Housing near Liberty Mutual Group
A major insurer with a large Lake Mary campus, and a company whose own claims put displaced families into housing like ours.
01The employer
Liberty Mutual runs a large regional campus in the Lake Mary corridor, part of an Orlando-area workforce of roughly 1,300. As with any big insurer, that means relocations, project teams and training cohorts moving through on defined schedules and needing documented housing along the way.

02Who needs housing here
There is a second connection worth naming plainly: insurers like Liberty Mutual pay Additional Living Expense on claims, which is what puts a family whose home is being repaired into a furnished rental. We host both the relocating employee and, on the claims side, the displaced policyholder, and keep the paperwork simple for each.

- Project teams on system and program work
- Training cohorts and new-graduate hires
- Adjusters and staff on temporary assignment
03How our homes fit
WinterPark Home in Lockhart is the closest of our homes to the Lake Mary corridor; the table below shows the drive from every one. For a relocation, the agreement goes in the company's or the employee's name; for an insurance stay, we work with the adjuster on documentation.
04Getting to the Lake Mary campus
Liberty Mutual's Lake Mary campus sits in the Lake Mary and Heathrow business corridor of Seminole County.

The numbers on this page are typical road-routing times without traffic, and Orlando's rush hours build on the longer routes more than the short ones. A 31-minute drive from Amelia’s Arena Retreat can run past that at the start or the end of a workday; WinterPark Home's 23-minute drive has less distance to absorb the same slowdown. Central Florida's expressways are tolled by transponder or by plate, and a SunPass or E-PASS is worth setting up in the first week of a longer assignment; plate tolling works, but it costs more per trip over a month of regular commuting.
Every one of our thirteen homes reaches the campus inside the same twelve-minute band, from WinterPark Home at the near end to Piedmont at the far end; the chart above breaks that down by home so you can see exactly where each one falls before you choose a house for a colleague, a new hire or a family on a claim. A drive-time table further down this page lists the same numbers, useful if you are comparing homes side by side before you decide.

The map places each home in its true compass direction from the campus, with its distance from the centre plotted as the drive time by road, in minutes. Use it alongside the neighborhood pages: the map gives you the direction and the minutes, and the neighborhood pages tell you what the street and the block are actually like.
WinterPark Home sits in Lockhart, part of the area covered by our Pine Hills and Northwest Orlando guide. Fruit Tree Home is in Holden Heights and Amelia’s Arena Retreat is in Parramore, both covered by our Downtown and Close-In Orlando guide. Both guides go into what daily life looks like around each home, past the commute itself.

All three of these homes are already tagged in our booking data as a fit for relocation and insurance-displacement stays: a reasonable starting point for an employee moving in for the job, or for a family housed here while a claim is still open. All three are also modest, older houses with refreshed interiors. The yards and porches show the normal wear of a lived-in residential block, which is part of what keeps a month here affordable next to a downtown hotel.
The Katherine House in Lockhart is the closest at about 23 minutes. It is a three-bedroom, one-bathroom home with a screened porch, the only home in the portfolio with one, a private driveway, and ceiling fans in the living room and bedroom. The kitchen was updated with stainless steel appliances and quartz-look counters, and the bathroom has a tiled walk-in shower with a glass door. It carries a 4.79 rating across 59 Airbnb reviews.

