About Parramore

Parramore is Orlando's historic neighborhood immediately west of the downtown core, separated from the office towers only by I-4. It is one of the most central places you can base a stay: the downtown business district, the Orange County courthouse, Creative Village with its UCF and Valencia downtown campus and the EA studio, and the Orlando Health / ORMC campus are all a short hop away, and AdventHealth Orlando is a straight run north.

It is also the city's sports and events district. The Kia Center arena and Inter.co Stadium sit in Parramore, with Camping World Stadium just to the southwest, handy if a stay lines up with a game, a concert, or a conference downtown. Quick I-4 and SR-408 ramps put the rest of the metro within easy reach.

Amelia’s Arena Retreat sits at 3013 W Amelia St, in the 32805 zip Parramore shares with parts of Washington Shores. It is one of six Libema homes with a published street address, so if you want to look at the block on a map before you commit to dates, you can.

From the driveway, AdventHealth Orlando and Arnold Palmer & Winnie Palmer are each 9 minutes away by road, the same distance as the Orlando Health / ORMC campus the two share. Camping World Stadium is 4 minutes, Inter.co Stadium is 6, and the Kia Center itself is 7, numbers that explain why a stay here works as well for a stadium weekend as it does for a hospital rotation. Downtown Orlando's own center is a 7-minute drive, one of the shorter runs to the city core from anywhere in the portfolio.

Parramore itself sits low to the ground: modest, mostly single-story houses on tight blocks, with only the I-4 trench and an overpass between them and the glass towers of the city core. That mix, an older residential street a few minutes from a Level I trauma center and a downtown arena, is what makes the neighborhood useful for a working stay rather than a scenic one, and it explains why the guests who book here usually have a specific reason to be this close in.

Parramore is one third of what we call the downtown cluster, along with Holden Heights, home to the 25th Street House just south, and College Park, the walkable neighborhood northwest of downtown where we do not currently keep a home. Our downtown area guide covers all three together, since a guest choosing between them is usually deciding based on which hospital or office they need first, not on how different the streets feel.

Hospitals farther from downtown

Health Central in Ocoee, Orlando Health's west-side campus, is 12 minutes from Amelia’s Arena Retreat, and AdventHealth Altamonte Springs is 19. Both routes run mostly along SR-408 and I-4 rather than back through the downtown grid. The table below adds Arnold Palmer and Winnie Palmer alongside those two for all thirteen homes, since a nursing or allied-health assignment can land at any of the three campuses.

Work across the metro

For anyone commuting further out, Lockheed Martin's Orlando site is 13 minutes and Full Sail University in Winter Park is 18. The UCF main campus and the Central Florida Research Park, where Team Orlando's simulation and training companies cluster, are each 27. Valencia College's West Campus is 10 minutes and the MetroWest office corridor is 11. Lake Nona, home to the KPMG Lakehouse and Nemours Children's Hospital, is 31 and 33 minutes, the longest regular commutes from this address.

Parks, theme parks and the airport

For time away from work, Lake Eola Park is 8 minutes and Winter Park's Park Avenue is 12; the Central Florida Fairgrounds, which host concerts and the county fair, are 5. Universal Orlando is 16 minutes and Walt Disney World is 37; ICON Park and International Drive are 17, and SeaWorld is 25. Orlando International Airport is 30 minutes, and the Orange County Convention Center is 20. Wekiwa Springs State Park, the clearest natural swimming spot in the area, is 24 minutes north, a longer trip but a common day off for a longer stay.

Groceries, food and coffee near Amelia’s Arena Retreat

The closest full grocery store to Amelia’s Arena Retreat is the Publix at The Paramount on Lake Eola, at 400 East Central Boulevard, a compact urban store and about the only supermarket in the city core you could walk to if you wanted. South toward Holden Heights there is a second Publix on South Orange Avenue, and College Park, a short drive northwest, has its own Publix on Edgewater Drive. For a full weekly shop, the Walmart Supercenter and the international grocers on Orlando's west side are worth the extra few minutes.

This stretch of the portfolio has the highest concentration of independent restaurants of anywhere we operate. College Park's Edgewater Drive is a walkable strip of neighborhood kitchens: Adriatico Trattoria for old-school Italian, Zeytin at 4439 Edgewater Drive for Turkish food, and Christo's Cafe for a plain, good breakfast or lunch. East of downtown, the Mills 50 district holds the largest Vietnamese-American community in Florida, and the pho and banh mi along Mills Avenue are the real thing; Z Asian, also in Mills 50, has earned a Michelin Bib Gourmand. Downtown proper and Church Street cover everything from a quick lunch to a night out.

