Housing near Electronic Arts (EA Orlando)

The studio behind EA's sports titles, a few minutes from our Amelia House on the downtown edge.

01The employer

Electronic Arts moved its Orlando studio to a new building at Creative Village in 2022, and the studio employs about 1,000 people downtown. Game development brings fixed-term contracts, relocations and internships, all of which need furnished housing with a defined end date.

02Who needs housing here

This is where our downtown-edge homes shine. Fruit Tree Home is about six minutes from Creative Village by road and Amelia’s Arena Retreat in Parramore about seven, close enough to bike on a good day. City and Stadium Sanctuary Vibes and Game Day Getaway-Downtown Orlando are within about eight minutes.

  • Developers and artists on fixed-term contracts
  • Employees relocating to the Orlando studio
  • Interns on a summer or semester program
  • Production and QA contractors during crunch periods

03How our homes fit

Two of our homes have proper desks; all have private parking and internet-ready setups. Each stay has a written monthly agreement and receipts for a relocation or contractor reimbursement.

04Getting to Creative Village from the downtown-edge homes

Electronic Arts' Orlando studio sits inside Creative Village, the downtown district built around UCF's and Valencia's downtown campuses. Fruit Tree Home in Holden Heights is the closest of our homes at about 6 minutes by road, Amelia’s Arena Retreat in Parramore is about 7 minutes, and City and Stadium Sanctuary Vibes in Washington Shores is also about 7 minutes. Across all thirteen homes the drive to Creative Village runs from 6 minutes at the closest to 17 minutes at the farthest, so wherever your stay lands, the studio is inside a short commute. Game Day Getaway-Downtown Orlando, also in Washington Shores, lands at about 8 minutes, close to the same range as the three closest homes.

The route in from any of these three follows the pattern of the rest of downtown Orlando: I-4 and SR-408 both have ramps close to Creative Village, and our Parramore neighborhood guide notes quick access to both from Amelia’s Arena Retreat's side of downtown. From Holden Heights, Fruit Tree Home sits close enough to the core that the interstate is optional for a short trip. All of these figures are typical road-routing times without traffic, and Orlando's rush hours add the most time to the longer routes coming in from the northwest and west-side homes.

05Where the homes sit around the studio

The spoke map below places each of the thirteen homes by direction and drive time from Creative Village. In our own records Amelia’s Arena Retreat carries a Downtown Orlando tag, since it sits on the Parramore edge of the core; Fruit Tree Home is tagged South of Downtown, in Holden Heights; and City and Stadium Sanctuary Vibes is tagged West Orlando, out in Washington Shores near Camping World Stadium.

The Pine Hills, Rosemont and Lockhart homes carry a Northwest Orlando tag and sit further out on that side of the city, while Piedmont and Game Day Getaway-Downtown Orlando in Washington Shores, Meet. Play. Stay. in Malibu Groves, and Wekiwa Home out in Hiawassee all share City and Stadium Sanctuary Vibes's West Orlando tag. Two homes with different tags can still land on a similar drive time, so it helps to read the map together with the neighborhood pages: Parramore and Holden Heights cover the downtown edge, and Washington Shores covers the west side by the stadium. Meet. Play. Stay. in Malibu Groves, a little further out at about 10 minutes, sits in that same general West Orlando direction as City and Stadium Sanctuary Vibes.

06The homes closest to the studio

Three of our thirteen homes are within about seven minutes of Creative Village by road; the rest of the portfolio still gets there within seventeen.

The 25th Street House in Holden Heights is the closest, about 6 minutes away. It is a three-bedroom, two-bathroom bungalow that sleeps up to 10, with a full-size washer and dryer on site, keyless entry and a screened front porch. It carries 142 Airbnb reviews at a 4.83 rating. By its own listing it is compact, with small bedrooms, which suits one hire or two colleagues well and works for a family too.

The Amelia House in Parramore is about 7 minutes away, a four-bedroom, two-bathroom house that sleeps up to 8. One bedroom has its own attached bathroom, useful when two people keep different hours, and the kitchen and both bathrooms were recently renovated with a white-cabinet kitchen and stainless appliances. The yard is fenced and there is a private driveway out front; the exterior stucco shows some patching and the lawn runs a little overgrown in spots, which is worth knowing since it is a working house rather than a showroom.

