Walk in through the covered front entry and the wood-look plank floor runs straight back through the living area into the kitchen, one open stretch without a carpet to catch a wet shoe or a boot heel after a shift. The rooms read as one continuous space rather than a hallway of doors, which is part of why a house with four bedrooms works as well for one worker on a long assignment as it does once every bedroom is filled. From the side of the house, the driveway runs the full length of the lot toward the fenced yard in back, the practical route for carrying in anything heavier than a suitcase.

The kitchen is a galley layout, one counter run with everything within reach, comfortable for one cook and workable for two who know each other's habits. The dining table sits a few steps beyond it, close enough that a plate does not go cold on the way over. For a stay that runs a month or more, that is enough to cook every meal at home, which is most of the reason people choose a furnished house over a hotel room.

Out back, the yard is fenced and shaded under mature trees, useful more than showy: a place for a cooler and a folding chair after a shift, or somewhere kids can be outside without you watching the street every minute. The driveway runs along the side of the house from the covered entry back toward the yard, so unloading bags or work gear does not mean carrying them past a neighbor's window. Amelia Street is a tight block, with the houses close enough together that the fenced yard is what actually gives you outdoor privacy. The stucco outside shows some patching where it has been touched up over the years, which is ordinary for a house this age in this part of Orlando and not something we try to hide in the photos.

Four bedrooms and five beds sleep up to eight across the house. The primary bedroom is the one with its own attached bathroom, which is the detail most guests bring up first: if two people are keeping different schedules, whoever is up at five in the morning is not sharing a hallway bathroom with someone still asleep. A ceiling fan and a wall-mounted TV are standard in the bedrooms, small things that matter more on a six-week stay than a two-night one, when a fan doing some of the work means the house stays comfortable without the air conditioner running non-stop.

One bedroom in the house is furnished more plainly, and one of the five beds in the house sits on its frame without a separate box spring or a decorative headboard; it is comfortable to sleep on, it just looks plainer in photos, and we would rather say so here than have it be a surprise at check-in. Both bathrooms went through the same renovation as the kitchen, with marble-look tile and lit vanity mirrors, and the second one, off the hallway, has a tub-and-shower combination for whoever does not draw the primary bedroom. With two full bathrooms serving four bedrooms, the house can get through a morning without a line at the sink even with every bedroom in use.

07Who this house suits

Amelia’s Arena Retreat earns its keep with guests who want to be close to downtown without paying a downtown price. A travel nurse or a clinician on a contract nearby is a short drive from the hospital campuses, and a company sending one or two employees on a corporate housing stay gets a real kitchen and a driveway instead of an extended-stay hotel room. Jim, from Fort Myers, reviewed the house in April 2026 after booking it for his crew: 'Rented the place for my workers, really good location for work purposes!' That is the pattern we see most here: fewer nights, more weeks, someone who needs to be near downtown and does not want to think about parking.

It also works for someone settling into Orlando before choosing a neighborhood, for a family displaced by a home repair who wants their kids in one school zone rather than switching addresses twice, and for an intern or visiting student working downtown or at one of the college campuses nearby. On an event weekend it becomes game-day housing for a group headed to the arena or the stadium, and a family in town for the parks can use it as a downtown base instead of staying out in the resort corridor. A reunion or a wedding party bigger than eight fits better in one of our larger houses; at four bedrooms and eight sleeps, Amelia’s Arena Retreat suits a smaller group or a single family well.

08What's around the house

That photo is the Holden-Parramore Historic District, a few streets from the house: modest older homes with a longer memory than most of downtown, which was rebuilt block by block through the twentieth century. It gives the address a neighborhood feel, even with the courthouse and the arena minutes away.

For groceries, the Publix at The Paramount on Lake Eola, a compact urban store at 400 East Central Boulevard, is about the only supermarket you can walk to anywhere in the city core. The Downtown Orlando YMCA on North Mills Avenue has been the neighborhood's full-service gym since the 1960s, with two pools and a full class schedule, useful if a month-long stay is long enough to want a regular workout. College Park's Edgewater Drive, a short drive north, is where the neighborhood's coffee shops are: Foxtail Coffee is the roomy, laptop-friendly one, and Cups & Pups is dog-friendly and pours locally roasted beans. East of downtown, Mills 50 holds the largest Vietnamese-American community in Florida, and the pho and banh mi along Mills Avenue are the real thing.

