Marriott Vacations Worldwide's corporate headquarters sits on Palm Parkway near Lake Buena Vista, on the resort side of the metro. Of the thirteen homes in the portfolio, Fruit Tree Home in Holden Heights is closest to this corridor at about 20 minutes away by road, and City and Stadium Sanctuary Vibes in Washington Shores follows at about 22 minutes. Three more homes post the same time from there: Amelia’s Arena Retreat in Parramore, Piedmont, and Game Day Getaway-Downtown Orlando are all about 23 minutes out. All figures are typical road-routing times without traffic.

Fruit Tree Home, City and Stadium Sanctuary Vibes and Amelia’s Arena Retreat all reach the corridor the same way: onto I-4 toward Lake Buena Vista, in the direction of the Vineland Premium Outlets, the landmark we use to measure this drive since the headquarters itself does not have a published street address. Holden Heights and Parramore already have quick I-4 access, as their own neighborhood pages note, and Washington Shores reaches the interstate by SR-408 or I-4. The same stretch of I-4 keeps going to Walt Disney World, about 34 to 37 minutes from these three homes, and to Universal Orlando, 13 to 16 minutes, so a household splitting time between the corridor and a park day is on the same road, just for longer or shorter.

Orlando's rush hours build on I-4 in both directions, so a shift or an errand run that starts before 7 a.m. or after 6 p.m. usually beats the worst of it, and midday tends to be the easiest time to make the drive. I-4 itself is free to drive; the region's toll expressways take a SunPass or E-PASS transponder, which is worth setting up for a longer commute. SR-408 is a toll road, collected by transponder or by plate, so setting up a SunPass or E-PASS in the first week of a longer assignment beats paying the higher plate-tolling rate trip after trip.

05What brings people to this stretch of the tourist corridor

Marriott Vacations Worldwide's offices and resorts across the Lake Buena Vista corridor pull a few different kinds of guest into our homes. Someone moving into a headquarters role needs a base for the weeks it takes to close on a house or sign a lease, and wants a kitchen and a driveway of their own, since a hotel room gets old fast when it is home for weeks at a stretch. A sales and marketing training cohort usually arrives as several employees at once, in town for a set number of weeks for a structured program, and can end up split across two or three of our houses when one alone would be too tight. IT and finance project teams sent down for a system rollout or a close want the same thing companies want everywhere: a written agreement with a clean invoice their office can process, for a stay that might run one month or three depending on how the project goes. Resort operations staff on a short rotation between properties in the corridor are the closest of the four to a hotel guest, but even a few weeks in a house with a real kitchen and its own laundry beats living out of a suitcase in a room.

What ties these stays together is the length and the purpose. None of these guests are on vacation, so a monthly agreement fits the length of these stays, and the same agreement extends by the month if a lease falls through or a project runs long, with notice given as soon as the new date is known. A short onboarding trip or a single-week site visit ahead of a longer assignment is the one exception, and that runs through the home's own Airbnb or Vrbo listing instead, on the same nightly or weekly basis any other guest would use.

The 25th Street House in Holden Heights is the nearest at about 20 minutes. It is a three-bedroom, two-bathroom bungalow that sleeps up to ten, with full-size laundry on site, keyless entry, and a fenced backyard with fruit trees, and it carries 142 Airbnb reviews at a 4.83 rating, the most of any home in the portfolio. It suits a solo relocation or a couple well, and works for a family joining a longer assignment. The Sunset Lake House, about 22 minutes and in Washington Shores, is a smaller three-bedroom, one-bathroom bungalow under a live oak with a carport, sleeping up to eight; it fits one or two people who do not need much beyond a bed, a kitchen and a place to park. The Amelia House in Parramore is about 23 minutes out, the same drive time as Piedmont and Game Day Getaway-Downtown Orlando. It is a four-bedroom, two-bathroom house that sleeps eight, with a freshly renovated kitchen and a fenced backyard; one of its bedrooms has its own attached bathroom, which makes it a practical pick for two colleagues on the same program who want separate space.

