Houses two to fifteen minutes from Camping World Stadium and the Kia Center

Bowl games, the Florida Classic, stadium concerts, Magic games and arena tours, from a house with its own parking a few minutes away.

Camping World Stadium sits in the middle of our neighborhoods. City and Stadium Sanctuary Vibes is a two-minute drive, Game Day Getaway-Downtown Orlando three, Amelia’s Arena Retreat four, Fruit Tree Home six and Piedmont seven. The Kia Center and Inter.co Stadium are six to ten minutes from the same homes. On an event weekend that means your own driveway, a kitchen for the pre-game, and a whole house for the group instead of a downtown hotel at event pricing.

What an event weekend here looks like

Most people who book one of our four stadium-side homes have one thing on the calendar: a game at Camping World Stadium, a concert or a Magic night at the Kia Center, an Orlando City match at Inter.co Stadium, or a show downtown. The stay usually starts the same way. You come off SR-408 or I-4 onto a residential street, park in your own driveway or carport, and carry coolers and bags straight into the kitchen instead of hauling them past a hotel front desk. From there the day runs the way a game day should: a full kitchen to cook the pregame meal in, a table to eat it at, and a bathroom nobody else is using.

When kickoff, tipoff or the doors of a downtown show get close, you leave the car parked and either walk or take a short ride to the venue, depending on which home you booked. Amelia’s Arena Retreat, on the Parramore edge of downtown, sits within walking distance of the Kia Center, so a group that would rather skip event parking can leave the driveway empty until the drive home. The other three homes, a few minutes closer to Camping World Stadium, are set up for the short ride-share hop or the quick drive back to your own parking spot.

After the event, the house is still there the way you left it: the beds already made, the kitchen still stocked with whatever you bought that afternoon, and nobody squeezed into a hotel elevator with the rest of the crowd. For a one-night stop on the way through, or a full weekend built around a bowl game or the Florida Classic, that is the difference a house makes over a hotel room near the stadium.

The homes closest to the stadium district

City and Stadium Sanctuary Vibes is the closest of the four, a small three-bedroom bungalow under a live oak on the Washington Shores side of west Orlando, about 2 minutes from Camping World Stadium, 5 minutes to Inter.co Stadium and 8 to the Kia Center. It sleeps up to eight across three bedrooms and one bathroom, with a carport under the oak, a white kitchen with a breakfast bar, and a sectional facing a wall-mounted TV. The backyard is being refreshed right now and is for walking a pet only, so plan on the living room for the group before and after the event.

Game Day Getaway-Downtown Orlando, a few streets over in the same Washington Shores area, runs about 3 minutes to the stadium, 6 to Inter.co Stadium and 8 to the Kia Center. It has four bedrooms and two bathrooms, sleeps up to thirteen, and sits on a shaded lot with mature oak trees. The bedrooms have wall-mounted TVs and blackout curtains, useful if part of your group is sleeping off a late show the next morning, and the open living room has a leather sectional big enough for the group to watch the pregame coverage together.

Amelia’s Arena Retreat, on the Parramore edge of downtown, is the pick for anyone who wants the arena on foot: it sits within walking distance of the Kia Center and about 4 minutes by car to Camping World Stadium, 6 to Inter.co Stadium and 7 to the Dr. Phillips Center. It has four bedrooms, two updated bathrooms, a fenced backyard, and one bedroom with its own attached bathroom, useful when part of the group is coming straight off a flight while everyone else is already asleep.

Fruit Tree Home in Holden Heights runs 6 minutes to Camping World Stadium, the Kia Center and Inter.co Stadium alike, and 7 to the Dr. Phillips Center, with a full-size washer and dryer on site for a group that packed light and plans to do laundry before the drive home. It has three bedrooms, two bathrooms, a screened front porch, and a fenced backyard with fruit trees, and it sleeps up to ten.

The drive to the stadium, the arena and downtown

Camping World Stadium sits close enough to all four of these homes that the difference between a 2-minute drive and a 6-minute one barely registers once you are parked. The bigger planning question is usually the arena and stadium district a little further north.

Minutes by road without traffic, from the drive-time matrix.

The Kia Center and Inter.co Stadium sit together in Parramore, on the western edge of downtown.

Fruit Tree Home runs 6 minutes to the Kia Center, the fastest of the four; Amelia’s Arena Retreat is 7 minutes by car, though its own listing notes it sits within walking distance of the arena if you would rather leave the car in the driveway. Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes both run 8 minutes to the Kia Center. Inter.co Stadium is closer across the board: 5 minutes from City and Stadium Sanctuary Vibes and 6 minutes from the other three.

If your trip is built around a show at the Dr. Phillips Center or a longer downtown weekend instead of the stadium itself, the math is simpler: all four homes run about 7 minutes there. Here is how that compares with Inter.co Stadium, home by home.

