Your home, our pride.
Libema Properties is an independent, locally owned company with thirteen furnished houses across Orlando. We look after the houses and the people who stay in them, one guest, one home, one clear agreement at a time.

Thirteen houses, and every reason people come to Orlando
The people who stay with us are travel nurses on a 13-week contract, employees relocating for a new job, families waiting out a home repair, contractors on a six-week build, and interns on a summer program. They are also families here for the parks, friends here for a bowl game, a reunion of twenty, and a team of twelve-year-olds with their parents. What they have in common is simple: they need a real, private, comfortable house, near where they need to be, for the length of time they need it.
So that is what we do. We take well-kept single-family homes across the west, northwest and downtown-edge neighborhoods of Orlando, furnish them, and rent them by the night, the week or the month. Every home has its own kitchen, its own laundry, its own driveway, and a door that locks. You deal directly with us, not a call center, which makes it easier to sort out an agreement, an extension, or a question about a neighborhood.
What we care about
We show real photos of the actual homes. We publish the bed and bath counts from our own listings, and we describe each house as it is, including the plain, practical parts, on a section of every home page called "worth knowing before you book." We compute the drive time from every home to the hospitals, the employers, the parks and the stadiums and print it, so nobody is surprised by a commute. And we put the paperwork in order so your agency, your employer, or your adjuster can process it without friction.
"Your home, our pride" is the standard we hold ourselves to on every stay.
The four clusters of homes across Orlando
Libema Properties LLC owns and manages all thirteen houses directly, so no matter which page brought you here, you end up looking at the same set of homes rather than a mix of outside hosts. We think of the portfolio in four practical clusters, each covered by its own local area guide that goes further into daily life than a single home page has room for. Downtown & close-in holds two homes, the Amelia House in Parramore and the 25th Street House in Holden Heights, both a short drive from the Orlando Health campus and the downtown core. Pine Hills & Northwest holds five: the Head Avenue House, the Entertainment House, the Londonderry House and the Cozy House, all in Pine Hills, plus the Katherine House just north in Lockhart.
Washington Shores & West holds four: the Piedmont House, the Dollins House and the Sunset Lake House in Washington Shores, plus the Meet & Play House in Malibu Groves. Hiawassee & the West Side is the smallest cluster, one home, the Wekiwa House, out toward Wekiwa Springs. Between the four clusters, the thirteen homes sit across nine named neighborhoods. Eight of the nine hold at least one home of ours; the ninth, College Park, does not have a home of its own, though several of our downtown-edge and northwest homes sit a short drive away from it. Our Orlando hub breaks all nine down by neighborhood, with the homes, the hospitals and the highlights for each.

Geography is one way into the portfolio. The other two live elsewhere on the site: Who We Host sorts the twelve by the reason for your trip, and our homes page lets you start from photos and specs directly. This page takes a fourth angle: who runs the homes, how they group, and how booking and billing actually work once you have picked one.
The address split across the thirteen homes
Six of the thirteen homes publish a street address on their own page: the Amelia House, the Head Avenue House, the Piedmont House, the Dollins House, the Katherine House and the 25th Street House. The other six, the Meet & Play House, the Entertainment House, the Londonderry House, the Sunset Lake House, the Cozy House and the Wekiwa House, publish a neighborhood and zip code instead, with the exact address shared once you book. The split traces back to how each listing was originally set up on Airbnb and Vrbo, not to anything about the house. Every one of the thirteen is the same kind of whole furnished home, with its own kitchen, its own laundry and its own parking, whichever list it happens to sit on.
A few honesty notes on individual home pages are worth naming here rather than left buried on a page you might not click through to. The Clue House carries some novelty escape-room decor in a couple of bedrooms from an earlier run as a themed group-stay house; on a work assignment it reads as a big, quiet six-bedroom home and nothing more. Piedmont's driveway and parking pad show cracking in the photos, and the backyard grass runs long between mowings. Amelia’s Arena Retreat has a compact galley kitchen and one bedroom furnished more simply than the rest, with an exposed bed foundation. None of that is hidden, and each home's own page carries its own full list.

