When someone is in the hospital for weeks, the family around them needs a place that is not a hotel room: somewhere to cook, sleep in shifts, do laundry, park without paying, and let children be children. Our homes are five to fifteen minutes from the Orlando Health and AdventHealth downtown campuses, rented by the month with terms that flex when a discharge date moves.

What a stay near the hospital looks like here

When someone you love goes into the hospital for weeks rather than days, the rest of the family still needs somewhere to be. A hotel room can carry you through the first night or two, but by the second week the math and the logistics both start to strain. A mini-fridge is not a kitchen, there is nowhere for a sibling to nap while a parent drives back to the campus, and every load of laundry means hauling a bag down the hall to a coin machine. A furnished house changes the shape of that stretch of time. You get a full kitchen to cook a real meal after visiting hours end, your own washer and dryer for the clothes and linens that pile up fast around a hospital stay, a driveway instead of a parking garage, and enough bedrooms that a grandparent, a sibling or a second caregiver has an actual bed rather than a chair in a waiting room.

Because a diagnosis or a treatment plan rarely arrives with a fixed end date, we book these stays by the month and extend as the timeline moves. You do not need to know today whether you will be here for three weeks or three months. You tell us the campus your family member is being treated at, we point you to the home that makes that drive shortest, and you sign a written monthly agreement with the rate, the deposit and the pet policy confirmed in writing before you commit to anything. Arrival notes go out a few days ahead of check-in, with either a keyless entry code or a lockbox location, so a family driving in overnight or landing on a delayed flight is not waiting on anyone to hand over a key. From there, the house runs on your schedule: meals eaten in shifts, quiet when someone finally gets to sleep, and a front door that locks.

The two homes that fit this stay

Two of our thirteen homes are set up for a stay like this, and which one fits depends on where in the hospital system your family member is being treated.

The 25th Street House at 1010 25th St sits in Holden Heights, a close-in neighborhood just south of downtown between Orange Blossom Trail and Orange Avenue. It is about 5 minutes from Orlando Health / ORMC and about 4 minutes from Arnold Palmer and Winnie Palmer, which makes it the home we point most families toward when a child is in Arnold Palmer's pediatric beds, a baby is in the NICU, or a mother is at Winnie Palmer for labor and delivery. It is a three-bedroom, two-bathroom bungalow that sleeps 10, freshly renovated with a light gray interior, a galley kitchen with quartz-look counters and stainless steel appliances, and full-size laundry on site rather than a shared machine down a hallway. The yard has fruit trees and a fenced backyard, and the front door uses keyless entry, so a family arriving at odd hours after a long drive is not waiting on anyone to hand over a key. It is a modest older bungalow, clean and comfortable rather than large.

The Katherine House at 518 Katherine Ave sits in the Lockhart section of northwest Orlando, on a quiet residential street with a screened porch and a private concrete driveway. It is about 10 minutes from AdventHealth Orlando and the closest of our thirteen homes to AdventHealth Altamonte Springs and AdventHealth Winter Park, which matters if your family member is being treated in that system rather than at the downtown Orlando Health campus. It has three bedrooms and one renovated bathroom with a tiled walk-in shower, sleeps 8, and comes with a kitchen stocked with cookware, dishes and a coffee maker, plus a keypad lock on the front door. A community park with a playground and courts sits a short walk away, which matters more than it sounds when a sibling has spent too many hours in a hospital lobby. It is an older concrete-block home in a settled, close-set neighborhood, not a new build, and the lawn and exterior trim show some age. Both homes were renovated with the same basics in mind: a kitchen that works, updated bathrooms, and fresh linens already on every bed.

The drive to the hospital campuses

Orlando Health's downtown campus, which includes ORMC, Arnold Palmer Hospital for Children and Winnie Palmer Hospital for Women and Babies, is downtown Orlando's Level I trauma center and academic hub. AdventHealth Orlando's flagship campus, one of the highest-volume hospitals in the country, sits on Rollins Street near downtown. Both of our homes for this stay sit close to that pair of campuses. The cluster around Nemours Children's Hospital and the Orlando VA Medical Center, out in Lake Nona's Medical City on the southeast side of the metro, sits considerably farther from every home in our portfolio, and we would rather say so now than have a family discover it on the first commute.

By road and without traffic, Fruit Tree Home is 5 minutes from ORMC, 4 minutes from Arnold Palmer and Winnie Palmer, and 8 minutes from AdventHealth Orlando. WinterPark Home is 16 minutes from ORMC, 17 from Arnold Palmer and Winnie Palmer, and 10 from AdventHealth Orlando. If your family member is being cared for at Nemours or the VA in Lake Nona, both homes run 32 to 42 minutes away; it is a real drive, and we tell every family that plainly before they book rather than let a first trip at rush hour be the surprise. Orlando's rush hours add time to the longer routes in particular, so build a buffer into an early appointment.