Each of the three lists its own honesty notes and full photo set on its home page, worth a look before you book for a colleague sight unseen. 07Matching a home to the stay

A single employee on a short project usually does well in City and Stadium Sanctuary Vibes: one bathroom for three bedrooms only matters once more than a couple of people are sharing, and a carport under a live oak beats hunting for street parking after a long day. A couple relocating together, or two colleagues who want their own space, tend to prefer Amelia’s Arena Retreat, where one bedroom has its own attached bathroom and the kitchen was recently redone with a stainless range, microwave, dishwasher and side-by-side refrigerator. A family joining a longer assignment, or a cohort of three or four sharing the cost, generally wants Fruit Tree Home: three bedrooms, full-size laundry rather than a shared machine down the hall, and a fenced backyard with fruit trees for downtime between shifts.

None of the three has a desk built in, so anyone doing regular video calls from the house should bring a laptop stand and confirm the internet details when booking, before counting on a home-office setup. The portfolio's dedicated desk workspace sits in two other homes, The Clue House and Meet. Play. Stay., both farther from this corridor and better suited to a stay built around remote work than around Palm Parkway.

08Booking for a company, a training cohort or a project team

A relocation, a training cohort and a project team all book the same way: a written monthly agreement naming the home, the dates, the rate and the deposit, confirmed before arrival. The agreement can be written directly to the company, the relocation coordinator or the employee, whichever your process needs, and the monthly invoice goes out in that name. We provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy, which most corporate accounting departments ask to see before they will process a payment.

Rates are never published on the site. The monthly rate, the deposit and the pet policy are all confirmed in writing once you tell us the home, the dates and the group. If a relocating employee is bringing a dog or a cat, say so up front: several of our homes accept pets, and the policy and any added deposit are confirmed in writing well before check-in.

Established companies, agencies and training providers can set up net-30 terms on a signed agreement or a purchase order, with the first booking paid up front while that arrangement is put in place. A cohort booking more than one house at once gets one point of contact and, where it helps, a single combined invoice covering every home. If a program or a project runs past its planned end date, extending is a matter of telling us as soon as the new date is known; extensions run month by month at the same terms, and we hold the following month for you where we can.

09Around Palm Parkway and the outlets

What the fact pack tells us about the corridor itself is short, and we would rather say that plainly than pad it out. Marriott Vacations Worldwide's headquarters sits on Palm Parkway near Lake Buena Vista, with the company's resorts spread across the wider tourist corridor. The Vineland Premium Outlets, a shopping center on that same stretch, is the landmark we use to measure the drive, since the headquarters itself does not have a published street address.

That corridor is built around tourism, resorts and retail, so almost none of our guests actually live there day to day. A trip to the outlets or a dinner near the resorts is an occasional evening out, and the routine of a longer stay happens back at the house, on a residential street with a driveway and a yard.

10Daily life back at the house

Guests let themselves in with keyless entry or a lockbox, and arrival notes with the code or the key location go out a few days ahead, which matters when a flight lands late or a moving truck runs behind. Once you are in, the questions that come up most with headquarters relocations and training cohorts are about internet reliability for work calls, laundry for scrubs or uniforms, and whether the yard works for a dog during the day; Wi-Fi is on from day one at every home, laundry sits in the house itself, and yard access depends on the specific home, so ask when you book if a pet is coming along.

For the two homes on the downtown edge, groceries mean the compact Publix at The Paramount on Lake Eola or the Publix on South Orange Avenue near Holden Heights, with a full weekly shop a short drive to the Walmart Supercenter on West Princeton Street or the international grocers of Pine Hills. Lake Eola Park, with its roughly one-mile sidewalk loop, rented swan boats and Sunday farmers market, sits a few minutes from both Amelia’s Arena Retreat and Fruit Tree Home, and the Downtown Orlando YMCA on North Mills Avenue covers a full workout with two pools. Two SunRail stations and the free LYMMO bus put part of downtown within walking distance of the car, which is unusual for this portfolio.

From City and Stadium Sanctuary Vibes in Washington Shores, the routine looks different. Nikki's Place on South Orange Blossom Trail has served soul food since 1999, less than a mile from Camping World Stadium, and Lake Lorna Doone Park, a twelve-acre city park that reopened after an eight-million-dollar rebuild, has a walking loop, outdoor fitness stations and a splash pad close by. The nearest full supermarkets are the Walmart Supercenter on West Princeton Street or Presidente Supermarket on Pine Hills Road, both a short drive northwest. Bed and bath counts are the counts published in each home's own listing, and a sofa is never counted as a bed.
