Housing near Walt Disney World Resort
Central Florida's largest employer, and a steady source of relocations, project teams and contractor assignments that need somewhere to live for a month or more.
01The employer
Walt Disney World is the largest single-site employer in the United States and, by the Orlando Economic Partnership's count, the largest employer in the Orlando metro. Its workforce is not only cast on stage: it includes engineers, tradespeople, technicians, culinary teams, entertainment crews, and thousands of vendor and contractor staff who arrive for a project or a season rather than a career.
The resort's four theme parks, water parks, hotels and Disney Springs sit on a single property in Lake Buena Vista, on the southwest edge of the metro.
02Who needs housing here
Those temporary and transitional workers are the ones who need a furnished home. A new hire relocating from out of state often takes one to three months of temporary housing while house-hunting. Contractor teams on a build or refurbishment want a whole house they can share instead of three hotel rooms. Interns and trainees on a fixed program want a set-length stay with a clear monthly price.
- Cast members relocating from another Disney site
- Construction, technical and vendor teams on project assignments
- Professional interns and management trainees
- Entertainment and production contractors
- Corporate transfers house-hunting before a long lease
03How our homes fit
Libema's homes sit on the city side of Orlando rather than in the resort district, which is exactly why they cost less. The trade is a 34-to-47-minute drive to the parks on I-4 or SR-408 and the 429. For a work assignment that is a normal Orlando commute, and it buys you a real house with a kitchen, a yard and free parking instead of a room off a lobby.
04Getting to Lake Buena Vista from each cluster
The three homes closest to the resort split into two clusters, and the route depends on which one you start from. Fruit Tree Home sits south of downtown in Holden Heights. Piedmont and City and Stadium Sanctuary Vibes are both in Washington Shores on the west side. From either cluster the trip to Lake Buena Vista runs on I-4, SR-408 or SR-429, in different combinations depending on which part of the resort you are headed to that day. All three of those roads are tolled, by transponder or by plate, and on a stay of a month or longer a SunPass or E-PASS transponder is worth setting up in the first week, since it costs less per trip than paying by plate. None of that changes what the house itself offers: a private driveway, a carport or a parking pad at each of these three homes, so a car is ready at the door instead of on a hotel garage's upper deck.
Of the three homes closest to the resort, Fruit Tree Home has the shortest run at 34 minutes. Piedmont and City and Stadium Sanctuary Vibes are both 36 minutes away. The rest of the portfolio runs up from there to 47 minutes for WinterPark Home, the longest drive in the group. Orlando's rush hours add time to the longer of these routes, so a shift, a call time or a delivery window that lands during the morning or evening peak should build in extra minutes for the peak.

05The drive to Magic Kingdom, Disney Springs and EPCOT
Magic Kingdom is only one point on the property. Disney Springs and EPCOT sit at their own distances, and the same pattern holds across every one of our thirteen homes: Disney Springs is always the closest of the three, EPCOT comes in a few minutes behind it, and Magic Kingdom is the farthest. From Fruit Tree Home that works out to 34 minutes to Magic Kingdom, 22 to Disney Springs and 25 to EPCOT. From Piedmont it is 36, 25 and 27. From City and Stadium Sanctuary Vibes it is 36, 24 and 27.
Across the full thirteen-home portfolio, Disney Springs runs from 22 to 35 minutes and EPCOT from 25 to 38, both a notch shorter than the 34-to-47 range to Magic Kingdom. If your work centers on Disney Springs, plan on the shorter end of these figures for your actual daily drive, and check EPCOT separately if your day sometimes starts there instead. Either way, the drive table above lists the same figures for all thirteen homes, so you can weigh a slightly longer commute against a bigger house or a lower monthly rate before you decide which one to book.
06Housing for relocations, projects and assignments
A relocating cast member moving from another Disney site to Central Florida usually needs a place to land before signing a lease. One to three months in a furnished house, with a kitchen and a real bedroom, lets that search happen at a normal pace instead of on a hotel clock. A corporate transfer house-hunting before committing to a neighborhood uses the same setup: a monthly stay through our relocation and long-stay housing buys time to look at streets and schools without carrying two households at once. It also gives a household room to actually live in while the search runs: a real kitchen for cooking instead of takeout every night, a yard for a kid or a dog, and a driveway instead of a parking garage ticket.
Construction, technical and vendor teams working a project on the property have a different problem: one address for the whole crew, with somewhere to park a truck, instead of three or four separate hotel rooms. A whole house with a kitchen keeps a multi-week crew cooking at home some nights, and one written agreement covers the whole group under a single signature. Our contractor and crew housing page covers this in more depth for other Orlando worksites too.
