Houses near Camping World Stadium, the Kia Center and downtown Orlando

For a bowl game, a concert, an Orlando City match or a downtown weekend: whole houses two to ten minutes from the stadium and arena district.

Camping World Stadium hosts the Citrus Bowl, the Pop-Tarts Bowl, the Florida Classic and stadium concerts; the Kia Center hosts the Magic, the Solar Bears and arena tours; Inter.co Stadium hosts Orlando City and the Pride. Our homes on the west and downtown edges of the city put you within a few minutes of all of them, with your own parking, a kitchen and a whole house for the group, at a price a downtown hotel on a game weekend can't touch.

Two minutes from the stadium

City and Stadium Sanctuary Vibes is a two-minute drive from Camping World Stadium; Game Day Getaway-Downtown Orlando is three and Amelia’s Arena Retreat four.

Minutes from the arena

Amelia’s Arena Retreat on the Parramore edge is a six-to-eight-minute drive from the Kia Center and Inter.co Stadium.

Your own parking

No event-day garage hunting. Every home has a private driveway, carport or parking pad.

Space for the whole crew

Two-to-six-bedroom houses with kitchens and living rooms for the pre-game and the post-game.

A weekend built around a game or a show downtown

Most guests who book with an event in mind are not staying for the single night of the game. A bowl matchup or a big concert usually means flying in a day or two ahead, cooking a proper dinner the night before instead of eating from a stadium concession stand, and having a full house to come back to afterward rather than a hotel room with a key card that stops working at checkout. The house is yours from the moment you arrive with the keyless entry code or the lockbox key until the day you leave, so a Sunday afternoon at Inter.co Stadium or a Saturday night show downtown does not have to be squeezed into a single overnight.

A typical weekend runs like this. You inquire with your dates and which venue you are headed to, we point you to two or three homes that make sense for the drive, and confirm the rate, the deposit and the pet policy in writing before you book. Arrival notes with the access code arrive a few days ahead. From there the plan is yours: cook a pregame meal in a real kitchen, park the car once in your own driveway or carport, and get to the gates by foot, rideshare or a short drive rather than circle a downtown garage. After the final whistle or the last encore, you come back to a quiet residential street instead of an elevator line.

These are modest, renovated single-family houses in working-class Orlando neighborhoods, not hotel suites downtown. Each home page has a section on what to expect before you book, and it is worth reading before you commit a group to one of them. A crew headed to a bowl game or a Magic playoff run should expect a plain house on a plain street a few minutes from the gates, not a downtown high-rise.

The homes built for a stadium weekend

Four of our thirteen homes sit close enough to Camping World Stadium, the Kia Center and Inter.co Stadium to do most of the work for an event weekend.

The Sunset Lake House is the closest of the four to the stadium itself: a small three-bedroom bungalow under a live oak in Washington Shores, about 2 minutes by road from Camping World Stadium and 5 from Inter.co Stadium. It sleeps up to eight across three bedrooms with one bathroom, has carport parking, and suits a small group that wants to be as close to the gates as any of our homes get.

The Dollins House, a few streets over on a shaded lot of mature oaks, is the largest of the four: four bedrooms, two bathrooms and room for up to thirteen people, about 3 minutes from Camping World Stadium and 6 from Inter.co Stadium. The bedrooms have blackout curtains, useful if your group is running on a different clock than the rest of the city after a late game.

The Amelia House sits on the Parramore edge of downtown, 6 minutes from Inter.co Stadium and 7 from the Kia Center, close enough that only Fruit Tree Home beats it to the arena. It has four bedrooms, two updated bathrooms and a fenced backyard, and one bedroom has its own attached bathroom, useful if the group wants to split off a couple from the rest.

The 25th Street House in Holden Heights is the most evenly placed of the four: about 6 minutes to Camping World Stadium, the Kia Center and Inter.co Stadium alike. It has three bedrooms, two bathrooms and full-size laundry on site, so a group staying more than a night or two can wash a set of team colors between games.

The drive to the stadium, the arena and downtown

The three venues sit close together on the west edge of downtown. The Kia Center and Inter.co Stadium are inside Parramore itself, and Camping World Stadium is just southwest of it in Washington Shores, on the far side of I-4 from the office towers. That clustering is why the drive times across our four homes barely change from one venue to the next: whichever one you are headed to, the route is a short run on SR-408 or I-4, not a trip across the metro.

The chart above lines up all thirteen homes against Camping World Stadium. The four built for this stay are the shortest bars on it, from 2 minutes at City and Stadium Sanctuary Vibes to 6 at Fruit Tree Home. The map below places the same four homes around the stadium by compass direction, so you can see at a glance which side of the venue each one sits on.

Each home is placed in its true compass direction from Camping World Stadium; distance from the centre is the drive time by road, not miles.