Lake Eola Park, with its mile of sidewalk loop, the swan boats, and a Sunday farmers market that runs 10 a.m. to 3 p.m., is the closest green space. North of downtown, Loch Haven Park gathers the Orlando Museum of Art, the Orlando Science Center and Orlando Shakes in one place, and Harry P. 09Getting to work, the hospitals and the parks

All figures below are typical road-routing times without traffic; Orlando's rush hours add to the longer routes, especially anything that touches I-4 or SR-408.

For clinicians and families keeping a hospital schedule, the drive from Amelia’s Arena Retreat by road runs like this:

• Orlando Health / ORMC: about 9 minutes
• AdventHealth Orlando: about 9 minutes
• Arnold Palmer & Winnie Palmer: about 9 minutes
• Nemours Children's Hospital and the Orlando VA Medical Center (Lake Nona): about 33 minutes

Three hospital campuses inside a ten-minute drive is the main reason clinicians end up in this house over a downtown hotel; a Lake Nona assignment is a different math, closer to half an hour each way.

For work, EA Orlando's studio at Creative Village, home also to the downtown campuses of UCF and Valencia College, is about 7 minutes away, and Valencia's West Campus, out toward Kirkman Road, is about 10. Lockheed Martin's Sand Lake Road campus is about 13 minutes, and both UCF's main campus and Central Florida Research Park, where Team Orlando's simulation and training work is based, run about 27 minutes each. Two Orange County government buildings sit closer: OCPS headquarters at about 7 minutes and the county administration center at about 8.

The Central Florida Fairgrounds are about 5 minutes away, and for a theme-park trip Universal Orlando is about 16 minutes and Epic Universe 15; Walt Disney World is about 37 minutes and Disney Springs 25. Orlando International Airport is about 30 minutes, the Orange County Convention Center about 20, and Wekiwa Springs State Park, the spring-fed swimming hole northwest of the city, about 24. For shopping and a night out, the Mall at Millenia is about 11 minutes and ICON Park, with its dining and entertainment strip on International Drive, is about 17. On the education side, Full Sail University in Winter Park is about 18 minutes and Rollins College about 15.

I-4 and SR-408 carry almost every route on this list, and both slow down at rush hour, so add real time to a late-afternoon drive out to the parks or the airport. SR-408 is a toll road, collected by transponder or by plate; if the stay runs more than a couple of weeks, a SunPass or E-PASS pays for itself.

10A typical stay here

Most stays here run by the month, and the days settle into a routine fast: coffee in the galley kitchen before a shift, the fenced yard in the evening while it is still light out past six most of the year, a grocery run and a load of laundry worked in around whatever the week actually looks like. The Publix at The Paramount on Lake Eola or the Publix on South Orange Avenue near Holden Heights covers most of that, and Mills 50, a few minutes east, is where you go when you want pho or banh mi instead of cooking.

On a night when there is a game or a concert at the Kia Center, or a match at Inter.co Stadium, the arena and stadium district is close enough that the evening does not take over the whole night the way it would from the parks side of town. This is also the one part of the portfolio where the car can sit for a day: two SunRail stations, LYNX Central and Church Street, run the regional line north toward Winter Park and Sanford and south toward Kissimmee, and the free LYMMO bus circulates the downtown core all day. None of that replaces a car for a grocery run or a work commute, but for an evening out downtown it is one less thing to plan around. Weekday mornings tend to be quiet on this block before the drive into work; weekends bring more foot traffic downtown, especially when the arena or the stadium has an event on the calendar.

12Booking this house

A stay of a month or longer is booked directly with us on a written agreement that names the house, the dates, the rate and the deposit, with itemized receipts each month. A shorter trip, a weekend for a game or a week for a family, runs through the house's own Airbnb or Vrbo listing, or a direct inquiry if you would rather skip the platform.

If a company, a staffing agency or an insurer is placing you here, the agreement can be written to that organization's name with a monthly invoice, a W-9 and a certificate of insurance on request, and net-30 terms once the first month is paid. A family or a group booking for a trip pays the way any leisure guest does, with the rate and deposit confirmed in writing before you commit.
