Housing near Westgate Resorts
An Orlando-headquartered resort company with about 4,000 employees in the region, based a short drive from our west-side homes.
01The employer
Westgate Resorts is headquartered in Orlando on Windhover Drive, near Universal and International Drive, and employs about 4,000 people in the region across its corporate offices and resorts.
Corporate headquarters on Windhover Drive near Universal, with resorts across the tourist corridor and Kissimmee.
02Who needs housing here
Its headquarters is one of the more convenient corporate campuses for our portfolio: Piedmont and Meet. Play. Stay. are about 10 minutes away by road, and most of our homes are within 20 minutes.
- Corporate relocations to the Windhover Drive headquarters
- Sales and contact-center training cohorts
- IT and project staff
- Resort operations teams on assignment
03How our homes fit
Relocations and training cohorts are the usual needs. Each home comes with private parking, a written monthly agreement and receipts a company can process.
04Getting to the Westgate campus
Westgate Resorts runs its corporate headquarters from a single building on Windhover Drive, in the corridor between Universal Orlando and International Drive. All thirteen of our homes reach it in between 10 and 24 minutes by road, without traffic, and the numbers split cleanly by where a home sits. The west-side homes in Washington Shores and Malibu Groves are the shortest runs: Piedmont and Meet. Play. Stay. are both about 10 minutes, City and Stadium Sanctuary Vibes is about 13, Game Day Getaway-Downtown Orlando about 14, and Wekiwa Home, farthest out in Hiawassee, about 16. Fruit Tree Home, just south of downtown in Holden Heights, is about 11 minutes, and Amelia’s Arena Retreat on the Parramore edge of downtown is about 13. The homes to the north, in Pine Hills, Rosemont and Lockhart, run longer: Entertainment Home and Cozy Home are about 11 minutes, The Clue House about 12, Downtown & Stadium Cozy Retreat about 14, and WinterPark Home, farthest north in Lockhart, about 24.
These are typical road-routing times without traffic, like every drive time on the site, and Orlando's rush hours add more to the longer routes than the short ones. A 10 or 11-minute run barely notices an evening peak; the 24-minute drive from WinterPark Home, or the 16 minutes from Wekiwa Home, can stretch if a shift or a training class starts against the flow of traffic.
Group the twelve by these three clusters when deciding where to house a team for a Westgate assignment: the west-side homes if the crew's day stays close to Windhover Drive itself, the downtown-edge homes if the same visit also touches the city core, and the northern homes if space matters more than a few extra minutes on the road. Ask us for the exact route when you book; we do not carry which specific road each home uses to get there, only the minutes.
05Where the homes sit around the campus
The map below sets Windhover Drive at the center and places each home along its real bearing from the campus, with the distance from the middle standing for drive time rather than miles. Group the twelve by area and the picture matches the numbers above: the West Orlando cluster in Washington Shores and Malibu Groves sits closest in, the homes on the downtown edge in Parramore and Holden Heights sit a little further around, and the Northwest Orlando cluster in Pine Hills, Rosemont and Lockhart spreads out the farthest.

Washington Shores, where Piedmont sits, generally suits crews, families and groups who want space and easy parking; Malibu Groves next door, home to Meet. Play. Stay., tends to suit remote workers, small teams and families who want a newer house between downtown and Universal. Holden Heights, home to Fruit Tree Home, is usually a pick for nurses and families near Orlando Health. Parramore, home to Amelia’s Arena Retreat, sits at the western edge of downtown itself, close to the Kia Center, Creative Village and the Orlando Health / ORMC campus, useful for a stay that mixes a Westgate assignment with time spent in the city core. Malibu Groves also sits a few minutes from Valencia College's West Campus and the MetroWest office corridor on Kirkman Road, worth knowing if a Westgate role touches either place during the same stay.
Two homes in different neighborhoods can land on the same drive time, so pair the map with the neighborhood pages for the full picture: Washington Shores and Malibu Groves cover the west side, Holden Heights and Parramore cover the downtown edge, and Pine Hills, Rosemont and Lockhart cover the north.
06A month near Westgate for relocations and training
A corporate relocation to the Windhover Drive headquarters is usually the simplest case. One person or a couple needs a furnished house for a month or two while they close on a home or a lease closer to the office, with parking for their car, a kitchen that works from the first night, and a written agreement that does not tie them to a full year before they have learned the city.
A sales or contact-center training cohort is a different shape of stay: several trainees sharing one house on one written agreement instead of splitting a block of hotel rooms. Piedmont, which sleeps up to fourteen across four bedrooms, fits a larger class; a smaller cohort of three or four fits Meet. Play. Stay., which sleeps up to nine.
IT and project staff on a system rollout tend to care about a desk and a door that closes as much as a comfortable bed, since the workday does not stop when the office day ends. Meet. Play. Stay. has a desk and chair set up in two of its three bedrooms, which covers two people working from the house on the same visit.
Resort operations teams on assignment move around more. Some weeks the training happens at the corporate campus on Windhover Drive; other weeks it is at a property elsewhere in the tourist corridor or down in Kissimmee. A house near the headquarters still works as the base for that kind of assignment, since the corporate campus is the fixed point even when the day's actual duty station changes.
07The homes closest to Westgate
Piedmont and Meet. Play. Stay. are both about 10 minutes from Windhover Drive, and Fruit Tree Home is about 11. Entertainment Home and Cozy Home, up in Pine Hills, tie that same 11-minute mark, but the three below are the ones we point Westgate guests to first, each suited to a different kind of stay.