Typical road-routing times without traffic; Orlando rush hours add to the longer routes.

None of these figures include event traffic. Orlando's rush hours and the crowd leaving a sold-out stadium both add real time to a drive that runs in single digits on a normal evening, so build in extra time on the way out and expect the return trip to take longer than the trip in.

What's already set up for a group in town for the game

None of these four homes are new builds. They are modest, renovated single-family houses, and what they give a group heading to an event is what every one of our thirteen homes gives a guest: a private house with a kitchen, a washer and dryer, and parking that belongs to you for the stay, not a shared garage or a hotel lot charging by the night.

Parking is the detail that matters most on an event weekend, and it looks a little different at each of the four. City and Stadium Sanctuary Vibes has a carport under a live oak. Game Day Getaway-Downtown Orlando and Amelia’s Arena Retreat each have a private concrete driveway. Fruit Tree Home has a private concrete driveway too, off a quiet residential street with a screened front porch. None of them has a garage bay, but all four keep your vehicle off the street and on the property itself, which matters when a stadium event fills every curb for blocks around.

Inside, the kitchens are stocked with cookware and dishes at every one of our homes, which covers the pregame cooking and the next-morning coffee without a grocery run for basics. Game Day Getaway-Downtown Orlando and Amelia’s Arena Retreat both have bedrooms with wall-mounted TVs, useful for anyone who wants to catch the pregame coverage without leaving the bedroom. Each of those two homes also has one bedroom set up with extra privacy: Amelia’s Arena Retreat with its own attached bathroom, and Game Day Getaway-Downtown Orlando with blackout curtains, which helps when your group keeps different hours around a late show or an early kickoff.

Booking a game weekend or a longer run of events

A single game or concert weekend books the way most short stays do: through the home's own Airbnb or Vrbo listing, or through a direct inquiry with us. The rate and the deposit are confirmed in writing before you pay, and bowl weeks, the Florida Classic and marquee concerts tend to book out early, so the sooner you have your dates the better your pick of the four homes.

Some of the people who stay near the stadium are not fans at all. Touring crews, event staff and production teams working a run of shows at the Kia Center or Camping World Stadium often need a week or two instead of a single weekend, and for that stretch we can write an agreement outside the nightly platforms with the rate confirmed in writing up front. If the run extends past a month, the same agreement rolls forward by the month at the terms already agreed to, confirmed with a short email.

Whichever way you book, the deposit and pet policy are always confirmed in writing before you pay anything, and the receipt is itemized, so a production company or an agency covering the stay has what it needs to reimburse without a follow-up email asking for a breakdown. We do not publish nightly or monthly rates on the site because they vary by home, season and event, but every quote you get from us is in writing before you commit.

Living near the stadium for a few days or longer

All four of these homes sit on the west side of Orlando or the downtown edge, in the two clusters our area guides cover in the most depth: Washington Shores and west Orlando for Game Day Getaway-Downtown Orlando and City and Stadium Sanctuary Vibes, and downtown and close-in Orlando for Amelia’s Arena Retreat and Fruit Tree Home. Both are a few minutes' drive from the stadium and arena, and both hold up for a stay longer than one weekend.

For groceries, the compact Publix at The Paramount on Lake Eola serves the downtown-edge homes, with a second Publix on South Orange Avenue near Holden Heights.

From the Washington Shores side, the Walmart Supercenter on West Princeton Street and Presidente Supermarket on North Pine Hills Road are the closest big stores if you would rather cook than eat out for the whole trip.

For a pregame or postgame meal, Nikki's Place on South Orange Blossom Trail has served soul food since 1999, less than a mile from the stadium, and it is the kind of stop a local recommends before or after an event. Downtown and Church Street, five to ten minutes east of the Washington Shores homes, open up a wider range of restaurants and bars for a night that runs past the final buzzer.

If your trip has a day to spare, Lake Lorna Doone Park sits just north of Camping World Stadium. It reopened in 2021 after an eight-million-dollar rebuild with a walking loop, outdoor fitness stations, a splash pad, an inclusive playground, basketball courts, a community garden and a lakeside pavilion, and it sits close enough to City and Stadium Sanctuary Vibes that guests treat it as their own front yard. Lake Eola Park downtown, about 8 minutes from all four homes, adds a mile of sidewalk loop around the lake, the swan boats, and a Sunday farmers market from 10 a.m. to 3 p.m. if your visit lines up with a weekend.

What guests have said about staying near the stadium

The reviews on these listings are real, pulled from each home's own Airbnb page with the guest's name and the month they stayed, and several were written by people who came for exactly the kind of trip this page is about. Isiah, who stayed at Game Day Getaway-Downtown Orlando in May 2026, wrote: 'We stayed at Michelle’s place for an event at the camping world stadium. This is a perfect spot location wise for it. It’s about a 15 minute walk and a 2 minute drive to the stadium. It has a private feel to it and is very solid for big groups.'

