04Getting to the Sea Harbor Drive headquarters

Eleven of the thirteen homes reach the Travel + Leisure Co. headquarters on Sea Harbor Drive in half an hour or less, and the twelve numbers spread out more than the general range suggests. Fruit Tree Home in Holden Heights posts the shortest drive at about 18 minutes. Amelia’s Arena Retreat, Piedmont, Meet. Play. Stay. and City and Stadium Sanctuary Vibes cluster close behind at about 20 minutes each, and Game Day Getaway-Downtown Orlando, Entertainment Home and Cozy Home, the latter two both in Pine Hills, run about 21. The Clue House is about 22 minutes, Downtown & Stadium Cozy Retreat about 25, Wekiwa Home about 27, and WinterPark Home in Lockhart posts the longest drive of the thirteen at about 31 minutes, the one home in the portfolio that runs past the half-hour mark.

The portfolio's four geographic clusters answer this drive differently. The single South of Downtown home, Fruit Tree Home, posts the shortest figure of any of them. The single Downtown Orlando home, Amelia’s Arena Retreat, and four of the five West Orlando homes land in the same narrow band around 20 to 21 minutes, while the fifth West Orlando home, Wekiwa Home out toward Hiawassee, runs closer to 27. The five Northwest Orlando homes spread the widest of the four clusters, from 21 minutes at the Entertainment and Cozy houses out to 31 at WinterPark Home in Lockhart, the tradeoff of a home that far north for an assignment this far south.

The route for most of these homes runs south on I-4 toward the SeaWorld and convention corridor, and every figure here is a typical drive without traffic. The West Orlando and Northwest Orlando homes typically pick up I-4 by way of SR-408, a toll road collected by transponder or by plate, so a SunPass or E-PASS is worth setting up for a stay with a daily commute. I-4 itself backs up in both directions during the morning and evening peaks, so a standard 9-to-5 schedule should build in extra time on the drive down and the drive home; a schedule that starts earlier or later than the peak windows moves faster. 05A month for a relocating employee

A relocation to the Sea Harbor Drive headquarters rarely lines up with a lease signing on day one. Most new hires want somewhere to land first: a private bedroom or two, a kitchen to cook in after a day of house-hunting, and a driveway for the car they drove down in or the one they just bought once they arrive. A written agreement covers the home, the dates, the rate and the deposit before the first night, so there is nothing left to settle once the move is underway. A house-hunting trip before an offer is accepted, or a short visit while a family decides on a neighborhood, does not need the full monthly agreement. It can be booked as a nightly or weekly stay through the home's own Airbnb or Vrbo listing instead, and once the move is confirmed and a start date is set, we can move the booking onto the standard monthly terms for the assignment itself.

06Project teams, training cohorts and consultants

Not every stay near the headquarters is a relocation. An IT, finance or marketing project team wants a base close to the office for the length of a rollout, with a real kitchen instead of a month of restaurant receipts and a washer and dryer instead of a laundromat run between sessions. A sales training cohort arrives together for a set course and needs enough bedrooms in one house, or two houses close together, to keep everyone a short drive from the same building for the week. A consultant on a multi-month engagement wants much the same thing a solo relocating employee wants: one bedroom, one bathroom where possible, and a quiet place to work in the evening.

What a furnished house solves that a hotel floor does not

• A kitchen means real meals during a multi-week rollout instead of restaurant receipts every night.
• Washer and dryer on site means clothes get done between sessions without a trip to a laundromat.
• Wi-Fi is on from the first night, so a laptop opens the same evening a flight lands.
• Private parking at every home means a rental car or a company vehicle has somewhere to sit overnight.

None of the three homes closest to the headquarters has a dedicated desk on its amenity list, so a project team that wants one built into a bedroom should look further out. Meet. Play. Stay. in Malibu Groves, about 20 minutes from the headquarters, has a desk and an office chair in two of its bedrooms. For a cohort too large for one house, The Clue House in Pine Hills, about 22 minutes away, has six bedrooms, sleeps up to fifteen, a desk for working from home, and full-size in-unit laundry. Whatever the group looks like, one written agreement covers the whole house at one rate, simpler for a manager to process than a block of hotel rooms billed to different cards.