Counts as published in each home's own listing; sofas are not counted as beds.
Bedrooms across the portfolio run from two to six, bathrooms from one to three, and sleeping capacity from six people up to fifteen, straight from each home's own Airbnb and Vrbo listing; a sofa is never counted as a bed. At the small end, Wekiwa Home is two bedrooms and two full bathrooms, built for a single professional or a couple who want the extra bathroom without extra rooms to heat and furnish. Five of the thirteen sleep exactly eight: four of them, the Katherine, Londonderry, Sunset Lake and Cozy Houses, spread that across three bedrooms, and Amelia’s Arena Retreat reaches the same number across four bedrooms instead, which suits a group that wants an extra door to close more than extra floor space.
At the large end, The Clue House is six bedrooms, three bathrooms and sleeps fifteen, with an in-home workspace and full-size laundry built in. Piedmont sleeps fourteen across four bedrooms and three bathrooms, with a parking pad that fits several vehicles, and Game Day Getaway-Downtown Orlando sleeps thirteen on a shaded lot of mature oaks. The three homes below span most of that range in one place.

What's already set up when you arrive
Exact inclusions vary a little by home and are confirmed in writing when you book.
That grid is the floor, not the whole picture. Every home starts with beds made up in linens, a kitchen stocked with cookware and dishes, a washer and dryer in the house, working Wi-Fi and your own parking in a driveway, carport, garage or parking pad depending on the home. None of the thirteen has a pool.
A handful of extras belong to specific homes rather than the whole portfolio, and the amenity list on each home's own page is the record to check. Full-size laundry, as opposed to a washer and dryer sized to the house, is documented at the Head Avenue, 25th Street, Cozy and Wekiwa Houses. A desk for working from home is documented at The Clue House and Meet. Play. Stay., which also has a game room with a pool table and a fireplace. Piedmont has its own game room, with a foosball table and arcade basketball. Entertainment Home has a game room too, with foosball and table tennis, plus a fireplace lounge and an attached one-car garage; along with Meet. Play. Stay., it is one of only two homes in the portfolio with a garage. Downtown & Stadium Cozy Retreat has the only bunk room, and WinterPark Home is the only one with a screened porch. City and Stadium Sanctuary Vibes parks under a carport rather than a driveway.