Room for the family and what's already in the house

A hospital stay rarely involves just one person. There is the patient's partner, sometimes a parent who drove in from out of state, a sibling who cannot be left with the routine back home, or a second caregiver who trades off so the first one can actually sleep. Both of our homes here have three bedrooms, enough for a small family to spread out rather than share a pullout sofa. Fruit Tree Home sleeps 10 across its three bedrooms and two bathrooms, so two family groups on the same visit are not competing for one shower before an early morning at the hospital. WinterPark Home sleeps 8 with one bathroom and an open living area built around a sectional, which suits a smaller family or a couple with a school-age child who needs a table to do homework away from a hospital cafeteria.

Exact inclusions vary a little by home and are confirmed in writing when you book.

Neither home has a pool, and neither is a new build; both are older, renovated houses on quiet residential blocks, chosen for the drive to the campus rather than for polish. What they give you instead is privacy: your own front door, your own kitchen, and a yard where a child can be outside without walking through a hospital lobby to get there. Several of our homes accept pets, and the policy and any deposit are confirmed in writing before you commit, so a family dog does not have to be boarded for the length of a long stay.

Booking, billing and extending as the timeline changes

You book a stay like this directly with us on a written monthly agreement that names the home, the dates, the rate and the deposit. Rates are never published on the site because they vary by home and by season; the exact monthly rate, deposit and pet policy are confirmed in writing once you tell us your dates and which campus you need to reach. If you would rather come for a week or two before committing to a full month, both Fruit Tree Home and WinterPark Home also run through their own Airbnb and Vrbo listings for nightly and weekly stays, which is the right route for a short stretch around an admission or a procedure before you know how long the stay will run.

Because the agreement is written to whoever is actually paying, it can name you, a relative, an employer, an insurer or a relocation coordinator, whichever fits your situation. We provide an itemized monthly receipt so the paperwork can go straight to whoever needs it, a W-9 on request, and a certificate of insurance, since Libema carries a commercial landlord liability policy. For an insurer, an employer or a relocation company paying across more than one booking, we can set up monthly invoicing on net-30 terms under a signed agreement or a purchase order, with the first booking paid up front. None of this requires a long form up front; a phone call or an email with the dates and the campus is usually enough for us to come back the same day with a home and a rate.

When a discharge date moves, and it often does, tell us as soon as you know. Extending an existing agreement by another month is a short conversation, not a new application. If the same house is not available for the following month because someone else has already booked it, we will say so early rather than let you find out on your last night.

Living here while someone you love is in the hospital

Groceries and meals work a little differently depending on which home you're in. From Fruit Tree Home, the closest full grocery run is the Publix on South Orange Avenue near Holden Heights, or the compact Publix at The Paramount on Lake Eola downtown (400 East Central Boulevard), a store small enough to get in and out of quickly between visits. From WinterPark Home, Presidente Supermarket on North Pine Hills Road and the Caribbean Supercenter on West Colonial Drive cover a full weekly shop, and the Walmart Supercenter on West Princeton Street is the closest big box for everything else a household needs.

Eating out is easy from either home. Near Fruit Tree Home, College Park's Edgewater Drive is a short drive north and holds a run of neighborhood restaurants: Adriatico Trattoria for Italian, Zeytin for Turkish, and Christo's Cafe for a plain breakfast on a morning when nobody has the energy to cook. Near WinterPark Home, Island Jam Caribbean Cuisine on North Pine Hills Road and Golden Krust at West Colonial Drive and Kirkman Road cover Caribbean and Jamaican food that travels well back to the house for a late dinner after visiting hours. Both areas also sit close to the Caribbean, Latin and Asian grocers of Pine Hills, if cooking from scratch is what gets a family through a long stay.

A short break from the hospital corridor matters more than it sounds. Lake Eola Park downtown has a roughly one-mile sidewalk loop, resident swans, and a Sunday farmers market from 10 a.m. to 3 p.m., a few minutes from Fruit Tree Home. Loch Haven Park, a little farther north, gathers the Orlando Museum of Art, the Orlando Science Center and the Mennello Museum of American Art in one place, useful for an afternoon that has nothing to do with a hospital room. From WinterPark Home, Barnett Park on West Colonial Drive has a free splash pad that runs in timed sessions through the warm months, along with playgrounds and walking trails, a real outlet for a sibling who has spent too many hours in a waiting area.