Interns, management trainees and entertainment or production contractors on a fixed-length program want a short, clearly bounded stay with an end date they already know. A monthly agreement matched to the program's actual dates, extended only if the assignment runs long, keeps the paperwork simple for the person staying and for whoever approves the expense. None of this is Disney housing; it is ours, and it works the same way for a short assignment or a much longer one. A student on a summer internship and a management trainee on a year-long rotation book the same kind of agreement; only the length and the end date change.

The 25th Street House in Holden Heights is the closest of the three at 34 minutes to Magic Kingdom and 22 to Disney Springs. It is a three-bedroom, two-bathroom bungalow with full-size laundry on site, a private driveway and a fenced backyard with fruit trees, a fit for a cast member relocating alone, two colleagues splitting a house while they each look for a lease, or a small family here for the length of a project.
The Piedmont House in Washington Shores is 36 minutes to Magic Kingdom and 25 to Disney Springs. Four bedrooms and three bathrooms sleep up to fourteen, and the concrete parking pad out front fits several vehicles, which makes it a practical pick for a construction or vendor crew that needs room for trucks as well as beds. A game corner with a foosball table gives a project team something to do on the evenings they are not working.
The Sunset Lake House, also in Washington Shores, is 36 minutes to Magic Kingdom and 24 to Disney Springs. It is a small three-bedroom, one-bathroom bungalow under a live oak with a carport, sized for a couple, an intern sharing with a roommate, or a small family, rather than a full crew.
Daily life near this cluster
Fruit Tree Home sits on the downtown side of the cluster, close to the same conveniences described in our downtown and close-in area guide. The Publix at The Paramount on Lake Eola covers the downtown grocery run, and there is a Publix on South Orange Avenue closer to Holden Heights itself. The Downtown Orlando YMCA on North Mills Avenue has two pools and a full class schedule, and Lake Eola Park's roughly one-mile loop is a free option for a walk after a long day.
Piedmont and City and Stadium Sanctuary Vibes sit in Washington Shores, covered in our west-side area guide. Nikki's Place on South Orange Blossom Trail, a soul food kitchen serving since 1999, is a few minutes from both. Lake Lorna Doone Park, a twelve-acre park with a walking loop, outdoor fitness stations and a splash pad, sits just north of Camping World Stadium. City and Stadium Sanctuary Vibes is about two minutes from that stadium, which puts the park within easy reach of the front door. For groceries, the Walmart Supercenter on West Princeton Street and the Publix at The Paramount downtown are both a short drive, and Orange Blossom Trail and West Colonial carry the pharmacies for this side of town.
08Billing a company, vendor or relocation account
Every one of these stays is booked the same way: one clear rate, a written agreement naming the home, the dates and the deposit, and itemized monthly receipts. For a Disney-area assignment the agreement can be written to the vendor company, the production company, the relocation coordinator or the individual employee, whichever your accounting department prefers, and we will put the monthly invoice in that name.
Established companies, agencies and production vendors can set up net-30 terms on a signed agreement or purchase order. The first month is paid up front, and the account runs net-30 after that. A W-9 and a certificate of insurance are available on request, since Libema carries a commercial landlord liability policy that most vendor and relocation contracts ask for. This applies to companies and organizations booking for work; a family or a leisure group booking one of these same houses for a vacation pays the normal way, with a rate, a deposit and a receipt.
Extensions run by the month. If a project on the property gets pushed back, or a house search takes longer than planned, tell us before the current month ends and we will hold the following month where we can, under a new written agreement with the rate confirmed in writing at that time.
09The resort property
This page tracks the drive to three points on the Walt Disney World property: Magic Kingdom, EPCOT and Disney Springs. Naming three destinations instead of one property-wide average matters here, because EPCOT and Disney Springs both run a few minutes shorter than Magic Kingdom from every one of our thirteen homes, as the numbers above show. If your work centers on Disney Springs, the shorter figures are the ones that apply to your actual daily drive.

All three points sit on the same piece of land in Lake Buena Vista. Whichever one your day starts at, the drive begins from the same house every morning, since none of our thirteen homes sit on the property itself. That single starting point is the whole idea behind booking a house instead of switching hotels partway through a long assignment: the address stays the same even if the work moves from one park to another.
10What's in the house
Every home is furnished and ready from the first night. Exact inclusions are confirmed in writing when you book, and they vary a little from house to house.
Exact inclusions vary a little by home and are confirmed in writing when you book.