Booking by the night, the week or the month
A night or a week runs through that home's own Airbnb or Vrbo listing, or a direct call or email if you would rather skip a marketplace account, with the platform's calendar and cancellation terms applying to the listing route. A month or longer moves off the platform entirely and onto a written agreement directly with us, naming the home, the dates, the rate and the deposit. That written agreement is what makes it possible to write the paperwork to a company, an agency or an insurer instead of an individual traveler, something a nightly listing cannot do, and it is the document a stipend, an HR department or an adjuster will actually ask to see. Our monthly rentals and weekly rentals pages go further into each length on its own.
Tell us the basics
Your dates, what brings you to Orlando, how many people, and anything that matters: pets, a work truck, a desk, a budget.
We match a home
We point you to the homes that fit your commute, length of stay and budget, with real photos and drive times, usually the same day.
Book the way you like
Nights and weeks through Airbnb, Vrbo or us directly; months on a written agreement with receipts.
Move in and settle
The house is furnished, stocked and ready. Bring a suitcase.
The first call or form does not commit you to anything. Tell us your dates, who is coming and what matters, a pet, a work truck, a desk, a budget, and we come back with the two or three homes that actually fit rather than the full list of twelve. Most inquiries hear back the same day. Once you have picked a home, the agreement and the deposit come next, and arrival notes with your access code or key location land in your inbox a few days before you arrive; every home uses keyless entry or a lockbox, so there is no office to find and no key exchange to schedule around a flight or a moving truck.
Paperwork that matches whoever is paying
A family, a reunion or any other leisure group books the way any vacation rental works: a rate confirmed in writing when you inquire, a deposit, and an itemized receipt once you have paid. Rates are never posted on the site because they vary by home and by season; you will have a number in writing before you commit to anything. A company, a staffing agency, an insurer or a relocation coordinator can have the agreement written directly to that organization instead of to the traveler, with a monthly invoice, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy.
Established companies, agencies and insurers can move to net-30 terms under a signed agreement or a purchase order, with the first booking paid up front; that arrangement can keep running from one placement to the next rather than being renegotiated every time a new traveler needs a home. That net-30 path is not available to a leisure booking; a family, a reunion or a team parent pays the way described above, in writing, with a deposit. Extensions work the same for everyone and run by the month: if a work assignment, a repair or a house search runs long, tell us as soon as you know and we extend the agreement at the same terms, or tell you plainly if the home is already booked for the following month.
The fuller version of this lives on housing for companies and insurers, and corporate housing lists the drive time from every home to 59 of Orlando's largest employers. Government employees and contractors on orders use the same documentation path through government and per-diem housing.
What guests say about staying with us
The reviews on every home page come straight from that home's own Airbnb listing, with the guest's name and the month they stayed attached; nothing is paraphrased or written up as guests say. Fruit Tree Home carries more of them than any other home in the portfolio, 142 at a 4.83 rating, which is part of why it is often the first home we suggest near Orlando Health.
"I enjoyed our stay at Michelle's. Everything was clean and nicely decorated."
"Everything was great during our stay! Accommodated a large group of people and had no issues."
"It was a great place to stay. Beds were confortable and there was enough room for all of us"
A theme that repeats across different homes, not just this one, is guests commenting on location over almost anything else. Teagan, who stayed at Piedmont in March 2026, wrote: 'Very nice place. Close to downtown, would stay again.' Angella, who stayed at The Clue House in August 2026, wrote: 'My stay was very good. Close to everywhere without the traffic. My family and I was safe and felt at home.' The full set for all thirteen homes, and the picture across the whole portfolio, is on our reviews page.
The drive from any of the thirteen homes
However you get here, the trips across the metro run on minutes, not guesswork. Every home in the portfolio reaches downtown Orlando in six to seventeen minutes by road without traffic. Orlando Health / ORMC runs five to eighteen minutes across all thirteen homes, AdventHealth Orlando eight to sixteen, and Camping World Stadium two to fifteen; Universal Orlando is twelve to twenty-six minutes and Walt Disney World is the farthest common destination at thirty-four to forty-seven. The chart below shows where each of the thirteen lands on the drive to downtown; every home's own page carries the same kind of breakdown against dozens of hospitals, employers and parks.
Ten of the thirteen homes are set up for a car, with SR-408, I-4 and US-441 as the main roads and no rail transit reaching that far out. The two exceptions are Amelia’s Arena Retreat and Fruit Tree Home on the downtown edge, close enough to the LYNX Central and Church Street SunRail stations, and the free LYMMO bus, to lean on transit more than a car. SR-408 and the SR-429 beltway are tolled, so a SunPass or E-PASS transponder is worth having if a stay runs long enough to put you on the expressways daily. Drive times across the site are typical road-routing figures without traffic; Orlando's rush hours add time to the longer routes. For a specific hospital or employer, corporate housing lists all 59, and our guide to getting around Orlando for work covers the roads and the rail line in more depth.
Pages that cover one part of this in more depth
This page covers the company and the mechanics behind it; a few other pages go further into one piece of it. How it works walks through booking and billing step by step. Who We Host sorts the fourteen kinds of stay we take under three groups. Our Orlando hub and the four local area guides cover daily life around each cluster: groceries, parks, gyms and getting around. Corporate and insurance housing is the fuller version of the paperwork section above, and our journal holds guides for specific situations, from a travel nurse lining up a contract to a family planning a reunion.
If something here raises a question we have not answered, our FAQ page covers more ground in short form, and guest reviews shows the full picture across all thirteen homes. For anything specific to your dates, reach out by phone at (954) 793-1171 or by email at libemapropertiesllc@gmail.com. We answer the same day, and there is a person on the other end, not a queue.
