Housing near Concentrix
A global customer-experience company with a major operations center in Lake Mary and a steady pipeline of training cohorts.
01The employer
Concentrix is one of the world's largest customer-experience and business-services companies, and its Lake Mary operations center, grown out of the former Convergys site, employs about 2,000 people in the Orlando area. Work of this kind ramps in cohorts: a new program launches, a wave of staff trains together, a team lead transfers in to stand it up.
A large operations center in the Lake Mary business corridor in Seminole County, north of Orlando.
02Who needs housing here
Those cohorts and transfers are the housing need. A trainer or a program manager brought in for a few weeks or a few months wants a furnished place with a desk and reliable internet, and a group can share one house at a single monthly rate instead of booking a row of hotel rooms.
- New-hire and training cohorts ramping onto programs
- Operations and program managers relocating in
- Technology and implementation teams on project work
- Team leads transferring from other Concentrix sites
03How our homes fit
Our homes are on the northwest side of the city, so WinterPark Home in Lockhart is the closest of the thirteen to the Lake Mary corridor; the table below shows the drive from every home. The trade for that commute is a whole house with a kitchen and a yard at a monthly rate well under the corporate-apartment norm along International Parkway.
04Getting to Concentrix from each cluster
None of our thirteen homes sits inside the Lake Mary corridor itself; every stay near Concentrix is a drive, from 20 minutes at the closest to 33 at the farthest, and I-4 north is the route from all four of our home clusters. Which cluster a guest picks changes the shape of that commute more than the exact house does, so it helps to look at the four together before narrowing to one house.
The Northwest Orlando cluster spans the widest range of the four: WinterPark Home in Lockhart is 20 minutes, while the Head Avenue, Entertainment, Londonderry and Cozy houses in Pine Hills run from 29 to 32 minutes. Fruit Tree Home, just south of downtown in Holden Heights, is 27 minutes, and Amelia’s Arena Retreat, on the Parramore edge of downtown, is 28 minutes. Both of those drives start inside the urban core itself, on streets that already feed onto I-4 for the run north. The West Orlando cluster runs 29 to 33 minutes: the Dollins, Sunset Lake and Wekiwa houses sit around 29 to 30, Meet. Play. Stay. is 31, and Piedmont, the farthest of the thirteen, is 33. Five homes fall in the Northwest Orlando cluster and five in West Orlando; the remaining two, 25th Street and Amelia, sit inside Orlando's urban core.

- 2 Fruit Tree Home 27 min
- 3 Amelia’s Arena Retreat 28 min
- 4 City and Stadium Sanctuary Vibes 29 min
- 5 Game Day Getaway-Downtown Orlando 29 min
- 6 Downtown & Stadium Cozy Retreat 29 min

The map sets Concentrix at the centre and places each home by compass direction and the number of minutes it takes to reach it on the road. Every one of our homes sits south of the corridor, inside Orlando itself, and because that direction is the same for all thirteen, the real variable on this map is how far south a house sits. Lockhart, home to WinterPark Home, sits closest to the corridor's edge at 20 minutes, and the rest of the portfolio sits in a wider band from 27 to 33 minutes, spread across Pine Hills, Holden Heights, Parramore and the West Orlando neighborhoods on the far side of the city.
That difference shows up every working day, not just on the map. The commute from WinterPark Home runs 20 minutes each way; the same drive from Piedmont, out in West Orlando, runs 33 minutes each way. For a training cohort that gets to choose its own house, or a program manager deciding where to put a small team for a few months, that gap is worth weighing against whatever else each house offers, since it repeats twice a day for as long as the assignment runs.
The Lockhart, Pine Hills, Holden Heights and Parramore neighborhood pages describe each of these clusters in more depth, including what daily life in each looks like beyond the drive to work.
06The daily drive to Concentrix
Every drive time on this page, like every drive time across the site, is a typical road-routing figure without traffic. A business corridor like Lake Mary's fills up at the start and end of the working day the way any office district does, so a drive that measures 20 minutes at midday can run longer at 8 a.m. or 5 p.m. Orlando's rush hours add the most time to the longer routes, so the homes farther from Lake Mary are the ones most likely to feel the peak traffic.
None of our thirteen homes is a walk or a short bus ride from Concentrix, and there is no rail connection between our homes and the Lake Mary corridor documented on our site. A car is part of the stay here the way a kitchen or a bed is: plan on driving both ways every working day, whether the guest is a single manager or a full cohort sharing one house. Parking back at the house is never the complication. Each of the three closest homes, the Katherine, 25th Street and Amelia houses, has its own private driveway, so nobody is hunting for street parking at the end of a long day. Beyond the daily commute, some of Orlando's other expressways are tolled by transponder or plate, so a SunPass or E-PASS is worth having for the length of a stay.

