LIGHT FIXTURES: The lights in the home are controlled by remote controllers which are found mounted on the walls. DO NOT remove the control from the mount. Simply utilize the buttons to turn fan off and lights on/off. Lost remote controls will cause a fine of $40 per controller to cover replacement and re-installation. If model is not available and we need to purchase new fixtures, guest will be responsible for full costs. All other controllers (tv, entertainment) should be placed where they were found)
DOOR LOCK: Use your unique code to enter the home. The door will auto lock after 30 seconds. To lock it manually press the lock button. 05The neighborhood

A quiet, established west-side neighborhood by Camping World Stadium: mature trees, room to park, and a fast run into downtown.

Washington Shores is a long-established residential neighborhood on Orlando's west side, southwest of downtown around Lake Mann, Sunset Lake and Camping World Stadium. The streets are calm and shaded, the lots are generous, and downtown is only about seven to twelve minutes away by SR-408 or I-4.

More about Washington Shores →

06Room by room

Walk in the front door and you land in one open room that holds both the living space and the game corner, under a vaulted ceiling that keeps things open even with a full house. A sectional sofa faces a wall-mounted TV on one side, and a foosball table and an arcade basketball game sit on the other, set up for the evening instead of stored away in a closet. The ceiling fan overhead and the marble-look tile underfoot run through the rest of the house too, so the room reads as one finished project instead of a patchwork of updates over the years.

The kitchen opens straight onto that living area, with gray shaker cabinets, speckled granite-look countertops, and a stainless Samsung refrigerator, range and dishwasher that all still look close to new. A dining area sits between the kitchen and the living room, which keeps cooking, eating and whatever's happening at the game corner within talking distance of each other.

Piedmont

Down the hall, the four bedrooms are furnished with a bed made up and ready and a ceiling fan, set up plainly for a stay of a month or longer. Three bathrooms serve the house: photos show one with a walk-in glass shower and one with a tub-and-shower combo, finished in the same marble-look tile as the floors. None of the bedrooms is large; they're built for sleeping and keeping your things, which matches how a house sized for a group actually gets used.

The whole house was renovated at the same time, so the same palette carries through every room: gray and white in the kitchen and living area, marble-look tile in the bathrooms and hall, and stainless finishes on every major kitchen appliance.

07Who this house suits best

The mix of four bedrooms, three bathrooms and space for up to 14 makes Piedmont a fit for people staying together more than for one traveler on their own. A work crew booking one address for the whole team can park more than one truck on the parking pad, cook as a group in one kitchen, and use the four bedrooms instead of paying for separate hotel rooms. Government staff and reservists on per-diem orders that call for housing more than one person together find the same math works, and a travel nurse assignment that brings colleagues to Orlando together can split this house instead of each renting a room elsewhere.

It also suits stays that have nothing to do with work. A family displaced by a repair and covered under an insurance claim gets a full kitchen, laundry and a yard in place of hotel rooms and a mini-fridge, and a household in the middle of a relocation to Orlando can keep everyone under one roof while they look for a permanent address.

On the shorter, nightly side, this house works well for a reunion or friend trip, a traveling team, or a family vacation that wants a house instead of connecting hotel rooms. Three bathrooms for four bedrooms matters more with a full house than with a couple; it means guests aren't all waiting on one shower before an early shift or an early start for the parks.

Where it suits less well is a single guest who wants something small and easy to keep tidy alone. The honesty notes on the home's own page cover the trade-offs of an older, bigger house, worth reading before you commit either way.

08What's around the house

Piedmont sits in Washington Shores, a long-established residential neighborhood on Orlando's west side around Lake Mann, Sunset Lake and Camping World Stadium. Two other Libema homes, the Dollins House and the Sunset Lake House, sit in the same neighborhood, and a fourth, the Meet & Play House, is a little west in Malibu Groves and shares the same area guide.

Camping World Stadium, about 7 minutes from Piedmont

Camping World Stadium is about 7 minutes away, close enough that a football game, a soccer match or a concert there doesn't require a hotel in the stadium district. The Kia Center, about 12 minutes away, and Inter.co Stadium, about 10, add basketball, hockey and Orlando City soccer nights to the same calendar. Downtown Orlando and Church Street, with the wider range of restaurants and bars, sit five to ten minutes east. Closer to home, Nikki's Place on South Orange Blossom Trail has served soul food since 1999 and is one of the neighborhood's real institutions.

For time outdoors, Lake Lorna Doone Park, a twelve-acre city park just north of the stadium, has a walking loop, outdoor fitness stations and a splash pad, and Washington Shores Park on Columbia Street adds a smaller green space closer to the house. The Downtown Orlando YMCA on North Mills Avenue, a full family center with pools, sits a few minutes east.

Groceries mean a short drive: the Walmart Supercenter on West Princeton Street and Presidente Supermarket on Pine Hills Road cover a full shop to the northwest, and the compact Publix at The Paramount on Lake Eola is a few minutes east downtown. Pharmacies line Orange Blossom Trail and West Colonial, and ICON Park and International Drive, about 17 minutes away, cover shopping and dining beyond the neighborhood itself. From Piedmont, the MetroWest restaurant corridor on South Hiawassee Road is a short drive further west: Tacos Don Andres for birria, Habibi Lebanese Grill for shawarma, and Teak Neighborhood Grill for burgers and a weekend brunch. Our Washington Shores & West Orlando area guide covers the full list of restaurants, cafes and errands in the area.