None of the thirteen homes has a pool. They are ordinary residential houses on residential streets. Bed and bathroom counts are the counts published on each home's own listing, and a sofa in the living room is never counted as a bed. Fruit Tree Home and Piedmont both publish a full street address on the site. City and Stadium Sanctuary Vibes is one of six homes where we publish the neighborhood and zip code instead and share the exact address once you book. Wi-Fi is on at every home from the first night, which covers the parts of a relocation or a project that do not stop for a move: new-hire paperwork, a video call with a project manager, or an intern's coursework running alongside the internship.
11What guests said
These are real reviews from Fruit Tree Home's own Airbnb listing, quoted exactly as written, with the reviewer's name and the month they stayed. Every home on the site carries its own set of reviews, and the full collection sits on our reviews page.
"I enjoyed our stay at Michelle's. Everything was clean and nicely decorated."
"Everything was great during our stay! Accommodated a large group of people and had no issues."
"It was a great place to stay. Beds were confortable and there was enough room for all of us"
"It was convenient and affordable. Great host!"
12Planning a stay near the resort
A few practical notes before you book. Guests let themselves in with keyless entry or a lockbox, and arrival instructions with the code or the key location arrive a few days before check-in. Several of our homes accept pets; tell us early and we will confirm the policy and any deposit in writing before you commit. Inquiries get an answer the same day, by phone at (954) 793-1171 or by email at libemapropertiesllc@gmail.com. Both nightly and monthly stays are available at each of the thirteen homes, so a short scouting trip ahead of a longer assignment can be booked through the home's own Airbnb or Vrbo listing before you commit to a full month.
If you are coordinating housing for someone else, a new hire, an intern cohort, a vendor crew, settle these before you book:
- How many bedrooms and bathrooms the group actually needs, checked against the exact sleeps number for the house you are considering.
- Who signs the agreement: the company, the agency, the relocation coordinator or the individual employee.
- Whether your accounts-payable team needs a W-9 and a certificate of insurance before releasing payment.
- Whether anyone in the group is bringing a pet, so the policy and deposit are settled before arrival.
Our coordinator's checklist and our corporate housing checklist go through these points in more depth. Our corporate housing and contractor and crew housing pages cover the other Orlando worksites we house people for, useful if your team splits time between more than one project in the metro.

14Common questions
How far are your homes from Walt Disney World?
By road, our homes are roughly 34 to 47 minutes from Magic Kingdom depending on the house and the time of day. We list the drive time from every home on this page so you can choose with your eyes open.
Do you offer housing for the Disney College Program?
Disney runs its own housing program for college-program participants. Our homes suit professional interns, contractors, vendor teams and relocating employees who arrange their own housing.
Can a company book a home for a rotating team?
Yes. We can set up a monthly agreement in the company's name with receipts for each stay. Tell us how many people and how long, and we will point you to the homes with enough bedrooms.
Which of your three closest homes has the shortest drive to Disney Springs?
Fruit Tree Home, at 22 minutes to Disney Springs and 34 to Magic Kingdom. City and Stadium Sanctuary Vibes runs 24 minutes to Disney Springs and Piedmont 25, both about 36 minutes from Magic Kingdom. All three numbers are typical road-routing times without traffic, so build in extra minutes for the morning and evening peaks.
Can a construction or vendor crew working on a Disney project share one house?
Yes. Piedmont has four bedrooms and three bathrooms, sleeps up to fourteen, and has a concrete parking pad out front that fits several vehicles, which covers a crew's trucks as well as their beds. One written agreement covers the whole group, with the deposit and the monthly rate confirmed in writing before anyone arrives.
Do you house entertainment or production contractors on a Disney-area assignment?
Yes. Entertainment and production contractors are one of the groups we regularly house, usually on a monthly agreement matched to the length of the project. Tell us how many people and how long the assignment runs, and we will point you to a home with enough bedrooms among the twelve, for a short solo stay or a small crew sharing a house.
What happens if a corporate relocation to Lake Buena Vista runs past a month while we house-hunt?
Extensions run by the month. If the house search takes longer than expected, tell us before the current month ends and we will hold the following month for you where we can, under a new written agreement with the rate confirmed in writing at that time.
Can our company pay by purchase order or net-30 terms for a Disney-area booking?
Yes, for an established company, agency or production vendor on a signed agreement or purchase order. The first month is paid up front, and net-30 applies after that. We can also provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy that most vendor contracts ask for.
Is a certificate of insurance available for a corporate booking near the resort?
Yes, on request. Libema carries a commercial landlord liability policy, and we can provide a certificate of insurance and a W-9 alongside the written agreement for your accounts-payable file. This is standard for our company, agency and relocation-coordinator bookings; it is not something we set up for a family or leisure booking.
