Orlando hosts youth tournaments, showcases and camps nearly every weekend of the year, from Camping World Stadium and the downtown venues to the big complexes south and southeast of the city. Teams and traveling families need bedrooms, a kitchen for team meals, laundry for uniforms and somewhere to park the van. Our homes were built for exactly that: Downtown & Stadium Cozy Retreat has a bunk room with two sets of bunk beds, The Clue House sleeps fifteen, and every home has a full kitchen and a washer and dryer.

A tournament weekend from check-in to the final game
Most teams and tournament families land in Orlando on a Thursday or Friday, gear bags stacked by the door and a bracket that will not be final until Saturday. What a group like that needs first is a house, not a lobby: one place where the whole roster can drop bags in a single spot, cook something real before an early game, and get uniforms washed before anyone smells like the last three days on the road. That is what a whole furnished house gives a team that a block of hotel rooms cannot.
The routine on a tournament weekend tends to look the same across our homes. You get arrival notes with the door code or lockbox location a few days before check-in, so a coach or a parent can confirm the details before the van even leaves the highway. Once you are in, the house is yours: bedrooms get claimed, the kitchen fills with cooler contents and a grocery run, and someone starts a load of practice jerseys while the rest of the group figures out where the nearest store is. Saturday mornings start early and usually end with everyone back at the house comparing scores over a shared meal instead of another drive-through bag eaten in a hotel parking lot.
By Sunday, when the bracket narrows to a final game or two, the house has settled into its own rhythm: someone runs a coffee order, someone else is ironing a jersey on the kitchen counter, and the driveway has become the group's unofficial meeting spot before the last drive to the field. Checkout is straightforward. If the tournament runs long or your team advances further than the schedule expected, tell us and we will see what we can do about stretching the stay by a night or two.

The Head Avenue House in Pine Hills is the one we point most tournament teams toward first. Six bedrooms, three bathrooms, and room for up to fifteen people, with a renovated kitchen, full-size in-unit laundry and a desk for a coach who still has to answer work email between games. Each bedroom was originally decorated after a character from a classic whodunit board game for a themed stay; on a tournament weekend that just gives the rooms some personality, and the house itself is big, quiet and easy to run for a large group.
The Piedmont House in Washington Shores sleeps fourteen across four bedrooms and three bathrooms, with a large concrete parking pad out front that fits several vehicles, useful when a team arrives in more than one car. Inside, an open living and dining area under a vaulted ceiling leads to a game corner with a foosball table and arcade basketball, a fenced backyard, and two renovated bathrooms so the morning line for the shower moves faster.
The Meet & Play House in Malibu Groves is the newest-built home in the portfolio: three bedrooms and two bathrooms, sleeping up to nine, with a separate game room holding a full-size pool table and a dart board, an attached garage, and desks in two of the bedrooms. It suits a smaller travel squad or a family group that wants a newer, quieter house between downtown and Universal.
The Londonderry House in Pine Hills is built around a bunk room: two sets of bunk beds alongside a king bedroom and a queen bedroom, for up to eight people across three bedrooms. It is the smallest of the four, best suited to a single family or a handful of players rather than a full roster, with a glass dining table for six, a breakfast counter, and blackout curtains in the bedrooms for anyone trying to sleep in after a late game.
Bunk rooms, game rooms and sleeping a full roster
Sleeping capacity is the first question most team parents ask, and it changes a lot from house to house. Here is how the four homes compare side by side.
Downtown & Stadium Cozy Retreat is the one built specifically around a bunk room: two sets of bunk beds share a room with a king bedroom and a queen bedroom next door. The one full bathroom has a marble-look walk-in shower, and there is a separate half bath as well, so a house of eight is not queuing for a single sink every morning.

At the other end of the range, The Clue House sleeps up to fifteen across six bedrooms, the number that matters for a full travel-ball roster or a team plus its parents under one roof. Piedmont sleeps fourteen across four bedrooms, and its game corner with foosball and arcade basketball gives a team somewhere to burn energy between games without leaving the house. Meet. Play. Stay. sleeps up to nine across three bedrooms, with a pool table and a dart board in a separate game room and desks in two of the bedrooms for a coach or a parent working between matches.
None of the four homes has a pool, and none of them are marketed as anything more than what they are: modest houses with real bedrooms, real bathrooms, and enough common space for a group to eat, plan and unwind together after a long day on the field. The Clue House, Piedmont and Downtown & Stadium Cozy Retreat are older homes; Meet. Play. Stay., the newest-built home in the portfolio, is the exception.
Getting to the stadiums and the tournament complexes
Orlando's sports calendar runs through two very different parts of the metro. Camping World Stadium and Inter.co Stadium sit just west of downtown, within a few minutes of our Pine Hills, Washington Shores and Malibu Groves homes. The USTA National Campus, in Lake Nona on the southeast side of the city, is a longer drive from every one of our homes, 33 to 43 minutes by road and without traffic, since our whole portfolio sits on the west, northwest and downtown edges of the metro rather than near Lake Nona itself.
For the four homes that fit a team stay, Camping World Stadium runs from about 6 minutes from Meet. Play. Stay. to about 11 minutes from Downtown & Stadium Cozy Retreat, with Piedmont at about 7 and The Clue House at about 8. Inter.co Stadium runs close behind: about 9 minutes from Meet. Play. Stay., 10 from both The Clue House and Piedmont, and 14 from Downtown & Stadium Cozy Retreat.