The Sunset Lake House, also about 7 minutes away, is a three-bedroom, one-bathroom bungalow under a live oak, with a carport out front instead of a driveway. It sleeps up to 8 and has a washer and dryer, a white kitchen with a breakfast bar, and a fenced backyard that is currently being refreshed, so for now it is set up for walking a pet rather than lounging in it. It also sits about 2 minutes from Camping World Stadium, useful on a night off.

07A contract, a relocation or an internship near the studio

Game development runs on fixed-term contracts as much as on full-time roles, and Creative Village draws artists and engineers hired for a specific build cycle alongside the studio's permanent staff. A furnished house with a written end date fits that kind of work better than a lease: you get a whole home, not a room, for exactly the weeks a project needs, and you hand back the keys when the contract closes. Our corporate and business housing page covers the paperwork side for a studio or a staffing agency booking on your behalf.

Production and QA support is often added close to a ship date, sometimes on short notice, and that is where the nightly and weekly side of these same three homes helps: a short stint can book straight through the home's Airbnb or Vrbo listing without waiting on a monthly agreement. If the extra staffing turns into an ongoing need partway through a stay, moving to the written monthly agreement is straightforward, since it is the same house either way.

For someone relocating into the Orlando studio full time, the same three homes work as a landing pad while you look for a permanent place. A month or two in a furnished house lets you learn Parramore, Holden Heights or Washington Shores before signing a lease of your own, instead of living out of a hotel room. If a spouse or family is relocating along with you, the four-bedroom Amelia House gives a full household room to spread out while everyone finds their footing. Our relocation and long-stay housing page walks through how that works, on the same written monthly agreement as any other stay here.

Interns are the other steady group, since Creative Village is also downtown's education anchor, with UCF's and Valencia's downtown campuses on the same blocks as the studio. A shared house works well for two or three interns splitting one rate for a summer or a semester, and Amelia’s Arena Retreat's bedroom with its own attached bathroom is worth asking about if the group wants a little separation rather than everyone sharing one hallway bathroom. Our student and intern housing page covers how we set that up.

08Billing for a contract, a relocation or an agency

When the studio, a staffing agency or a relocation coordinator is paying, we write the agreement and the monthly invoice in that company's name, and we can provide a W-9 and a certificate of insurance on request; Libema carries a commercial landlord liability policy. Established companies, agencies and insurers can move to net-30 terms on a signed agreement or purchase order, though the first booking is paid up front while that account gets set up. Itemized monthly receipts come with every stay, which is what a relocation coordinator or an accounts-payable desk usually wants before reimbursing an employee or closing out a contractor invoice.

If you are paying for your own stay instead, an intern between program checks or a contractor between invoices, the process is the same written agreement and the same itemized receipts, just billed to you directly rather than to a company. The monthly rate, the deposit and any pet policy are confirmed in writing when you inquire; we do not publish rates, since a month in the compact 25th Street House and a month in the four-bedroom Amelia House are not the same booking. Ask for a written quote before you decide between the two.

09Around Creative Village

Creative Village sits in the same downtown cluster our Parramore neighborhood guide describes: the Kia Center and Inter.co Stadium are close by, the downtown business district and the Orange County courthouse are a short hop away, and Orlando Health's ORMC campus is a straightforward run too. UCF's and Valencia's downtown campuses share the district with the EA studio.

For a grocery run, the Publix at The Paramount on Lake Eola (400 East Central Boulevard) is the closest full supermarket to the downtown core, an easy stop from either Amelia’s Arena Retreat or Fruit Tree Home. Mills 50, a few minutes east, holds the largest Vietnamese-American community in Florida, with pho and banh mi along Mills Avenue worth the short drive. The free LYMMO bus circulates the downtown core all day, and the LYNX Central and Church Street SunRail stations put the regional line within reach if you want to leave the car at the house on some days.

Lake Eola Park, with its roughly one-mile sidewalk loop and Sunday farmers market, is a short trip from the downtown-edge homes. The Downtown Orlando YMCA on North Mills Avenue has run as the neighborhood's full-service gym since the 1960s, with two pools and a full class schedule. After hours, Loch Haven Park, north of downtown, gathers the Orlando Museum of Art, the Orlando Science Center, Orlando Shakes and Orlando Family Stage, with the fifty-acre Harry P. Leu Gardens close by; College Park's Edgewater Drive, a short drive from the downtown-edge homes, is where the sit-down cafes are, Foxtail Coffee and Cups & Pups Coffee among them. Our downtown and close-in area guide and Washington Shores area guide go further into groceries, food and parks for each cluster.