Pharmacies are close by too, which matters when a discharge comes with a new prescription to fill the same day. CVS and Walgreens sit along Silver Star Road and Pine Hills Road near WinterPark Home, the Walmart on Princeton Street carries a pharmacy counter too, and the Publix pharmacy at Lake Eola plus more CVS and Walgreens locations are a few blocks from Fruit Tree Home. Getting around Fruit Tree Home cluster can lean on transit: the LYNX Central and Church Street SunRail stations and the free LYMMO bus both serve downtown, so a family member without a car can still get between the house and the hospital corridor. Everywhere else, including around WinterPark Home, plan on a car. SR-408 and I-4 handle the drive to both hospital campuses, and Orlando's rush hours add time to the longer routes.

A few things to sort out before you book

The families who have the easiest move-ins tend to know these answers before they call.

  • Which hospital and which unit. AdventHealth Orlando, AdventHealth Altamonte, Orlando Health / ORMC, Arnold Palmer, Winnie Palmer, and Nemours in Lake Nona are all different drives from the same home. Tell us the campus and we will match the home to the shortest commute.
  • Who is coming, and for how long. A caregiver who stays the whole time, relatives who rotate in and out for a few days at a stretch, or a sibling who needs a school-friendly routine all change which bedroom setup and which home makes sense.
  • Whether a pet is coming too. Several of our homes accept pets. Tell us up front and we will confirm the policy and any deposit in writing before you commit, so a family dog does not need to be boarded.
  • Who is paying. You directly, an insurer, an employer, or a relocation coordinator. It changes whose name goes on the written agreement and where the monthly receipts are sent.
  • A car. Outside Fruit Tree Home's downtown-edge cluster, you will want one. Every home has private parking, so the only ongoing cost on the drive is tolls on SR-408; a SunPass or E-PASS transponder pays off over a longer stay.
  • The uncertain end date. If there is a real chance the stay runs long, say so. We will try to keep the following month open on the same home rather than move your family partway through treatment.
  • The plain parts. Both homes are modest, older, renovated houses, not new builds and not large. Read the honest description on each home page; we would rather you know what to expect than be surprised at the door.

Are the homes accessible?

Most of our homes are single-story, which helps, but they are older residential houses without accessibility retrofits. Tell us your needs and we'll be honest about which home fits.

Can insurance or a charity pay?

We can provide a written agreement and receipts to any payer. Talk to your social worker or care coordinator about what your plan or a patient-assistance program covers.

Do you offer anything for families in a hard spot?

Which of your two homes is closer to the NICU and the children's hospital?

Fruit Tree Home. Arnold Palmer Hospital for Children and Winnie Palmer Hospital for Women and Babies share Orlando Health's downtown campus, and Fruit Tree Home is about 4 minutes away by road. WinterPark Home is about 17 minutes from the same campus, which still works well if you are also going back and forth to AdventHealth Altamonte or Winter Park.

Can grandparents, siblings or a second caregiver stay with us too?

Yes. Fruit Tree Home has three bedrooms and two bathrooms and sleeps 10; WinterPark Home has three bedrooms, one bathroom, and sleeps 8. Bed counts are the ones published in each home's own listing, and a sofa is never counted as a bed, so you know exactly how many people can actually sleep in each room.

Can we cook real meals instead of living on the hospital cafeteria?

Yes, that is the point of a furnished house over a hotel room. Every home comes with a full kitchen, a stove and oven, a refrigerator, and cookware and dishes already in the cabinets, confirmed in writing when you book. WinterPark Home even comes stocked with a coffee maker, which matters more than it sounds during an early hospital morning.

Is there laundry in the house, or do we need a laundromat?

Both homes have laundry on site. Fruit Tree Home has full-size washer and dryer on the property, and every home in the portfolio includes washer and dryer as a standard inclusion, confirmed in writing at booking. That matters during a hospital stay, when scrubs, bedding and a child's clothes pile up faster than a normal week.

We may need to be near Nemours Children's Hospital or the VA in Lake Nona instead. Do you have anything closer?

Not currently. Both homes on this page sit on the west and northwest side of Orlando, and Nemours and the Orlando VA are in Lake Nona on the opposite, southeast side of the metro, 32 to 42 minutes away by road. We would rather tell you that plainly than have you find out on the drive.

Can we book for just a week or two around a procedure, instead of a full month?

Yes. Monthly stays are booked directly with us on a written agreement, but both Fruit Tree Home and WinterPark Home also run through their own Airbnb and Vrbo listings for nightly and weekly stays, which is the right route for a shorter visit around a procedure or a short admission.
