Housing near McLane / Suneast
A large grocery and foodservice distribution center in Kissimmee, with logistics, management and contractor demand.
01The employer
McLane operates a major grocery and foodservice distribution center in Kissimmee, part of a workforce of roughly 1,300 in the area. Distribution operations of that size bring managers, launch teams and contractors in on defined assignments, and promote and relocate staff between centers.

02Who needs housing here
A manager relocating for a role, a process team in for a facility improvement, a contractor on an equipment install. Each needs documented housing with a monthly rate and receipts a company can process.
- Operations and logistics managers relocating in
- Launch and process teams from other McLane sites
- Contractors on equipment and facility work
- Drivers and staff transferring into the center
03How our homes fit
Kissimmee is south of our homes, so this is an honest commute: Fruit Tree Home and the downtown-edge homes are the closest of the thirteen, as the table below shows. People choose our houses for the space, the parking and a monthly price below the nightly hotels near the distribution corridor.
04Getting to the McLane center from the closest homes
The drive south to the McLane center runs about half an hour from the closest of our thirteen homes, and not dramatically longer from most of the rest. Fruit Tree Home and City and Stadium Sanctuary Vibes are tied for the shortest trip at about 29 minutes each. Amelia’s Arena Retreat, Piedmont and Game Day Getaway-Downtown Orlando, the last two also in Washington Shores alongside City and Stadium Sanctuary Vibes, each run about 30 minutes. From there the times step up gradually: about 32 minutes from Meet. Play. Stay., 34 from the Head Avenue, Entertainment and Cozy houses, 37 from Downtown & Stadium Cozy Retreat, 38 from Wekiwa Home and 41 from WinterPark Home.
These are typical road-routing times without traffic. All three of the homes closest to the center already have quick access to I-4, which carries most of that drive once you clear the surface streets near downtown, and Orlando's rush hours add time to the longer end of the range rather than the shorter one. A 30-minute baseline from Washington Shores can stretch if a shift starts or ends inside the morning or evening peak; a departure from Fruit Tree Home or City and Stadium Sanctuary Vibes has less distance to make up if traffic does build. The return trip in the evening covers the same distance in the other direction; the route does not change, only which direction the rush-hour traffic is heaviest.
None of the thirteen homes is a short hop to Kissimmee the way some are to downtown Orlando, and that is worth planning for up front. A half-hour drive, twice a day, is a real part of the day for anyone weighing where to stay, and it is one more reason the closest three homes are usually the first ones we point a McLane guest toward.
05Where the homes sit on the drive-time map
The map below places the McLane center at the middle and positions each of the thirteen homes around it by true direction and drive time, not straight-line distance. Because Kissimmee sits well outside the neighborhoods where our homes are, the pattern reads less like a scatter and more like a fan: five homes cluster together in the 29-to-30-minute band, four more sit in the low-to-mid 30s, and the remaining three stretch toward the outer edge of the range.
- 1 Fruit Tree Home 29 min
- 2 City and Stadium Sanctuary Vibes 29 min
- 3 Piedmont 30 min
- 4 Game Day Getaway-Downtown Orlando 30 min
- 5 Amelia’s Arena Retreat 30 min
- 6 Meet. Play. Stay. 32 min
- 7 Entertainment Home 34 min
- 8 The Clue House 34 min
- 9 Cozy Home 34 min
- 10 BlueEarth 35 min
- 11 Downtown & Stadium Cozy Retreat 37 min
- 12 Wekiwa Home 38 min
- 13 WinterPark Home 41 min
That clustering is useful when a launch or process team travels together. Splitting a group between two of the Washington Shores homes, the Piedmont, Dollins or Sunset Lake houses, means everyone is looking at the same 29-to-30-minute drive to the center, useful when a shared departure time matters more than which specific house each person lands in.
The map is also a reminder that other errands matter too, not just the McLane commute. Amelia’s Arena Retreat sits close to downtown Orlando and the Kia Center, about seven minutes from each. City and Stadium Sanctuary Vibes is two minutes from Camping World Stadium, and Fruit Tree Home is six minutes from both downtown and the stadium. All three still land inside the same half-hour band on the drive south to the center.

