04The neighborhood
This home is in the Pine Hills / Londonderry Hills neighborhood of northwest Orlando (ZIP 32808). The area is largely residential with single-family homes, small commercial strips and local parks. It’s an older, established neighborhood with convenient access to John Young Parkway and SR 50 (Colonial Drive). Major destinations: downtown Orlando (~10–15 minutes by car), Orlando International Airport (~20–30 minutes), and medical centers/shops along Semoran Boulevard and Pine Hills Road.
A big, spread-out residential community in northwest Orlando: quiet streets, the Central Florida Fairgrounds next door, and quick expressway access toward AdventHealth, Universal and downtown.
Pine Hills is one of northwest Orlando's largest residential communities, west of downtown off Silver Star Road, Pine Hills Road and the SR-408 East-West Expressway. It is residential and unhurried, with the practical advantage of quick expressway ramps that put AdventHealth Orlando, Universal and the downtown campuses within a straightforward 11-to-17-minute drive. The Central Florida Fairgrounds and the Orlando Amphitheater sit on its southern edge.
05Inside Downtown & Stadium Cozy Retreat
Downtown & Stadium Cozy Retreat puts three bedrooms and one shared bath around a single open living and dining space, a layout that lets a family or a small crew spread out during the day without losing track of each other. The living room holds a large sectional facing a wall-mounted TV, with gray walls and royal-blue and black curtains that carry into two of the three bedrooms. Wood-look plank floors run under the whole house, and a ceiling fan works in every room, useful once a Central Florida afternoon pushes past ninety degrees and the air conditioning needs the help.

The kitchen opens directly onto that living space, with a stainless refrigerator, range and dishwasher, a breakfast counter for something quick in the morning, and a glass dining table that seats six for anyone who wants an actual sit-down dinner instead of eating off the sectional. It is set up as a plain, working kitchen rather than a showpiece, stocked with cookware and dishes the way every Libema home is stocked for a stay that runs a month or longer.

Two of the three bedrooms hold a king bed and a queen bed, each with its own TV and blackout curtains, which matters for anyone working a night shift or trying to hold a toddler to a nap schedule through a Florida afternoon. The third bedroom is the one that decides who books this house: two sets of bunk beds, sleeping four on their own, which is what lets the whole house sleep eight across six beds. One full bathroom, finished with a marble-look walk-in shower, and a separate half bath serve all three bedrooms between them, so the toilet and second sink stay apart from the shower when the whole house is getting ready at the same time.

06Who this house suits
Eight sleeps split across a king, a queen and a bunk room is a specific shape, and it fits some stays better than others. A family with kids gets a bunk room the children can claim as their own, with a king or queen left for the parents, instead of anyone sharing a bed with an air mattress in the living room. A group of couples on a trip together, or three generations of one family on a shorter reunion, can put two couples in the standard bedrooms and let two more guests take the bunks, all sharing one kitchen and one dining table built for six.
The same bunk room does the job for a small work crew or a traveling youth team: four people in the bunks, two more in the king, two more in the queen, everyone back under one roof at the end of the day instead of split across separate motel rooms. For a family riding out an insurance displacement while their own home is repaired, the bunk room is often the detail that matters most: the kids get a room that still feels like their own, on beds sized for them, while the household waits out a repair timeline that rarely runs on schedule.
One full bathroom and one half bath cover the whole house, which is worth planning around with eight people living in it for a week or a month. It works the way a family bathroom always works, someone showering while someone else brushes their teeth at the half-bath sink, rather than the two- and three-bathroom math of some of the bigger houses in the portfolio. Mornings run smoother here with a plan than without one. None of that changes who the house works for; it just means the family or the crew booking it should walk in knowing the bathroom count rather than discovering it on the first morning.
07What's around the house
Downtown & Stadium Cozy Retreat sits in Pine Hills, in the 32808 zip, one of four Libema homes in this stretch of northwest Orlando along with the Head Avenue House, the Entertainment House and the Cozy House. The Central Florida Fairgrounds and the Orlando Amphitheater, which host the Central Florida Fair every spring and concerts through the rest of the year, are about 7 minutes away on the neighborhood's southern edge.