What's already in the house
A team does not need much from a house beyond the basics done well: beds that are actually made up, a kitchen that works, laundry that keeps pace with a roster's worth of uniforms, and Wi-Fi for the parents tracking bracket updates from the driveway. Every one of our homes comes with the same baseline, confirmed in writing when you book.

The kitchen is where a tournament weekend either goes smoothly or does not. Three days of concession-stand food gets old fast, and every home has a full-size refrigerator, a stove and oven, and enough cookware and dishes to put together a real meal for a group. Meet. Play. Stay. and Downtown & Stadium Cozy Retreat both have a dining table for six, and Meet. Play. Stay. adds a kitchen island with its own seating on top of that, so a team is not eating in shifts. The Clue House and Piedmont have full kitchens too, with the counter space and cookware for a real group meal even where we do not have a table size on record.
Laundry is a washer and dryer inside the house itself at all four homes, not a shared machine down the hall or a trip to a laundromat between games. The bedrooms are furnished with real beds, and parking is on record at three of the four: a private driveway at The Clue House, an attached garage at Meet. Play. Stay., and a large concrete parking pad at Piedmont that fits several vehicles. We do not have a driveway or garage on file for Downtown & Stadium Cozy Retreat, so tell us how many vehicles you are bringing if that is the one you are looking at.
Booking for a team, a club or a traveling family
Most tournament weekends run on a nightly or weekly booking through the home's Airbnb or Vrbo listing, or by inquiring with us directly if you would rather skip the marketplace fees. Either way, the rate, the deposit and the pet policy are confirmed in writing before you commit; we do not publish rates on the site because they change by home and season, but the rate is always for the whole house, not a room or a bed.
If a club or a travel organization is putting families under one roof for a season rather than a single weekend, that stay can be booked the same way our monthly guests book: a written agreement naming the home, the dates and the rate, with the deposit set out up front. A coach, a team manager or a club treasurer can be the one who signs and pays, with the families staying as occupants, and we provide a W-9 and a certificate of insurance on request, since Libema carries a commercial landlord liability policy. The same net-30 terms we offer established companies and agencies can apply to a club that books more than one weekend a year, once a signed agreement is in place.
Check-in is keyless entry or a lockbox, with arrival notes sent a few days ahead so a coach or team parent can confirm the code before the van is even on the road. If your tournament schedule shifts and you need an extra night, tell us as soon as you know; extensions are straightforward when the house is not already booked for the next group.
Food, groceries and parks between games
Where you eat and shop depends on which of the four homes you book, and each cluster has its own everyday options. Near The Clue House and Downtown & Stadium Cozy Retreat in Pine Hills, Presidente Supermarket on North Pine Hills Road and Caribbean Supercenter on West Colonial Drive are the local groceries, and Barnett Park on West Colonial Drive has a splash pad, playgrounds, walking trails and basketball and volleyball courts if the team needs somewhere to stretch out on a day off.

Near Piedmont in Washington Shores, the closest big grocery runs are the Walmart Supercenter on West Princeton Street and Presidente Supermarket to the northwest, and Nikki's Place on South Orange Blossom Trail has served soul food in the neighborhood since 1999, less than a mile from Camping World Stadium. Lake Lorna Doone Park, just north of the stadium, has a walking loop, outdoor fitness stations, a splash pad and basketball courts, a reasonable stop for a team with an afternoon to fill between games.
Near Meet. Play. Stay. in Malibu Groves, the Publix at Metro West Village on South Hiawassee Road is the everyday grocery stop, and the South Hiawassee Road restaurant row nearby covers tacos, Lebanese food, pizza and sushi within a few minutes of the house, useful when a group wants a sit-down meal that is not another round of fast food between games.

A short checklist before you book
The teams and families who have the smoothest tournament weekends tend to sort a few things out before they inquire.
- Exact headcount. Tell us players, coaches and parents together, so we can point you to a home with enough bedrooms and bathrooms rather than one that is technically big enough.
- Which venue, or venues. A weekend split between Camping World Stadium and a Lake Nona complex is a very different set of drives than one played entirely at a single site.
- Who is booking. A parent, a coach, or a club treasurer. It changes whose name goes on the agreement and where the receipts go.
- Parking. How many vehicles are coming, including a team van if there is one, so we can point you to a home with a driveway or a parking pad that fits everyone.
- Dates, with flexibility in mind. If there is a real chance your team advances and the stay needs to stretch a night or two, say so early.

Often, yes. The Clue House and Downtown & Stadium Cozy Retreat are both in Pine Hills, and Piedmont and Meet. Play. Stay. are both on the west side. If your group needs more than one house for a single tournament weekend, tell us and we will try to keep them close.
