04The commute to Lake Buena Vista

None of our thirteen homes sits inside Lake Buena Vista; every one of them is north or east of it, out in the established Orlando neighborhoods where the rest of the portfolio is based. That is why this drive runs longer than the one our downtown workers and hospital staff make, and why the exact minutes below are worth reading closely before you pick a house.

The twelve drive times split roughly into two bands. Five homes cluster closest, from 23 to 26 minutes: Fruit Tree Home, Piedmont, City and Stadium Sanctuary Vibes, Game Day Getaway-Downtown Orlando and Amelia’s Arena Retreat. The other seven run from 27 up to 36 minutes, among them the five-home cluster in northwest Orlando and the Meet & Play and Wekiwa houses further west. Every figure below is a typical road-routing time without traffic, and Orlando's rush hours add to the long end of that range in both directions.

That range matters more here than it does for our in-town jobs. A 25-minute drive is easy to shrug off; a 33- or 36-minute one, twice a day, adds up in gas and in time before and after a shift. It is still less than the hotel-and-rental-car math for a multi-week job, and it means a crew comes home to a house at the end of the day. Choosing the closest home your job and your budget allow is worth more here than choosing the biggest one.

05Where the homes sit on the map

Getting there runs on the interstate and expressway system rather than surface streets the whole way, so tolls are part of the trip. 06The homes closest to Buena Vista Construction

Three homes are closer to the jobsite than the rest of the portfolio, and each suits a different size of crew.

Fruit Tree Home, in Holden Heights south of downtown, is the closest at 23 minutes. It is a three-bedroom, two-bathroom bungalow that sleeps up to ten, with a full-size washer and dryer on site, a private driveway, a fenced backyard and a screened front porch, and it uses keyless entry, useful when a crew is coming and going at different hours.

Piedmont, in Washington Shores, is 25 minutes away and the biggest of the three: four bedrooms, three bathrooms, and room for up to fourteen, with a large concrete parking pad that fits several vehicles, which matters when a crew's own trucks and vans need somewhere to sit overnight. It also has a fenced backyard and a game corner with a foosball table and an arcade basketball game for downtime after a shift.

City and Stadium Sanctuary Vibes, also in Washington Shores and also 25 minutes out, is a smaller three-bedroom bungalow under a live oak that sleeps up to eight, with a carport and one bathroom. One bathroom for three bedrooms is worth planning around if the whole house is full; it suits two or three people better than a packed crew.

Between the three, the difference comes down to headcount and how many people are sharing a bathroom before an early start. A bigger crew fits Piedmont's three bathrooms more comfortably than City and Stadium Sanctuary Vibes's one.

07The neighborhoods around the three closest homes

Washington Shores, home to the Piedmont and Sunset Lake houses, is one of the older residential pockets on Orlando's west side, laid out around Lake Mann, Sunset Lake and Camping World Stadium, with shaded streets and lots big enough that parking is never a fight, useful for a crew with its own vehicles. Holden Heights, where Fruit Tree Home sits, is smaller and sits closer to downtown, wedged between Orange Blossom Trail and Orange Avenue.

Both are older, working neighborhoods, not new-build subdivisions, and the homes are exactly that: freshly renovated kitchens and bathrooms inside, on lots where the grass and the landscaping are not always freshly cut. None of the three is new construction, and none has a pool or a clubhouse. What every one of them has is private parking that belongs to your stay alone: a driveway at Fruit Tree Home, a parking pad at Piedmont and a carport at City and Stadium Sanctuary Vibes, each on a quiet residential street.

08What a crew's stay looks like

A stay here does not look the same for everyone on the job. A trades crew on a park or resort build tends to keep the same hours as the rest of the site, arriving and leaving together. A superintendent or project engineer is often on a different clock, on site earlier and off later than the crew, and more often the only person staying in a house. A subcontractor's team turns over as the build moves through its phases, so the same house might see one crew move out and the next one move in when their part of the job starts. Out-of-town craftspeople brought in for one defined job fall somewhere between the two, in the house only as long as their part of the work takes.

The practical needs are the same across all of it: a kitchen that works for real cooking after a physical day, laundry for boots and job clothes, and parking that will not need to be rearranged every morning.

A house with everyone under one roof and one address also gives a project a single pickup point for its own transportation, and a place where paperwork, per diems and check-ins all land in the same mailbox. A subcontractor sending three or four people for a multi-week refurbishment and a solo superintendent on a shorter rotation both end up making the same call: one house beats several hotel rooms once you add up the cost of a kitchen you are not using and the extra time it takes to get a whole crew moving out of separate hotel rooms each morning.

09Billing for a construction company or crew

The paperwork follows the same pattern we use for any established company, agency or insurer. The written agreement can be made out to the subcontractor or general contractor sending the crew, not to one individual, naming the home, the dates, the rate and the deposit, and the monthly invoice carries that company's name.

Rates are not published anywhere on the site. The monthly rate, the deposit and the pet policy, if the crew is bringing a dog, are confirmed in writing once we know the house, the dates and how many people are staying.

