Most Orlando vacation homes that sleep more than ten are in the resort communities 30 to 45 minutes southwest of the city, priced accordingly. Ours are on the city side, closer to Universal, downtown and the stadiums, and priced like the neighborhoods they sit in. Four of them sleep ten or more: The Clue House (six bedrooms, fifteen), Piedmont (fourteen), Game Day Getaway-Downtown Orlando (thirteen) and Entertainment Home (eleven). Fruit Tree Home sleeps ten.

Several homes are minutes apart, so a group of twenty can take two houses in the same neighborhood.
A stay built around the whole group
A house that sleeps ten or more people usually gets booked for one of three reasons: a family reunion where several branches want one address instead of five separate hotel rooms, a work crew or team that needs everyone parked and fed under the same roof, or a run of friends who would rather split one kitchen than order delivery to a hotel room every night of the trip. Whatever the occasion, the shape of the stay is the same. You book one house, one entry code goes out to the group, and everyone claims a real bedroom instead of negotiating a lobby and a stack of key cards.
The second morning is usually when a big house earns its keep. Someone is up early making coffee while the rest of the group is still asleep down the hall, and nobody has to creep past a paper-thin wall to reach the kitchen. Kids or teammates take over a game room while the adults sort out the day's plan at the dining table. By the third day the routine settles: a grocery run instead of a dozen separate hotel breakfasts, laundry running between outings, and one bill at checkout instead of a stack of folios split across rooms.
None of the five homes on this page are new construction built for a brochure. They are furnished, renovated single-family houses in working-class Orlando neighborhoods, and what they give a big group is space a hotel floor cannot: real bedrooms instead of a fold-out sofa, a kitchen a dozen people can cook in at once, and a driveway or yard where coolers, folding chairs and a couple of extra cars are not competing with a parking garage.

The Head Avenue House in Pine Hills is the biggest of the five: six bedrooms and three bathrooms, sleeping up to fifteen, with an in-home desk and full-size in-unit laundry so the trip does not stall out over a load of towels. It carries 61 reviews at a 4.86 rating. The house was originally set up as a themed mystery-game house, with several bedrooms styled after characters from a classic whodunit board game, which a reunion or a friend trip can lean into for fun; a work stay just treats it as a big, quiet six-bedroom house. We say plainly that it is an older concrete-block home, the exterior paint and driveway show some wear, and a couple of the bedrooms carry novelty game decor rather than a plain neutral look.
The Piedmont House, in Washington Shores, sleeps fourteen across four bedrooms and three bathrooms and has the largest parking pad of the five, a concrete slab that fits several vehicles, useful when a reunion arrives in more than one car. Inside, a vaulted living and dining area opens onto a game corner with a foosball table and an arcade basketball game. The house was originally decorated with a garden theme and a riddle quest that sends a group hunting for clues around the house toward a treasure chest, worth asking about if that sounds like your kind of trip. It holds a 4.64 rating across 28 reviews. The driveway and parking pad show cracking and age, and the backyard grass runs long in the listing photos.
The Dollins House, also in Washington Shores, sleeps thirteen across four bedrooms and two bathrooms on a shaded lot of mature oak trees, 3 minutes from Camping World Stadium. The furnished bedrooms have blackout curtains, which matters if part of the group wants to sleep past sunrise after a late night. It holds a 4.15 rating over 12 reviews. Mary, who stayed here in May 2026 with a band playing at an Orlando event, wrote: 'This place worked well for us as a group of mixed ages and genders who were in Orlando as a band to play at an event! The beds and bedrooms worked well for us and we appreciated being able to cook.' The house is an older single-story block home, and the driveway shows some algae staining.
The Entertainment House in Pine Hills sleeps eleven across three bedrooms plus a small bonus room and two bathrooms, and has the most play space of the smaller homes here: a white sectional facing an electric fireplace TV wall, a foosball table, a table-tennis setup, and an attached one-car garage. It carries 88 reviews at a 4.76 rating. The bonus room adds sleeping space rather than a fourth real bedroom, and the front lawn is patchy in places.
The 25th Street House, in Holden Heights south of downtown, is the smallest of the five at exactly ten sleepers: three bedrooms and two bathrooms. It sits closest to downtown of this group, about 6 minutes away, and about 5 minutes from Orlando Health. The kitchen has quartz-look counters and stainless steel appliances, there is a full-size washer and dryer on site, a screened front porch, and fruit trees in the yard, left over from its old listing name, the Fruit Tree Home. It carries 142 reviews at a 4.83 rating, the largest review count of the five. A few of the yard's trees show dead or browning foliage, the backyard runs overgrown, and the bedrooms are on the small side.
The drive to Universal, Disney and the stadium
All five of these homes sit on the city side of Orlando, in Pine Hills, Washington Shores and Holden Heights, rather than in the resort corridor near the parks. By road and without traffic, here is what that means for the trips a group actually takes.
To Universal Orlando, the five run close together: Piedmont and Fruit Tree Home are both 13 minutes, The Clue House and Entertainment Home are both 14, and Game Day Getaway-Downtown Orlando is 16. To Walt Disney World the range widens: Fruit Tree Home is 34 minutes, Piedmont is 36, Game Day Getaway-Downtown Orlando is 37, Entertainment Home is 39, and The Clue House is 40. Across the whole portfolio, every home falls between 12 and 26 minutes from Universal and between 34 and 47 minutes from Walt Disney World, so this group of five sits toward the closer end for Universal and in the middle of the range for Disney.

