About Washington Shores

Washington Shores is a long-established residential neighborhood on Orlando's west side, southwest of downtown around Lake Mann, Sunset Lake and Camping World Stadium. The streets are calm and shaded, the lots are generous, and downtown is only about seven to twelve minutes away by SR-408 or I-4.

It is a practical base for anyone who values a bit of space and easy parking over a downtown high-rise. Our three homes here suit different stays: Piedmont, with a parking pad big enough for several vehicles and room for fourteen, works for crews and big groups; Game Day Getaway-Downtown Orlando, on a shaded lot of mature oaks, sleeps thirteen; and City and Stadium Sanctuary Vibes is a small bungalow under a live oak two minutes from the stadium.

Where Washington Shores sits

Washington Shores spans two zip codes, 32811 and 32805, inside the wider West Orlando area that also takes in Malibu Groves and the rest of the neighborhoods that ring Camping World Stadium. The stadium's game days and the Kia Center's event calendar both sit close enough to the neighborhood that they add a bit more traffic to the surrounding streets on the nights they're in use.

Two of our three homes here publish a street address. Piedmont is at 4445 Piedmont St, zip 32811. Game Day Getaway-Downtown Orlando is at 510 S Dollins Ave, zip 32805. City and Stadium Sanctuary Vibes keeps to neighborhood and zip only, 32805, with the exact address shared once you book; in our own records it sits on the Lake Sunset side of the neighborhood, which is where its name comes from.

None of the three sit on the water. They are ordinary residential lots a short drive from both lakes and from the stadium, which is the trade worth understanding before you book here: more room and easier parking than a downtown address, with the stadium's game days and concerts close enough to reach quickly but far enough that you are not staying inside the parking lot. The wider West Orlando area sits close to both downtown and Universal at once, which is part of why guests here often add a park day onto a work trip or a family stay.

Getting around from here

SR-408 and I-4 do the work from Washington Shores, the same two roads that carry the drive across most of the portfolio. By road and without traffic, the run to downtown Orlando is 7 minutes from Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes and 11 minutes from Piedmont, inside the 6-to-17-minute range that spans all thirteen homes. The runs to Orlando Health / ORMC follow almost the same pattern: 7 minutes from Dollins, 8 from Sunset Lake, 11 from Piedmont. AdventHealth Orlando runs a little longer: 10 minutes from Dollins and Sunset Lake, 14 from Piedmont.

Universal Orlando is the other regular destination from this side of the city, and it is one of the shorter runs in the portfolio from here: 13 minutes from Piedmont, 15 from City and Stadium Sanctuary Vibes and 16 from Game Day Getaway-Downtown Orlando, against a 12-to-26-minute range across all thirteen homes. Orlando International Airport runs longer: 29 minutes from Dollins and Sunset Lake, 33 from Piedmont. Orlando's rush hours add the most time to that airport run and the least to the short hops into downtown and the stadium.

Groceries, food and coffee

Washington Shores itself is residential, so the closest full-size grocery stores are a short drive rather than a walk. The Walmart Supercenter on West Princeton Street and Presidente Supermarket on Pine Hills Road to the northwest cover the everyday big shop, and the compact Publix at The Paramount on Lake Eola, at 400 East Central Boulevard, is a short drive east, downtown. Between the three you can cover a real weekly shop without crossing the city.

The signature meal on this side of Orlando is soul food, and Nikki's Place at 1018 South Orange Blossom Trail is the reason to know that. It has served the neighborhood since 1999, sits less than a mile from the stadium, and carries the kind of reputation that makes it a genuine Orlando institution, smothered rib tips and the rest of a full soul-food menu. For a wider range, downtown and Church Street are five to ten minutes east and open up the city's bars and restaurants.

Coffee is the one category where the neighborhood leans on the drive-through chains along Colonial Drive and Orange Blossom Trail rather than a sit-down cafe. If you want a real coffee shop with a table to work at, downtown's independents are a few minutes east and worth the short drive.

Parks, gyms and pharmacies

Lake Lorna Doone Park, at 1519 West Church Street, is the real amenity of this neighborhood. It is a twelve-acre city park just north of Camping World Stadium that reopened in 2021 after an eight-million-dollar rebuild, with a walking loop, outdoor fitness stations, a splash pad, an inclusive barrier-free playground, basketball courts, a community garden and a lakeside pavilion. From City and Stadium Sanctuary Vibes, two minutes from the stadium, it is close enough to treat as your own yard. Washington Shores Park on Columbia Street adds a smaller neighborhood green space, and Barnett Park, with its own big splash pad and trails, is a short drive northwest if you want a change of scenery.

For a gym membership, the chains, Planet Fitness, EOS and LA Fitness, line West Colonial Drive and Orange Blossom Trail. The Downtown Orlando YMCA, a full family center with pools, is a few minutes east at 433 North Mills Avenue. If you would rather not pay for a membership during a short stay, Lake Lorna Doone's fitness stations and walking loop are free and close to all three homes.