The 25th Street House, in Holden Heights, is a three-bedroom bungalow that sleeps up to ten, with a full-size washer and dryer, keyless entry and a private driveway. It carries well over a hundred Airbnb reviews at a 4.83 rating, useful if you like reading a long history of guest experience before committing to a month. It is a modest, older house: the bedrooms are compact and the laundry sits in an unfinished porch area rather than a dedicated room, details we would rather tell you now than have you discover on arrival.
The Sunset Lake House, in Washington Shores, is a smaller three-bedroom home with one bathroom, under a live oak with a carport out front. It sleeps up to eight, suits a single traveler or a small crew well, and sits two minutes from Camping World Stadium, so the odd event-day slowdown is worth building into a shift-day drive if your dates land on a game or a show. The backyard is currently being refreshed, so for now it is for walking a pet, not for sitting out in.
The Amelia House, on the Parramore edge of downtown, is the largest of the three: four bedrooms and two updated bathrooms, sleeping up to eight, with one bedroom set up with its own attached bathroom, useful when two people on the same assignment keep different hours. The kitchen was recently redone with stainless appliances and stone-look counters, and there is a fenced backyard shaded by mature trees. The exterior shows some of the wear you would expect from an older block home, with some patched stucco on a facade that has not been fully redone.
07Who ends up in these houses
The center's posting already sketches four kinds of guest: managers relocating into an operations or logistics role, launch and process teams sent in from other McLane sites, contractors handling equipment and facility work, and drivers and staff transferring into Kissimmee. Each one tends to need something a little different from a house.
- Relocating managers usually book alone at first, for a month or two while a permanent move settles, sometimes with a family joining partway through. Our relocation and long-stay housing page goes deeper on what that kind of move looks like.
- Launch and process teams are in for a shorter, more intense stretch, where the value of a house is a working kitchen and a living room to regroup in after a long day, not a hotel lobby.
- Contractors on an equipment or facility job need somewhere to store tools and work clothes, plus a washer that can handle laundry without a special trip out. Our contractor and crew housing page covers how we typically set that up.
- Drivers and transferring staff tend to want the simplest version of all this: a made-up bed, a stocked kitchen and a short, predictable drive, so a long day on the road does not end with a long drive home too.

That bedroom-with-bathroom layout at Amelia’s Arena Retreat is a small detail that matters more than it sounds. Two people on the same crew, working different schedules, do not have to negotiate who showers when. It shows up in how smoothly a shared stay actually goes, more than a longer list of amenities would. None of this is unique to McLane guests; it is just the detail that happens to matter most for people who arrive and leave on different clocks, which describes a fair share of the stays we book near a distribution schedule.
08Billing a McLane assignment or move
How a stay gets paid for depends on who does the arranging. If McLane, a staffing agency or a relocation partner is the one setting up the housing, we write the agreement in the company's name, with itemized monthly receipts and a W-9 on request. An established company or agency can typically work on net-30 terms once the first booking is paid, the same terms we lay out on our corporate housing page. If you are moving in on your own, as an individual taking the role, the stay works the way any of our monthly stays do: a rate and deposit confirmed in writing, paid the normal way, with a receipt you can submit if your relocation package reimburses housing.
What the paperwork covers
Either way, the paperwork stays simple on purpose. You get one written agreement naming the home, the dates and the rate, and a monthly receipt an accounts-payable department or a personal expense report can use without translation. A certificate of insurance is available on request for a company that wants one on file before a contractor or a relocating employee moves in; Libema carries a commercial landlord liability policy.
If the assignment runs long
Extensions run by the month. If a facility project or a relocation at the center takes longer than planned, tell us before the current month ends and we will hold the following month where we can, on the same written terms, so a short assignment that turns into a longer one does not mean renegotiating the whole agreement partway through.
09Around the Kissimmee campus
McLane's Kissimmee operation is a grocery and foodservice distribution center, part of a warehousing and distribution workforce of about 1,270 people in the area. The site sits in Osceola County, south of Orlando, which is the real reason the drive times above run closer to half an hour than the short hops our downtown-edge homes get to places inside the city.