Fruit Tree Home, in Holden Heights, is the closest at about 18 minutes. It is a three-bedroom, two-bathroom bungalow that sleeps up to ten, with full-size laundry on site, keyless entry, and a fenced backyard with mature shade trees. It carries 142 Airbnb reviews at a 4.83 rating, the most of any home in the portfolio, and its compact bedrooms suit one or two people well and a small family adequately.

Amelia’s Arena Retreat and Piedmont are both about 20 minutes away. Amelia’s Arena Retreat, on the downtown edge in Parramore, is a four-bedroom, two-bathroom house with a bedroom that has its own attached bathroom, a dining area that seats four, and a fenced backyard under mature shade trees, a good fit for a consultant and a colleague who want separate space under one roof. Piedmont, in Washington Shores, has four bedrooms, three bathrooms and room for up to fourteen, with a concrete parking pad that fits several vehicles out front, useful if a training cohort arrives in more than one car, and a game corner with a foosball table for downtime after a long day of sessions. Like the rest of the portfolio, all three are older, modest homes: Amelia’s Arena Retreat's kitchen is a compact galley layout, and Piedmont's driveway and parking pad show some age, honest tradeoffs on quiet residential streets instead of a new subdivision.

Evenings and weekends look different depending on which of the three you book. Amelia’s Arena Retreat is about 6 to 8 minutes from the Kia Center and Inter.co Stadium and about 9 minutes from Orlando Health / ORMC, useful if a colleague's family needs the downtown hospital campus during the same stay. Piedmont is about 7 minutes from Camping World Stadium, which matters if a training week happens to overlap with a game or a concert.

All three homes publish their street address on the site, three of the six homes in the portfolio that do; the other six publish a neighborhood and zip code and share the exact address at booking.

08Billing for a company or a relocation

The agreement can be written the way the situation calls for: to the employee who is moving, to the department covering the cost, or to a relocation coordinator handling the process for the company. Either way it is one written agreement naming the home, the dates, the rate and the deposit, with itemized monthly receipts that a manager or an HR office can process for reimbursement or for the company's own books. On request we provide a W-9 and a certificate of insurance; Libema carries a commercial landlord liability policy, which most accounting departments ask to see before adding a new vendor. The monthly invoice can be issued in the company's name instead of the employee's, useful when the cost is tracked against a relocation or project budget instead of a personal expense account.

For an established company, staffing agency or insurer working from a signed agreement or a purchase order, Net-30 terms are available, so an invoice is paid after the stay instead of before it. An employee booking on their own pays for the first month up front, the same as any guest booking directly with us. None of this changes what a home costs or what is inside it: the rate, once confirmed in writing, holds for the length of the stay, and an extension is the next month at the same terms instead of a fresh negotiation. 09The Sea Harbor Drive corridor

The Travel + Leisure Co. headquarters sits on Sea Harbor Drive in south Orlando, near SeaWorld and the convention corridor, away from the neighborhoods where our homes sit. The Orange County Convention Center, in that same corridor, runs 18 to 31 minutes from our thirteen homes, the same range as the headquarters itself, and SeaWorld Orlando runs 23 to 36 minutes, so a stay booked for a headquarters assignment lands in roughly the same drive time as a stay booked for a convention or a day at the park.

Because none of our homes sits in that corridor itself, daily life during a headquarters stay happens back where the house is, in Parramore, Washington Shores, Pine Hills or one of the other neighborhoods, and the drive to and from Sea Harbor Drive is the one fixed trip of the day. None of the three has a pool; they are residential houses. Bed and bathroom counts are the counts in each home's own listing, and a sectional or a sofa is never counted as a bed.
