclusions vary a little by home and are confirmed in writing when you book.

Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or the key location arrive a few days before check-in. Wi-Fi is on from day one and the kitchen comes stocked with cookware and dishes, so a guest instructor arriving between sessions can cook that same night. The kitchen in each of the three closest homes is stocked with pots, pans and dishes rather than left empty, and the washer and dryer mean work clothes from a long day go straight into the machine that same evening.

None of the homes has a pool; they are residential houses. Game Day Getaway-Downtown Orlando and Fruit Tree Home both publish a street address on the site; City and Stadium Sanctuary Vibes publishes its neighborhood and zip code, with the exact address shared at booking. Bed and bath counts are the counts in each home's own listing, and sofas are not counted as beds.

Game Day Getaway-Downtown Orlando carries a 4.15 rating and City and Stadium Sanctuary Vibes a 4.4, each from a smaller set of reviews than Fruit Tree Home's 142; every home page publishes its own count and rating. If a shorter stay fits better than a month, all three homes also take nightly and weekly bookings through their Airbnb and Vrbo listings, the same listings these reviews come from.

14Common questions

How far are your homes from Full Sail?

About 17 to 27 minutes by road. Game Day Getaway-Downtown Orlando, Fruit Tree Home and City and Stadium Sanctuary Vibes are the closest.

Do you rent for a single term?

Yes. Term-length furnished stays are easy to arrange and extend.

Are you affiliated with Full Sail University?

No. Libema Properties is independent and not affiliated with or endorsed by Full Sail University.

Do the drive times to Full Sail change during rush hour?

No, the minutes on this page are typical road-routing times without traffic. Orlando's morning and evening rush hours add time to the longer routes, especially on I-4 and SR-408, the two highways most of our homes rely on to cross the metro.

Can a production company on a Full Sail project pay by invoice?

Yes. An established production or contracting company can be the party on the agreement, with a monthly invoice in the company's name, net-30 terms on a signed agreement or purchase order, and a W-9 and certificate of insurance on request. The first booking is still paid up front. We carry our own commercial landlord liability policy, so the certificate we provide reflects that coverage.

Can a family book a house for only the length of a student's term?

Yes. Term-length stays are straightforward, and if the term runs long, extensions are by the month at the same terms. A family booking pays under our normal leisure terms, with the rate and deposit confirmed in writing and an itemized receipt, not a net-30 company account.

Is there a home near Full Sail with a desk to work from?

The Clue House and the Meet & Play House each have a desk set up in a bedroom, though both sit a little farther from Full Sail than our closest three homes. Tell us whether the commute or the workspace matters more and we will point you to the right fit. A desk is not on the amenity list for Game Day Getaway-Downtown Orlando, Fruit Tree Home or City and Stadium Sanctuary Vibes, so plan to work from the kitchen table or the living room in those three.

Can I get to Winter Park without driving the whole way?

From Fruit Tree Home and Amelia’s Arena Retreat, downtown's LYNX Central and Church Street SunRail stations put you on the regional line running toward Winter Park. Neither home is a walk from a station, so you would still need a ride at the Winter Park end, but it is an option. Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, farther from those downtown stations, are a driving trip both ways.

Do the homes near Full Sail allow pets?

Several of our homes accept pets. The policy and any pet deposit are confirmed in writing before you commit, so ask when you inquire about Game Day Getaway-Downtown Orlando, Fruit Tree Home, City and Stadium Sanctuary Vibes or any other home in the portfolio. Pet policies are not a blanket portfolio rule; they vary home by home.