For the Kia Center, Inter.co Stadium and the Dr. Phillips Center, here is how the four homes compare. The Dr. Phillips Center turns out to be the most consistent of the three: every one of the four homes is about 7 minutes away, so if a show there is the reason for the trip, the choice of home comes down to bedrooms and price rather than the drive.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.

These are road times without traffic. Orlando's rush hours add to them on a normal day, and event traffic adds more, especially on I-4 and around the stadium in the hour before kickoff. None of these drives are long by Orlando standards, but budget extra time before a game that draws a full house.

What's in the house for a group

All four homes are whole houses, not shared rooms, so a group traveling together gets one kitchen, one living room and enough beds instead of a block of hotel rooms spread across different floors. Everything below is confirmed in writing before you book, and it is standard at every one of our thirteen homes.

For a group specifically, a few details matter more than usual. Game Day Getaway-Downtown Orlando sleeps up to thirteen across four bedrooms, so a party split between two or three cars can travel together instead of booking two separate homes. Amelia’s Arena Retreat has a bedroom with its own attached bathroom, useful for whoever wants to turn in early while the rest of the group watches the second half. City and Stadium Sanctuary Vibes has one bathroom for its three bedrooms, worth knowing if eight people are getting ready for a Saturday game on the same schedule. None of the four has a pool; they are residential houses, and the yard at each is for sitting outside, not swimming.

The kitchen tends to matter more on an event weekend than people expect. Stadium concessions and a strip of chain restaurants get old fast over two or three nights, and every home has a full kitchen with a stove, a refrigerator, cookware and dishes, stocked and confirmed at booking. Parking is a private driveway, carport or parking pad at each of the four, so there is no shared lot and no fee added to the rate.

Parking, walking and skipping the garage line

Every one of the four homes has its own driveway, carport or parking pad, so game night does not mean feeding a downtown garage on top of the ticket price. What guests ask about more than the parking itself is the walk.

One guest at Game Day Getaway-Downtown Orlando, Isiah from Phoenix, Arizona, described it directly after a stay for a Camping World Stadium event in May 2026: "We stayed at Michelle’s place for an event at the camping world stadium. This is a perfect spot location wise for it. It’s about a 15 minute walk and a 2 minute drive to the stadium. It has a private feel to it and is very solid for big groups." Amelia’s Arena Retreat's own listing makes a similar point, noting it sits within walking distance of the Kia Center.

Amelia’s Arena Retreat and Fruit Tree Home also sit closest to downtown's transit, for anyone who would rather not drive the last stretch at all. Two SunRail stations, LYNX Central and Church Street, run the regional rail line through the core, and the free LYMMO bus circulates downtown all day. Neither line reaches the stadium or arena gates directly, but both cut out the drive for the parts of the evening spent downtown before or after the event.

Booking a single weekend, a bowl week or a full season

Nightly and weekend stays run through each home's own Airbnb or Vrbo listing, or through a direct inquiry to us with your dates and the event you are in town for. For a single game or a one-night show, that is the simplest path, and it puts you in touch with the same person managing the home rather than a call center. For a bowl week, when a family or a group is committing several nights in a row, we can put together a short written quote covering the whole stay so nobody is re-booking a night at a time.

Big travel groups, such as a band, a supporter section or an extended family following a team through a weekend, sometimes need more than one house. Game Day Getaway-Downtown Orlando, Amelia’s Arena Retreat and City and Stadium Sanctuary Vibes are all within a few minutes of each other in Washington Shores and Parramore, so a group that outgrows one home can take a second nearby rather than splitting across the city. Tell us the size of the group and we will suggest which two homes make sense together.

Rates are never posted on the site; they are confirmed in writing once we know your dates, because event weekends price differently than an ordinary week. What we can say is that there are no marketplace service fees or garage parking add-ons on a stay booked directly with us, and the deposit and pet policy are set out in writing before you pay anything.

Eating and exploring around downtown before and after

A night out does not have to end when the final horn sounds. Nikki's Place, a soul food kitchen on South Orange Blossom Trail that has been serving the neighborhood since 1999, sits less than a mile from Camping World Stadium and is worth the stop before or after a game from any of the four homes. Church Street and the rest of downtown, five to ten minutes east of the Washington Shores homes, cover the wider run of restaurants and bars for a longer night.

If the trip downtown is for a concert rather than a game, the two venues sit close together. The Kia Center hosts the Magic, the Solar Bears and touring arena shows, and the Dr. Phillips Center, about 7 minutes from all four homes, is downtown's performing arts venue for the nights the arena is not the draw.

For the daytime hours around a game, Lake Eola Park is the easiest stop: a roughly one-mile sidewalk loop around the lake, the resident swans, and on Sundays a farmers market from 10 a.m. to 3 p.m. It sits about 8 minutes from all four homes, close enough to walk off a big pregame breakfast before you head to the gates.

