How the thirteen homes are organized

The neighborhood and area cards above sort our thirteen houses by where they sit in Orlando: nine neighborhoods, grouped into three broader areas. That is one of four ways this site organizes the same thirteen homes. Our homes page sorts them by size and amenities with filters you set yourself, sleeps, bedrooms, area. Our who we host page sorts them by the fourteen kinds of stay people actually book, from a travel nurse's contract to a reunion weekend. Our corporate housing and corporate and insurance housing pages sort by who is paying, an employer, a staffing agency, an insurer or a relocation coordinator. The corporate housing page alone links out to 59 employer pages, from Walt Disney World Resort and Universal Orlando Resort to AdventHealth, Orlando Health and Lockheed Martin, each ranking the same thirteen homes by drive time to that specific campus. Whichever page you start from, you land on the same thirteen furnished houses. The who we host page also groups its fourteen categories under three simpler buttons, here to work, between homes and here to play, a quick way to see whether we have hosted a stay like yours before.

Here is every home in one table, with its bedrooms, bathrooms and sleeping capacity, so you can see the range before you narrow it by neighborhood.

Counts as published in each home's own listing; sofas are not counted as beds.

Bedrooms run from two to six across the portfolio, bathrooms from one to three, and sleeping capacity from six up to fifteen. A sofa is never counted toward a sleeps number; the count is beds only, as published in each home's own listing.

Where the nine neighborhoods sit

The downtown-edge area holds two of the nine neighborhoods, Parramore and Holden Heights, and two homes between them: the Amelia House and the 25th Street House. Both sit a few minutes from Orlando Health / ORMC and Arnold Palmer and Winnie Palmer, with AdventHealth Orlando a short run north and the Kia Center, Inter.co Stadium and Creative Village close by, all reachable with quick I-4 and SR-408 access.

The northwest area covers five neighborhoods. Pine Hills carries four homes on its own, the Head Avenue House, the Entertainment House, the Londonderry House and the Cozy House, with the Central Florida Fairgrounds on its southern edge. Lockhart has the Katherine House, and Hiawassee has the Wekiwa House, with Wekiwa Springs State Park about 18 minutes north. Two more neighborhood pages in this area, Rosemont and College Park, do not have a home of their own yet; tell us you want to be near either one and we point you to the home that fits, usually the Head Avenue or Katherine House.

The west area covers two neighborhoods. Washington Shores has three homes, the Piedmont House, the Dollins House and the Sunset Lake House, all a short run from Camping World Stadium. Malibu Groves has the Meet & Play House, the newest-built home in the portfolio, just east of Kirkman Road.

Picking a home by the drive that matters

Every one of the thirteen homes sits between 6 and 17 minutes from downtown Orlando by road, without traffic, between 5 and 18 minutes from Orlando Health / ORMC, and between 8 and 16 minutes from AdventHealth Orlando. Universal Orlando runs from 12 to 26 minutes across the portfolio, Camping World Stadium runs from 2 to 15, and Arnold Palmer and Winnie Palmer Hospitals run from 4 to 19. The Magic Kingdom at Walt Disney World is the longer drive from every home, 34 to 47 minutes, since all thirteen houses sit on the city side of the metro, not in the resort district near the parks. Orlando's rush hours add time to the longer of these routes, so check a home's own page for its exact range before you plan a commute around it.

The chart below lines up every home against downtown Orlando, since it is the destination most stays measure themselves against.

Minutes by road without traffic, from the drive-time matrix.

If your own trip centers on one destination instead, our homes near Universal, homes near the stadium and homes for a Disney trip pages sort these same thirteen houses by that one drive, and each hospital's own page under Orlando areas does the same for its campus. A team or a coordinator planning around the Orange County Convention Center, an 18-to-31-minute range across the portfolio, will find that corridor on our convention stays page instead. SeaWorld Orlando runs from 23 to 36 minutes across the same thirteen homes, for anyone weighing a stay against the parks along International Drive.

Matching the house to the size of the trip

Bedrooms run from two at the Wekiwa House up to six at the Head Avenue House, and sleeping capacity runs from six to fifteen across those same two homes. Bedroom count and bed count are not always the same figure: the Dollins House has four bedrooms but nine beds among them, which is how it sleeps thirteen. Six of the thirteen homes publish a street address directly on the site, the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street Houses; the other six publish a neighborhood and zip code and share the exact address once you book. Both groups are the same kind of furnished house; it is a publishing choice, not a difference in condition or amenities.

One home from each of the three areas shows the range in practice: a downtown-edge house, a west-side house and a northwest house.

If your group falls between two of these sizes, give us the exact headcount so we can match it with confidence. We would rather point you to a home with a little extra room than one that is exactly full.

What's inside every home

Every one of the thirteen homes arrives the same basic way: a made-up bed in every bedroom, a stocked kitchen, a washer and dryer, working Wi-Fi and a place to park that is yours alone. None of the thirteen has a pool.