Net-30 is available once that first agreement or purchase order is signed; the first booking itself is paid up front, the same as it is for every guest. If a job stretches past the month it was booked for, which construction schedules often do, extensions run month by month at the same terms.

Plenty of crews book the simpler way too: one person on the crew reserves the house on a written agreement in their own name, the same process any guest uses, and squares up with the others separately. Every home comes furnished, with the kitchen stocked and the beds made up, ready from the first night of a booking. Exact inclusions are confirmed in writing when you inquire, and they vary a little from house to house.

Exact inclusions vary a little by home and are confirmed in writing when you book.

A stocked kitchen means a crew can cook breakfast before an early call and dinner after a late one, so a multi-week stay does not run on takeout. Several of our homes accept pets too, useful on a job long enough that someone brings a dog along; the policy and any deposit are confirmed in writing before you commit, the same as the rate.

None of the three homes closest to Buena Vista Construction has a pool; none of our thirteen homes does. Bed and bathroom counts are the counts in each home's own listing, and a sofa is never counted as a bed. Fruit Tree Home and Piedmont both publish a street address on the site; City and Stadium Sanctuary Vibes is one of the six homes where we publish the neighborhood and zip code instead and share the exact address at booking.

11Groceries, food and time off near the homes

The three closest homes sit in Washington Shores and Holden Heights, both a few minutes from Camping World Stadium and downtown, and both covered in our own area guides. Because Washington Shores is a residential area rather than a shopping strip, the closest full grocery stop is the Walmart Supercenter on West Princeton Street or the Publix at The Paramount on Lake Eola downtown; Holden Heights has its own Publix on South Orange Avenue. For a meal that is not takeout after a long day, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, a few minutes from the Piedmont and Sunset Lake houses.

For time off, Lake Lorna Doone Park, a twelve-acre city park just north of Camping World Stadium, has a walking loop, outdoor fitness stations and a splash pad, and from City and Stadium Sanctuary Vibes it is close enough to use often. The Downtown Orlando YMCA on North Mills Avenue is a full gym with two pools if a week without one starts to wear on you. Worth knowing if you take City and Stadium Sanctuary Vibes: the stadium is two minutes away, which is convenient right up until an event fills the streets around it and traffic backs up for a while.

A car is the practical choice both for the job and for everyday errands near the house. LYNX buses run the main roads on both sides of town for local trips, but the drive to Lake Buena Vista itself is a car trip, not a transit one.

Do you house construction crews?

Yes. Several of our homes have four to six bedrooms and large parking pads suited to a crew, on one monthly agreement.

How far are your homes from Lake Buena Vista?

It is a real drive to the southwest; Fruit Tree Home and our west-side homes are the closest. The table on this page shows the time from every home.

Are you affiliated with Disney or its contractors?

No. Libema Properties is independent and not affiliated with or endorsed by the Walt Disney World Resort or Buena Vista Construction Company.

Can our construction company or subcontractor book and pay for the house?

Yes. The written agreement can be made out to the company sending the crew, not to one individual, naming the home, the dates, the rate and the deposit, with the monthly invoice in that company's name and itemized receipts for its accounting department. We provide a W-9 and a certificate of insurance on request, and Libema carries its own commercial landlord liability policy. Net-30 terms are available against a signed agreement or purchase order once that first booking is confirmed.

Is there room to park work trucks and equipment at the house?

Every home has its own private parking, a driveway, a carport or a concrete pad, and none of it is shared with other units. Piedmont, one of the three closest to Buena Vista Construction, has the biggest paved area of the three: a parking pad that fits several vehicles. Fruit Tree Home and City and Stadium Sanctuary Vibes each have a private driveway or a carport instead, smaller but still off the street.

Can four or five of us split one house for a job?

It depends which house. Piedmont has four bedrooms, three bathrooms and room for up to fourteen, the most space of the three closest homes and the easiest to split across a bigger crew. Fruit Tree Home has three bedrooms and two bathrooms and sleeps up to ten. City and Stadium Sanctuary Vibes has three bedrooms but only one bathroom and sleeps up to eight, so it suits a smaller group that does not mind sharing.

Is there somewhere to do laundry for job clothes every day?

Yes. Every home includes a washer and dryer as part of the stay. Fruit Tree Home has a full-size washer and dryer of its own. Piedmont and City and Stadium Sanctuary Vibes, the other two of the three homes closest to Buena Vista Construction, have one too, just not the full-size kind. Either way, boots, workwear and towels go straight into the machine at the end of a shift, with no laundromat run eating your one day off.

What happens if the project runs longer than the first month booked?

Extensions run month by month at the same terms. Construction schedules move in both directions, so tell us as soon as you have a sense the job will run past the first month and we will hold the following month where we can. Extending does not require a new agreement, just a continuation of the one you already signed, and the rate does not change partway through.

Is there a place to unwind after a shift?

Most of our homes have a fenced yard, and Piedmont, one of the three closest to Buena Vista Construction, adds a game corner with a foosball table and an arcade basketball game. None of the thirteen homes has a pool. After an early start and a full day on site, a yard to sit in and a full kitchen to cook a real dinner in tend to matter more than anything else in the house.