The Piedmont House in Washington Shores has four bedrooms, three bathrooms and sleeps up to fourteen, with a large concrete parking pad out front that fits several vehicles, a fenced backyard, and a game corner with a foosball table and an arcade basketball game, somewhere for a training cohort to unwind after a long class day. The kitchen was renovated with stainless appliances and gray shaker cabinets, and the living area sits under a vaulted ceiling.
The Meet & Play House in Malibu Groves is the newest-built home in the portfolio. It has three bedrooms and two bathrooms, sleeps up to nine, and comes with an attached garage, a fireplace TV wall in the living room, and desks with office chairs in two of the bedrooms, which is the reason IT and project staff tend to land here. The kitchen has an island with seating and there is a proper laundry room off the hall.

The 25th Street House in Holden Heights is a compact three-bedroom, two-bathroom bungalow with full-size laundry on site, keyless entry, a screened front porch and a fenced backyard with mature shade trees, a straightforward fit for one or two relocating employees who want a quiet residential street closer to downtown than the west side.
08Billing a Westgate assignment
Housing tied to a job at Westgate works the same way as any of our corporate stays. The agreement can be written to Westgate itself, to a relocation coordinator, or to the individual employee, whichever the assignment calls for; the rate, the deposit and the pet policy are confirmed in writing before you commit, since we do not publish prices. Receipts are itemized by month, so an employee submitting for reimbursement and a company processing an invoice both have what they need.
If Westgate or an outside relocation firm is the one paying, we can bill net-30 on a signed agreement or purchase order once the account is established, with a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy. The first booking on any new account is paid up front. An individual employee booking their own housing pays the way a leisure guest would: rate and deposit confirmed in writing, then the stay proceeds.
Extensions run month by month at the same terms. If a training cohort's schedule slides, or a relocation takes longer than the first month to close on a house, tell us before the current month ends and we will hold the following month where we can.
09Around the Windhover corridor
Windhover Drive sits inside the corridor most visitors know for Universal Orlando and International Drive, though the corporate offices themselves are a working campus rather than a stop on a park trip. From the three closest homes it is a short extension past the headquarters to the rest of that corridor: Piedmont is about 13 minutes from Universal Orlando and about 17 from ICON Park, Meet. Play. Stay. is about 12 and 16, and Fruit Tree Home is about 13 and 15.