From the Sunset Lake side of the cluster, downtown and Church Street sit five to ten minutes east, opening up a wider range of restaurants and bars beyond Washington Shores' own soul-food institution, Nikki's Place on South Orange Blossom Trail, serving since 1999.

None of the three homes closest to the studio has a desk on record, so if a proper workspace matters more to you than a few extra minutes on the road, ask about the Head Avenue House, about 10 minutes from Creative Village with a bedroom set up with a desk, or the Meet & Play House, also about 10 minutes away, where desks and office chairs are set up in two bedrooms. What the closest three do have is full-size laundry at Fruit Tree Home, a bedroom with its own bathroom at Amelia’s Arena Retreat, and a carport at City and Stadium Sanctuary Vibes, plus private parking at every one of them, so nobody is left hunting for a spot on the street. Wi-Fi is live from the day you check in at every home, ready for a QA build queue or a movie after a long shift.

12Before you book a stay near the studio

A few practical points make the decision easier once you know which of the three homes fits your stay and your budget.

  • Ask for the written monthly agreement up front, with the rate, the deposit and the pet policy spelled out before you commit.
  • Tell us early if a project or a contract is likely to run past the first month; extensions run month by month and we hold the next month where we can.
  • If two people are sharing one house on different schedules, mention it: Amelia’s Arena Retreat's bedroom with its own bathroom is built for exactly that.
  • Check with your studio, agency or program about whether the agreement and the invoice should be in their name or in yours.
  • If you are bringing a pet, ask which of the three allows it; several of our homes accept pets and the deposit is confirmed in writing before you commit.
  • Expect keyless entry or a lockbox at check-in; the exact code or key location arrives in your arrival notes a few days ahead.

Reach us by phone at (954) 793-1171 or by email at libemapropertiesllc@gmail.com, and we typically answer the same day, whichever of the three homes you are leaning toward.

14Common questions

Which home is closest to EA Orlando?

Fruit Tree Home, about six minutes from Creative Village by road, then Amelia’s Arena Retreat at about seven.

Do you host interns for a summer?

Yes. Three-month stays are common, and a shared house with one agreement works well for a small group of interns.

Are you affiliated with Electronic Arts?

No. Libema Properties is independent and not affiliated with or endorsed by Electronic Arts.

Is there a desk for working from the house in the evening?

Not at the three homes closest to the studio. The Clue House, about 10 minutes from Creative Village, has a bedroom set up with a desk. Meet. Play. Stay., also about 10 minutes away, has desks and office chairs in two bedrooms. Ask when you inquire and we can check what is open for your dates.

Can we house a larger production or QA team across more than one house?

Yes. Booking two homes at once, for example Amelia’s Arena Retreat and City and Stadium Sanctuary Vibes, both about 7 minutes from Creative Village, works for a bigger team without putting everyone under one roof. Each home runs on its own written agreement, so the studio or the agency can track them as separate line items or as one project, whichever is easier on your end. Add Fruit Tree Home, about 6 minutes away, and a three-house group still stays inside a short drive of the studio.

Where do we park near Creative Village?

Every home has its own private parking and none of it is on the street. Amelia’s Arena Retreat and Fruit Tree Home each have a private driveway, and City and Stadium Sanctuary Vibes has a carport under a live oak, so the car is never left hunting for a spot near downtown.

Does Amelia’s Arena Retreat work for two colleagues sharing a relocation?

It can. Amelia’s Arena Retreat has a furnished bedroom with its own attached bathroom, which helps when two people are on different schedules or just want their own space. It sleeps up to 8 in total, so two colleagues splitting one house is a comfortable fit alongside a family relocation.

What happens if a contract or relocation runs past the first month?

Extensions run month by month at the same terms. Tell us as soon as you know a stay is likely to run long and we will hold the following month where we can. There is no separate short extension; the monthly structure is what carries a project from one month into the next.

Can we get to Creative Village without driving every day?

Not entirely, but the two downtown-edge homes make it easier than the rest of the portfolio. Amelia’s Arena Retreat and Fruit Tree Home are a short drive from LYNX Central and the two downtown SunRail stations, and the free LYMMO bus circulates the downtown core, so the car can stay parked on some days. City and Stadium Sanctuary Vibes is a few minutes from downtown by SR-408 or I-4, and that one is still a car trip every day.