For coffee, College Park is where the sit-down cafes cluster: Foxtail Coffee on Edgewater Drive is the roomy, laptop-friendly one, Cups & Pups Coffee is dog-friendly and pours locally roasted beans, and Tartine is a small French cafe built around pastries. Downtown itself has its own scattering of independent coffee shops within a short walk or a ride on the free LYMMO bus.

Parks, gyms and pharmacies

Lake Eola Park is downtown's main green space and the closest genuine park to Amelia’s Arena Retreat: a fountain, the resident swans, pedal-powered swan boats to rent for about $15 a half hour Tuesday through Sunday, an amphitheater, and a sidewalk loop of roughly one mile around the water. Its Sunday farmers market runs from 10 a.m. to 3 p.m. on the southeast corner, with food stalls, local makers, a beer garden and live music.

North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage in one place, with the Mennello Museum of American Art next door. Harry P. Leu Gardens, a fifty-acre botanical garden on the lake, is a short drive past that. Between the two, there is more museum and garden space within a few minutes of Parramore than anywhere else we operate.

For a workout, the Downtown Orlando YMCA on North Mills Avenue has been the community's full-service gym since the 1960s, with two pools, a sauna, courts and a full class schedule. Chain gyms and boutique studios are scattered through downtown and the Mills 50 edge, and the loop around Lake Eola is a free daily option if you would rather skip the membership. For pharmacies and everyday errands, downtown carries a Publix pharmacy at Lake Eola plus a CVS and a Walgreens within a few blocks, close enough that a prescription run and a hospital shift fit on the same short drive.

Amelia’s Arena Retreat

Amelia’s Arena Retreat is the only Libema home inside Parramore: a single-story, four-bedroom, two-bathroom house that sleeps eight. It was recently renovated with white shaker cabinets, stainless steel appliances and granite-look counters in the kitchen, and wood-look plank flooring runs through the whole house. One bedroom has its own attached bathroom, useful when two guests keep different schedules, and both bathrooms carry marble-look tile and lit mirrors.

Outside, a fenced backyard with mature shade trees gives the house its own private space, and a concrete driveway with a covered front entry handles parking. A family of five or a crew of six on the same work assignment both fit inside the eight-person capacity, one bedroom to a couple or two to a room.

It is a modest, older single-story home on a block where the houses sit close together, and the exterior stucco shows some patching. The kitchen is a compact galley layout rather than an open-plan one, the backyard grass runs a little overgrown in spots, and one bedroom is furnished more simply, with an exposed bed foundation rather than a full frame. We list these plainly on the home's own page because we would rather you know before you book than be surprised at the door.

Who stays in Parramore

Being this close to two hospital systems, the courthouse and a downtown office corridor pulls in a specific mix of guests. Travel nurses and allied-health clinicians on assignment at Orlando Health / ORMC or AdventHealth Orlando book Amelia’s Arena Retreat because the drive to either campus is 9 minutes; our travel nurse housing page covers what a 13-week stay here looks like in more detail. Companies relocating an employee or running a short project downtown use the same house on a written monthly agreement, through our corporate housing page.

Because Camping World Stadium is 4 minutes away and the Kia Center sits inside the neighborhood, event weekends are the other clear pattern: a group in town for a game, a concert or a downtown festival takes the house for a few nights instead of a hotel block, an option covered on our game-day and event page. Location comes up unprompted in two of the three. Daniel writes: "Very good location and access to house was perfect." Jim, who rented the house for his crew, calls it a "really good location for work purposes." Daniel is also the one who calls the place clean: "it was super clean." One guest booked the house for a work crew instead of a vacation, which lines up with how most Parramore stays actually get used.

Tolls, rush hour and getting around

This is one of the few parts of the portfolio where you can lean on transit instead of a car. Two SunRail stations, LYNX Central and Church Street, put Parramore on the regional rail line north to Winter Park and Sanford and south to Kissimmee, and the free LYMMO bus circulates the downtown core all day. LYNX Central also doubles as the area's main bus hub, so a stay at Amelia’s Arena Retreat often means the car sits in the driveway more than it moves, at least for trips inside the downtown core.

You will still want one for anything outside downtown. I-4, SR-408 and Orange Avenue handle those drives, and SR-408 is tolled by transponder or license plate, so a SunPass or E-PASS pays for itself over a stay of any length. Rush hour adds time to the longer routes rather than the short ones: the runs to AdventHealth Orlando, ORMC and the stadium district stay close to their usual minutes most of the day, while a trip out to Universal or Walt Disney World is the one worth timing around the morning and evening commute. For an early hospital shift or a flight out of Orlando International, building in an extra ten or fifteen minutes at peak hours is the simplest way to avoid a slow crossing on I-4 or SR-408.