A distribution operation of that size runs on logistics, management and contractor work, not one single kind of job, which is part of why the housing need is not one-size-fits-all. A facility contractor's stay looks nothing like a manager's relocation, even though both start with the same drive south, and both tend to land in the same short list of close-in homes for the same reason: less time on the road at the start and end of a long day.
A month near a distribution center is still a month, and the math that makes a furnished house work out cheaper than a run of hotel nights near the corridor does not change just because the commute runs a little longer than it does for some of our other employer pages. The savings show up the same way they do everywhere else on the site: one rate, one kitchen and one address for the whole month.
Across all thirteen homes, the drive to the center runs from 29 to 41 minutes, the same range the table further down this page breaks out house by house. That is a wider spread than some of our other employer pages show, because Kissimmee sits in a different direction than most of the offices, hospitals and campuses our homes are built around.
10What to tell us when you inquire
A McLane stay moves faster when we know the shape of it up front. A relocating manager, a staffing coordinator booking for a contractor crew, and someone on a launch team filling out a request between meetings all get a faster, more accurate answer from the same handful of details.
- Dates and flexibility. A firm start date if you have one, and whether the end date might move; distribution assignments change more often than they stay fixed.
- Who is staying. One person, a couple, a family joining partway through, or a small crew splitting across more than one home.
- Who is paying. McLane or a staffing agency on a company agreement, or you personally with a receipt for reimbursement.
- Anything that affects the house. A pet, a work vehicle that needs a driveway instead of street parking, or a preference for one of the three closest homes over the others.
Tell us that much and we can usually point you to a specific home the same day, with real photos and the exact drive time from the numbers on this page, not a general estimate. If your plans are still loose, that is fine too; we would rather start the conversation early and firm up the details as your dates settle.
11What's in the house
Every home comes furnished, stocked and ready before you arrive, for one relocating manager or for a team we are coordinating across several homes at once.
Exact inclusions vary a little by home and are confirmed in writing when you book.
The specifics vary a little by house. Fruit Tree Home's washer and dryer is full-size; the Amelia and Sunset Lake houses each have their own washer and dryer too, sized to the house and not a shared laundry room down a hall. None of the three has a pool; they are ordinary residential houses, and that is the point for a work stay: a quiet street, a driveway or carport, and a door that locks behind you at the end of a long day.
Exact inclusions are confirmed in writing when you book, and bed and bath counts are the counts published on each home's own listing; a sofa does not count as a bed. Fruit Tree Home and Amelia’s Arena Retreat both publish a street address; City and Stadium Sanctuary Vibes is one of six homes on the site where we publish the neighborhood and zip code instead and share the exact address once a stay is booked. A private kitchen matters more on a distribution-center assignment than it might elsewhere: shift schedules do not always line up with restaurant hours, and being able to cook at 5 a.m. or reheat something at midnight without leaving the house is a small, practical reason guests choose a furnished home over a hotel room for this kind of stay.

14Common questions
How far are your homes from the Kissimmee center?
It is a genuine drive south into Osceola County; Fruit Tree Home is the closest of our homes. The table on this page shows the time from all thirteen.
Can the company pay directly?
Yes. A monthly agreement in the company's name with itemized receipts, and a W-9 on request.
Are you affiliated with McLane?
No. Libema Properties is independent and not affiliated with or endorsed by McLane Company.
Does the washer and dryer at these homes handle work clothes and uniforms?
Yes. Every home has its own washer and dryer, no shared laundry room to schedule around. Fruit Tree Home's is full-size; the Amelia and Sunset Lake houses each have a washer and dryer sized to the house. Work clothes and uniforms that need a wash after a shift go straight into your own machine, not a coin-op down the block or a wait for a machine someone else is using.
Is there enough room if a family joins a relocating manager partway through?
Amelia’s Arena Retreat has four bedrooms, the most of the three homes closest to the center, and sleeps up to eight. Fruit Tree Home has three bedrooms but sleeps up to ten. Either works well for a manager whose family joins once the move is underway; tell us the timing when you inquire and we will help you pick.
Can a launch or process team traveling together book more than one home?
Yes. Teams regularly split across two or three of our thirteen homes for a project's length. The Piedmont, Dollins and Sunset Lake houses, all in Washington Shores, each run about 29 to 30 minutes to the center, so splitting a team across them does not mean a longer commute for anyone.
What happens if a facility project or relocation at McLane runs longer than expected?
Extensions run by the month. Let us know before the current month ends and we will hold the following month where we can, on the same written terms, so a short assignment that turns into a longer one does not mean renegotiating the whole agreement partway through.
Can I bring a pet if I'm relocating for a role at the center?
Several of our homes accept pets; the policy and any deposit are confirmed in writing before you commit, the same as any other stay. Tell us about your pet when you inquire about a home near the McLane center, including its size, and we will confirm which of the closest houses can accommodate it.
Is parking easy for someone commuting to shift work at the center?
Yes. Every home has its own private parking, a driveway, carport or parking pad, so there is no street-parking search after a late shift. The 25th Street and Amelia houses each have a driveway; City and Stadium Sanctuary Vibes has a carport under a live oak.