Mary, who stayed at the same house in May 2026 with a touring group, wrote: 'This place worked well for us as a group of mixed ages and genders who were in Orlando as a band to play at an event! The beds and bedrooms worked well for us and we appreciated being able to cook.' Nadia, who stayed at City and Stadium Sanctuary Vibes in April 2025 for a festival, wrote: 'Stayed for one night for a festival in town. Home close to the venue and was convenient for low Uber and/or Lyft prices. Neighborhood isn’t the best but I never felt unsafe. Affordable prices for a big group.'

"Great stay! Clean, comfortable, and the host was very helpful. Would definitely come back."

The full set for each home, including the review that mentions trouble with the door code on arrival, sits on our reviews page and on each home's own page. We link to both because a review with a small complaint in it tells you more than a wall of perfect quotes with nothing to check against.

Planning checklist for an event weekend

A little planning up front makes the difference between an easy event weekend and a scramble on the day.

  • Confirm the exact date of the event, not just the weekend. Kickoff times and concert doors shift late, and your check-in and check-out dates should give you a buffer on both ends.
  • Decide how you are getting to the venue. Amelia’s Arena Retreat is close enough to the Kia Center to walk; the other three homes are a short drive or ride-share away, and every home has its own parking waiting when you return.
  • Tell us if your group is a touring crew, a team or a production booking a working stay. The paperwork looks a little different from a weekend trip, and it helps to know up front.
  • Ask about the pet policy in writing if you are bringing an animal. Several of our homes accept pets, and the policy and any deposit are confirmed before you commit.
  • Plan for tolls. SR-408, the road most of these homes use to reach downtown, is tolled, and a SunPass or E-PASS saves the trip-by-trip charge.
  • Read the plain details on the home's own page. City and Stadium Sanctuary Vibes has one bathroom for three bedrooms and a backyard that is being refreshed, and Game Day Getaway-Downtown Orlando and Amelia’s Arena Retreat park in a driveway. None of it is hidden, and it helps to know before you arrive.

Send us your event date and the size of your group, and we will tell you the same day which of the four homes still has that weekend open.

More reading for an event trip

Two of our guides go deeper on this kind of trip: how to plan a stay around a game at Camping World Stadium or the Kia Center, and how to fit a bigger group across more than one house.

If your trip is a youth tournament instead of a professional game or a concert, our page on housing for teams and tournaments covers bunk rooms and driveways built for team vans. And if you are weighing a house near the stadium against a downtown hotel, our furnished rental versus extended-stay hotel guide walks through the math for a longer stay.

Good to know

Common questions.

Which home is closest to Camping World Stadium?

City and Stadium Sanctuary Vibes, about two minutes by road, then Game Day Getaway-Downtown Orlando at three and Amelia’s Arena Retreat at four.

Can we book just the event weekend?

Yes, through Airbnb, Vrbo or a direct inquiry. Bowl weeks and big concerts book early.

Is it noisy on event days?

Expect traffic on the streets nearest the stadium before and after events. Inside the houses it is a normal residential evening.

Can our group book more than one of these homes for the same event weekend?

Yes. Groups often split across two of these homes for the same event and skip the search for one large house that fits everyone. Tell us your total group size and your dates and we will tell you which of the four have that weekend open, each booked with its own written agreement and its own rate confirmed in writing.

Is there enough parking for more than one vehicle at these homes?

Every one of the four has its own driveway, carport or parking pad, separate from the street. We do not publish a vehicle count because it depends on the cars themselves, but a group arriving in more than one car should mention it when booking so we can confirm the parking works for your group before you arrive.

Can we get to the Kia Center or Inter.co Stadium without driving?

Amelia’s Arena Retreat is close enough to the Kia Center to walk, which some groups prefer on a night when everyone plans to have a drink. The other three homes are a short drive or ride-share from both venues, and every home has its own parking, so the car sits until you are ready to leave.

Can we book across a whole season of games, beyond a single weekend?

Yes. If you are following a full run of Magic games at the Kia Center or a season of concerts, we can write a monthly agreement instead of booking night by night, and the stay extends by the month if your plans run longer. Ask us for the rate in writing before your first date.

What happens if the event runs late and we get back after midnight?

You let yourself into the house with keyless entry or a lockbox, so there is no front desk to check in with and no set curfew. Arrival notes with the code or the key location come a few days before your stay, and they work the same whether you are back at 10 p.m. or well after the last encore.

Are pets welcome if we're staying for a game weekend?

Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit, whatever the length of your stay. Tell us which of the four stadium-side homes you are considering and whether you are bringing a pet, and we will confirm the policy for that specific house before you book.