The 25th Street House in Holden Heights is next at about 29 minutes. It has three bedrooms, two bathrooms, full-size laundry on site and keyless entry, useful on a late flight into a new assignment. The kitchen has an electric range, a French-door refrigerator and a dishwasher, and the dining table seats four. Among the three, it carries the most Airbnb reviews: 142, at a 4.83 rating.
The Amelia House in Parramore is about 31 minutes out. It has four bedrooms and two bathrooms, sleeps 8, and one bedroom has its own attached bathroom, useful when two people on the same project keep different hours. Both bathrooms were updated with marble-look tile and LED-lit mirrors, and the dining area seats four as well. Its review history is shorter than the other two so far: 6 reviews at a 4.83 rating.
07For staff relocating in or on a project
Exact inclusions vary a little by home and are confirmed in writing when you book.
A relocation, a project assignment and a training cohort share the same practical problem: you need a working kitchen and clean laundry from the first night in the house. Every home comes with a stocked kitchen, a washer and dryer, and Wi-Fi that is already on, so someone settling in for a system rollout can skip the takeout-container routine entirely: a normal dinner and a load of laundry are both possible on day one.
Arrival is built around whichever home you land in. Fruit Tree Home uses keyless entry, so a late flight or a delayed handoff between shifts does not mean waiting on someone to meet you with a key. At WinterPark Home and Amelia’s Arena Retreat, arrival notes with the door code or the key location go out a few days before check-in. Either way, the house is already set up when you get there: beds made, dishes in the cabinets, and parking on a private driveway so a rental car or a company vehicle is not competing for space on the street.
Training cohorts and new-graduate hires who prefer one shared house can book a three-bedroom home like WinterPark Home or Fruit Tree Home together; tell us the group size when you inquire and we will point you to the right fit. A claims or underwriting team on a short-term system project tends to ask the same questions a travel clinician asks: is the Wi-Fi reliable enough for video calls, is there a real table to work from, and can the agreement flex if the project runs a few weeks past its original end date. The answer to all three is yes.
08For a family displaced by a claim
The other guest who ends up in these homes through a Liberty Mutual claim is not an employee at all. It is a policyholder whose house is being repaired, with Additional Living Expense coverage paying for somewhere to live in the meantime. That stay looks different from a work trip. Nobody chose the timeline, the repair schedule can move, and a family often needs more than a hotel room: a kitchen so dinner is not a restaurant bill every night, a yard for a kid or a dog, and enough room that a long displacement does not feel like camping in someone else's living room.
WinterPark Home, Fruit Tree Home and Amelia’s Arena Retreat all have a fenced yard, which matters more for a family settling in for weeks than it does for a two-day trip. Extensions run month by month, so when a repair estimate slips, the stay simply extends along with it; there is no new search for a home mid-claim. We work directly with the adjuster or the housing coordinator on documentation for these stays; our page on insurance and displacement housing covers how that works in more detail.
We are careful about the words here. Libema is a housing provider. We are not an insurance company, and nothing on this page is coverage advice. We are not affiliated with Liberty Mutual. What we can do is answer the same day, confirm a rate and deposit in writing, and keep the terms flexible for a timeline neither of us controls.
09Billing for a relocation, a project or a claim
Three different parties can end up paying for the same house, and we write the agreement to whichever one it is. A relocating employee or a project team usually goes through the company itself or a relocation coordinator, on a monthly invoice made out in the company's name. A training vendor can be the named party when a cohort is booked as a group. An insurer's claims office or an adjuster is billed directly for a displacement stay, with documentation matched to the claim.
Whoever the payer is, the paperwork works the same way: a written agreement naming the home, the dates, the rate and the deposit, confirmed before you commit, plus itemized monthly receipts the payer can process. A W-9 and a certificate of insurance are available on request; Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can typically use net-30 terms on a signed agreement or purchase order, though the first booking is paid up front. Our corporate housing and relocation housing pages go further into the paperwork for an employee moving in on a defined schedule.
Not every trip needs the monthly paperwork at all. A single adjuster stopping through for a night or two, or a short site visit ahead of a longer project, can book directly on the home's own Airbnb or Vrbo listing and pay the way any short-term guest would, no company agreement required. The monthly route is for the stays measured in weeks and months, where a written agreement and one predictable invoice are worth setting up.
10Groceries and everyday life near the homes
Around WinterPark Home in Lockhart, the closest full grocery options are Presidente Supermarket on North Pine Hills Road and the Walmart Supercenter on West Princeton Street, both a short drive; a Publix sits farther south at Metro West Village. It is the same cluster covered in our Pine Hills and Northwest Orlando guide, which also covers Barnett Park if you want somewhere to walk or let a kid run around on a weekend off.
Around Fruit Tree Home and Amelia’s Arena Retreat, the closest grocery is the Publix at The Paramount on Lake Eola, a compact store in the downtown core, with a second Publix on South Orange Avenue near Holden Heights. Lake Eola Park has a roughly one-mile sidewalk loop and a Sunday farmers market, an easy way to spend an hour without driving anywhere, and the Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools if a month away from home does not mean a month off your routine.
Pharmacies are easy to reach from either cluster. Near WinterPark Home, the Walmart on Princeton Street plus CVS and Walgreens along Silver Star Road and Pine Hills Road cover it; downtown, there is the Publix pharmacy at Lake Eola along with CVS and Walgreens within a few blocks of the Amelia and 25th Street houses. Transit runs differently in each cluster too: Lockhart is a drive-everywhere area with LYNX buses on the main roads but no rail line, while the downtown-edge homes sit a short drive from the LYNX Central and Church Street SunRail stations and the free LYMMO bus that circulates the core, so the car can sit parked on more days if you would rather it did.
None of this is walking distance from the Lake Mary campus itself. It is what sits around the house at the end of the drive, which is where you will actually spend your evenings and weekends during a project or a claim.
11Settling in for the length of the stay
Inquiries are answered the same day, by phone at (954) 793-1171 or by email, so a manager staffing a project on short notice is not waiting a week to hear back. What you get once the agreement is signed is a whole house with its own kitchen, laundry, parking and front door, at one clear monthly rate. For a stay measured in weeks or months, one predictable rate is simpler to plan around than a nightly hotel bill or a shared listing.
Once you are moved in, the routine is ordinary. A grocery run in the first day or two stocks the kitchen the rest of the way, laundry happens at home in the house's own washer and dryer, and the commute settles into close to the same number of minutes each way once a transponder is set up, so there is no mailed plate bill to track down later. None of that is different from living anywhere else in Orlando for a while, which is the point: the house is a normal home on a residential street, with a yard and a front door of its own.
After a full day of training, a shift of claims work or a day spent unpacking a new office, that privacy is often what matters most: a door that locks, a yard to step into, and the same neighbors on the block every day. A family riding out a repair gets the same thing, at a harder moment: a house that is theirs for as long as the claim takes, extended a month at a time if the repair runs long.