Camping World Stadium is where these five homes have a real advantage, since four of them sit in the neighborhoods around it. Game Day Getaway-Downtown Orlando is 3 minutes away, Fruit Tree Home is 6, Piedmont is 7, and The Clue House and Entertainment Home are both 8. That is useful for a bowl game, a concert or a tournament weekend at the stadium, and it also means downtown Orlando, 6 to 11 minutes from each of the five, is an easy add-on.

What's already set up in the house
A group this size does not want to arrive and start shopping for basics, so every home comes furnished and ready, and we confirm the exact list in writing when you book.

Beyond that standard list, each of these five houses has its own extras worth knowing about. The Clue House has an in-home desk and full-size in-unit laundry, useful if part of the group needs to check email between outings. Piedmont's game corner has a foosball table and an arcade basketball game, and its parking pad is the biggest of the five. Game Day Getaway-Downtown Orlando's furnished bedrooms have blackout curtains, and the lot is shaded by mature oaks. Entertainment Home has a foosball table and a table-tennis setup alongside its fireplace TV wall, plus an attached one-car garage. Fruit Tree Home has fruit trees in the yard, a screened front porch, its own full-size washer and dryer, and a glass-top dining table that seats four.
Every home also has its own washer and dryer, a kitchen stocked with cookware and dishes, Wi-Fi, and private parking in a driveway, carport or parking pad, none of it shared with another unit. That matters more for a group booking than it sounds: there is no shared laundry room on a timer and no elevator to wait for with a cart of luggage. Everyone in the group uses the same kitchen and the same front door, which is the point of booking a house instead of a block of hotel rooms.
Booking one house for a big group
These five homes book the same way as the rest of the portfolio. A weekend or a week runs through the home's own Airbnb or Vrbo listing, or a direct inquiry to us; a stay of a month or longer moves to a written agreement booked directly with Libema. Either way, the rate is confirmed in writing when you inquire and covers the whole house, not a per-person or per-room charge, so a group of eight and a group of fourteen pay the same rate for the same house.
For a leisure stay like a reunion, a wedding party, a church group or a friend trip, the terms are straightforward: a rate confirmed in writing, a deposit, and an itemized receipt at the end of the stay. We do not offer net-30 billing or purchase orders to a family or a leisure group; those terms are for the companies, staffing agencies and insurers who book on our corporate and medical side. Two of these five homes share a neighborhood, worth knowing if your group outgrows one house: The Clue House and Entertainment Home are both in Pine Hills, and Piedmont and Game Day Getaway-Downtown Orlando are both in Washington Shores. A group that needs more beds than one house holds can look at a second house in the same part of town instead of splitting across opposite sides of Orlando. If a trip runs long, extensions are by the month rather than by the day or the week, which matters more for a relocation than a vacation but is worth knowing if a short trip turns into something longer.
Cooking and going out nearby
Feeding a group this size for more than a night or two usually means cooking at least some meals, and where you shop depends on which cluster your house sits in. From The Clue House and Entertainment Home in Pine Hills, Presidente Supermarket, a Latin grocer at 2722 North Pine Hills Road, sits at Silver Star Road with a cafeteria and juice counter inside, and Caribbean Supercenter on West Colonial Drive has anchored the area's Caribbean shopping for decades. The Walmart Supercenter on West Princeton Street is the closest big-box option for a full pantry restock. Piedmont and Game Day Getaway-Downtown Orlando, in Washington Shores, are a short drive from that same Walmart and Presidente Supermarket, or you can go the other way into downtown for the compact Publix at The Paramount on Lake Eola. Fruit Tree Home, close to downtown in Holden Heights, has its own Publix on South Orange Avenue for a quick grocery run.