Exact inclusions vary a little by home and are confirmed in writing when you book.

What varies is the extra that comes with a particular house. Full-size laundry is built in at the Head Avenue, 25th Street, Cozy and Wekiwa Houses. A separate game room is at the Piedmont, Meet & Play and Entertainment Houses, and a desk built into a bedroom is at the Head Avenue and Meet & Play Houses. Downtown & Stadium Cozy Retreat has a bunk room with two sets of bunk beds, WinterPark Home has a screened porch, and the Meet & Play and Entertainment Houses each have an attached garage. City and Stadium Sanctuary Vibes has a carport, and Piedmont has a parking pad that fits several vehicles. A fenced yard is at eight of the thirteen, the Amelia, Head Avenue, Piedmont, Dollins, Katherine, 25th Street, Meet & Play and Sunset Lake Houses.

Access at every home is by keyless entry or a lockbox, with the code or key location sent a few days before you check in, so there is no office to find on move-in day.

Booking and billing

A night or a week runs through a home's own Airbnb or Vrbo listing, linked from its own page, priced and paid the way any short-term rental works. A month or longer is booked directly with us instead, on a written agreement, with the rate, the deposit and the pet policy confirmed in writing before you pay anything; we do not publish monthly rates on the site since they vary by home and by season. Extensions are handled by the month: tell us as soon as an assignment, a repair or a house search runs long, and we extend the same agreement at the agreed terms. Several of the homes accept pets, and that policy and any deposit are confirmed in writing at the same time as the rate.

The steps are the same whichever length you book.

Move in and settle

The house is furnished, stocked and ready. Bring a suitcase.

The agreement does not have to be in the guest's own name. A company, a staffing agency, an insurer or a relocation coordinator can be the party that signs and pays, with a monthly invoice, and a W-9 and a certificate of insurance available on request, since Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can be billed on net-30 terms under a signed agreement or purchase order once the first booking is paid. Our corporate housing and corporate and insurance housing pages go further into that side of a booking.

Living near your home while you're here

Each of the thirteen homes sits inside one of our four local area guides, which cover daily life in more detail than this page does: groceries, restaurants, parks, gyms and pharmacies around that cluster of homes. From the downtown-edge homes, the compact Publix at The Paramount on Lake Eola is the everyday grocery stop, and Lake Eola Park's sidewalk loop and Sunday farmers market sit minutes away. From the Pine Hills homes, Presidente Supermarket and Caribbean Supercenter on West Colonial Drive make that corner some of the most international grocery shopping in the metro, and Barnett Park's splash pad and trails are close by. From the Washington Shores homes, Lake Lorna Doone Park sits just north of Camping World Stadium. From Wekiwa Home, Wekiwa Springs State Park is about 18 minutes north for swimming and paddling. The same downtown-edge guide also covers Loch Haven Park's museums and the Mills 50 district's Vietnamese kitchens, both a short drive from the Amelia and 25th Street Houses. From Meet. Play. Stay. in Malibu Groves, the MetroWest restaurant corridor along South Hiawassee Road covers Colombian, Lebanese and Latin kitchens within a few minutes' drive, and it's the closer everyday option for Wekiwa Home as well.

Getting around is mostly by car. The exception is the downtown-edge homes, where the LYNX Central and Church Street SunRail stations and the free LYMMO bus put you on transit for a trip into the core; everywhere else, every home has its own private parking, so plan on a car and, on the tolled expressways, a SunPass or E-PASS for a longer stay.

What guests have written about these homes

The reviews on every home page are pulled verbatim from that home's own Airbnb listing, with the guest's name and the month they stayed attached to each one. Two examples from opposite corners of the portfolio, a downtown-edge home near Orlando Health and a newer west-side house with its own game room:

Ratings across the thirteen homes run from the low 4s up to a perfect 5.0. Review counts range from zero for Downtown & Stadium Cozy Retreat up to 142 for Fruit Tree Home, which also carries a 4.83 rating. The full set for every home, not just the two above, is on our reviews page.

If none of the thirteen homes fits

Not every trip lines up neatly with a neighborhood card or an area card. If you need something specific that this page does not surface directly, the quietest possible house for two people, or parking for a work truck, tell us the specifics and we will match it directly. We work through this by hand every day, and often land on a home that would not have come up first from a filter alone. Our how it works page and our FAQ both go further into how that matching works, our journal carries guides on relocating to Orlando and getting around for work, and our monthly rentals and pet-friendly homes pages are worth a look if a specific need brought you here instead of a place.

A few details help us move fast once you reach out: your dates, whether the stay might extend, how many people and any pets, and whether you are paying yourself or a company, agency or insurer is covering it. With that in hand we usually come back the same day with two or three homes, real photos, and the drive time from each to wherever you need to be. Call (954) 793-1171 or email libemapropertiesllc@gmail.com. Our about page has more on who is behind the thirteen homes, and our contact page has every way to reach us.