09Getting to work, the hospitals and the parks

Washington Shores sits close enough to downtown that most commutes from Piedmont are short. Orlando Health / ORMC is about 11 minutes away, Arnold Palmer and Winnie Palmer about 12, and AdventHealth Orlando about 14, all by road without traffic; the SR-408 and I-4 peaks at either end of a shift add to those times.

Minutes by road without traffic; the full table for this home is further down the page.

Downtown Orlando is about 11 minutes, and Valencia College's West Campus and the MetroWest office corridor around Hilton Grand Vacations' headquarters are both about 7 to 8 minutes down Kirkman Road, a workable base for downtown offices and the MetroWest business park alike. Lockheed Martin on Sand Lake Road is about 13 minutes, and UCF's main campus and the Central Florida Research Park, where Team Orlando's simulation and training community sits, are each about 31 minutes. Orange County Public Schools' headquarters is about 11 minutes away and Westgate Resorts' headquarters about 10, two of the larger employers our corporate and per-diem guests come from.

For a theme-park trip, Universal Orlando is about 13 minutes, Universal's Epic Universe about 15, and Walt Disney World about 36; our family vacation page goes further into what that drive looks like day to day. SeaWorld is about 25 minutes, Orlando International Airport about 33, and the Orange County Convention Center about 20, useful if a stay bookends a flight or a trade show. Orange County's administration offices are about 12 minutes away, useful context for anyone here on county or municipal business.

Closer to home, Lake Eola Park downtown is about 12 minutes, the Mall at Millenia about 11, and Wekiwa Springs State Park, for a day trip to the springs, about 29.

10Parking, the yard and the game corner

The parking pad at the front of the house is concrete and described in the listing as fitting several vehicles, which is the detail that settles a lot of bookings here. A crew with more than one work truck, a family with more than one vehicle to park, or a group splitting a trip across several vehicles can all park at the house instead of hunting for street space.

Photo of Piedmont
Piedmont

Behind the house, the backyard is fenced and grassy, room enough for a dog to be outside without anyone watching the gate, or for a crew to keep gear off the driveway overnight. It's a working residential yard, not a landscaped one, which comes with the territory of an older house at this size.

Indoors, the foosball table and the arcade basketball game sit in the same open room as the sectional, so a group doesn't need a separate den to unwind after a shift, a game, or a day of driving. They stay in place for every booking, work stays included, set up and ready from the first night.

Central air keeps the whole house, including the open living and game area, at one temperature instead of window units cooling room by room, which matters here through a Florida summer.

11A typical stay here

A month at Piedmont usually starts the same way: move in with whatever you're carrying, plug in a laptop or a phone charger, and cook the first meal in a kitchen that's already stocked with cookware and dishes. Laundry is on site, so the pile from the drive down, or from the first week of shifts, goes into the machine instead of a laundromat.

For a family or a group here on a shorter, nightly stay, the days tend to split between something local, a stadium event, a downtown outing, or a springs day trip, and evenings back at the house around the kitchen or the game corner. For a game-day booking, the sequence flips: arrive a few hours before kickoff, get everyone settled into bedrooms, and drive the seven minutes to the stadium instead of parking downtown for it.

Extensions run by the month. If a work assignment stretches past its original end date, or a house search or a repair takes longer than expected, tell us and we'll hold the following month where we can instead of sending you to look for a new place mid-project. A guest bringing a pet uses the fenced yard the same way as anyone else, once the pet policy for that stay is confirmed with us.

The reviews on this listing follow a pattern: groups arriving for a weekend, whether friends, family or coworkers, and mentioning the host's quick responses as often as any single feature of the house. The earliest of them is from June 2025 and the most recent from July 2026, and the listing carries a 4.64 rating from 28 reviews.

13Booking this house

Nightly and weekly stays at Piedmont run through its Airbnb and Vrbo listings, the standard route for a weekend group, a game-day trip or a short family visit. A stay of a month or longer is booked directly with Libema on a written agreement naming the home, the dates, the rate and the deposit, with itemized monthly receipts if a company, an agency or an insurer needs to process the stay as a reimbursement.

For an established company, staffing agency or insurer, we can write the agreement to that party, invoice monthly in its name, and provide a W-9 and a certificate of insurance on request; net-30 terms apply on a signed agreement, with the first booking paid up front. Leisure groups, families and reunions pay the normal way, with the rate and deposit confirmed in writing and an itemized receipt.

The exact rate, deposit and pet policy are confirmed in writing when you inquire; we don't publish rates on the site because the right terms depend on the length of stay and who's paying. Several of our homes accept pets, and Piedmont's policy is part of that same conversation before you commit.

Reach us at (954) 793-1171 or libemapropertiesllc@gmail.com and we'll answer the same day with availability and next steps for Piedmont specifically, whether that's a monthly agreement for a crew or a written quote for a reunion weekend.