WinterPark Home in Lockhart is 20 minutes from Concentrix by road, the closest of the three. It is a three-bedroom, one-bathroom house that sleeps up to eight, with a screened porch, a private driveway, wood-look flooring and an updated kitchen, on a quiet residential street a short walk from a community park with a playground and courts. It also sits 8 minutes from Winter Park and 12 from AdventHealth Altamonte, so a spouse or a roommate working elsewhere in the northern suburbs is not driving far either, which matters for a household built around two different jobs.
Fruit Tree Home in Holden Heights, 27 minutes from Concentrix, trades a longer commute for a downtown-adjacent stay: three bedrooms, two bathrooms, full-size laundry on site, keyless entry and fruit trees in the yard, room for up to ten, and just 6 minutes from downtown Orlando and 5 from Orlando Health. It suits a trainer or a small group who would rather spend evenings and weekends near the city than out in the northern suburbs. Amelia’s Arena Retreat in Parramore, 28 minutes from Concentrix, has four bedrooms and two bathrooms, sleeps up to eight, and sits on the western edge of downtown with a fenced yard and mature shade trees, a fit for a small team that wants a whole house and is willing to add a few minutes on I-4 for it.

08A month near Concentrix
The people who end up near Concentrix are not on vacation. A new-hire class trains together for a few weeks, a program or operations manager relocates in to launch a project, a technology or implementation team works a rollout, or a team lead transfers in from another Concentrix site to stand up a program. All four need the same basics: a bed that is already made, a kitchen that is already stocked with cookware and dishes, a washer and dryer, and Wi-Fi from the first night, which is what every one of our homes comes with regardless of which of the three you book.

Around WinterPark Home in Lockhart
Pine Hills, just south of Lockhart, carries the everyday shopping and eating for this cluster: Presidente Supermarket at Pine Hills Road and Silver Star Road for a Latin grocery run, Caribbean Supercenter and Enson Market a few blocks south on West Colonial Drive for Caribbean and Asian groceries, the Walmart Supercenter on West Princeton Street for a single stop, and Island Jam Caribbean Cuisine or Golden Krust for a plate of griot or jerk chicken after a long day at the corridor. Barnett Park, a short drive south, is a 159-acre Orange County park with walking trails, playgrounds, disc golf, basketball and volleyball courts, a recreation center, and a splash pad for the evenings a training schedule leaves free.
Around the 25th Street and Amelia houses
Both of these homes sit close to downtown, where the Publix at The Paramount on Lake Eola covers groceries and College Park's Edgewater Drive covers dinner, Adriatico Trattoria and Zeytin among the options a short drive north. Lake Eola Park itself, with its walking loop and Sunday farmers market, is minutes from both houses, and the Downtown Orlando YMCA on North Mills Avenue, with two pools, a sauna and courts, is a full gym for anyone keeping up a routine during a longer stay.
None of it is walkable to Concentrix itself. Every stay here runs on a car, and I-4 north is the route from all three homes, regardless of which neighborhood the stay starts in.
09Around the Lake Mary corridor

None of our thirteen homes sits inside the corridor itself, and we keep what we say about it to what we can confirm from our own records: it is reached from our homes by I-4, and we do not hold further details about the corridor or the campus beyond that. We are an independent housing company, not part of Concentrix, and we do not have visitor information about the campus itself to pass along; your program, your recruiter or your team lead is the right source for badge access, building details and parking on site.
What we can offer is the other side of a long stay away from home. A cohort that spends its days training or standing up a program gets a kitchen to cook in and a living room to sit in that evening, one house the whole group shares instead of separate hotel rooms with no common space between them. That is the gap between a house and a room, and it is what a company is paying for when it books one of our homes for a cohort.
10Billing for a corporate stay
Concentrix or a staffing and relocation partner can be the party on the paperwork rather than the individual traveling. We write the agreement to the company's name, invoice monthly, and provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy for exactly this kind of booking. Net-30 terms are available to established companies and agencies on a signed agreement or purchase order, though the first booking is paid up front while we establish that relationship.
The rate, the deposit and any pet policy are confirmed in writing before anyone commits; we do not publish rates on the site because they depend on the house, the season and the length of stay. Once a stay begins, itemized monthly receipts are ready for whoever processes your team's expenses or a housing stipend, addressed to the company name if that is how the agreement was written.
Check-in does not depend on anyone's schedule matching a front desk. Guests let themselves in with keyless entry or a lockbox, and the code or key location goes out a few days before arrival, which matters when a cohort's flights land at different times across the same day or a manager arrives a day ahead of the rest of the team.

