04The drive to the Maitland campus

ADP's Maitland campus sits north of the city, and the drive time to it splits the portfolio in a way most of our other employer pages don't. Three homes are inside 13 minutes, and the rest of the thirteen run from 14 to 18. The Katherine House in Lockhart is closest at about 3 minutes by road, then the Londonderry House in Pine Hills at about 12 and the Amelia House in Parramore at about 13. From there City and Stadium Sanctuary Vibes runs about 14 minutes, Game Day Getaway-Downtown Orlando, Fruit Tree Home and Wekiwa Home about 15 each, The Clue House and Meet. Play. Stay. about 16, Cozy Home and Entertainment Home about 17, and Piedmont about 18. These are typical road-routing times without traffic; Orlando's morning and evening peaks add to the longer end of that range. A regular office schedule, arriving by 8 or 9 in the morning and leaving in the late afternoon, runs into both peaks on most of these routes, so WinterPark Home's short run matters more here than it would for someone working a schedule that avoids rush hour altogether.

05Where the homes sit around ADP

The map places each home in its true compass direction from the Maitland campus, with distance from the centre showing drive time by road rather than miles. Lockhart, part of the Northwest Orlando cluster, sits along US-441, Orange Blossom Trail, the route WinterPark Home uses to reach ADP in about 3 minutes. Pine Hills, also Northwest Orlando, is reached by the SR-408 East-West Expressway and I-4; Downtown & Stadium Cozy Retreat uses that corridor for its 12-minute drive. The Clue House, Entertainment Home and Cozy Home sit in that same Pine Hills neighborhood, part of the Northwest Orlando cluster, where Silver Star Road and Pine Hills Road carry the local trips before drivers pick up SR-408 or I-4 for the run north. Parramore, on the western edge of downtown, is separated from the office towers only by I-4, and Amelia’s Arena Retreat uses the same interstate running north to cover the 13 minutes to Maitland. The rest of the portfolio, across the West Orlando and South of Downtown clusters, reaches Maitland by those same two roads, I-4 and SR-408, from farther down each corridor.

SR-408, which the Pine Hills and west-side homes lean on to reach I-4, is a toll road collected by transponder or by plate; a SunPass or E-PASS is worth setting up in the first week of a multi-month project, since paying by plate costs more per trip.

06New hires relocating to Maitland

A new hire moving to Orlando for a role at ADP's Maitland campus is usually juggling two timelines at once: a start date that won't move and a house hunt that takes longer than anyone expects. A furnished home lets those run on separate schedules. You can start the job from a house with a made-up bed, a working kitchen and Wi-Fi already on, then spend evenings and weekends touring neighborhoods without a lease clock running out before you've decided where to live. The agreement is written by the month, so a one-month bridge and a four-month bridge cost the same kind of paperwork, and it extends again if the closing on a house slips, which it often does. Which of the three homes fits depends on what the rest of the move looks like. Lockhart's quiet residential street suits a family that wants a settled block from the first night; Parramore's downtown edge suits someone who will also spend time in the city core; Pine Hills suits a bigger household that needs the extra bunk room more than a short drive to the office. Families relocating together get the same setup with more room: a bedroom for each child, a kitchen big enough to cook a normal week of meals, and, at the homes with one, a fenced backyard where a dog can go out without a leash. 07Implementation and project teams

ADP sends people to Maitland in groups as often as it sends them alone: an implementation team standing up a new client, a training cohort running a multi-week program, or project staff assigned to a system rollout for a few months. For a group like that, one house with several bedrooms and one written agreement is usually simpler than three or four separate hotel rooms on three or four separate expense reports. The agreement names the home, the dates, the rate and the deposit once, the invoice goes out once, and the receipts are itemized once for whoever reconciles the trip afterward.

A cohort that arrives on staggered start dates, some for onboarding week and others a few days later, can still land under one roof and one agreement, since the booking runs by the month rather than by the person.

The three homes closest to Maitland hold different numbers of people. WinterPark Home sleeps eight across three bedrooms, workable for two or three colleagues with room to spare. Downtown & Stadium Cozy Retreat also sleeps eight, split between a king bedroom, a queen bedroom and a bunk room, useful if the group runs larger than the other two homes can comfortably hold. Amelia’s Arena Retreat sleeps eight across four bedrooms, including one with its own attached bathroom, convenient when two people on the same team keep different hours. Private parking at every home, a driveway, a carport or a parking pad, means a rental car for each team member is never a problem, whether the team arrives in one vehicle from the airport or in separate rentals over the first few days.

The Londonderry House in Pine Hills is about 12 minutes away: three bedrooms, including a bunk room with two sets of bunk beds, one full bathroom with a marble-look walk-in shower plus a half bath, a kitchen with stainless appliances, and a glass dining table for six. It has no Airbnb reviews yet, and its backyard is still being worked on, so it suits a relocating family with children or a small team more than a stay built around outdoor space.

09Billing for ADP's relocating employees and teams

Every booking near the Maitland campus starts with a written agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts for whoever is reconciling the trip. If ADP's relocation office, a staffing vendor or a project management firm wants to be the party on the agreement, we write it that way, with the monthly invoice in that name rather than the traveler's. Established companies, agencies and insurers can get Net-30 terms on a signed agreement or a purchase order, with the first month paid up front; a W-9 and a certificate of insurance are available on request, since Libema carries a commercial landlord liability policy. The Pine Hills and Rosemont cluster around Downtown & Stadium Cozy Retreat has some of the more international grocery shopping in the metro: Presidente Supermarket, a Latin grocer on North Pine Hills Road, and Caribbean Supercenter and Enson Market on West Colonial Drive, with a Walmart Supercenter on West Princeton Street for a full weekly shop. Barnett Park, a 159-acre county park on West Colonial with a splash pad, walking trails and disc golf, is the outdoor option nearby, and the Silver Star Recreation Center adds a fitness room and drop-in programs a short drive from Downtown & Stadium Cozy Retreat. For a meal after a long day, Golden Krust at West Colonial and North Kirkman does Jamaican beef patties and jerk chicken, and Island Jam Caribbean Cuisine on North Pine Hills Road is known for griot and fried plantains.

Around Amelia’s Arena Retreat in Parramore, the Publix at The Paramount on Lake Eola is the downtown grocery store, and Lake Eola Park's roughly one-mile loop and Sunday farmers market are a short drive from the door. The Downtown Orlando YMCA on North Mills Avenue has two pools and a full class schedule, and it sits a short drive from Amelia’s Arena Retreat.

Pharmacies are easy to reach from any of the three homes. Near the Katherine and Londonderry houses, a Walmart Supercenter on West Princeton Street and CVS and Walgreens along Silver Star Road and Pine Hills Road cover the everyday errands. Near Amelia’s Arena Retreat, the Publix pharmacy at Lake Eola and the CVS and Walgreens downtown do the same. None of the three homes is within walking distance of a supermarket or pharmacy, so plan on a short drive rather than a walk for a grocery run during a longer stay.

Six of the thirteen, the Amelia, Head Avenue, Piedmont, Dollins, Katherine and 25th Street houses, publish a street address on the site; the other six, including Downtown & Stadium Cozy Retreat, publish only the neighborhood and zip code, with the exact address shared once a booking is confirmed.