14Common questions
How far are your homes from the Lake Mary campus?
WinterPark Home in Lockhart is the closest of our homes; the table on this page shows the time from all thirteen.
Do you take insurance-displacement stays?
Yes. We work with adjusters and housing coordinators on Additional Living Expense claims; see our page on insurance and displacement housing.
Are you affiliated with Liberty Mutual?
No. Libema Properties is independent and not affiliated with or endorsed by Liberty Mutual. Nothing here is insurance advice; confirm coverage with your adjuster.
Does a short adjuster visit need the same paperwork as a relocation?
No. A short visit can run through a home's own Airbnb or Vrbo listing like any nightly or weekly stay. A relocation, a project assignment or a training cohort of a month or longer moves to our written agreement, with the rate, dates and deposit confirmed up front and itemized receipts for the company or agency paying.
Can the agreement be billed to Liberty Mutual, a relocation company or an adjuster?
Yes. We write the agreement to whichever party is paying: the company itself, a relocation coordinator, a training vendor or an insurer's claims office. A W-9 and a certificate of insurance are available on request, and established companies, agencies and insurers can typically use net-30 terms on a signed agreement.
What happens if a project, training schedule or claim runs longer than planned?
Extensions run month by month at the same rate and terms as the original agreement. Tell us as early as you can once a project, a training schedule or a repair timeline looks like running past its original end date, and we will hold the following month for you where the calendar allows.
Which of the three closest homes suits a small project team best?
Amelia’s Arena Retreat has four bedrooms and sleeps 8, with one bedroom holding its own attached bathroom, useful when two people keep different schedules. WinterPark Home and Fruit Tree Home are both three-bedroom homes; among the three, Fruit Tree Home carries the most Airbnb reviews, 142 at a 4.83 rating. Tell us the group size and timeline and we will point you to the right fit.
Do the homes have private parking for a company or rental car?
Yes. WinterPark Home, Fruit Tree Home and Amelia’s Arena Retreat each have a private concrete driveway with off-street parking, so a rental car or a company vehicle has its own spot to sit overnight and does not need to compete for space on the street.
Do you accept pets for a relocating employee's stay?
Several of our homes accept pets, with the policy and any deposit confirmed in writing before you commit. If a pet is coming with a relocating employee or an adjuster on assignment, tell us when you inquire so we can match you to a home that takes pets and confirm the terms in the same written agreement.
