Housing near Siemens Energy
A global energy-technology company with about 3,100 employees in Orlando, its largest U.S. hub.
01The employer
Siemens Energy employs about 3,100 people in Orlando, where its campus in east Orlando near Alafaya Trail is one of the company's largest hubs in the United States. In 2025 the company announced further expansion in the Lake Nona area.

02Who needs housing here
Engineering firms with international operations generate a particular housing need: assignees and rotating specialists who arrive for three to twelve months, often with a family, and want a real house rather than a corporate apartment. Documented monthly stays with clear receipts are essential for their relocation departments.
- Engineers and technicians on rotation from other sites
- International assignees from the company's European operations
- Project and commissioning teams
- New hires relocating to Orlando
03How our homes fit
Our homes are on the west side of the city, 25 to 35 minutes from the Alafaya campus by road via SR-408. Families choose them for the space, the yard and the price; the commute is a normal one for Orlando.
04The drive to the Siemens Energy campus
The Siemens Energy campus sits in east Orlando near Alafaya Trail and Corporate Boulevard, and every one of our thirteen homes reaches it by the same road: SR-408, the East-West Expressway, run out to its eastern end. The drive runs from about 26 minutes at the short end to about 35 minutes at the long end, depending on which side of the city you start from. Amelia’s Arena Retreat, Game Day Getaway-Downtown Orlando, City and Stadium Sanctuary Vibes and Fruit Tree Home are each about 26 minutes away. The Clue House, Piedmont and WinterPark Home each run about 30 minutes. Meet. Play. Stay. is about 28 minutes, Entertainment Home and Cozy Home about 29, Downtown & Stadium Cozy Retreat about 32, and Wekiwa Home, on the far west side of the metro, about 35.
That fairly narrow band holds because SR-408 gathers traffic from every direction before it turns east toward Alafaya Trail, so a home's starting distance from downtown does not map directly onto its total drive time. For a rotation that runs the same shift Monday to Friday, the number worth planning around is the 26-to-35-minute range on this page, not a straight-line distance on a map.
05Where the thirteen homes sit around the campus
The map places each home by its true compass direction and drive time from the Siemens Energy campus. The pattern follows the four areas the thirteen homes sit in. Amelia’s Arena Retreat is in Downtown Orlando, on the western edge of the city center. Five homes, the Piedmont, Dollins, Meet & Play, Sunset Lake and Wekiwa houses, sit in West Orlando, a band that runs from the Camping World Stadium cluster out to the Hiawassee area near Wekiwa Springs. Fruit Tree Home is just South of Downtown in Holden Heights. And five homes, the Head Avenue, Katherine, Entertainment, Londonderry and Cozy houses, sit in Northwest Orlando, spread across Pine Hills, Rosemont and Lockhart.
- 1 Fruit Tree Home 26 min
- 2 City and Stadium Sanctuary Vibes 26 min
- 3 Game Day Getaway-Downtown Orlando 26 min
- 4 Amelia’s Arena Retreat 26 min
- 5 Meet. Play. Stay. 28 min
- 6 Entertainment Home 29 min
- 7 Cozy Home 29 min
- 8 WinterPark Home 30 min
- 9 The Clue House 30 min
- 10 Piedmont 30 min
- 11 Downtown & Stadium Cozy Retreat 32 min
- 12 BlueEarth 33 min
- 13 Wekiwa Home 35 min
None of the four areas sits especially close to Alafaya Trail, which is why the drive times cluster in a fairly narrow band instead of spreading widely the way they would for a destination near the city center. Choosing a home for this commute comes down to which side of Orlando you would rather spend the month living in, since the drive itself does not change much from one area to the next.
Washington Shores, home to Game Day Getaway-Downtown Orlando and two more of the thirteen, is a long-established neighborhood with shaded, generous lots around Lake Mann and Sunset Lake. Parramore, home to Amelia’s Arena Retreat, sits directly on the western edge of the downtown core, next to the Kia Center and Inter.co Stadium. Holden Heights, home to Fruit Tree Home, is a close-in neighborhood just south of downtown, tucked between Orange Blossom Trail and Orange Avenue. Each is a different kind of street to live on for a month, and the drive to Alafaya Trail treats them almost the same.
West Orlando also reaches two neighborhoods further out than Washington Shores. Malibu Groves, home to Meet. Play. Stay., sits east of Kirkman Road and south of the Central Florida Fairgrounds; the house there is the newest-built home in the portfolio. Hiawassee, home to Wekiwa Home, is the furthest west of our neighborhoods, a residential community along Hiawassee Road close to Wekiwa Springs State Park. Both are covered in our Hiawassee and west-side area guide alongside the Washington Shores and west Orlando guide that covers the other three West Orlando homes.
06The commute along SR-408
The times on this page are typical road-routing figures without traffic, and SR-408 carries a real rush hour on both ends of the day. Orlando's morning and evening peaks add time to the longer routes on this list, so budget extra minutes for the Katherine, Londonderry and Wekiwa houses around a 7 a.m. start, and expect the evening return to run a little over the baseline as well. The homes closer to the 26-minute mark absorb rush hour with less added time simply because there is less road left to sit in traffic on.
SR-408 is a toll road, collected by transponder or by license plate. For an assignment or a project rotation running weeks or months, a SunPass or E-PASS transponder is worth setting up in the first week; paying by plate works but costs more per trip over a long stay. Every home comes with its own driveway, carport or parking pad, so there is always a place to leave a personal car or a company vehicle at either end of the shift without hunting for street parking. None of the thirteen homes is within walking distance of the campus, so a car or a ride is part of planning any of these stays, the same as it is for most jobs across metro Orlando.
07A rotation, an assignment or a relocation month
A commissioning project or a multi-month rotation rarely runs on a fixed schedule, and a furnished house handles that better than a hotel room does. A small project team can come and go on different days without checking each other in and out at a front desk, cook a meal after a late shift instead of hunting for a restaurant that is still open, and keep tools or spare parts on a driveway or in a yard rather than stacked in a rental car. When an international assignee brings a spouse and children along, the extra bedrooms mean the family is not living out of one hotel room for the length of an assignment that can run three to twelve months.
New hires relocating to Orlando use the same houses a different way: as a base for the weeks between accepting an offer and closing on a house or signing a lease. A month or two in a furnished home lets a new employee learn the neighborhoods on this page, and the ones covered in our relocation neighborhood guide, before committing to a permanent address, rather than signing a year's lease on a house they have not had time to see in person.
A two-person or three-person crew sent out for a specific project window often does better splitting one furnished house than booking three separate hotel rooms. It works out to less spent overall, and it puts everyone within reach of the same kitchen and living room at the end of a long day instead of three doors down a hotel corridor from each other. The homes with four bedrooms give a small team its own room apiece while still sharing one address, one kitchen and one monthly bill.