For groceries, Presidente Supermarket on North Pine Hills Road is a Latin grocer with a cafeteria and juice counter built in, and a few blocks south on West Colonial Drive, Enson Market anchors a large Asian supermarket in the same stretch of plazas as Caribbean Supercenter, which has run the area's Caribbean shopping for about forty years. Between the three, most of a month's cooking is covered without a long drive; the Walmart Supercenter on West Princeton Street is the closest full-line American grocery store for a bigger weekly haul. For dinner out, Island Jam Caribbean Cuisine on North Pine Hills Road runs a well-reviewed Haitian menu built around griot and fried plantains, and Golden Krust at West Colonial and Kirkman covers Jamaican patties, jerk chicken and oxtail. Beyond those two kitchens, Pine Hills Road and West Colonial carry a run of smaller Caribbean, Latin and West African spots worth trying over a longer stay.
Barnett Park on West Colonial Drive is the neighborhood's big outdoor space, 159 acres with a free seasonal splash pad, playgrounds, walking trails, disc golf, and basketball and volleyball courts. The Silver Star Recreation Center adds a second public option with a workout room and its own programs, and for boxing or martial arts, Rene's Dynamic Sports Center sits on Silver Star Road. Both recreation centers run drop-in fitness programs, a cheaper option for a longer stay than a chain gym membership. Pharmacies are close by along Silver Star Road and Pine Hills Road, plus the pharmacy counter inside the Walmart on Princeton Street.
08Getting to work, the hospitals and the parks
The figures below are typical road-routing times without traffic, specific to this house rather than a portfolio-wide range; add time on the longer routes during Orlando's rush hours. SR-408 is the road that carries most of this: downtown sits a quick run east, while Ocoee, Apopka and the SR-429 beltway are a similar run west. A 7 a.m. start toward downtown or the hospitals runs against the heaviest flow of morning traffic, which is usually the easier direction; a 5 p.m. return can meet it head on.
For a clinician or a family keeping a hospital schedule, the drive from Downtown & Stadium Cozy Retreat by road runs like this:
- AdventHealth Orlando: about 12 minutes
- Orlando Health Health Central in Ocoee: about 14 minutes
- AdventHealth Winter Park: about 14 minutes
- Orlando Health / ORMC: about 15 minutes
- Arnold Palmer and Winnie Palmer: about 16 minutes
- AdventHealth Altamonte Springs: about 18 minutes
For a corporate stay, several of the metro's larger employers sit within a workable drive. Valencia College's West Campus is about 11 minutes, ADP's Maitland offices about 12 minutes, Hilton Grand Vacations' MetroWest offices about 12 minutes as well, and Orange County Public Schools headquarters about 13 minutes. Lockheed Martin's Sand Lake Road site runs about 20 minutes, Full Sail University in Winter Park about 24, and the Orange County Convention Center about 24 minutes too. UCF's main campus and Team Orlando's work at the Central Florida Research Park both run about 33 minutes, two separate destinations that happen to share a drive time. Orlando International Airport is about 36 minutes, worth padding for an early flight. None of these routes require crossing to the far side of the metro, which keeps a daily commute from this house inside a fairly predictable window even on a slow traffic day.
For time off, downtown's Lake Eola Park and Winter Park's Park Avenue are both about 15 minutes, Universal Orlando is about 17, and Camping World Stadium and the Kia Center run 11 and 14 minutes for a game night or a concert. Wekiwa Springs State Park is about 19 minutes north, ICON Park on International Drive about 21, SeaWorld Orlando about 30, and Walt Disney World about 42. A few of these, like Universal and the stadium district, are close enough for an evening trip without committing a whole day to the drive.
09A typical stay here
A stay here tends to settle into a simple loop: groceries from Presidente or the Walmart on Princeton Street, dinner at the glass table for six, and the bunk room doing double duty as a play space before it becomes a bedroom again at night. SR-408 gets you out to the rest of the city fast enough that the house never feels cut off, and a routine tends to set in within the first few days.

On a free afternoon, Barnett Park's trails and splash pad are close by, and the Central Florida Fairgrounds hosts the Central Florida Fair every spring plus concerts through the rest of the year. For a bigger day out, Wekiwa Springs State Park is about 19 minutes north for a swim in water that holds a steady temperature year-round, and downtown's Lake Eola Park is about 15 minutes for a walk around the lake or the Sunday farmers market.
A car is the practical way to get around this part of Orlando. There is no SunRail or rail transit out here, and LYNX buses run the main roads without covering every errand. SR-408 is a toll road collected by transponder or by plate, so a SunPass or E-PASS is worth setting up for a stay of any real length, since paying by plate costs more per trip. Prescription refills and other errands stay close, along Silver Star Road and Pine Hills Road, so a longer stay does not mean driving across the metro for routine things. Wi-Fi is on from day one, and the kitchen and washer and dryer mean a family or a crew can run a normal week without living out of takeout containers or hauling laundry across town. By the second week, the drive to Presidente or the Walmart on Princeton Street stops feeling like an errand in a new city and starts feeling like a regular Tuesday.
10What guests said
Downtown & Stadium Cozy Retreat is newer to our portfolio than most of the other eleven, and it has not built up the same length of Airbnb review history as a house like The Clue House or Fruit Tree Home, each of which carries a long list of guest reviews. We do not have verbatim guest quotes to publish for this house yet.
What we can tell you is that this house is held to the same standard as the rest of the portfolio: furnished and cleaned to match its listing before every guest arrives, booked on the same written agreement, and answered the same day if you have a question before you commit. The rating attached to a brand-new listing does not carry much weight on its own until more guests have stayed and left a review, so we would rather point you to the homes that already have one. Our reviews page carries the full wall of verified guest reviews across the other homes if you want a sense of how a stay with us runs before booking a newer listing.
11Booking this house
Downtown & Stadium Cozy Retreat is one of six homes on the site published by neighborhood and zip code rather than a street address: Pine Hills, 32808. We share the exact address, along with entry instructions, once a stay is booked. Monthly stays are arranged directly with us on a written agreement naming the home, the dates, the rate and the deposit; nightly and weekly stays run through the home's Airbnb and Vrbo listings or a direct inquiry.
Extensions run month by month, which can matter here more than at some of our other homes: a family in the middle of an insurance displacement, or a crew whose job runs long, can hold the following month as long as they tell us before the current one ends. A pet policy, for anyone traveling with a dog or a cat, is confirmed in writing at the same time as the rate and the deposit. If you are comparing this house against one with a published address, the difference is only in when you learn exactly where it sits; the amenities, the agreement and the rate process are the same either way.
Reach us at (954) 793-1171 or libemapropertiesllc@gmail.com to check dates or ask about this house specifically; we answer the same day. Our how it works page walks through the steps from inquiry to keys, and the guide to choosing among our thirteen homes is useful if Downtown & Stadium Cozy Retreat turns out not to be the fit.