Westgate's own resorts sit across that tourist corridor and down into Kissimmee, apart from the corporate campus on Windhover Drive itself. Someone whose Westgate role moves between a property and the headquarters will find the drive times above cover the headquarters end of that assignment; the property end depends on which resort, and we do not carry drive times for those addresses.
None of that corridor is walkable from the corporate campus, and it is not meant to be. For daily life during a longer assignment, our Washington Shores & West Orlando area guide covers the groceries, restaurants and parks around the Piedmont and Meet & Play houses, and our Downtown & Close-In area guide covers the same for Fruit Tree Home.
10What's in the house
Every Libema home comes furnished and ready from the first night, whether the guest is a single relocating employee or a training cohort splitting the bedrooms. The furniture, the beds and linens, a stocked kitchen, the washer and dryer, Wi-Fi and private parking are part of every stay; the exact inclusions are confirmed in writing when you book.
Exact inclusions vary a little by home and are confirmed in writing when you book.
None of the thirteen has a pool; they are residential houses. Bed and bath counts are the counts in each home's own listing, and a sofa is never counted as a bed. Piedmont and Fruit Tree Home are two of the six homes that publish a street address on the site; Meet. Play. Stay. is one of the other six, where we publish the neighborhood and zip and share the exact address at booking.
Private parking is worth calling out on its own for a Westgate stay, since no home shares a lot with another. The parking pad at Piedmont, the attached garage at Meet. Play. Stay. and the driveway at Fruit Tree Home each belong to that one house, so a car is never left hunting for street space after a shift or a training day.
11Before you book a Westgate stay
A few practical steps make a Westgate-linked stay easier to set up, for a single relocation, a training cohort or a project team alike.
- Decide early who is the paying party, Westgate, an outside relocation coordinator, or the employee, since the agreement is written to whichever name should appear on the invoice.
- Ask for the rate, deposit and pet policy in writing before committing; none of it is published on the site.
- If several people are sharing one house, settle the headcount before booking so we can match it to a home that fits the group; Piedmont sleeps up to fourteen and Meet. Play. Stay. up to nine.
- Confirm arrival instructions a few days ahead; guests let themselves into every home with keyless entry or a lockbox code.
- For a larger cohort, ask about splitting the group between Piedmont and Meet. Play. Stay.; both run about 10 minutes to Windhover Drive, so dividing the group does not change anyone's commute.
- If the assignment might run past the first month, say so as early as possible so the following month can be held.

14Common questions
Which homes are closest to the Westgate headquarters?
Piedmont and Meet. Play. Stay. at about 10 minutes, then Fruit Tree Home and Entertainment Home at about 11.
Do you host training cohorts?
Yes. Shared houses with one agreement are a good fit for a cohort of three to six people.
Are you affiliated with Westgate Resorts?
No. Libema Properties is independent and not affiliated with or endorsed by Westgate Resorts.
Can Westgate itself be the one who books the house?
Yes. The written agreement can be made out to Westgate, to an outside relocation coordinator, or to the individual employee, whichever fits the assignment. We invoice monthly with an itemized receipt, and a W-9 and certificate of insurance are available on request. The first booking on a new account is paid up front; after that, an established company or agency can move to net-30 terms on a signed agreement or purchase order.
Is there a home near Westgate with a desk for someone working part of the week remotely?
Yes. The Meet & Play House in Malibu Groves, about 10 minutes from Windhover Drive, has desks and office chairs set up in two of its three bedrooms, which covers two people working from the house on the same visit. It also has an attached garage, a fenced backyard and a laundry room off the hall, so it works as well for a short remote stretch as it does for an IT or project assignment.
What happens if a Westgate training cohort's schedule runs past a month?
Extensions run month by month at the same terms. Let us know as soon as the schedule looks like sliding past the original end date and we will hold the following month for the house where we can. This is the same policy whether the stay is a single relocation, a shared training cohort or a project team, and whether Westgate, a relocation coordinator or the employee is on the agreement.
Can a relocating Westgate employee bring a pet while house hunting?
Several of our homes accept pets. The policy and any pet deposit are confirmed in writing before you commit, along with the rate and the security deposit, since none of that is published on the site. Mention the pet when you first inquire so we can point you to a home where it works, and keep the paperwork settled before move-in day.
Does rush-hour traffic near Universal affect the drive to Westgate?
Drive times on the site, including these, are typical road-routing minutes without traffic. Orlando's rush hours add more to the longer routes than the short ones: the 10-minute drive from the Piedmont or Meet & Play houses barely changes, but the 16-minute drive from Wekiwa Home or the 24-minute drive from WinterPark Home can stretch if a shift starts against the flow of traffic near Universal and International Drive.
Do resort operations staff who move between Westgate properties need to stay right next to headquarters?
Not necessarily. Westgate's own resorts sit across the tourist corridor and down into Kissimmee, apart from the Windhover Drive campus, and we do not carry drive times to those individual properties. A house near the corporate campus works well as a base when training or check-ins happen at headquarters, since our thirteen homes run 10 to 24 minutes from Windhover Drive by road.