Every home comes furnished and ready from the first night: beds and linens, a stocked kitchen, a washer and dryer, Wi-Fi and private parking. Exact inclusions are confirmed in writing when you book, since the three homes closest to Concentrix are not identical, so a training cohort knows what it is walking into before the first night. All three of these kitchens were renovated with stainless appliances and quartz or granite-look counters, so cooking after a training day does not mean working around someone else's worn-out setup.
Exact inclusions vary a little by home and are confirmed in writing when you book.
None of the three has a pool; none of our thirteen homes does. They are residential houses, not rented rooms in a larger complex. Bed and bath counts are the counts in each home's own listing, and a sofa is never counted as a bed. All three of these homes publish a street address on the site: 518 Katherine Ave, 1010 25th St and 3013 W Amelia St.
Several of our homes accept pets too, which matters more for someone relocating for months than for a two-week training class; the policy and any deposit are confirmed in writing before you commit.

14Common questions
Which home is closest to Lake Mary?
WinterPark Home in Lockhart is the closest of our homes to the Lake Mary and Heathrow corridor. Every home's drive time is in the table on this page.
Can a cohort share a house?
Yes. Our three-to-six-bedroom homes suit a training cohort or a project team, with one agreement and one monthly rate for the house.
Are you affiliated with Concentrix?
No. Libema Properties is independent and not affiliated with or endorsed by Concentrix.
Can Concentrix or a staffing partner be billed directly for the stay?
Yes. The written agreement can name a company, a staffing agency or a relocation coordinator, with the monthly invoice addressed to that name. A W-9 and a certificate of insurance are available on request for whoever needs them to process the payment. If your organization is new to us, the first month is paid up front; established billing relationships can move to net-30 terms from there, the same as any other company or agency we work with.
Do we need to book a full month, or can a shorter training class stay?
Monthly stays are booked directly with us on a written agreement, which is the usual fit for a training cohort or a relocating employee settling in for weeks at a time. If a single trainer only needs a week or two, that shorter stay runs through the home's own Airbnb or Vrbo listing instead, or a direct inquiry to us. Either way, the rate and any deposit are confirmed in writing before you commit, so there is no guesswork about the total before you book.
What happens if a rollout or a cohort's schedule runs longer than planned?
Extensions run month by month. Let us know as soon as a program or a training schedule looks like running past its original end date, and we will do what we can to keep the house available for the next month. This is the same extension policy for every stay booked with us, whether the guest is a single traveler settling in for longer or a full cohort whose project just kept going.
How far are these three homes from Orlando International Airport, for someone flying in?
By road and without traffic, Fruit Tree Home is about 26 minutes from Orlando International Airport, Amelia’s Arena Retreat about 30, and WinterPark Home about 38, since Lockhart sits farthest north of the three. For a cohort flying in from out of state, that makes the 25th Street or Amelia house the shorter airport run, even though WinterPark Home has the shorter drive to Concentrix itself.
What if our cohort is bigger than what these three homes sleep?
The Katherine, 25th Street and Amelia houses sleep eight, ten and eight. For a bigger group, other homes in the portfolio sleep more: The Clue House in Pine Hills sleeps up to fifteen and Piedmont up to fourteen, both a little farther from Concentrix than the three homes on this page. Tell us the group size when you inquire and we will point you to the house that actually fits everyone.
Is there a desk or a dedicated workspace at these three homes?
Not documented at the Katherine, 25th Street or Amelia houses; those three are set up with a kitchen table and a living room, and a dedicated desk is not part of what they list. Two homes elsewhere in the portfolio, The Clue House and the Meet & Play House, do have a desk in a bedroom, both a little farther from Concentrix than these three. Tell us if a desk matters for the stay and we will point you to one of those instead.