Pharmacies sit along Orange Blossom Trail and West Colonial Drive, Walmart, CVS and Walgreens among them, so a prescription pickup does not mean a special trip. Orlando Health / ORMC is minutes east, which is part of why travel nurses like these homes, and the everyday errands are just as close. The homes here

The Piedmont House, at 4445 Piedmont St, is the biggest of the three: four bedrooms, three bathrooms and a sleeping capacity of 14, with a concrete parking pad out front large enough for several vehicles and a game corner inside with a foosball table and an arcade basketball game. The kitchen was renovated with stainless Samsung appliances and speckled granite-look counters, and the living and dining area sits under a vaulted ceiling. We will say plainly that the driveway and parking pad show cracks and age, and the backyard grass runs long in the photos.

The Dollins House, at 510 S Dollins Ave, sleeps 13 across four bedrooms and two bathrooms, on a shaded lot with mature oak trees. The bedrooms have wall-mounted TVs and blackout curtains, which matters if anyone in your group works nights, and the kitchen has gray shaker cabinets, granite counters and stainless appliances. The driveway shows some algae staining and surface cracks, and the backyard is natural and a little unkempt, honest details worth knowing before you book a group here.

The Sunset Lake House is the smallest, three bedrooms and one bathroom, sleeping up to 8, under a live oak with a carport instead of a driveway. Inside it has wood-look floors, a white kitchen with a breakfast bar, a dining table for four and a blue-gray sectional in the living room. One bathroom serves three bedrooms, and the fenced backyard is currently being refreshed, so for now it's for walking a pet only.

Who stays here

The parking and the square footage are what pull most bookings this way. Work crews take the Piedmont House for its concrete parking pad that fits several vehicles, and the same four bedrooms and three bathrooms suit a reunion or group booking or a traveling sports team that needs to split up by room. The Dollins House, with two bathrooms for its four bedrooms and 13 sleeping spots, does similar work for corporate teams and for guests coming in for a game or a concert at the stadium three minutes away.

Travel nurses and medical staff book all three homes, mostly for the short runs to Orlando Health / ORMC and AdventHealth Orlando. Families displaced by a repair, or relocating into Orlando long term, book Piedmont and Game Day Getaway-Downtown Orlando for the same underlying reason: a whole house, a driveway of their own, and a rate that does not carry a downtown premium. The Sunset Lake House, the smallest of the three, is the one solo guests and small families pick when they do not need four bedrooms, particularly for a one- or two-night stay tied to something happening at the stadium.

Isiah, who stayed at Game Day Getaway-Downtown Orlando in May 2026, gave a plain account of the location: 'We stayed at Michelle's place for an event at the camping world stadium. This is a perfect spot location wise for it. It's about a 15 minute walk and a 2 minute drive to the stadium. It has a private feel to it and is very solid for big groups.'

Nadia, who stayed at City and Stadium Sanctuary Vibes in April 2025, was just as direct about the neighborhood itself: 'Stayed for one night for a festival in town. Home close to the venue and was convenient for low Uber and/or Lyft prices. Neighborhood isn't the best but I never felt unsafe. Affordable prices for a big group.' It's the same plain description we give on the home pages: this is a modest, working neighborhood, and guests who arrive with that expectation tend to leave a strong review. Practical notes for booking here

SR-408 is a tolled expressway, so a SunPass or E-PASS transponder is worth having if you will be using it often during your stay. I-4 carries the bulk of Orlando's daily traffic alongside it, and the city's rush hours add the most time to the longer drives from here, the airport run in particular, and the least to the short hops into downtown and the stadium.

Parking is private at all three homes, a driveway at Piedmont and Game Day Getaway-Downtown Orlando and a carport at City and Stadium Sanctuary Vibes, so there is no permit to buy and no garage fee to add to the stay. The one thing worth planning around is a Camping World Stadium or Kia Center event: game days and concert nights bring extra traffic and parked cars to the surrounding streets for a few hours, and if your dates line up with one, we will tell you plainly when you inquire. If you are bringing a pet, several of our homes accept them, and the policy and any deposit are confirmed in writing before you book. At City and Stadium Sanctuary Vibes specifically, the fenced backyard is being refreshed and is set up for walking a pet on a leash for now.

Booking a stay in Washington Shores

A night or a week at any of the three homes here books the same way as anywhere else in the portfolio, straight through the home's own Airbnb or Vrbo listing or by reaching out to us directly. A month or longer works differently: you inquire with your dates, we confirm the monthly rate, the deposit and the pet policy in writing, and you sign a written agreement before the first payment. Rates are never posted on the site because they change by home and season, so the number you get back is the real one for your dates, not a placeholder.

Every home here comes with the same baseline: furniture, beds and linens, a stocked kitchen, a washer and dryer, Wi-Fi and private parking, all confirmed in writing at booking so nothing is a surprise on move-in day. If a stay runs long, extending is straightforward and handled by the month; tell us as soon as you know a contract, a repair or a house search is going to take longer than planned, and we will do what we can to keep the same home available.

Company, agency and insurer bookings can be billed on net-30 terms under a signed agreement or a purchase order once the first stay is paid, with a W-9 and a certificate of insurance provided on request. Leisure bookings, a reunion, a team or a family trip, pay the normal way: a written rate, a deposit and an itemized receipt, the same as any other stay in the portfolio. Every agreement spells out the rate, the dates and the deposit before you pay, and receipts come itemized by month, so there is nothing to chase down later if you are submitting to an employer, an agency or an insurer for reimbursement.