Mary, who stayed in May 2026, wrote about a trip built around a performance rather than a game: "This place worked well for us as a group of mixed ages and genders who were in Orlando as a band to play at an event! The beds and bedrooms worked well for us and we appreciated being able to cook." That mix, a group spanning ages who need real beds and a working kitchen rather than a hotel block, is the pattern across most of the event-weekend stays we host. The full set of reviews for every home, event stays included, is on our reviews page.

What to sort out before a game weekend

A few questions, answered before you inquire, make booking faster.

  • Which venue, and which day. Camping World Stadium, the Kia Center and Inter.co Stadium sit close together, but which one you are headed to still narrows down which of the four homes puts you closest.
  • How many nights. A single game is often a two-night stay; a weekend built around a Friday show and a Saturday game can run three or four.
  • How many people, and how you'll split up. Game Day Getaway-Downtown Orlando sleeps thirteen, Fruit Tree Home ten, and Amelia’s Arena Retreat and Sunset Lake House eight each; tell us the number and we will point you to the home, or two homes, that fit.
  • A car, or a plan without one. Outside the downtown-edge homes you will want a car for the last stretch; from Amelia’s Arena Retreat and Fruit Tree Home, SunRail and the LYMMO bus cover the downtown half of the evening.
  • Pets. Several of the thirteen homes accept them; the policy and any deposit are confirmed in writing before you commit.
  • The plain parts. These are modest, older houses on residential streets, not downtown hotel suites. Each home page lists what to expect before you book.

Two more guides go deeper on the same trip: where to stay for a game at Camping World Stadium or the Kia Center, and housing a reunion or a big group in Orlando.

Good to know

Common questions.

How close are you to Camping World Stadium?

City and Stadium Sanctuary Vibes is about two minutes by road, Game Day Getaway-Downtown Orlando three, Amelia’s Arena Retreat four and Fruit Tree Home six. Every home lists its drive time.

Can we book just the weekend?

Yes. Nightly stays are available on Airbnb and Vrbo or by inquiring directly. Big event weekends book early.

Is parking included?

Yes, at every home. Leave the car in the driveway and ride-share to the stadium on the busiest nights if you'd rather not deal with traffic.

Can we host a tailgate at the house?

A group meal before the game is fine. Parties, events and extra visitors are not; the homes are in residential neighborhoods.

How far are the homes from the Kia Center and Inter.co Stadium?

Fruit Tree Home is closest to both, about 6 minutes to each. Amelia’s Arena Retreat is 6 minutes from Inter.co Stadium and 7 from the Kia Center. Game Day Getaway-Downtown Orlando is 6 minutes from Inter.co Stadium and 8 from the Kia Center. City and Stadium Sanctuary Vibes, the closest of the four to Camping World Stadium, is 5 minutes from Inter.co Stadium and 8 from the Kia Center. These are road times without traffic; add time in the hour before an event.

Can we book two houses if our group is bigger than one home?

Yes. Game Day Getaway-Downtown Orlando, Amelia’s Arena Retreat and City and Stadium Sanctuary Vibes sit within a few minutes of each other in Washington Shores and Parramore, so a group that outgrows one home can take a second nearby instead of splitting across the city. Tell us the total headcount and your dates and we will suggest which two homes fit together, with a rate and deposit for each confirmed in writing before you book.

Can we walk to the stadium or the arena from the house?

It depends on the home. A Dollins House guest who came for a Camping World Stadium event described it as about a 15 minute walk and a 2 minute drive. Amelia’s Arena Retreat's own listing notes it sits within walking distance of the Kia Center. City and Stadium Sanctuary Vibes and Fruit Tree Home are a few minutes' drive rather than an easy walk. Ask us about the route from your specific home when you book.

Will we hear or notice stadium traffic on event nights?

Some. These homes are minutes from Camping World Stadium, the Kia Center and Inter.co Stadium, and City and Stadium Sanctuary Vibes's own listing tells guests to expect stadium traffic on event days. Drive times on the site are road times without traffic, and Orlando's rush hours add to them on a normal day; event traffic adds more on top of that. Budget extra time on the way in and the way home when a game or a show fills the venue.

Can we cook before the game instead of eating at the stadium?

Yes. Every home has a full kitchen with a stove, a refrigerator, cookware and dishes, stocked and confirmed in writing at booking. Groups traveling for a game weekend often cook the night before and the morning of rather than rely on stadium concessions or a chain restaurant near the gates, especially with a crowd that size to feed.

What if the game runs late and we're not back until after midnight?

Nothing changes. You get a keyless entry code or a lockbox for the whole length of your stay, so there is no front desk, no curfew and no checkout tied to the game clock. A matchup that goes to overtime or a show that runs past midnight does not cost you anything extra back at the house.