The Amelia House in Parramore is a four-bedroom, two-bathroom home that sleeps eight, with a bedroom that has its own attached bathroom, useful when two people on the same assignment keep different hours. The Dollins House, in Washington Shores, also has four bedrooms and two bathrooms and sleeps up to thirteen, with blackout curtains in the bedrooms for anyone coming off a night shift or an early rotation start. The 25th Street House in Holden Heights is a three-bedroom, two-bathroom bungalow that sleeps ten, with full-size laundry on site and keyless entry, and it carries 142 Airbnb reviews at a 4.83 rating.

All three homes are about 26 minutes from the Siemens Energy campus by road via SR-408. Picking between them comes down to the size of the group staying: a single engineer or a couple fits any of the three comfortably, a family of four or five suits the Amelia or 25th Street houses, and a larger family or two colleagues sharing has the most room to spread out in Game Day Getaway-Downtown Orlando.
All three are older, single-story homes in working-class Orlando neighborhoods, not new construction, and we would rather you know that going in than be surprised at check-in. Amelia’s Arena Retreat's exterior stucco shows some patching and wear. Game Day Getaway-Downtown Orlando sits on a shaded lot of mature oaks, and its driveway shows some surface wear from age. Fruit Tree Home's backyard is fenced but a little overgrown between visits. None of that changes what is inside: each has been freshly renovated with a stocked kitchen and made-up beds.
09Billing for an engineering employer or relocation team
An engineering company with an international workforce works with us the way any of our corporate clients do: a written agreement naming the home, the dates, the rate and the deposit, plus itemized monthly receipts a relocation department can process against a housing allowance. The agreement can name the company, a relocation coordinator or the employee directly, whichever your process requires. Established companies and relocation vendors on a signed agreement or purchase order can use net-30 terms; a first booking with a company new to us is paid up front.
We provide a W-9 and a certificate of insurance on request, and every receipt is itemized so it lines up with the paperwork a housing allowance or a relocation stipend needs. Extensions run month by month, which matters when a rotation runs longer than the original schedule or a family's house search runs past the date they expected to close. Our corporate and business housing page and our relocation and long-stay page cover the wider paperwork questions, and our coordinator's checklist walks through what to settle before the first booking.
The pitch to a finance department is the same one we make to every corporate client: one clear monthly rate for the whole house, booked directly with us, instead of a nightly hotel rate that changes with occupancy and adds a resort or amenity fee on top. A relocation coordinator comparing a month of hotel nights against a month in one of these houses is usually comparing a variable, itemized hotel folio against a single flat number confirmed in writing before the stay starts.
10Daily life near the closest homes
The Amelia and 25th Street houses sit on the downtown edge, covered in our downtown and close-in area guide: the Publix at The Paramount on Lake Eola is the walkable grocery option downtown, and there is a Publix on South Orange Avenue a short drive from Holden Heights. Game Day Getaway-Downtown Orlando is a few minutes into Washington Shores, covered in our west-side area guide, where Nikki's Place on South Orange Blossom Trail has served soul food since 1999 and the nearest big grocery run is the Walmart Supercenter on West Princeton Street.