When the group wants to eat out instead of cook, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, less than a mile from Camping World Stadium. Fruit Tree Home sits closest to downtown of the five, where Church Street and downtown proper cover a wider range of restaurants, and College Park's Edgewater Drive is a short drive further for a sit-down neighborhood dinner.
For a few hours outdoors between meals, Barnett Park on West Colonial Drive, near the Pine Hills homes, has a free splash pad, playgrounds, walking trails and courts. Near the Washington Shores homes, Lake Lorna Doone Park, a twelve-acre park just north of Camping World Stadium that reopened in 2021 after a rebuild, has its own splash pad, an inclusive playground, a walking loop and outdoor fitness stations. From Fruit Tree Home, Lake Eola Park downtown adds a walking loop, paddle-boat rentals and a Sunday farmers market.

A planning checklist before you book
Groups that have the smoothest move-in tend to settle a few things before they inquire.
- Real headcount and ages. Bed and bathroom counts are fixed; tell us how many adults and how many children so we can point you to a home that actually fits rather than one that fits on paper.
- Who is going where. If part of the group is headed to Universal and another part to Disney on different days, the drive-time figures above help you plan which days work best before you arrive.
- Arrival timing. If the group is arriving in more than one car or at different times, tell us. Access is by keyless entry or a lockbox, and we send the code or key location a few days ahead so late arrivals are not locked out.
- Pets. Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit.
- How long you actually need the house. A weekend or a week books through the home's Airbnb or Vrbo listing or a direct inquiry; a stay of a month or more moves to a written agreement.
- The plain parts. These are older, renovated houses in working-class neighborhoods, not new construction. Read the honest notes on each home's page, a patchy lawn here, an older block wall there, before you book, so nothing is a surprise on arrival.

Are the sleep counts real beds?
Yes. Each home page lists the bed count from the client's listing; sofas are not counted as beds.
Can we book for a few nights?
Yes, through Airbnb, Vrbo or a direct inquiry. Large homes book early for holiday weeks.
Can our group split across two of these houses instead of one?
Yes. The Clue House and Entertainment Home are both in Pine Hills, and Piedmont and Game Day Getaway-Downtown Orlando are both in Washington Shores, so a group that outgrows one house can take a second one in the same neighborhood instead of splitting across opposite sides of Orlando. Tell us the total headcount and we will work out whether one house is enough or two makes more sense.
How many bathrooms will the group be sharing?
It depends on the house. The Clue House and Piedmont each have three bathrooms for their fourteen or fifteen sleepers. Game Day Getaway-Downtown Orlando, Entertainment Home and Fruit Tree Home each have two. None of the five has a bathroom attached to every bedroom, so plan for some sharing, the same as in any real house.
Is there room to park several vehicles?
Piedmont has the most parking of the five, a concrete pad that fits several vehicles. The other four have a private driveway, a carport or an attached garage, none of it shared with another unit. If your group is arriving in more than two or three cars, tell us when you inquire and we will point you to the house with the most room.
Can the whole group cook meals at the house instead of eating out?
Yes. Every home has a full kitchen stocked with cookware and dishes, confirmed in writing when you book. The Pine Hills homes are close to Presidente Supermarket and Caribbean Supercenter; the Washington Shores homes are closer to that same Walmart and Presidente, or the compact Publix at The Paramount downtown; Fruit Tree Home has its own Publix on South Orange Avenue. One grocery run on arrival covers most of a group's meals for the stay.
How does Fruit Tree Home compare to the other four?
It is the smallest of the five: three bedrooms and two bathrooms, sleeping up to ten. We include it because it clears the ten-sleeper mark and sits closest to downtown of the group, about 6 minutes away, with fruit trees in the yard and its own full-size washer and dryer. It suits a group that wants a shorter, quieter house closer to downtown than the other four.
How far are these five homes from Camping World Stadium?
By road and without traffic: Game Day Getaway-Downtown Orlando is 3 minutes, Fruit Tree Home is 6, Piedmont is 7, and The Clue House and Entertainment Home are both 8. All five fall well inside the portfolio's overall range of 2 to 15 minutes from the stadium.