For time outdoors after a shift, Lake Eola Park downtown has a roughly one-mile sidewalk loop and swan boats to rent, and Lake Lorna Doone Park by Camping World Stadium, close to Game Day Getaway-Downtown Orlando, has its own walking loop, outdoor fitness stations and a splash pad. The Downtown Orlando YMCA on North Mills Avenue is a full-service gym with two pools, worth a monthly membership rather than a single hotel gym visit for anyone here more than a few weeks.
This part of Orlando is also where transit exists if you want it on a day off. Two SunRail stations, LYNX Central and Church Street, connect downtown north toward Winter Park and Sanford and south toward Kissimmee, and the free LYMMO bus circulates the downtown core all day. None of that helps with the SR-408 drive east to Alafaya Trail, since the campus sits well outside the rail line, but it means the car can sit parked on a weekend trip into the city from the Amelia or 25th Street houses. College Park's Edgewater Drive, a short drive north of both, is where the independent cafes are, Foxtail Coffee and Cups & Pups Coffee among them.
11What's in the house
Every home comes furnished and ready from the first night: beds and linens, a stocked kitchen with cookware and dishes, a washer and dryer, Wi-Fi, and private parking in a driveway, carport or parking pad. Exact inclusions are confirmed in writing when you book.
Exact inclusions vary a little by home and are confirmed in writing when you book.
None of the three homes closest to this campus has a pool; they are residential houses, not resorts. Bed and bath counts are the counts published on each home's own listing, and a sofa is never counted as a bed. All three, the Amelia, Dollins and 25th Street houses, publish a street address on the site rather than a neighborhood and zip code, which is worth knowing if your relocation paperwork needs an address before the deposit is paid.
The three kitchens are built for someone cooking every day rather than ordering in. Amelia’s Arena Retreat has granite-look stone countertops and stainless steel appliances, Game Day Getaway-Downtown Orlando has granite countertops with its own set of stainless steel appliances, and Fruit Tree Home has quartz-look counters, an electric range and a French-door refrigerator. All three have ceiling fans in the bedrooms and living space, and all three have a fenced yard, useful for anyone who wants to sit outside after a shift without walking to a shared courtyard.

14Common questions
How far are your homes from the Siemens Energy campus?
About 25 to 35 minutes by road via SR-408, depending on the home.
Do you host international assignees?
Yes. We provide a written agreement and itemized receipts in English, and we can answer questions about the neighborhood and the commute before you arrive.
Are you affiliated with Siemens Energy?
No. Libema Properties is independent and not affiliated with or endorsed by Siemens Energy.
Do the drive times account for rush hour traffic?
No. They are typical road-routing times without traffic. Orlando's morning and evening peaks add time to the longer routes on this list, including the drive up SR-408 to the Siemens Energy campus, so budget extra minutes around a 7 a.m. or 5 p.m. shift change.
Can our relocation vendor or HR department book and pay directly?
Yes. We write the agreement to the company, a relocation coordinator or the employee, whichever your process needs, and every stay comes with itemized monthly receipts. Established companies and relocation vendors can use net-30 terms on a signed agreement or purchase order; a first booking with a new company is paid up front, and a W-9 and certificate of insurance are available on request.
What happens if a project or rotation runs longer than planned?
Extensions run month by month. Tell us as soon as a schedule looks like it will run past the original dates and we will hold the following month where we can. This is the same policy we use for every monthly stay, not a special arrangement for one employer.
Which home has the most room for a family relocating with children?
Of the three closest to the Siemens Energy campus, Amelia’s Arena Retreat and Game Day Getaway-Downtown Orlando both have four bedrooms, the most of the three. Game Day Getaway-Downtown Orlando sleeps up to thirteen, with blackout curtains in the bedrooms, while Amelia’s Arena Retreat sleeps eight and has a bedroom with its own attached bathroom. Fruit Tree Home has three bedrooms and sleeps ten, which suits a smaller family well.
Is SR-408 tolled on the drive to the campus?
Yes. SR-408 is collected by transponder or by license plate. For a rotation or assignment running weeks or months, a SunPass or E-PASS transponder is worth setting up in the first week; paying by plate works but costs more per trip over a long stay.
Do any of the homes near this commute accept pets?
Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit, the same as for any other stay. Ask when you inquire about the Amelia, Dollins or 25th Street houses and we will confirm what applies to that home.
